If you want to see outstanding results buying and/or selling your home then I strongly recommend Jacky Prevost from SIMS Realty. Jacky, along with Freddie Wicks and the SIMS Real Estate Team were professional, responsive, easy to work with and most importantly fully aware and well versed in the current real estate market. No one has a crystal ball and deals are more than just ‘dollars and sense’. When I was asked what the most important trait was in a realtor I said an excellent negotiating skills and Jacky did not disappoint. The purchase of our new house was challenging to say the least – rented out at far below current market value and the tenants were not only hostile but pulled a few ‘covid tricks’ by denying access to inspectors. The relationship with their landlord (the seller) was very strained and he was beyond frustrated. Jacky knew how stressed I was about the tenants - what if they didn’t move out on time or dispute the notice to vacate. He spent countless hours researching all options to ensure we knew what we could expect and were covered even in unprecedented covid times. The sale of our house was something to watch! The marketing was very planned and executed - once word was out, things just went crazy! Dozens of showings with multiple offers, sale price ended up being far more than my neighbors place who sold only weeks before! I feel with a different realtor, my deals would not have happened the same way or even at all! We are beyond ecstatic on how things played out.

From beginning of our relationship to after we bought our house, Sims was there for us. I highly recommend them without any reservations. We moved to Nanaimo in a time when there is/was a severe housing shortage--from rentals to buying. We have a large, multi-generational family and each person from the teenagers to the seniors, and even the dogs (!) have their own needs and desires. On top of that, we had a specific area we wanted to live in. Sims built a team for our needs to find our home. Our agent Karen was absolutely amazing. At one point she even put on her "history's mysteries" hat and became a detective to research old city streets/neighborhood codes because of an unusual situation with a house we were interested in. She is smart and tireless. Karen was backed by a professional team (including Joe Langdon and Freddie Mack) that took all my concerns seriously, either had answers or got answers, which I really liked. All of the team made themselves available to us and are great people. We all knew the market, so you can imagine how much we worried, they always came back assuring us, "we are doing this! We will find your home." And they did. They validated our concerns while meeting the challenges with smiles, perseverance, and creativity. They were so responsive to texts/calls--addressing questions quickly. I appreciate smart and professional people who take pride in their work.

We worked with the team from Sims for both buying a new home as well as selling our townhouse. Jacky Prevost (our point person) came through the house prior to listing and arranged for staging etc. They had a great plan in place for selling, we listed on a Tuesday, had mulitiple offers by the Wednesday, and sold on Thursday above asking price. As far as finding a new house, Jacky was our point person there as well and he never brought me to a place that wasn't going to be a good fit, we never wasted time looking at houses that weren't for us. He always had all the information about the property sent to me prior to a viewing. I can't say enough about Sims Real Estate Group! We've found our forever home, but if anyone asks or for something ever changes, I would only ever use them in the future.

I did not sell or buy a house with Jason, but was on the other end of the deal. To be upfront, nothing went wrong, the deal went through as expected, and everything worked out. That being said, after buying a house through Jason, I would actively avoid working with his clients in the future. I have family that have been in real estate for decades. My realtor had over 60 years of experience, and our mortgage broker over three decades. Jason had one negotiation tactic: grandstanding. Nothing could work unless it was his way, even when it was quite literally impossible. Once that was pointed out to him, he reneged and followed reason. After the deal closed, and we took possession, there was an issue with an appliance. We had it fixed, his clients paid, and the deal is now finished. Jason, however, could not hold back in an email to inform our realtor to tell us that "we were not buying a new house." This is standard contract stuff. I will be actively not working with Jason in the future. Not because anything went south, but because of the unprofessional, spiteful, bullish nature of his communication without reason. Realtors are supposed to be experts in contracts, marketing and representing their clients. Jason seemed to not understand the nuances of financing, the requirements of his clients and put in verbal spurs numerous times with no effect. Perhaps that is who you want representing you, but it certainly isn't someone I'd want my name attached to.

At our first meeting he made us very comfortable and we knew we’d made a good decision and that he would help find us our dream house. He educated us about first time home buying and also financing, which was a huge bonus and later led us to making the right decision when choosing financing. In late 2019 we first encountered the amazing team at SIMS Real Estate Group. Initially, we asked Jason Simard to be updating us on listings that fit our family's needs. Next we chatted with Sara Brown, who kept in touch all this time, patiently answering our questions. As an aging retired couple, our health had become a concern to us and to our family members in other provinces. We already owned a home and were looking for a home for our adult son and his family, to enable them to be helpful. In Summer of 2020 we had planned to view homes during their holidays here. Then came Covid19 when plans paused, everything was set aside for a long time. Finally in 2021, the decisions were made for them to move to the Island and rent until they could buy. With nearly zero vacancy rates for a family with pets, we began our home search in earnest and with the professional insights from Freddie Wicks, we found a new friend. With thanks to our mortgage broker and friend Jody Henry, who cleared the rocks from our runway, we could start viewing. In May and June 2021 we finally met Sara in person at the first property viewing. Ater several more viewings, many emails and chats with Freddie and Sara we find ourselves here on June 8th, with an Accepted Offer for the property that best fit the family's criterion of an investment property that we will rent to them. Even the possession date works! With many hurdles, many miles and many smiles, we are sincerely grateful to have been given the gifts of family and friends, now extended to include the whole support team at SIMS!
