I really love their web portal for the convenience and ease of operation for property owners. But this is not the reason I am writing this review. Few days ago, I was in a urgent need of getting something done for me at my property that HomeLife Peninsula Property Management is managing. It was a time sensitive activity. As i was out of country, coupled with Covid restrictions, I was nervous and worried on how i would be able to get the task done. The moment i called HomeLife Peninsula Property Management ( Veronica Sharma), all my anxiety and worries were vanished. Veronica took personal interest to get the task finished and certainly went extra mile to finish the ask well before the time. I'm sorry but I don't have anything good to say about this company. They are extremely inconsistent, one reps. policy is the complete opposite to another reps. policy and they are very impersonable. It will take weeks to finally see a place and it will be a waste of time. We were told if we were the first to see a place and to have an approved application that we will be picked except that was not true, we were advised there were many approved applications and another person in the office had the say on who was picked without meeting the people or doing the showing (and the application is still pending, not even signed yet - we would of signed weeks ago!!). We were then advised as our application was approved that we could use it for another property - to then only be told by that rep. that he couldn't do that because he had to honor the person who submitted an application this weekend (which was not approved yet) we were not honored the first time but now he is honoring an unapproved application this time when we were told we would be priority. It does not make sense. Some reps. are good at answering emails and calls but you will get very little info. or lied to and other reps do not answer their emails or calls at all - they could careless if you find a place! We just moved here a few months ago and are home owners in Ottawa (renting our homes) and both have professional careers here in Vancouver. We don't treat our tenants or potential tenants this way - I can't believe this poor service. I am not one to write bad reviews but this experience of a month and a half has been awful and a waste of time. I have been nothing but polite and patient and this has been taken as weakness. I am 4 months pregnant trying to find a good home for my family and settle in now. I would avoid rentals from this company.

We used them to manage our rental property in Surrey, BC for a number of years and everything went great. tenants placed were excellent, payments were never late and they dealt with any issues that arose in a swift manor. I went to several open houses. I submitted several applications. All the houses appeared to have 5-10 interested applicants in each rental property. It essentially came down to "who kissed the realtors butt the most" may have a chance at renting the unit. Another pattern I noticed: they don't consider other applicants who had originally submitted for the property. They pick one out of the bunch, if that applicant isn't "up to par" then that applicant is denied, all other applicants are ignored and the property goes back to step one, another open house. If you like one of their properties, aren't a great brown noser, then I would move on and avoid this property management company. BTW, after we gave up on them and moved on, we found an amazing home in a great school district with another rental management company who didn't string us along, but got the job done. For those considering listing with this company..... WATCH how long the homes sit on their page, watch how many showings the units have. Be aware, they do receive many qualified applicants, but they choose to ignore most and if the one they choose doesn't sign. Peninsula will bring your rental back to the beginning and you'll find another open house with many more qualified applicants. Take into account that there's less than 1% inventory for rental properties in the area...... Your house should be filled in the blink of an eye, with a fully qualified applicant.

Terrible experience! I saw good reviews but I think they were for the "Surrey" department, as proven by professional behaviour of Tammy Vader, Surrey department manager. However, If your house is in Cloverdale/Langley, avoid this company to rent out your house. Heather Dobbs is unprofessional and not knowledgeable when it comes to the prices of the neighbourhood. She priced my house so high that during the excellent months of July and August, they could not find any tenants. When she came to see my property, she did not even want to see the coach house and replied to me, "I have seen a lot of coach houses, I do not need to see yours". How can someone put a proper rental price on a property without even seeing it?! I have to say that I found her plain lazy as she did not even want to take the stairs to go upstairs. Or maybe she has some health issues preventing her to move around. But, if health issue is the case, she should not be acting as a property manager who needs to move around. And her photos? She took some photos of my house with her cell phone that could not be any worse. I took photos of my property and forwarded them to post, as her photos were awful. I even wrote the property description for them. Avoid this company if your property is in Cloverdale/Langley as you will be just wasting your precious time. P.S. I just read Charlie Shitzu's review that was posted after mine. I have to say that I have a hard time not to think that it was written either by Heater Dobbs or someone who is her relative! And the only part of the review that I can believe is that part about "Heather Dobbs sitting down"! With all due respect, that is all I saw from Heather Dobbs: sitting down, as she could/would hardly move around to even see my property!

Disappointed that the company was not able to resolve a dishwasher issue in over 8 weeks. At a rental rate of 3500 dollars per month we were told that a dishwasher is not necessary and there is nothing they can do about the timelines. They did send a repair person in 4 times but unfortunately with the quality of the product that was installed a resolution still has not been reached. I am sure as a landlord they are very helpful but be aware as a tennant that your voice has less value. Overall they have some very good employees but do not expect them to represent you as a tenant from my experience they will represent the landlord with a greater zest.

Shows up at completely the wrong address, and acts like its my fault telling me the viewing for the place I was interested in was at 10:00AM. In short, I find them to be very unprofessional and rude. I have used their service before and would definitely not recommend them to any renters out there. What a nightmare to deal with. I waited weeks to see a property my wife and I wanted. We showed up 20 minutes early, was approved and they gave the place to someone else anyways. The person who showed us the house told us because we were first in line the place would go to us, but that wasn't the case. I would like to add my wife and I own two properties in Ottawa and have impeccable credit. We then waited another week to find out they gave another place we wanted to a group that saw a house before us, even through they told us because we were already approved we would be given priority. From start to finish they are awful to deal with. Scott, and Ed especially. I would highly suggest don't waste your time with them. I would like to end this by saying we gave them multiple opportunities to correct this before I took to Google as a last resort to be heard.

Better known as class action lawsuit waiting to happen. Have you been illegally evicted by them by fake terms they tell you but the province restricted now for those reasons, but they still get some to sign new lease terms per the RTB decisions database. Do you like to fight for your deposits back for vague reasons, they have paid double deposits back many many times, costing owners double deposits. They disregard all landlords obligations, and use up all the funds allowable if you do a full service costing owners more money then needed. They already had a huge data breach and had to pay for thousands of all applicants to have free credit watching for a year. This property management business still has not learned cause they will avoid admitting wrong, and that causes more conflicts later when they never acknowledge their mistakes. Need I go on...

I lived in a home managed by this company. My co-tenant and I had a dispute and when the company was involved they stated they couldn't become involved. I received texts from Dawn at 11 pm once asking me why I don't find some where else to live. They consistently took sides after stating that they couldn't become involved l.they advised me to leave do to a future sale of the house.told me details that were not included in the lease agreement. All fell flat when I asked for proof. There a 0 percent chance I would ever rent from this company again and even less that I would recommend them .

When we moved 6 hours away from our rental property we thought we would still be able to manage the tenant ourselves. It did NOT go as planned, tenant trashed the place and owed us over $2000 so in a rushed trip back I hired the first property management company I could find. It was an absolute nightmare, I wound up doing the same amount of work - I still don't know what we were paying them for! So then I got smart and started calling around to find a GOOD management company. Ed from HomeLife was beyond amazing! From the very first conversation we knew he was going to follow through with EVERYTHING, and that we could trust he would ensure our property was cared AND we wouldn't have to lift a finger. He went above and beyond my wildest expectations. A few years ago when a tenant wanted to rent our condo unfurnished I was on bed-rest due with my second baby any day... Ed had called us to find out if we could come and move our furnishings but when he found out our situation, told me not to worry about a thing and TOOK CARE OF EVERYTHING. I don't know many companies who would have done that. And he didn't even charge us a dime! Over the many years we have worked with this company I've got to know a few of the office assistants as well through email and by phone, they are always prompt, courteous and knowledgeable. Overall I cannot speak highly enough of ALL the staff at Homelife. The time had come for us to sell this property. I honestly thought they would be unhappy with the sale BUT the exact opposite occurred! They not only connected us with an AMAZING realtor, they helped us with paperwork, and worked alongside the realtor to ensure everything for the tenant and new owner would be a smooth transition! Thank you. Homelife PPM SO much for all you have done. If you are reading this, and debating hiring this company I urge you to do so, you wont regret it!
