We used Ian charlebois real estate to sell our home in Kanata this summer and they were outstanding. Before choosing a real estate agent, I conducted a lot of research to see who would be the best choice based on the investment they make into selling the property (time and effort, not necessarily financially) and how they promote their listings. Ian stood out as the best Ottawa has to offer: their organic rankings are excellent (meaning people find listings on his site easily), their social media presence was strong, and I could tell they put a lot of work into their listings. We spoke with Ian and Rachel and then met with them at our home. They spent hours answering our questions, providing objective data regarding how many homes they sell, how long their listings typically stay on the market, and providing tons of info on comps in the area. We were concerned that our house, which was located pretty far from downtown and in a neighborhood with hundreds of similar homes would be tough to sell. Ian and Rachel made the process incredibly easy and took extra steps many other Realtors don't (but should), like having a pro come and give us staging tips, having professional photographs taken, and a lot more. When we saw our listing we were blown away. Their hard work and knowledge of what it takes to sell a home really paid off - our listing looked amazing and knocked out the competition. The second buyer that saw the property put in an offer. Our house went under contract just a couple days after we put it on the market at well over asking price. We accepted! Finding our home was a really positive experience. We must have seen over 20 homes which some I really loved and did not end up making an offer. They were able to tell some defects in some of the homes which I did not notice and they guided me not to make an offer. Trying to sell our home in what’s considered rural area was tough. We’ve had it on and off the market a couple of times (over a period of probably 2 years) before listing with Ian Charlebois and his Team. Ian was highly recommended as the best in the City by my personal coach and trainer. I didn’t waste time in contacting their office. The response back was immediate and from there the timeline to sell our home was roughly 4.5 months. Meeting Ian and Rachel the first time was easy. They had done extensive research prior to our meeting so came very prepared with comps and variables in and around the area. One of the things that popped out for me: in my experience with previous Realtors … the technology that Ian used was so easy in my already hectic filled days. Everything was electronic, there was no need to try get time off work to meet with my Realtor to sign paper work, or arrange signing around family dinner time at home, and then repeat if changes, amendments were done. This was extremely time effective, resulting in quick turn-a-round time between Seller and Buyer, something I’m not sure all Realtors utilize. Once the house sold, I needed to find a new home. Rachel was my Agent. Going through personal changes on top of looking for a new home was a stressful time in my life. Rachel was the breath of fresh air I needed to help me focus on what I needed to do going through the buying process. Her support, and patience is just so amazing, I can’t say enough! I told her what I needed to have, the budget I have, and the area I need to be in. She lined up a handful of homes and we spent an entire afternoon going from home to home. Her homework on each house, the “history” to the homes were done. She was able to advise what to consider for each home, pro’s and con’s …. It was all valuable information I needed to have in making my decision. That evening my decision was made and I have a new forever home. I found my new home in one day! It all happened very quick! My only regret is I hadn’t heard of this great Team 2 years ago ????
