(Translated) I was the seller of a residential property. Mike Singh arrived with a customer who put more than 20% cash down in his offer to buy. I accepted this offer among many others. After about two weeks I learned that his clients did not have the 20% down and applied for a mortgage with 5% down. Seeing that the intentions of his clients are unclear, I chose not to proceed with them. I was dealing with him as a seller of residential property. He brought in clients with a 20% + down payment in their offer of purchase. I accepted their offer among a host of others. It took about 2 weeks since then until I realized they ended up applying for a high-ratio mortgage (5% down payment) and they didn't have / intend to put down the promised 20%. The deal didn't go anywhere, and I never figured out what their real intentions were. -------------------------------------------------- -------------------------------------------------- --------------- Comments on the broker's reply: Since the broker found it best to accuse the seller of lying, I will break it down even more for anyone interested: a) Mike Singh's clients put down 20%, they won the bid. b) Two weeks later we learn they never applied for a 20% down mortgage, only 5%, and they didn't actually have the 20%. Obviously such offer is more likely to get delayed (or rejected) by CMHC (and not the bank). And obviously, this is not what was agreed on in the offer of purchase. c) Because of the delay and the shenanigans with the down payment, we started asking for clarifications; one day Mike Singh would say his client was stressed and didn't want the house anymore, another day he would say they wanted to proceed (all that after all documents were signed). This created a lot of additional confusion for me as the seller. d) The time allocated for them to receive the mortgage expired, and I asked them (note, I asked them, they didn't initiate that themselves - why?) to sign an extension (this is what said broker is talking about in his inept reply to my review). Why would I ask them to sign an extension? Well, because I wanted them to have more time to get the mortgage and finally confirm their intentions. I was willing to do that despite the fact they were in violation of their offer of purchase because I'd already spent so much time on them. They never signed such an extension, and instead Mike Singh sent us a modified offer with 5% down. My hypothesis about what was going on was confirmed at that time and the deal was off. I am glad that Mike Singh chose to reply, and in such manner - I was able to run what really happened through my head again and am more than ready to commence my discussions with OACIQ.
