Initially, e-mails were responded to very promptly, however upon a few days of no communication, I was eventually told they had nothing for me. So, my condo of 5 years just sold for almost 10% over asking - in less than a day. The offer came through in the 20th hour - actually. But let me back up the train here for a sec and tell you how it all began with an agent named Giulia, backed my a team on a mission. I found The BREL Team after Googling phrases like 'Toronto's best real estate agents' and 'the value of staging your home for resale', along with 'marketing tactics of the best real estate agents'. So naturally, I clicked, saw a website that was incredibly well-designed (unlike the norm) and shot them an email. That's when I 'met' Giulia - about 5 minutes later, over the phone. She told me exactly what she thought of the market, the current opportunities and her plan for selling my place. As a digital marketer myself, I gotta say - it was better than any pitch you'll find in a text book. Within a few more minutes she sent me that comprehensive strategy in an intuitive online presentation, and, wait for it - offered me a competitive and fair rate that included all the top-end staging rentals (a lot of agents DON'T do this). According to the local real estate board, condos in the area sell in about 27 days. She had ours revamped (cleaned), glamped (staged), listed and sold before I could say Bob's my uncle (something like 5 days from the moment I hired her). And I am overseas, 6 hours difference, yet there was no fuss or muss - everything was seamless. Oh, and then she got more than asking - I mentioned that right? And asking was ridiculously high. Like it was insane. But she even shattered that barrier for a record breaking sale. So, clearly, I'm sticking with this Giulia character. Anyone need an agent? She'll impress you beyond your wildest imagination. Trust me.

As a first time home-buyer, and an A-type personality I did a lot of thinking and planning as my job moved downtown and it had always been a dream of mine to work and live downtown Toronto. I did a lot of initial dig work, but realized after a certain point that I needed the help of a realtor. We recently sold our condo and purchased a house with Kristin and Giulia from the BREL team. Their focus on customer service made the whole process so easy. Kristin took care of all the details prepping our condo for sale and we didn't lift a finger. We were literally on vacation while she took care of everything, checked in on Skype to find out that she'd negotiated a great price and signed the paperwork from my phone. When we found our new house six weeks later, Giulia also made the whole process as smooth as possible. After our offer was accepted, she showed up at the restaurant where I was having lunch to pick up my cheque, so that I wouldn't have to run the errand myself. She even stocked the house with moving day essentials like cleaning supplies, trash bags and gift cards for beer and pizza. My only caution is not to use their handyman. He came to do a few small jobs for us before we moved in, but didn't seem to measure or mark things out before he started drilling. Our house is a new reno and now our brand new walls and baseboards are full of sloppy and unsightly holes because everything he installed took at least two tries. I sent him home before he was done and will have to hire someone else to patch up his mistakes. It was a sour note to end an otherwise really smooth transaction on.

She worked with me to identify the best locations in my desired area, and honed in on the perfect apartment for me quickly. Once I decided on an apartment, she walked me through the entire process of bidding, signing the lease, paying deposits, and even setting up utilities. I wasn't an easy case (immigrant with no credit score, etc.), but I never felt that was a hindrance. Yes, you could in theory rent an apartment on your own, but Dena found alternative methods to get things done when the options available weren't feasible. Highly, highly recommended. I know what agency I'll be returning to when I buy my first property.

From a first-time homebuyer's perspective, here's all the things that I think matter: 1) Available and patient: Giulia took our call at 9PM on a random Wednesday night, and talked to me for as long as I needed to help me decide if I should go with her as our realtor. Great decision that I did! She was there for me throughout the entirety of the process, answering all our rookie questions, at any hour and in any medium. We even set up a chat group with her, and she was extremely responsive. 2) Not afraid to speak her mind: She comes from a construction background herself, so she knows when something is wrong with a house. And all are there for you if you need them. 4) Dealmaker: When it came time for the actual purchase, Giulia strategized with us, helped me decide on a price, and most importantly, knew how to close the deal and get me the house I really wanted. We were upfront with Halina when we first met her about our past experience, and Halina was very sensitive to our situation & instead of promising the stars and the moon just to get the listing, she very patiently walk through the steps she would take to help us get the property ready for sale and get the place sold at a fair price. Halina took her time to research on the price taking into consideration the current market conditions & she priced it right. Their amazing staging team of Kiel and Jim (and Halina) totally blew us away - they knew what the space needed & staged it so well that we weren’t even sure we wanted to move :) Halina was very thorough in verifying all the information needed for the listing not leaving anything out. Lisa Bernarski. Seriously - just add her to your contact list and be done with your hunt for a rockstar ‘get it done’ real estate agent. I’d been ready to buy for close to a year and had worked with 3 other agents to no avail. I get it: I’m an out of town, first time condo buyer without the million plus dollar budget who knew exactly what I wanted in the 3 block Yorkville radius I wanted. I was clueless about some aspects (2 words: bidding wars…) but knew others a little TOO well. Lisa was able handle that combination in addition to my bouts of anxiety, doubt, and stress with aplomb. If you're a first time buyer in particular, go with BREL, they're so thorough, thoughtful, and patient and will make your experience educational, painless, and end up with a great place in the end! They will do all of the following: help you buy a place, do everything remote, tour places on your behalf, comment on any available listings, make recommendations for lawyer / mortgage lenders, find a renter for your unit (if buy with them and they find someone it's free, otherwise it's first month's rent), and basically *any* needs you have related to your situation! We were Canadian citizen first-time buyers looking to buy a condo in Toronto, but living abroad (3hr time difference). So our situations was a little unusual and we were a bit worried about how complicated this process will be, but Halina and Dena made it absolutely painless. They are both incredibly responsive (usually within 5-30min during working hours, never more than 6 hours if it's at night), thorough with their work, and will do whatever it takes for your unique circumstance. In our case they've had to help us via emails / chats / hangout calls, tour condos for us (including taking photos and videos), and arrange signings / pick ups with our parents since we couldn't be in town. When you decide to go with BREL they register you with their system where you can get email alerts as soon as a place matching your criteria is listed or is updated. You can also like / comment / add to list on specific listing (which your agent can see and respond to). We just emailed them directly every time a new link came up that we were interested in, and they would always provide us with their assessments of what the surrounding area is like, prices of previously sold similar units, condition / reputation of the condo/unit, etc. They'll also call out details and any potential red flags like how much sunlight the unit gets, if the place is close to night life, unit is under/over-asking, layout, and more. This was so, so helpful for us, it helped us move quickly on the units we did like, and write-off ones we didn't. Dena is such a pro and knew all the ins and outs of the condos / areas in Toronto and gave us all the inside scoop! We sent them so many listings and probably had a 70+ long email thread going by the end just getting their thoughts on places! When we did decide on a place we were interested in, Halina and Dena went through the entire process with us SO thoroughly, including exactly what to expect each step of the way. They video called us to walk us through each section of the document we had to sign to make an offer. There was an extenuating circumstance for us where the deal almost didn't go through, and Halina actually recommended to us at one point she felt it was too risky and we should not go through with the deal (which showed her honesty and integrity!). As we debated on what to do, Halina superwoman'd her way and found a way for the deal to go through and we wouldn't be exposed to any risks, all within an hour! They will also give some recommendations of mortgage lenders and lawyer firms to use. For mortgage, if you have the chance to work with Jake, he is AMAZING - detailed, thorough, responsive, and knowledgeable just like Halina and Dena. We ended up not going with him only because another place had a much lower rate that I had locked in months ago. Their lawyer firms we didn't have as much success with, but that will be for a separate review! We are very happy with the condo we ended up getting - and you know how I know it's good? I sent my mom, a very critical person who would find everything wrong or possibly wrong, to take a look, and she came back she said she was pleasantly surprised and everything looked meticulous! If BREL could recommend a place to us that even passes my mom's test, that's the ultimate proof on how detailed and responsible they are!

Dena was great. I have no clue how she had the patience to deal with us. We probably wrote each other 100-150 e-mails. I am going writing this review of BREL because they are a phenomenal real estate group, I want them to do well, and I think that anyone who is taking the time to look through real estate reviews should just stop now and make a decision to use them. With BREL’s help, my fiancee and I sold our condo and bought a new home. We worked with them on both sides of the equation. In both instances BREL was: great at what they do, fun to work with and they made things easy. They have basically created the perfect real estate model. Compared to my last experience, they were miles ahead. We sold our loft the first weekend it was listed. BREL staged it really well (we didn’t want to move after that had been done), took photos that I will keep (amazing photos), recommended and coordinated a well-priced guy to do some minor fixes and marketed it across a whack of social media channels as well as the usual places. They seem to provide an extra level of service all within the usual fee structure. The entire team is super nice to work with. Also, they didn’t play games with selling price and try to list low to get a bidding war. As a buyer, I hate those games, and really appreciated the level of honesty that they displayed throughout their communications with other agents. Basically, they were upfront and honest with pricing and managed to sell our place for a really good price. They also helped as buy a home that we love and I’ll just say a few things: 1. There was no pressure to buy right away and I never felt that we were inconveniencing them with last minute requests 2. They got back to use right away whenever we had questions 3. When Brendan looked at houses with us, he sort of focused on the practical and structural aspects so that we could focus on our gut reactions 4. Brendan and Mel really helped us when it came time to put in a bid and they set our expectations so that we could make the final deal happen BREL has a network of awesome people that they work with, from lawyers to mortgage brokers and they made the entire process EASY. Their broker offered us the best rate we could find (we looked around). And they have every possible resource ready to help with the process, from neighbourhood guides to buying tips to checklists for each stage of the process. Again, they make it easy. As renters in our 30s looking at the intense market, we were ready to give up on buying a home in Toronto and beginning to look elsewhere such as Hamilton. I contacted Brel based on good reviews and was connected to Dena. She is very sweet and quick to respond, but I would not recommend for people out of town. I only spoke with her briefly and the rest was through email. Right away she sent me listings above the budget I told her, but I went with it. When I put in my first application, she said she didn’t think they would approve me based on my income. That’s a good indication she should have consulted me on that prior to sending me any listings. She said she could do a video tour of some places and I asked specially for good shots of the closet and bathtub. I saw 1 video and it didn’t include shots of either. Considering this was the only way for me to see the space, I expected better. I got a nice spot, but it was not without its stress. As someone from out of town, I relied on her for information. I asked about other fees and she said there were none. I later learned about an elevator deposit, which the bank told me is very common in Toronto, and a key deposit, which the selling agent worked out with me. The contract I signed was altered when it was signed back, adding new conditions that were never discussed with me. I expect my agent to review paper work before I get it, and inform me of things I need to know. She told me the wrong place to get power hooked up and gave me poor info about the insurance as well. I was relying on someone to be my eyes and ears since I wasn’t there, and looking for someone familiar with the area, she was not it, but assured me she was. I appreciate I was able to find a legit spot while not being in the city, but it was a very negative experience for me overall,during a very stressful period. I’m sure had I been in the city and able to inform myself, it would have been a different situation; although she said most of her clients are not in town. She has a very laid back, don’t care, “you’ll get your key eventually” attitude
