Wonderful experience with 3 transactions over the past 12 months. Over the last year, my family and I purchased one condo, one house, and sold one town house. Our initial experience with purchasing a condo in the Waterloo Region. Mitch, our condo culture rep, took the time to show us 144 Park, Seagram, the Bauer Lofts, Midtown, and Arrow. In particular, Mitch helped us navigate the ever rising housing prices and helped even took the time to protect us against a beautiful property... that was asking about 200k over market value. Each time we met Mitch and his team were very polite and professional. He eventually found us a perfect match and I recommended Condo Culture to my parents. My parents, looking for a house, experienced the same level of service that we received. Mitch once again took the time to show them numerous houses in an ever growing sellers market. Instead of rushing them to a decision, he gave them the time they needed to find an affordable house, with lots of space, in the city, which became their stunning new home. In this case, Mitch was great at negotiations and was able to come in under asking, to help them find a fair price among the rising real-estate prices in the region. In addition to our purchase, we also asked condo culture to sell our town house. Mitch introduced us to his colleague, Tim, who is one of the sales representatives with the team. Tim quickly lived up to the high standards that Mitch created and had our townhouse listed and photographed within a week. Both Tim and I had independently estimated the value of the house and came to within about 1k of each other. Confident of a fair listing price, Tim brought a number of potential buyers through leading to our first offer at the start of the Fall season. He gave us advice on how to set a bottom line and when to stick with it, which came in very handy when negotiating with the first potential buyer. Unfortunately despite a successful negotiation, and a successful home inspection the potential buyer decided to walk away after they brought to our attention that they wanted to have two dogs, but that the condo board for our townhouse only allowed one. We did a retrospective and concluded that despite the month and a half of dealing with these potential buyers, we felt that no other agent could have done any better. Soon after, our patience and confidence in Tim paid off when our townhouse ended up with a few competing offers. Very quickly, Tim presented two offers that were within a few thousand of what we thought was a fair market price. Needless to say, we accepted one of the offers and Tim cleanly closed the sale. After all of my experience as a client, I am very happy to recommend Condo Culture. They are absolutely some of the nicest and most courteous realtors I have met. There was never a feeling of pressure or obligation to take a deal that we weren't comfortable with. I firmly believe that they know the market inside and out and when it comes to pricing and understanding of the condos in the area, you won't find anyone better.

We stumbled upon them accidentally in the Spring before - we wanted to see one of the properties they managed and when it wasn't available anymore, they offered to help us look for another place. Worst experience I have ever had. They not only wasted my time, but also my money. I attempted to work with them to rent a brand new condo on Victoria St. Upon signing a contract with them, I did not hear from them for 2 months. Did not get one notification about a single showing, leading me to understand that they did not show it once. They failed to post the listing on their website, and failed to respond to any communication that was sent to them. When sending an email to terminate the contract with them, I also did not receive a single response. Horrible service and would never recommend them.

Bought a pre-built condo through them and then later sold it through them. It sold immediately for what I wanted and it was very easy and stress free. They gave me the option with how involved I wanted to be with the viewings, I didn't want to be involved at all. I had tenants renting it during the sale and they took care of setting up all the viewings and notifying and working with the tenants during the pandemic to make everything go smoothly.

This review is in response to the excellent work completed on my behalf by Adam King, Vice President of Condo Culture and Vicki McFarlane, Real Estate Agent for Condo Culture in Waterloo. I purchased a unit from the pre-construction plan in 2017. It came on-line in June of this year and move-in ready. My goal for this unit is an investment property and saying that I joined up with another Waterloo/Kitchener agency to source a tenant starting July/2020. Unfortunately, with time passing and no results in acquiring a tenant, I phoned Adam King on October/20 and immediately realized that with his pick of an agent, this condo unit would be leased very promptly. This is where Vicki came on board. I met her at the unit on October 21 to go over details of how to fast track the process. I knew by her professionalism that she could accomplish this and by October 26 my unit was leased out. I still cannot get over how fast this task was completed. Vicki was outstanding and I highly recommend her for anyone considering leasing/buying property. They were representing me in the purchase of a preconstruction townhome. Poor communication and disorganized. They ignore emails on time sensitive issues and I had to follow up multiple times to finally get a response that did not answer my questions or resolve my concerns. I primarily dealt with Tim Bolton but Amanda and Samantha Senior were CC’d on the emails and even with 3 people informed, I couldn’t get a timely response. I pointed out issues in the documentation I was sent only to be ignored initially and then resent the “corrected” documents with the same problems. I ended up having to withdraw from the development I was excited that I secured a unit early because the communication was just awful and it was extremely difficult to deal with them. Ironically, the only time I got a timely response was for the sending of the mutual release document which is to withdraw from the purchase agreement.
