Out of all the landlords I've rented from since I've moved to Ottawa, I've yet to find a company with better service than Sleepwell. They're always prompt, professional and always make sure to meet the needs of their tenants. As a student, I truly appreciate how affordable their rentals are without any compromise on the cleanliness/quality of the units. I've rented from them when I first moved to Ottawa, and after living elsewhere for a couple years I'm very happy to be their tenant once again. I strongly recommend Sleepwell to anyone looking for affordable, yet well-maintained units in Ottawa.
The two stars are for the maintenance staff and cleaning staff, they're always very sweet and helpful. When I didn't know which switch operated my kitchen fuse (i overloaded it and it automatically shut off) the man was very patient and helpful in explaining it to me:) My issue is with the organization and secretarial staff. First of all, they make you state what you're paying instead of telling you how much you owe. I overpayed every month because they never seemed sure of how much I owed. I also got two eviction notices for "not paying" even though it was a mistake on their part. The main secretary who I dealt with was always rude and seemed confused. I work in customer service so I usually understand when people have a bad day but every month we went in there and she seemed miserable and never knew what we owed. They also apparently aren't aware of their own policies. When I asked about ending the lease in person, they said all I had to do was give 60 days notice through email, which I did. I then got a very sarcastic email back saying that I had to have it in writing and that it was a different process if one of the roommates was staying (with an expensive "administrative fee" as well, gee awesome, glad someone TOLD ME ://////). I won't be living in one of their buildings again, my new landlord is one man and he does a better job than their entire administrative team. It really isn't difficult to be straightforward and make sure the secretarial staff are educated on proper procedure. They should be people tenants go to with questions.
I have been renting with Sleepwell for 8 months now and I have nothing but amazing things to say about them! I am always dealt with in a kind and courteous manner. Anytime I have a problem, I would reach out to Adam Pearce and in a matter of minutes someone would be at my front door ready to fix the problem. The properties are absolutely gorgeous and are always kept at the highest standard of cleanliness upon moving in. I will definitely be renting from Sleepwell again next fall when I return for school. She was able to help me out with my rental application when I was out of the country on vacation as well as my urgent move out of the province because of another job opportunity. We have had a great experience renting with Sleepwell. For the past 3 years Sleepwell Management has been very professional, attentive and responsive. 360 Chapel St. was a great apartment and location. With a spacious unit, large parking lot and reliable laundry unit, we have only positive things to say.
Only good experience with this company was with the sales rep at the beginning of our lease. Only downhill from there. There were countless issues with our apartment that were often ignored. Our ceiling started leaking in 2017. We initially reported it and supposedly it was fixed. Started leaking again in the summer of 2018, when they discovered that the storm drain in the attic was full of holes. Since then, we've been living with a hole in the ceiling. Despite frequent reminder emails to them on our part, little effort was put in by sleepwell. The parking spot was a dreadful experience with very little salt available to tenants, and no employee/snow removal service around regularly to check the property. This, paired with the frequent ice storms leads to an unsafe to walk on parking. The list goes on... If you're looking for an apartment in Ottawa, there are plenty of other options that will hopefully be better than this...

I am an owner of a property and just like some of the reviews below had mentioned, I have been having difficulties connecting with the team. I was with Sleepwell Property Management past 2.5 years and at the very beginning, the team was very responsive and I was very grateful for their service as I was dealing with a difficult situation with my tenant at a very difficult time. However, as time went by, every time there were problems and I had questions, I had to send numerous follow up emails to get a response from the team. As an example, I had sent an email at the beginning of October last year asking a question about an expense that was billed by a tenant, I had to send a follow up email in November for the team to response, and this was not the first time. Previous to that, there were times where I had sent 2-3 follow up emails to hear back, and today I am awaiting their response for a matter. Most recently, I noticed from my bill that there was an expense that was over $1200 and I had questions regarding it. I have yet to hear back from the team regarding the matter - they had addressed others but haven't provided any explanation as to why this was not consulted beforehand. (And I have had two expenses that was over $1,000 in the past 2.5 years) Not only that, I just found out that the inspection was not completed when they met my tenant for the first time and the reason was because "the tenant had already been living there". This was not what the VP had said when I signed the contract. He said he will get the inspection done so at least the team has something in written. It's too bad this conversation was done verbally and I do not have any proof. I understand and appreciate that they are busy and I may not be the most valuable customer; however, as a landlord trusting the company to manage my property, even if it's only one, I would like to make feel valued and treated fairly. I am disappointed with their service and it's too bad I will be leaving with the "bad taste in my mouth".
I rented a student 1 bedroom apartment near UOttawa from Sleepwell in an older building. Sleepwell had just recently taken over management of the building and they were proactive regarding repairs inside my unit and to the washer dryer on site. On request, I received a rental receipt in 48 hours for my tax return. They were both professional and personable.

I have been a tenant for over 3 years in a condo unit managed by Sleepwell. I have found all the Sleepwell staff I have dealt with to be professional, friendly, courteous and accommodating. I have had interactions with employees in rental, accounting, maintenance and at the senior level and they have all been A+. Sleepwell does an excellent job managing routine maintenance like heat pump filter and smoke alarm battery replacements. Sleepwell also were key in resolving a flooring issue and I am grateful for their involvement. I would highly recommend Sleepwell to anyone looking to rent but also to anyone who is looking for a property management company.
To say we’ve had a bad experience with Sleepwell is an understatement. If you’re thinking of signing a lease with this company, be cautious. We’ve had nothing but issues trying to deal with them in the first 6 weeks of our lease. We moved from out of town, into a new build in the Westboro neighborhood. The day we were scheduled to move, we arrived with our truck, and they didn’t have the occupancy permit. They told us we couldn’t stay and had to find a hotel for the night. We did. On top of that, nobody came to clean and inspect the condo before we moved in. We were promised it would be finished, ready to move in, it wasn’t. When came back the next day, we were surprised to find out the furnace wasn’t working. It was a really cold week - nobody fixed the furnace until four days later. My wife and baby both got sick. Even after this, we struggled to get them to reply to us and take action. They blamed the problems on the owner and the contractor. When they finally came to fix/finish the condo, they did a half assed job on what they did do, and told us it wasn’t their job to fix the rest, it was up to the contractors. We were told the building would be finished by the time we moved in, and contractors are still carelessly walking in/out of units above and below - drilling, banging. Their staff has been arrogant, inconsiderate and in our opinion, incompetent - at our expense. After agreeing on rent adjustments for expenses we incurred for the month, and waiting for an adjustment on an invoice, they threatened to give us a legal notice. After we finally got the adjust invoice, we paid them electronically, and they still delivered the legal notice for late rent because they couldn’t figure out the password for the email payment, which was given to them twice. They bullied us because we voiced that we were tired of issues festering, compounding, and we told them we’d need to get a lawyer to review the agreement and an independent inspection of the condo. They reacted emotionally instead of professionally. When we moved in they also gave us the wrong address which caused lost packages and mail, and confusion for postal workers. The post office told us they had never seen a screw up on a new address as bad as this. If you’re a student and desperate for a place, you have low standards or you don’t mind being taken advantage of, Sleepwell might work for you. But if you’re paying higher rent, you have a family you’re trying to keep safe under a roof, and have basic expectations - be very careful. You’ll likely get screwed and told that Sleepwell is going above and beyond. We absolutely regret signing a lease with this property management company. At least we’ve learnt a few lessons that may serve us in the future. Maybe this review can help Sleepwell adjust their processes, and help others ask the right questions before engaging with them.

Two rent increases without any notice. (Even if they were permitted, there must be 90 days notice) More importantly, I recently travelled to the US and am quarantining while awaiting covid test results. I told the property manager not to send a maintenance person to our unit until after the results of the Covid test came back. The property manager agreed in writing by email but then two days later sent a maintenance person to the unit anyways. A guest of my roommate (who is staying here for an extended period of time) let the worker in while I was in my room unaware. The maintenance worker said he was not informed of the situation. I wrote back to the property manager and they claimed it was a misunderstanding. There was no misunderstanding, they just neglected to inform the maintenance worker not to enter the unit where there is a potentially active case of covid. During the middle of the worst wave of the pandemic so far.
I am a tenant in their location in Wendover. I love this place. I love the service and they are very fast to respond. I had an issue with my washer/toilet drain, and the problem was fix in a very reasonable time and the guy was VERY polite and nice.
I have been trying to reach Sleep Well for 3 months, multiple messages left with the answering service, including the multiple attempts to reach them and still nothing. The answering service claims they have no way to reach sleep well other than through messages.... How are issues supposed to be addressed and questions answered? Please advise
Last Sunday morning the furnace in my apartment building failed centrally due to a broken part. Despite the fact that this occurred outside of business hours, Sleepwell's communication and response were immediate and ongoing throughout the day. The part was ordered right away and each unit was given a space heater. The technician who dispersed them had amazing customer service. He really took the time answer all of my questions. The part was obtained promptly and installed as soon as it was received, even though it was after business hours. I was so impressed by the incredible customer service given by their whole team throughout this process.
Sleepwell is the most professional and helpful property management company that I have ever rented from. They respond to emails exceptionally quickly and courteously. I have rented two different properties from them and wouldn't hesitate to recommend the same for a friend. This winter we have had lots of large dumps of snow but the parking lot is always cleared by the time I leave for work, with a second clearing during the day ensuring my spot is ready for me when I return. If ever I have a concern or something needs to be fixed there will be a representative in contact with me (or fixing it) within a day. This is truly reassuring! I can't say good enough things about the staff and how important they make each tennant feel.

I've been renting from Sleepwell for 7 months now and have had absolutely nooooo issues! Picking up the keys was super easy and the staff were so friendly and kind and I love the head office space. Their online members portal is the best thing for tenants that need to request a service or pay rent, etc. I had put in a maintenance request online on a Sunday evening for someone to take a look at one of the toilets in our place and they had a guy sent over the next morning and toilet fixed same day. I lacked the service that Sleepwell has provided when renting from other property management companies and I am so so so so happy with Sleepwell. :)
Sleepwell has been really good to us! We had a horrible tenant before, so it was very comforting to change to Sleepwell. They are accommodating, prompt in their responses, and every time something happens in our building they communicate it to us. I would definitely recommend it for renters.
Communication was definitely their downfall in my experience. I lived in a building of theirs for 3 1/2 yrs, and they were made aware that for 2 of those, my window was broken. Had contractors come in and all agree that the panel was actually for another type of window all together; and that it needed to be replaced. We took days off of work for these contractors to come in to all tell us the same thing: it needs to be replaced. Nothing was ever done, they even marked my issue as “completed” on the tenant portal, and we had to resort to Taping our window in place. That tape was still there the day I moved out a month and a half ago. Whenever I had an issue, I seemed like such an annoyance to them. Even when I asked if I could speak to the inspector when they did the final inspection after we had moved out. He just seemed upset and stand offish the entire time at what I was saying and the issues I had had throughout my stay there. I even gave the man my keys at the end of it (as I’d already moved out) and also wrote on the tenant portal that as of mid October, I was no longer a resident. A month later in Mid November, I get an email from them asking when I was moving out. No communication amongst themselves whatsoever. I unfortunately will Never rent from Sleepwell again
As someone who works in property management all I can say is sleepwell has the most poorly managed buildings I've ever seen or lived in. These people really don't care about the well-being of their tenants at all. Response to Sleepwell: This goes to show how unorganized sleepwell really is. You weren't even aware I was a tenant at Blake St when I was. I was told I was renting a non-smoking unit - yet there were people smoking in the building. Throughout most of Covid-19 the building was rarely cleaned at all. When I moved in I had issues with scalding hot water in my bathroom which it took sleepwell 3 months to fix from the initial request. Surprise suprise - since this initial review Sleepwell no longer manages my building. It's now managed by a much more competent company that has proper communication and care for their tenants.
I've been renting from Sleepwell for over two years now. I'm in my second of two different units in the same building. I must say as landlords go, Sleepwell has been the easiest and most professional to have any communication or help from. The building is well kept, and if anything ever comes up in my unit that I need fixing or serviced, it always gets done. I do recommend them to other friends when they are looking to rent. :)
I had nothing but good experiences with Sleepwell after two years of living in one of their apartments. If anything was not working you just left them a voicemail and they would come repair it alarmingly fast even for non urgent issues. When the issue was urgent there was an after hours maintenance employee who came out to our unit right away at 9pm on a Friday night, I was very impressed. Upon giving two months move out notice to Sleepwell we were entered into a contest and won two free bluesfest tickets from Sleepwell! They were always very pleasant and helpful when I spoke with anyone from the company. If you are thinking about moving into one of their properties you should feel confident because you are in good hands.
Will put charges on your bill without notifying you. (Was great to log in and see my bill for almost 800$ more then it should have been.... DURING COVID) They will take you to the LTB if you disagree for the charges they put on you. Repairs also take months to get done . They will wait weeks to respond to emails sent out and lack any kind of professional knowledge. Attempts to scare/bully tenants into to paying what they want. AVOID AT ALL COST... you'll save more money in the long run!
My experience with Sleepwell Property Management has been positive - I have been renting for about two months now and find the common areas of the building (hallways, laundry room, etc) are kept clean and the staff professional. Amanda was friendly and honest when I was shown the apartment and I haven't had any issues. I have also found that Sleepwell has kept me up to date with property events - i.e. snow removal. Overall, I would recommend Sleepwell to prospective tenants or owners.
As a student living away from home (Toronto), my budget and the knowledge of the area was limited. Sleepwell not only provided me with a unit that was beyond my expectation, but they kept it within budget as well. The team came by regularly to inspect and maintain the place. When my partner and I were first apartment hunting in Ottawa, we were very disappointed with the high prices of some very small and sub-par apartments. We then checked out some Sleepwell apartments, and were able to find a very spacious and affordable apartment (all utilities included) right in the heart of Ottawa, minutes away from the University of Ottawa. We've been with Sleepwell for around a year and a half now, and have been extremely pleased with our apartment and Sleepwell's service. Sleepwell have been extremely attentive to any issues we've experienced in our apartment. The maintenance team is very friendly and have quickly resolved any issues we were experiencing. The building itself is very well maintained and clean and is in a very nice neighborhood. Their management team is also excellent. They respond to your concerns very quickly, and do their best to accommodate you in any way they can. My partner and I are engaged in graduate studies that demand the majority of our time, so we are very pleased to have an apartment that we do not have to worry about, as it is so well maintained by Sleepwell. Sleepwell Property Management has been very responsive and empathetic when it has come to communicating with the employees. As a student it has have been nice to be able to know that the management team is fair and considerate. A big bonus that I thought was nice especially since I moved from out of town is that they provided student discount cards to various businesses in the town. It makes easier for someone to get better acquainted with the town and is a cool way to support the local businesses!

I've been with Sleepwell for 4 years and really have no complaints. I'm only moving for employment purposes. Anything that required repairs were done in a timely fashion. Their customer service was pretty good especially Bonnie. She helped me quite a bit so thank you Bonnie! My only gripe was over the past couple of months. Someone has been breaking in or sneaking into the building and targeting the washer and dryer for change. It's a huge inconvenience when the laundry services are out of order for an extended period of time. An easy fix would be to get a new washer and dryer that utilize cards rather than change. It saves the company money while keeping the tenants happy. Also investing in a front door that isn't easily pried is always a plus. Safety first! All in all, I give them 4/5.

It was tough to find a landlord during the pandemic that wasn't trying to up the rent to make up for lost revenue because of COVID. I’ve been with Sleepwell since April 2019 and I’m very pleased with the services they have provided. The building I’m in is clean and well maintained. Before moving in the apartment was cleaned, and anything I felt that needed to be fixed was done in a timely fashion. There is lots of parking and they offer private laundry as well as having the main office close by and the property manager is always available and super friendly.

My wife and I have been Sleepwell tenants for about 2 years and the experience has been very positive. We love our place and it has been maintained well by the maintenance staff. When we have requests, they are answered promptly and issues are addressed. Snow removal, furnace, plumbing, landscaping, etc have all been regularly provided without issue. Sleepwell has also been flexible in cases where required.
Renting with Sleepwell has been such a more pleasurable experience than other renters I have previously rented from. When our sink was backed up, the team had an associate come differently to us within a day to fix our problem. Unlike other renters, they didn’t just patch up and hope it fixed the problem, they well assessed the issue and replaced the whole piping under the sink so the problem didn’t reoccur.
A few months ago I decided I needed to find an apartment after 40 years of living in a house. It was more difficult than I thought - getting someone to respond to a request to view an apartment, accommodating my two pets, finding rent within my means, etc. However, I was fortunate to contact Sleepwell Property Management in Pembroke about an apartment and the issues I was having renting an apartment resolved. I have been happily living in a renovated, comfortable, and charming apartment. The rent is within my means, I have my pets with me, it is close to my place of employment, and it is on the main floor, which I required physically. The ease of paying my rent and requesting assistance or repair on the Sleepwell website is very helpful. I have had quick responses each time that I have communicated with the management office. Sleepwell's local representatives have turned a stressful point in my life into a positive experience. Thank you.

Alexe answered emails fairly promptly and provided us with all the information needed, not to mention she was extremely flexible with regards to when we were available for viewings. She answered all of our questions honestly and openly, and she gave us some great tips which led us to obtaining our dream apartment! We're extremely excited to move forward with this management company and to move into our unit come September.

Sleepwell took over management of our building in the last year. It is an old building and so we have needed a few repairs over the last couple of months. Sleepwell responded within 12-24 hours of each issue we have had and eveything was usually completely fixed within 48 hours of submitting the ticket through their online portal. They are really on top of repairs and we have been very pleased with everything they have fixed or replaced.
I just started renting with Sleepwell and it’s been an absolutely great experience! Everyone has been extremely helpful and its always such a pleasure interacting with them. Their leasing team was always available no matter the time of day regardless if its being the weekend or holidays. I would highly recommend renting from them!
Unhappy with our first month renting off Sleepwell. The first week we moved in the heat and water to the building was off for two days. Two of us contacted sleepwell but no reply back till two days later. We got to freeze the first week of moving in with no water. Staff wasn't all that helpful and was slow to help. Everything sounded great while signing the lease. But reality set once we moved in.
Staring a new chapter is challenging especially in a new city.. Sydney helped make my transition a little bit easier. Thoughtful, knowlegable and understanding. My first maintenance requests, Ishmael wss on duty..he went above and beyond, 6x6 fioot clock on the wall. Put it up with a smile. And them it feel and back up it went again. This time it was Chris. Professional and knowlegable ( Ishmael can't leave you out) Chris worked out creative ways to make everyone happy without spending an arm and a leg . I'm happy that the window opens...thanks to him out of the box thinking works. At the end of the day I am happy to have chosen Sleep well and the amazing and talented people who make this company a success.

I have been with sleep well for a year and a little bit now. And since day one they have been extremely trust worthy and reliable with everything to do with my needs as a tenant. Especially Sam from sleep well is an absolute pleasure to deal with. I had to contact Sam regarding a serious maintenance issue two days ago, and she was on top of it right away and resolved it within 2 days while keeping me constantly updated. As someone with anxiety issues this meant a lot and went a long way towards helping my mental health. She is also the sweetest and willing to listen to your problems. Dealing with Sam has always made me feel valued and not just like I'm just another tenant to babysit.

We have had an absolutely wonderful experience renting with Sleepwell. Our apartment was clean and well-kept under the first tenant and Sleepwell ensured it was still that way when we moved in. Our move-in inspection was done in a timely manner and every Sleepwell employee we have communicated with has been friendly and professional, reminding us that they are available at all times for any issues that may arise. Some of our favourite perks have been the weekly garbage service and the fun, festive, and up to date events and calendar posted in the front entrance of our building. We hope to stay in this apartment for years and will definitely look to rent with Sleepwell again in the future.
I’ve been dealing with Sleepwell for almost 4 years, in my field we deal with a lot of property managers, building owners, business owners and tenants. In my personal experience with them I’ve had nothing but support and professionalism from the entire staff! Starting at senior management with the Vice President, there service team and the staff behind the desk they are all always their to support us, they make our construction projects run smoothly by working as a team with us to ensure their properties and tenants are treated with quality and respect. I chose to write this today after a hard few weeks of construction and my foreman and workers wanted me to reach out to the service teams manager to thank them for all the support they consistently give. Before finding an apartment through Sleepwell Property Management, our search in the Pembroke area was turning up few options. Both the building and the unit we are renting through Sleepwell are immaculate and located in a beautiful area of downtown. The property manager that showed us the apartment, Michelle, did an excellent job of presenting the property and answering any questions we had. We own a multi-unit in Pembroke, ON and Michelle from Sleepwell is our property manager. She inherited some pretty tough circumstances. The previous property manager neglected the upkeep and filled it with sub-standard tenants. Michelle has done her very best to deal with these tenants and to work with the condition of the apartment. We appreciate her professionalism and can finally rest assured that our unit is in capable hands, and should we continue with its ownership, we’re confident we’ll gradually turn things around with her help. The place is currently listed for sale, and Michelle has been invaluable in really selling the place. Her belief in the potential of our unit is infectious. Anyone seeking property management services in the area would be well served to enlist her and Sleepwell.
I take pride in property management companies that know how to do their work. My spouse and I were both property managers and we know how hard this job can be. And we certainly know how hard sleepwell property management works at keeping up properties. I would refer sleepwell Property Management to anybody that is looking for a great place to live that is managed properly by a company that does their best to make you feel comfortable. You guys simply Rock! I see only one problem with property management companies in Ottawa. If you have problem tenants then you should not be sending emails to them. Problem tenants turn their backs on emails and even if they did read them they can tell you that they didn't. When they cause problems for other tenants then they should be dealt with directly by a being handed a letter telling them that if this happens again then the next time they will be going to the Tribunal. Emails are no way to deliver noise notices or eviction notices or anything like that. This type of work should be done in person.
I found my correspondence with Amanda Cornish to be highly unprofessional and hostile. I did not feel supported by Sleepwell Property Management, especially as students during this global pandemic, we should not have to deal with Sleepwell violating the terms and conditions of our original lease as well as their shady and predatory business practices.
My college going son has been renting from Sleepwell for over a year and he has nothing but the best things to say about them. The building is clean, repairs made in a timely manner and the staff is very professional. Sam, who we have always dealt with at the front office has been simply amazing. She is quick to respond, is very polite and extremely helpful. On one occasion, when my son's financial aid check was late, and he couldn't pay his rent of time, Sam made sure she talked to all the appropriate people in billing and accounts for us and even waived all late charges! We will always rent from Sleepwell.
I have rented from Sleepwell in the past and had a great experience. The rental agent that assisted with my move in was very kind and welcoming, my unit was clean upon move in and any items that needed to be fixed were addressed in the following weeks. Rented with Sleepwell for 1.5 years and had minimal issues with them. All staff that I interacted with were kind and friendly. I had my cats living with me and Sleepwell gave me no hassle. Any questions or unit issues are dealt with in a fast and smooth manner. Would have liked a bit more communication between maintenance people and myself for how they addressed certain problems, as I had to ask for a certain fix a couple times. I would definitely rent from them again!

I moved into my apartment at the beginning of the year and was blown away by how clean and presentable my unit was upon move in. Renovations were still in the works when I found the place; the finished product exceed expectations. Would 10/10 recommend them as a property management company.
I have been with SleepWell for 2 years now. I would say that the Estate management company does well. They have people who regularly clean the hallways of my apartment from time to time. They are also very helpful when it comes to things like room renovations or issues with appliances. I also appreciate the fact that they always give you a 24 hour notice before coming into your apartment (if they have to). I would definitely consider looking for their apartments if i move again. Overall, SleepWell is good!
