Most of my experience was with Jazz Awadh and...wow. Honestly speaking, I've dealt with close to a dozen Realtors in the past 2-3 years (personal and investment in both residential and commercial). I wouldn't ever go with anybody else other than him for residential real estate in the GTA ever again. He showed me countless homes, did a ton of market research, has a strong passion for real estate, and is just an awesome guy. He gave me great advice, guided my expectations, and helped me out when I ran into certain issues. He actually became a good friend through my search for a home. I didn't have too much contact with Justo, but they promptly matched me up with Jazz, gave me homebuying resources and suggested affordable third party contractors, and even fixed an issue with the law firm they use--that's the one and only thing I'd recommend they improve-- try to get better legal partners. The one they matched me with severely lacked attention to detail. And finally, they reached out to get me a cashback cheque as soon as the commission reached them. I loved the transparency, professionalism, and eagerness to solve problems by the brokerage. But, in my opinion, easily the best asset they have is Jazz.

It was great to find Justo for my house purchase. If you don't really see much difference among realtors, it would definitely make sense to choose the one who would give you good cash back. Everything went through as advertised. The only thing which was misleading was the legal side. The advertisement says lawyer is provided and sounds like it's free, but actually the legal fee is deducted from your cash back. Overall satisfied and would definitely recommend to my friends.

It is a good way to save a bit of money given you know what you are looking for and know how to check for comp prices. My agent, Paul, was responsive and professional and I am satisfied with the result (bought a place). You do need to know your prices, set the right expectation and know how much you are willing to bid, what to look for etc. The rest is a breeze.

They offer a variety of agents and real estate professionals specializing in different areas and are available to assist you. In the event you would like to change your agent Justo allows you to do so quite easily with just a phone call which is a major bonus if you are open to looking in different areas. My agent Michelle was great and made the buying process quite easy. She was very helpful and we closed a deal on our first bid. As far as the splitting commission goes, it is as advertised and the company promptly follows up closing the transaction to deposit funds directly into your account.

We've been recently through a lengthy process of up sizing our living space. To say it's been complicated would not do its justice. From choosing the right city to move, to the right property, playing some bidding games and arranging financing. And I'm not even talking about simultaneously selling our existing property and timing the both accordingly. We came across justo and decided to give them a try as their list of services looked compelling as did their rebate thing. Now that both selling and purchasing processes are coming to their finish lines I can tell We've been lucky to work with those guys and out appointed real estate agent Jim Rizvi. Jim's been supportive throughout the entire process ans was always very fast to reply to any of our questions whether it was something related to documents or individual properties or the process itself. The purchasing was quite frustrating and we had to compete with a few other buyers, but when time came to sell our current place Jim helped is to score a higher price by negotiating with the sellers side (thanks for that!). It was a very tough time as financing depended on us successful selling it, and skipping the details I can tell we did sell it the very next day we listed it (I think professional photos made by justo helped a bit). I'm just happy to get over this mentally draining process soon and thanks to Jim and other guys, we'll soon move into our new place.

We just wanted to take a moment to highlight the professional services of Gerald Deer. We were unfamiliar with Justco, and was put into contact with Gerald upon contacting the listing agent for a property we were interested in seeing. Given Covid-19, we were uncertain as to how showings were taking place. Gerald showed up at the showing on time, dressed extremely professionally and was 100% in compliance with all health and safety regulations in place. Our immediate first impression was that he was on the ball! Admittedly, we’d been searching for our home for over a year and never found a real estate agent that impressed us. During that year, we had come into contact with a number of real estate agents who all had their best interests at heart: making their commission. We could tell that Gerald was different than other Real Estate Agents we had come into contact with by the sole fact that he actually gave us the time to appreciate the property without pressuring us. Gerald provided us a thorough walk-through and then stepped off to the side to allow us the opportunity to discuss our thoughts privately. He was neither pushy (like other agents) nor did he have his own interests at the forefront. For the first time in an entire year, we actually felt like he cared about the biggest investment we were about to make: buying our home ! We could tell that Gerald ACTUALLY wanted us to feel like the property we were about to buy felt like HOME. Shortly after putting together our offer, Gerald informed us that there was a possibility of a potential bidding war. Nonetheless, Gerald was able to strategically navigate this and ensure that we got the property (with a commission rebate) at the BEST POSSIBLE PRICE. He also assured us that given his background as an appraiser, he was confident the price was right! This was definitely reassuring to us, particularly because we had heard horror stories of banks having their own appraisal conducted, with buyers later finding out that the price offered was in fact much higher than what the bank deemed it to be valued at. This was definitely not the case with Gerald! Our mortgage broker was able to get back to us so quickly and did not even require an appraisal to be conducted because the system was able to validate that the price was on point. My experience with Justo was nothing but positive. My husband and I were looking for a real estate agent that was trustworthy, reliable and really cared about our interests in looking for a home. We were referred to Domenic who helped us search for a house in the GTA area...we are first time home buyers and don't really know much about what to look for! Having worked with a dozen realtors, I can attest that Michelle Plach is among the best. Despite facing historically bad market conditions (no hyperbole), we were able to find a great deal and an excellent house. I am grateful to Michelle for her work ethics, diligence, patience and consistent support. Justo is a brilliant platform; the typical 5% realtor fee was introduced during a time when an average house would cost 300k, which has since increased to 1.3mil. Therefore, a rebate – in my opinion- appears fair given how hyperinflated real estate market is. Having said that, I want Justo to succeed more than probably Justo itself. However, I can only recommend them with some hesitation: initially, we were assigned an agent who had only sold 2 or so properties in her career. Our initial budget was 1.4 million. This is not something that a starter realtor can do… I understand everyone has to start from somewhere, but instead of assigning a recent graduate, Justo should have assigned a more senior member. We asked for a different realtor based on recommendation from others (Michelle) who ended up being an amazing person to work with and very qualified and experienced. I certainly hope Justo could recruit more experienced realtors like Michelle.

After we made our decision to buy a property in the GTA, our next task was to find a great broker. We were specifically looking for someone highly knowledgeable and professional. At the same time, our priority was to minimize our costs - we had heard of quite a few firms that offer discounts and cashbacks, but when we interacted with some of these firms -we either found them lacking in professionalism or knowledge or they would simply put an arbitrary ceiling on the number of house visits that they would accompany us for- after which they would begin to clawback the cashback - something we found preposterous. Then, after reading an article in the Toronto Life, we learnt about Justo and decided to reach out to them - right from the get go, we had a fantastic experience with them- simply put, they had a fantastic process and an incredible team. After a quick call with Carolina Penuela, who gathered information about what we were looking for, we got introduced to Domenic Ricci, who was simply put, just awesome. Domenic is a rare find - apart from being highly professional, responsive and immensely knowledgeable about the real estate market, he is also very personable -what impressed us most about Domenic, was that he took his time to really understand what we were looking for and could discuss the pros and cons about the target areas- this allowed us to build a quick understanding of what's happening in the GTA, not just our target areas - we were surprised to learn how much confidence this information gives you, while making your decision. Needless to say, Domenic is immensely patient. What we also realized as went through the process is that it is really critical that your agent is highly responsive and is available even on weekends - Domenic impressed us on this front as well- whether it was a Sunday or a long weekend, Domenic got back to us almost immediately and every time, Domenic also helped us negotiate the price of the property in a highly effective fashion. Domenic is highly knowledgeable about issues that come up during property inspection - armed with this knowledge, we could negotiate the seller down for a number of defects which we had no idea about but Domenic noticed as soon as we entered the property - this allowed us to fairly value the property before making an offer (and before the home inspection). In a nutshell, it was an absolute pleasure working with Domenic and we look forward to working with him on our next investment. We would highly recommend Domenic and Justo for your next purchase.

I am a first time home buyer in Canada and was looking for an experienced real-estate service provider. After doing some initial research and looking at the overall expenses for purchasing a home, I was slightly discouraged with the different fees that we need to pay for realtor commission, land transfer and lawyer. I did come to know that some Realtors do offer cashback, but I wasn't able to trust that. I came across Justo and contacted them to know how they work and how they can assist me in my home purchase. Justo's client ambassadors are excellent and patiently walked me through the entire process. They also got me in touch with Paul Singh, who is a realtor in their team. After talking with Paul for close to an hour, I was convinced that Justo is genuine and that their Realtors will provide excellent service. Paul is super experienced and patient. In my first conversation with him, he explained me home purchase process and what all I would need. He asked me what areas I want to look at and guided me whether those areas would be good for my budget and my family needs. He also explained what kind of home I should buy, whether I intend to buy for personal use or for investment purposes. We started the entire process in Jan-2021, when the housing market was at its peak; Lots of bidding wars, over asking prices and reduced availability had me worried. Paul was always there to re-assure and calm down my nerves. When we would go for house visit, Paul would always come prepared about the home (rooms, upgrades, design features, basement details, etc). He also would have an idea about other comparable homes within the area and would provide his observations on the price range. Paul's always welcoming smile and detailed explanations helped us in making a decision for our first home. Paul also helped us get in touch with Diamond and Diamond Lawyers, who are excellent to work with. We got a Justo special discounted rate for the lawyer fees. We are glad that Justo and Paul were part of our home buying journey and cannot thank them enough for their guidance and assistance. P.S. Horrible ! I would give Justo negative 10 stars for the bad service. 3 months of headache and stress which could’ve been avoided if I went with the usual Remax and century 21 brokerages. I do not wish this 3 months of headache and frustration on anyone. Lost a huge amount of time and money from using Justo to buy 2 properties. Thank goodness I switched to Century 21. I went to century 21 brokerage after Justo’s unprofessional behaviour was documented on email, audio recordings and phone call threats to keep the bad experience confidential. The Justo CEO asked me to write an email waiver that I will not be telling anyone about the bad experiences. The Century 21 brokerage owner could not believe how Justo brokerage treat their customers. The justo realestate agent that ruined my property purchase experience and caused me large financial loss (with evidence) begged me to buy another property with her a month later through text message. When the seller agent from Remax with 33 years experience was negotiating, my justo buyer agent with one year of experience was silent over the phone and did not speak much before the conference call ended. Seller got exactly what they wanted while I took all the risk and loss. I lost a lot more money on my property purchase than just the tiny cash back. If I went back time, I would avoid justo completely. After the 1st closing with Justo, I did not want to have anymore business with Justo. The Justo CEO (Moti) sent me audio files telling me that he will give me compensation and VVIP service if I don’t tell the public about bad experience (one hour after I told him that the bad experience should help other customers make informed decisions). I was threatened to not speak up about the bad experience repeatedly through multiple harassment phone calls and emails late at night. ( screenshots of Moti calling me numerous times in a single day ). At 9 pm at night, Justo CEO calls me using Whatsapp phone number displaying a photo of his cat to warn me to keep the bad experience confidential and forcing me to write a review that I’m happy with their service. I have told the company that this unprofessionalism is not good in the industry. I had to tell Moti to stop contacting me on Whatsapp as it was extremely unprofessional. I was outside with my family in the evening and Moti calls me again and asking me why I didn’t write the waiver to not disclose the bad experience and pressuring me to send it soon so he will introduce the agent Paul Singh to help me finalize my house purchase. It is beyond the code of ethics that governs the behaviour of realestate brokers and agents in Ontario to exude this type of behaviour recorded by evidence. The Justo brokerage owner Mark is aware of the additional financial loss I have incurred due to his staff including Carolina and others providing wrong information to me for one month on emails. Mark acknowledged that the he will talk to his staff to ensure they don’t provide wrong information anymore in the future. Mark was great at listening to the customer’s problems. For one month in April, I was receiving emails from Justo stating exact words “we don’t have good news for you”. Carolina sends me more emails week after week “I’m so sorry I still don’t have good news”. Somedays, Justo doesn’t even respond to my emails as the closing is done and they got their commission and brokerage fees. My time is very valuable and so is my investments. I was dragged around in circles on emails with no resolution to the problem for one month before any action was taken!

The experience with using Justo was very bad personally. I used Justo to buy 2 properties. I was beyond disappointed with the service. I have lost so much time and money using Justo for my property purchase. I have lost thousands of dollars, I will never use Justo again and regret giving them my business. I do not recommend to my friends and family. I cut off Justo and purchased the $1 million plus dollar home with Century 21. In 3 days, my offer was finished with Century 21 realestate agent on a beautiful luxury home. The service was excellent with century 21. I get 60 % cash back on entire commission and it is on documented agreement with century 21 agent who has 3 decades of experience in realestate. My century 21 agent got me the $1 million plus dollar luxury house finalized with $15,000 deposit, below asking price and great conditions favorable to the buyer. We sat there while the agent did all the negotiation with the seller agent and got the good news to us. Justo is not a full service realestate service. They have average inspectors and closing lawyers which they will send but you pay yourself. If you want a very experienced and platinum quality inspectors and closing lawyers, you do all the extra work yourself. Their advertisement is very misleading, just be aware. What I expected based on their advertisement of full service and new MLS artificial intelligence data upload is much different in reality. If you google 1% listing brokerage, there's many brokerages charging less than Justo's 1.25 % for listing your property to sell. In my 3 months of using Justo (April to June), I was very unhappy and the management team did not resolve my issues for over a month until I was furious. The Justo management and co-founders was aware of all my horrible experience and till date there was no apology. Daphne was copied on all emails where the staff provided wrong information to me. Mark said the information Carolina told me in email is completely wrong. For my first property purchased through Justo with Marcy, I incurred 90 % of the work and loss after the offer is submitted. With zero advice or help from Justo, I ran to the city daily for my permits and arranging architects/engineers phone contacts myself. My Justo agent never provided me the E2 300 zoning permit that existed for 3 years for the plaza. The number one priority of commercial purchase is the zoning permit. The city told me the permit is already there with the seller. Despite having a buyer agent, I did all the work. I contacted the sellers architects for zoning permit, roof drawings, electrical drawings, mechanical drawings, duct ventilation and gas pipe placement, OBG matrix for firewall separation (which all documents should have came before closing but never happened).The second property was also not a great experience working with Justo personally. I have never experienced so much stress and disorganization until working with Justo. The Justo co-founder Moti insulted me by telling me this exact sentence: "you should not be the type of client that complains the restaurant food is not good". Furthermore, Moti made unprofessional remarks towards my race/ethnicity and sent me a text message that he found me a "Justo realestate agent from your background and speaks your language (Paul Singh)". I found this behavior extremely offensive. After switching to Century 21, my Century 21 full service realestate agents ran around for me from finding me the right door handle, window fixtures, chandeliers, basement contractors, saving me time on city permits, backyard deck, providing list of all restaurants and stores in the area, future property appreciation estimation reports in 5 years, rental prices in the area for investment properties, builder background information, home brick/wood structure quality, providing connection to the best architects and electrical engineers, accompanying me to get permits and renovation stores, providing my land survey for my fencing etc. All of these services listed did not happen when I used Justo for 3 months.

Don't fall for their cash back incentive. They list the houses a few hundred thousand dollars above the actual value and try to fool you by giving you a few thousand dollars in cash back. Make sure you use a realtor, find one that will do it for $2-3k and keep another 1.25% realtor commission to yourself. Otherwise they will represent both sides and they will take 2.5% and you will get 1.25%. But can't stress enough, even if you get the 2.5% do your research. They tried to sell me a house in Dufferin and Bloor for $400,000-$500,000 above market value. Do your research!
