Decades ago you set up a front organization to manage properties outside of the Royal LePage network. You call this a "Strategic Partnership" but, in reality, it's an organization whose purpose is to bait clients with manufactured positive reviews. Once these clients of yours are drawn in to the property management side of your organization, you then funnel them into the property sales side of the business. Alex Hripko and John Hripko lead efforts here in their "Family Business", using the Royal LePage brand, network and other resources to do so. They'll do what they can to force a sale (which they call "facilitation") under a RIGGED sales process. I told your CEO Phil Soper about this last October as well as your VP Network Services, Yvonne Ratigan. After they told the Brokers of Royal LePage Benchmark what was going on, the Brokers made it WORSE. After they reached out to "discuss the experience" asking for "transparency" - these same Brokers disappear. Meanwhile, CEO Phil Soper takes "Owners & CEOs" of OTHER Property Management Brokerages - and their entire families (including boyfriends and girlfriends) - on junkets to Portugal “to exchange ideas” and celebrate “top 1%” results. These Brokerages are the same ones who write manufactured reviews baiting clients into the RLP "Family Business" For anyone reading this, please see the photo of Alex Hripko's signature line. If you would like to know how the organizations listed in her signature line relate to one another, see the second picture of the organizational structure that's been set up to "manage" your home. Ask yourselves: "would I trust such a conflicted organization"? The slogan for Royal LePage is: "Helping you is what we do (TM)". My question is simple - to whom does “you” refer in Royal LePage's slogan? In my experience, if you're a seller working with Royal LePage, "you" refers to the buyer.

Be cautious of any of Royal LePage Benchmark “professional”. Your CEO commented on social media (Jan 23) on an article regarding illegitimate reviews of a competitor claiming a “cancerous culture”. I’m curious as to why this doesn’t apply to you. Of all your reviews, two are from brokers/owners...not sure how many others are from non-users. No wonder why I ended up in a dual/triple representation scenario with Alex Hripko of Royal LePage Benchmark with no ‘triple representation’ agreement (i.e. two owners of two separate properties and a tenant).
