Both my Mom and I used James to buy/sell our homes in Burnaby/New Westminster. Our experience with James has been nothing other than absolutely delightful. His sheer knowledge of the region is incredibly impressive, it turned the task of finding the right 1st condo to a feasible one . He is the type of real estate agent that will never give up on your quest, it took me nearly 1.5 years and probably about 50 viewings to find the right condo for me. The entire time James never gave up on me, in fact when the condo I was looking for was just about to come up in the time period I needed for financing to go through (6 months prior to completion) he phoned me up and let me know it was still available. With my mom he sold her house in Burnaby for well over asking price and negotiated well for her new purchase in Langley. I would recommend anyone looking to buy or sell property in the Lower Mainland to use James Garbutt.

TLDR; they sold our house for top dollar, just hire them and you won’t be disappointed. James and his team are nothing short of fantastic. Our family has lived in New West for a long time and we have watched as the Garbut & Dumas brand has grown and grown. When it came time to list our Glenbrook North house we interviewed half a dozen of the better known names in the area. After an exhaustive process that evaluated customer service, marketing plan, commission level and “hustle” we landed with James and Denny (note: in the hustle category no one even came close to James). Once we signed the deal, James presented us with a very nuanced marketing plan that included a number of contingency options. The entire process, from start to final conditions being removed, took about 3 months. This included photos, scans, staging, 4-5 open houses, and a planned 1 month delisting followed by a brief relisting. Ultimately James was able to generate a multiple offer situation that produced an exceptionally good result for our family. All in all we couldn’t be happier with how things played out. The Garbut & Dumas team produced a great result in a softening market. If you want to get top dollar for your property I see no reason that you should not at least give James and Denny a shot.

I contacted these realtors to sell my home, the following is a recounting of why I would never hire them: 1. The realtor showed up in shorts and a T-shirt. 2. Their marketing package had my husbands name wrong, the address of our apartment wrong, and there were spelling mistakes in the document 3. Upon telling the realtor why I would not hire them he made excuses for those things happening 4. I noticed on their website that many of their pictures had Steel & Oak growlers in them (a local brewery). It turns out that James Garbutt is a 50% owner of Steel and Oak. So while I may have forgiven a guy showing in shorts on a hot day, all of these things combined paint a picture of unprofessional behavior, incompetence, and a lack of ethics. Honestly, would you want to pay someone a real estate commission so that they could advertise their other business, have them run your open house looking like they just came from the gym, have the deal fall through because there was errors in the contract, and then have them make excuses for the whole thing? We went with a different realtor. If you care about your investment, I recommend you do too.
