I, Ekateryna Sokolova was the process of selling my house 6370 Shapton Crescent, Niagara Falls, L2H0L8, as a result of my marital separation.However, it has come to my attention that your agent Mr. Tony Gigliotti covertly worked with my husband, engaging in unprofessional and unethical code of conduct, producing a conflict of interest.Consequently, I am cancelling this fraudulent vending of my property.
While denying of any collusion with my husband, Mr.Tony Gigliotti pressured me into accepting a back-dated “Notice of Fulfillment of Condition” on February 25th, 2019 despite knowing that the buyers' have not received their mortgage prior to the contract deadline—February 24th, at 5 pm (which would have annulled the deal), is prime evidence that this transaction was unlawfully orchestrated by your agent and my spouse.
Moreover, Mr. Tony Gigliotti never explained to me the terms, conditions, and ramifications of the said contract, deliberately taking advantage of my stressful divorce situation, my limited English, and lack of comprehension of the Real Estate legal jargon to pressure me into signinga document which I simply did not understand.
Now I am owing 25,000 $ in payable commissions, HST, lawyers' fees, mortgage penalties, moving costs, household items and appliances, overall acquiring colossal debts and most importantly being left homeless with my 2-year old daughter and pets as of April 12th.
To this day, I have not been able to contact Mr. TonyGigliotti via phone/email/sms, nor have have I received any signed pertinent documentation.Unfortunately, due to lack of communication, cooperation, and fraudulent behavior, I am obligated to take this matter to my real estate and family lawyers, as well as to lodge a formal complaint to the Real Estate Council of Ontario for your agent's unlawful business conduct.Furthermore, as previously substantiated, I am cancelling this fraudulent vending of my property 6370 Shapton Crescent, Niagara Falls, L2H0L8.
