I was blown away by his professionalism, great communication and hard work. He always responds very quickly to messages, and contacted me to keep me updated. He put a lot of work into advertising, showing and selecting renters in record time. Not only is he the dream Property Manager for all the normal things like showing the place, selecting renters, setting up a rental agreement, collecting rent etc. Going above and beyond on all the routine tasks is just normal for him, but in my case he went further than I would have ever thought possible, when Race Real Estate and I were sued by a tenant. He handled everything from start to finish. He made sure he was prepared for the hearing down to the last detail, involved his lawyer and throughout kept me informed and talked me off the ledge. I've rented for decades and this is by far the worst company I have ever seen in my life. Horrible land lords. I had left a negative review before but the reason you don't see many bad reviews is because they contact you threatening legal action since in your lease they added some line to avoid negative feedback. Not entirely sure they can do this legally since they then bribed me money to take it down which I did (The guys are awful, I'd full expect them to try to sue) I don't want to describe my issues in details since they would try to figure out who I am no doubt and threaten me again. AVOID AT ALL COSTS. 1. Impossible to get ahold of 2. If you ever have problems you can never get a response from them 3. They have call centers and no actual emergency/contact line. You'll never get the repair you needed. 4. Horrible walk throughs and damage checks. They skipped it (said they were too busy and to just move in) and then tried to blame me for previous tenants damage when I tried moving out (weeks later by the way, they couldn't do a walk through with me in person. They held onto my damage deposits for over a month "since they didnt have time" to check. 5. They will say yes to anything to get you to sign and move in and then never follow through.

Absolute joke of a management company. You cannot call the main office a get a hold of anyone to escalate concerns and seek results. You can send in as many emails as you want or call and ask to speak with the company manager and no one will ever put you through or get back to you. On top of that the "property manager" takes days or even weeks to get back to you after continuous phone calls and texts to his personal line regarding underpayment of rent, bill payments not being made by the tenant and condition status of the property. Still to this day we have not had any of these issues rectified and have to continuously pump money into our rental to cover the shortcomings of this company.

Very disappointed in the service of Race Real Estate and actually surprised to see good reviews on here. Not professional. Mediocre service. - Pricing of the lease of my townhouse was signed with tenant without my approval Or discussion and far below market value that I didn’t approve which is leaving me with hundreds of dollars each month below what I could have gotten if the communication was good. No apologies were made. - I have sent multiple emails to the local manager in YMM after not receiving rents or statement far into the month (25-30th of the month) which I never got a replied to. - contacted the manager of the company Aaron which was quick to reply but didn’t take any accountability for any of the mistakes and delays instead he found excuses. - I have to ask for a statement of account every single month…. - They have sent me the wrong amount of rent for two consecutives months without even noticing and without actually double checking the amount received from tenants until I’ve said something. They are Always Late in paying Rent to the owners and I have to ask for rent payment at the end of almost each month because it’s not been received. Very tiring. Statement are non-existent, they only come if you request it every single month which is really annoying when you’re trying to run multiple business and keep track. I have been very fed up with conversations with Aaron as there is no taking responsibilities for any of the mistakes but instead blaming banking etc. They are acting as if nothing is their fault but they are not resolving any issues internally as this has been going on for months… The true issues is that I have to ask for rent and a statement every single month as it is never received on time, and sometimes not at all until you ask. And twice it was wrong and if I didn’t check they would have never caught it. It is beyond frustrating to pay a company to manage a place that I still have to manage from out of town. - no communication with the local manager. Very poor management company that doesn’t acknowledge any of their mistakes but instead blame others and the banking system for a very poor service. I basically paying each month Race Real Estate but still have to micro manage my place and ask for rent, statements, correct the statement etc. Which is completely counter productive and basically losing money to pay someone for a very poor service. I am now trying to cancel the contract for poor performance and breach of manager duties and now I have to get my lawyers involve because they do not recognized doing anything wrong on their part and don’t recognize the fact that their service is poor. Horrible service. I don’t recommend this company to anyone. I am very tired of having to manage my place and paying them to provide a mediocre service. Most likely someone will respond on here that nothing was wrong like the emails I got back from Aaron.

Amazing experience with Race Real Estate. Our previous property manager was brutal and we were not getting our rent on monthly basis but the day Race Real Estate took over, things changed drastically. Not a single payment has been delayed so far. Sheri who takes care of our property is truly amazing. She always updates me about any damage that the tenants cause or any other issues that might be going on. She always keeps me in the loop and I think that is just amazing. If you have any concern or question about your property or tenants then she will get back to you right away. Aaron is a great manager who will make sure that the money is being deposited in your account on time to time. If there is any error from their end then he will get it resolved right away. I had a small issue with one of the deposits and he got it resolved for me right away. He also makes sure that the lease agreement is being followed by the tenants and no violation takes place. I am truly blessed to have Race Real Estate as our property management. I strongly recommend having them as your property management.

When initially investigating various property management companies - to manage our 3 bedroom detached home - we met with multiple corporate representatives. They all seemed more interested in obscuring the potential fees/cons that might arise during the management pre/post process. Aaron however spent more than an hour in my home alleviating all my concerns and questions with what to expect and shared his knowledge with a very patient and affable demeanor.
