I would like to share the experience I had with selling my house through jsmithrealty represented by Mr. Luke Smith. From the moment I decided to get a market value for my house it took 2 weeks to close the sale. WOW who would think it is possible! From the moment I met Luke, I was impressed by his confidence and knowledge of the present housing market. After an inspection of the property he suggested a price, which was more then I had in mind, and even more astonishing is that he assured me that he can sell the house in short time due to the current market. He set a goal date to which we strived to achieve. Luke arranged, out of his own expense a staging professional (Bernice Hibbs) to advice me what I should do to get the house ready for viewing, and a cleaning companies help with the staging preparation. He also arranged at his own expense for a professional photographer (Cam Perdue)(with a drone) to take photos and a video, which was done after the house was ready and spotless. Although it took a great effort to get the house stage ready, the advice and input of all involved paid off. The house opened for viewing on a Saturday and offers was presented in 3 days, exactly on the day he targeted. We had 29 viewing and 6 offers. Personally I was hoping to get a offer approximately to what was advertised. The reality was a much different picture. I was overwhelmed by the offers. We settled for a offer that was more then 20% of the advertised price. It took a while for reality to sink in. It was one of the biggest surprises in my life and an experience I will carry with me for life. Luke has several platforms that he uses to help arrange agencies for viewing opportunities and I was kept informed by the second of all the visits. I strongly recommend jsmithrealty as an agency, and thank Luke Smith for is professionalism. He has the drive and attributes to manage any project that comes his way.

I had been in contact with several agents when we began searching for our new home in Sudbury, trying to find an agent who would understand our wants and needs. We live 6 hours away and knew it was going to be a complicated process, especially during Covid. To be honest, the other agents fell very short of my expectations, they were slow to respond to questions, sending minimal listings of their own and not other agents. Then I found Luke. He responded almost immediately to any questions I had, at all times of the day and evening. He sent daily listings for me to look at and this was while I was just learning about what the Sudbury market looked like. Then our home in Warkworth sold without even being listed and things got very real, very quickly. Because of Luke's amazing work ethic, he was the natural choice for us, to find our new home. We met, saw a few homes and Luke got to understand what we were searching for. The next visit was a little disheartening, 4 of the 6 properties we wanted to see had already sold. We saw a couple of homes, but they weren't what we were looking for. We went off for lunch and minutes afterwards Luke had 3 brand new listings lined up for us. We only got to the first one and fell in love! Luke guided us through the whole process, kept in contact as our offer was made and kept us updated with news on submission day.
