A very bad experience we had with the Hudson walk buildings manager, the old lady asked us to go for the visit initially and after we selected one apartment, she asks us to take the letter from the bank showing how much we have in our checking/savings accounts. we immediately did that and we come back to give the letter to her but she keeps us waiting for one hour till she comes back(although they called her and let her known that we were waiting and she said I will be there asap ) and at that point although she can see we have much more than a year's rent in our accounts and that the account has been opened two years before that time and there were regular pay checks in that account(my husband was an expat) , she asked us to pay one year rent upfront! It is very unprofessional towards the newcomers, she knew from the beginning that we were unemployed, so why did she bothered us to go to the bank and take the letter anyways? Just wasting our time, and if she cares about credit, I could have provided reference. What bothered us the most was that she did the same towards some of our friends who were not unemployed! That was definitely not a good welcome! anyways, we ended up taking one of the Bosa4rent apartments which was brand new and more expensive than the one we initially wanted to rent at Hudson walk!

My partner and I have lived in Hudson Walk 1 for just over a year now. The building is new, very clean and well maintained. Our balcony is a nice size and we lucked out on an awesome view! Great location for walking downtown and secure parking underground. The management team are friendly and helpful with any issues you have. The building is very pet friendly, there is a dog park and the staff always give a warm welcome to furry friends. Overall a very nice place to live ❤

Suites are ok. If you are lucky you get one on the upper levels, not worth the rent otherwise. Assistant manager was very helpful and overall very nice. Manager is horrible, not helpful and is horrible at getting back to any calls. It's a miracle to find her at her office. Wouldn't recommend this building, mainly due to its management. If you have another place lined up somehow, avoid this building.

Absolutely horrid place to live given the management. Laurel and the management team are terrible to deal with and regularly bully tenants. I received a few noise complaints that were very poorly investigated at times when I wasn't even in Victoria (I travel for work). Have spoken with a few other renters in the past and they all had poor experiences dealing with Laurel and the team. If you have somewhere else to rent, do not rent here.

Well-kept building and great location within downtown. Not too noisy in this part of town, but still very convenient to a lot of amenities. Haven't had to interact with management much after moving in, so no issues there. Von, in particular, has been super helpful and responsive to requests/questions. Thanks!

STAY AWAY! A manager named V. Prykhodko professional at filing disputes with fraudulent information then concealing the process in order to collect outrageous fees based on fraudulent information. Ripping off renters on moving-out is a well established business practice. STAY AWAY FROM THIS EVIL AND CORRUPT COMPANY!!! THE HOUSING STRATA IS AIDING THEM AS WELL WITH THIER FRAUDULENT ACTIVITIES.

I lived in a studio Unit at the Hudson Walk One for one year. While the prices seem a tad expensive, given the downtown location, included amenities and the pristine condition the building is kept in, the price is actually pretty reasonable. Other downtown apartments are far more expensive, for far less space. The management team always got back to my inquiries quickly, and they kept me well informed of building maintenance and issues. While they are pretty firm on the rules building, I always felt the building's staff was friendly and courteous. I also found that the building was exceptionally quiet, and I almost never heard anything in any of the neighboring units, even when I knew my neighbors had people over and were playing music etc. They are fully pet friendly, and even held events where they brought in Santa Paws and set up a donation station for the SPCA. They also occasionally hold community events where they provide coffee and donuts/cookies for tenants to build community which I always appreciated (Pre COVID times of course). They are incredibly strict at move out and do expect the unit to be left in pristine condition - there is a reason why the building still looks new years later. They are also fully upfront about their expectations, providing a comprehensive move out cleaning checklist, and the prices should those expectations go unmet. Definitely get a professional cleaner and make sure they read the checklist fully BEFORE they arrive so there are no surprises at their end. I was really nervous about the move out inspection, but actually found Laurel was incredibly reasonable and fair. I moved out because I was leaving the Island, should I ever return I would consider live in the Hudson Walk One again.

Excellent building. New, quiet, well maintained and one of the best gyms you will find in any apartment building. People who lived here are friendly and respectful of eachother. Also, the location is close to many amenities downtown. Very happy here. - Resident since 2017

My Spouse and I have been living in the building for over a year and we love it. This is why: -The staff is super friendly, kind and positive -The staff keep everything working well and looking good (gardening, windows cleaning, carpet cleaning,parkade cleaning, alarm tests etc) -The place is pet friendly. It includes a dog park and the staff loves our dog -There is private security - The location is quite convenient (we commute by bicycle) We highly recommend living here!

2 possible drive access either by (official address) Caledonia Street or by Herald Street. I don't live here except when visiting friends who reside in this fabulously well design modern building. Downtown location is prime & really convenient to within walking distance of everything except parks. You don't need a car. Commuting? Use public transit or call a cab. Off course views on upper floors are panoramic, great when enjoying the fireworks display. My friends tells me the rent is really expensive. To start a 1 br. hoovers around $1.6k excluding hydro, cable, wi-fi & extras. You may overspill to over $2k in basic expenses just living alone here. Don't be astonished if you do need underground parking that's extra too. Moving in or out furniture you MUST use the service elevator not the regular residents elevator. This are some of the 'rules'. So do a detail research before deciding to live here because you are bound by a contract.

I've lived at Hudson Walk One for nearly two years now. I initially had a south east facing apartment and made an internal move to a south west facing apartment when it came available. Laurel and the management team have been absolutely excellent to deal with. They have assisted me in making my initial move in pleasant and easy and made an extra effort to make sure my internal move also went well. They create an inclusive environment with an excellent structure for security, parking, waste management, constant notices and updates so as a tenant I am always informed of building maintenance and operations. The gym is great, the location is excellent and it's dog friendly so there is often a fuzzy friend to help get people chatting. Laurel and the management team are always helpful and respond very quickly and professionally to any questions I have. I definitely recommend living here!

Went to view a suite here and was greeted by a very young girl who is now telling me I have the wrong number in addition to blatantly ignoring my email application which took 45 minutes to fill out all five parts of it. Don't waste your time.

Having lived at Hudson Walk One for over 3 years. A fantastic downtown location. Close to all amenities, exceptional public transportation, theatre, restaurants etc. Hudson Walk One is a secure, well maintained building the staff are very efficient professional, friendly and personable. The building is secure concrete construction with very good amenities. Hudson Walk One is well maintained and kept very pristine, which always amazes me even in winter. I certainly appreciate all the wonderful staff who work so very hard in maintainIng the day to day operation of this very well maintained well run building.

Excellent amenities, fantastic team, and a wonderful place to live. My girlfriend and I spent many months comparing the offerings of downtown accommodations and the Hudson Walk One seemed to meet every expectation we set. Amelia was a pleasure to work with and made the process easy. Even up to our move-in day the Hudson team worked to get us an apartment that would best fit our needs (actually recommending a different unit than what we'd originally chosen and giving us a tour of it). The included gym is fairly well stocked, the common spaces are a nice touch, and the location is just unbeatable. There's nothing better than watching the sun set over downtown right from my balcony! Plus it's under a 30 minute bus ride to UVic! [Edit] I'd be remiss to not mention Laurel and Vaughn (I hope I spelled that right), the managers who made our move in so seamless. They went above and beyond to help us find our apartment and have been friendly faces since. I'm not certain what the other reviews are pointing to with the management being a hassle. They told us what paperwork we needed to provide, we brought it in on the agreed upon time, and all was said and done in a jiffy. Since then it's been wonderful. Even the comment about it being 'hard to keep up' with notices--we've received maybe two in our time at the Walk One and they were both PSAs about tenant insurance and alarm testing. We didn't need to lift a finger.

Lived here for a year. There's nothing wrong with the building. It's cleaned often, management is ok, it's mostly quiet. But it's a total rent rip off. The units are new and nice yes, but are so small and the rent is so high you can do better elsewhere. Everything is such a process with the building too. There are new announcents every few days it's hard to keep up. Overall decent building, but over priced and HIGH expectations from tenants.

I've been living in the Hudson since it was built and I have to say I have zero complaints. Management is pleasant always easy to deal with, I've never had an issue with them not getting back to me if I have a question or concern. The building's great as it allows for bigger dogs and management is also friendly and welcoming to your furry friends. I'm currently in a one bed room and find the layout lovely, the rent is on par with what you'd pay for downtown and this is a new clean building. The Gym is a great size and has nice well maintained equipment. The cleaning staff in the building are great at maintaining the common areas and especially during covid I find all the staff have stepped up and made such a large building comfortable to live in during these uncertain times. Overall I think the staff all around are great and it's a welcoming and great place to live.

Great well organized clean apartment building. It’s just pricey on the higher budget level. Location well located to downtown amenities. Top notch security is provided but it’s sometime a pain to visiting guest & no guest parking is provided. Lots of in-house rules to observe for residents..

Units were nice, building was clean and bonus that it is pet friendly. Lots of natural light and there was a good view. The units were pretty small for the price, and there were always new announcements daily. I found there was a large amount of disruptions like multiple fire alarm tests a month. Otherwise had a good year there, the large windows were lovely. Underground parking was nice, though pricey. If you do have a pet watch out as there are no screens on the windows, and some of the balconies have spots for them to run to the next balcony as they are not completely closed off. Unfortunately left with a bit of a sour taste as there are very high expectations from tennant's upon move out. Expect to have to pay large fees for blind cleaning as it is the tennant's responsibility, I've heard quotes as high as $400 depending on your unit on your own dime. Units have to be completely spotless as they basically white glove the place, I'd save yourself the hours of cleaning and hire a cleaner or else you'll have to pay a couple hundred dollars regardless.

My partner and I have lived in the building for over a year now and we've always had a great experience. The management and staff are friendly, professional and respond to any of our inquiries right away. The building itself is clean, quiet, and well maintained. I think the rent is very average for downtown Victoria and the building has some nice amenities and well designed interiors. Management has done a great job at implementing Covid-19 precautions which I appreciate. The building also has round the clock security, which is nice with it being downtown. I'd say the only downside is the parking, as it is expensive and limited, but I think that's par for the course in Victoria. All in all, I'd definitely recommend the Hudson, as I find it a great place to live.
