First, let me preface this review by saying I don't tend to write reviews. Before listing with Kim I had met with several Realtors, having each come to my home to give me their thoughts on listing it. While each was a strong candidate in their own right, I immediately felt comfortable with Kim and, what sealed the deal for me, was that she truly seemed to listen and understand the uniueness of my property. Originally purchased in 2013 in a mature area of the city, the house had to be rebuilt after finding structural and mold issues. Kim truly GOT IT that this home was not a reno but a rebuild and was able to use her experience and expertise to help me price it correctly for the market. While Kim was encouraging and saw the value right away she was also candid with what the challenges of my property would be along with what should be done for listing - and what didn't need to be done as well. I had a great deal of purging to do and she was an incredible coach and cheerleader for me, checking in now and again to see how things were going for me. It was Kim who brought the buyer to my home (listed on MLS for 13 days before an accepted offer was in place (after 4 viewings). Kim wasn't just interested in getting another listing to have the commission cheque come her way, but she WAS interested in actually SELLING my home. She was optimistic but realistic at the same time, something important for me with my realtor. While Kim is clearly busy (and as they say, if you want something done ask a busy person to do it) she and/or Melissa (her assistant) always got back to me. They looked after me with checklists and follow ups from the listing of the home to the contract negotiations, timing for lawyers, When there were a couple of "issues" that came up as other realtors brought perspective buyers through the home, Kim was quick to follow up and, with our shared sense of humour, address them in a way that took the stress out of having strangers view my home during covid times. She even went out of her way to thank a friend that had encouraged me to look her up and meet with her before listing - so grateful that I finally listened. ;) Although I have not purchased another home at this time but chose to rent instead, I would definitely trust in Kim to be my buying realtor as well. Before deciding to rent she did take me through a few properties, not to sell them to me as such but to get a better idea of what I might want, what I would need to do to purge to downsize for it (and therefore motivate me as well), and what was available in the price range. I also spoke to her about the potential of purchasing a property through a private deal (which would have been a great deal had I chosen to go through with it). Though Kim had to understandably walk a fine line as a professional not to give advice, she did point me in the right direction (without resentment) as to what would need to be done to purchase the property privately, once again keeping my best interests and choice of potential next home at the forefront before her own gains. The last property she took me to we chatted about the potential of an upcoming opportunity for me that had me thinking I may be looking to resell within the next year and after discussing my particular circumstances and thoughts Kim actually encouraged me to re-think buying at this point in time. (I know - what - a realtor talked a client out of a commission?!). That just confirmed, once again, that Kim is more interested in her clients than in a commission cheque - a sign of integrity that will have me return to and recommend Kim for any realty needs. Ultimately, I am very happy with the selling price of my home, the negotiated contract, the INTEGRITY of Kim Fox & her team, the fun that we had together through this process and the assistance I had in moving on to my next happy place.

I first met Kim 5 years ago when I wanted to buy my first home. Back then I didn't know what I wanted but she listened and found me the exactly what I wanted. She knew it was the house for me even before I did. Now today I got to see Kim's exceptional experience from the seller's perspective. Because of the current economy I was trying to decide between using Kim or looking for one of those flat rate Realtors to save a little money. In the end I decided to choose Kim and have been extremely happy with the results. Right off the bat she impressed me with her list of comps that have sold recently. They were the same age and size and she even provided the pictures of the interiors to compare to our own home. It wasn't just 3 or 4, she provided a dozen so that I knew her home evaluation was correct and this made me very comfortable listing at her evaluated price. Next was the professional photographer. The pictures that were posted of our home were so beautiful it made me want to buy my own house. Kim Fox did such a great job every step of the way and I believe all that hard work that she puts in even before the home was listed was why our home had offers coming in the next day. She made sure it was priced right to maximize our return, she took the best pictures to make sure everyone else saw the beauty and was always kind and patient with our millions of questions (being first time home sellers). Even after all that she amazed me even more when it came to the negotiations. The classic back and forth counter offers. While I was a wreck she was calm and collected and always two steps ahead. She was amazing and watching her close the sale was when I realized this is why you need a skilled and experienced Realtor and this is why I would never consider using the "cheap guy" because I believe in the end with an experienced Realtor like Kim you will always get more in the end.
