I've lived here for nearly five years. Minor frustrations with the constant elevator maintenance, repeated closure of the pool (for months at a time), and neighbors littering on to my balcony. The biggest issues for me are the mice. There have been mice in my third floor apartment since April and the only steps boardwalk has taken to remove them are the small black baits which clearly have been ineffectual. The mice chew my cords, the furniture, and the carpet, and leave behind a disgusting mess. Additionally, the office has misplaced my important documents on two separate occasions. Other than that, the balconies are huge and have a nice storage area, we are very close to the LRT and bus stations, and it's cool to have a steam room on the fourth floor.

I have lived at the Boardwalk Centre for over 20 years and I loved living here. It is close to downtown and to many of the shopping centres, the inner city amenities like Commonwealth stadium, Roger's place, Citadel and Art Gallery and Alberta Museum.The view of the river valley and downtown is breath taking and makes living here very nice.

I'm writing this at 251 a.m., unable to sleep because of a stupid and unprincipled neighbor. It always happens here, bad neighborhood, trash in elevators, that sucks. As for the officials, I have nothing to complain about. But they could have a night guard so they would not let impetuous neighbors fail the rules. There are families who wake up early and work, go to school, while the unemployed make noise and mess.

COCKROACHES! I would give this place a 0 The management only treats one units, they aren't addressing the source, so they inconvenience the tenant finding them with treatments. Disability discrimination. Charged late fees and rent was increased during the pandemic. Rent is consistently increase, over $400 in three years. Management is hard to deal with. I was offered Telus as a move in promo, but it wasn't even an option to offer since the agreement between the building and Telus was not in effect, I called Telus who provided me with that information. Water shuts off ever other week for repairs, mailboxes are broken into. Coinamatic washers an dryers have constant issues. Plenty of stalls charged available but charge $50, no street or guest parking. Had to deal with noisy neighbours for over a year. Boardwalk took no steps to resolve this issue. 4am parties cost me my sleep and created a lot of issues in my everyday life. Rental increases and late fees forcing a move during the pandemic.

UPDATE: Alright the place is starting to look better certain areas are undergoing reno. Common area has a new paint and the locker rooms are getting reno. The underground parking is repainted and clean. Elevator hasn't changed much but at least it's no longer breaking because someone was destroying the keypad. Old post: I'll give my best detail experience. Parking lot is decent but getting into the parking lot is painfully difficult. Since the elevators usually break down, keypad isn't working, waiting for about 15 mins or moving day. Especially if you live in the retirement community side where there's a meal schedule for the seniors here. So you might as well leave early. And if you're coming back up from the basement parking lot. Good luck, wait time is usually 15-30mins and there's no prioritizing basement floor. And someone usually purposely breaks the keypad once in awhile. They give you a laundry keypad which is great but some times buggy and the only way to fix it, is to go back to use the laundry recharged machine which require you to use the elevators. You might as well use the stairwell to get anywhere but nope they lock all the doors and there's no keypad available to open unless you have the actual key or pry them open. Now for the wonderful recreation room. The pool is great but it's chlorine level is high. For the fitness room is missing a few equipment and shows heavy worn out spots. There's a TV but it's 90s tech and it doesn't turn on. It's like that spot alone has potential to be a great place to hangout but it's cryptic and decaying.

Did not care for the place very much when I moved in 10 years ago , and obsessed about moving out, but they really invested the property and now I am so so happy I stayed in this area and with this building. They have renovated our suite, new appliances and flooring ,hallways, paint. Everything is low maintenance now and looks great! Everytime you have a repair issue it gets attended to very fast and they get the job done right. Few landlords provide their own security BW has security for almost the whole day everyday. The neighborhood is also getting better every year because of the new development close by. It is a fabulous scenic view and also close to character neighborhoods like Chinatown and Little Italy within walking distance.

I live at BWC Edmonton. It is now 21 years and counting. BWC is centrally located on the River Valley and all amenities are close by. I have a spectacular view of downtown and a birds eye view of the River Valley. I have read the reviews on here and after 21 yrs I would be lying if I said I did not have any of the issues. In fact I have had most of the issues. It is my experience that given time, most of the issues are resolved in a professional and satisfactory manner. In 2013 their was a big shift in the market going from a Landlord's market with long waiting lists (no vacancies anywhere in the city) to a renter's market (vacancies everywhere). I started noticing big changes from BW. They adjusted their rent to reflect the current market. They involved me when it came time to working out a new yearly lease. They offered to completely renovate my apartment with all new updated appliances and even allowed me to give an input on how I wanted it to look. They started upgrading hallways, common areas and outside and around the building. I noticed some new faces in the office with fresh ideas and an upbeat attitude. Then their was the arrival of Crizza who eventually became the "Loyalty & Retention Specialist" of BWC. She is amazing and quickly became my go to person who makes things happen and gets things done. BWC is a huge building with 2 - 20 floor towers with a lot of tenants so issues still come up. Management and staff including maintenance staff work very hard to resolve the issues but sometimes it takes a little time due to legalities and other reasons beyond their control. The owner of BW is very much involved in day to day operations and cares about his biggest assets which is his tenants. I had an issue in 2019 with my lease renewal that could not be resolved. I emailed him about the issue not expecting a reply and if he did reply it would be 6 weeks later. He emailed me back 6 minutes later! The next day the Regional Director was knocking on my door, he gave me an apology and after a 90 minute conversation we resolved my lease issues and he threw in more renovations as a good will gesture. I have many other stories about why I think BW went from being a good company to a great company but I will end my review with this one. In late November 2020 I tested positive for Covid 19. I called Crizza to tell her I could not keep my appointment with her to sign my new lease on the due date. Not only was BW understanding they delivered enough groceries to my door to get me thru the quarantine and would not let me reimburse them. I still live here and will probably be here into my retirement as long as I continue to receive this great service because I call this place home. Don't take my word for it, come on in. Meet the staff, take a look at a recently renovated suite (notice the views).

this place has to be the worst in edmonton for assisted living, the manager alicia seems nice at first, but will stab you in the back the first chance she gets, there is no entertainment, they say 24 hour care but there is none, just home care, the food is terrible, for the amount that a person would pay you would expect better, connecting care runs it, and is a joke of a company, a bunch of monkeys could run things better, stay away from this place, its one step away from alberta hospital, i wouldnt even give it a star but i have to

I have been at Boardwalk Centre for 5 years now and I call it home. The staff here are friendly and helpful. If there is a problem or a concern they will help solve it the problem with professionalism. I have had concerns over the 5 years and they have all been met and dealt with. The maintenance staff are phenomenal with the amount of knowledge they have. Sammy is the ultimate 'fix it guy' and is always smiling and happy to be at his job. Like they say about this building 'Welcome home' and I am home.

The entire staff at Boardwalk from beginning to move out was professional, friendly and helpful. My 17th floor suite was quiet and well maintained. My neighbors all quiet and courteous. During my almost 2 year residency the building had routine maintenance and upkeep. Issues were handled quickly and always with a willingness to serve. I enjoyed the many facilities and location to services and shopping. Living downtown anywhere has its drawbacks but the amazing River Valley view and trails made it comfortable. Security offered by boardwalk made it feel safe. Affordable convenient downtown living. Thanks everybody.

Not from personal experience but from a family member I have been informed how they handle bebugs - they do not fumigate the full building which is neccessary when dealing with bedbugs, Stay clear. I get that its cheap but just because someone isn't rich doesn't mean they deserve bedbugs.

Elevators are awful. You have to wait 20 mins for an elevator everytime. Really poor planning to have a "retirement" home mixed with everyone else. Good luck getting anywhere during peak rush times hours, it can take up to half an hour to even get to your floor

Worst company ever!!! After I moved out, the whole place was cleaned up. Nothing was left behind. No damage! But yet they didn't give the deposit and billed a bill of 2000$. Good at taking people's money.

I have leased in the south building. Neighbours are too noisy and the rental office is not helpful. I even had to call police once. I don't recommend this place. I'm breaking the lease to move out this appartment.

Not for everyone. For example if you are a yuppie professional, this neighborhood would be quite a change for you, best stay safe and stick in the hoods for D-I-N-K-S. (double income no kids) . I like the neighborhood and the place because it is not vanilla, it is diverse. Diversity isn't for everyone though, the people who are the loudest about it merely tweet angrily about it and try to change everyone's bathroom habits but I digress. Two blocks east of here and you have paradise and an enchanted forest spectacular for walking. Now two blocks west admittedly you begin getting into the grittier neighborhoods, if you stay on Jasper though you still have a decent walk to downtown. Suites are very nice especially in comparison to what is offered elsewhere. Can be noisy. Good amenities, lovely people, seniors, young , families, disabled, which you rarely find in any apartment complex really. Behind the apartment is an elementary school and one of the few parks in the city where I actually see live little children playing IMAGINE!! Have not yet experienced bedbugs, mgmt seems pretty vigilant about it. the place has its quirks but truly it can really grow on you

I left my key outside my suite in the door knob when i checked in the morning to get it, it was not there anymore. I feel not safe in this property because homeless people just come and go especially at night. All my keys was lost including my car keys. So am not sure if my care is safe now because someone took my keys. It's horrible, even inside the building we are not safe from burglar.

Staff make me feel like a VIP. Amazing views, close to downtown, has a good sized gym in the building, pool, a really diverse clientele, restaurant and pharmacy, underground parking and right on the river valley! What else could you ask for?

Excellent maintenance service, lovely apartments, beautiful river view, very reasonable rent, contemporary features. Bottleneck with the elevators is a problem. Waiting for them can take 1/2 hour or more at certain times a day if you are going up from the lobby.

I wish I could go back in time and reverse my decision to live in this ghetto. To start off, I moved in to this building on July 1, 2018 and signed a one year lease, and unfortunately this was the time when my misery started for the next four months. From the very next day, all hell broke loose. I found out there is bed bugs infestation, and then began the blame game with the most uncooperative staff on this planet. They blamed me for bringing in the bed bugs, even though I showed receipts for my newly bought mattress on July 2, 2018. Later on in the following weeks showed up the cockroaches, and then even mice. At this point, Boardwalk completed 3 treatments within the time span of 4 months for all these infestations, and nothing seemed to work out. For the four months I spent in this hell, all my belongings (including furniture, clothes, documents etc) were kept outside in the balcony, as this was the requirement for the treatment. They made my life a nightmare and everyday was a struggle to scavenge through the items in the balcony to prepare for work. I could not live there anymore and they agreed to break the lease. This was not even the worst part. Each time I went to report the problems to the office, their attitude and the way they dealt with me was miserable and poor. The main manager, saw me as a check that she cashes out at the end of every month, and talked to me as if I am not a person. She was proud and did not care about my problems. Not even one thing about this place was nice. The highlight were the smelly corridors, all sorts of infestations you could think of, uncooperative staff, and if you want to feel miserable, just go and have a conversation with the manager. She is great at making people feel miserable. Never going to step foot in this place ever again. Hey Boardwalk, I wish you all the worst in the future for the misery you inflict on your tenants.

Was with them for 4 years and came to know the new move ins paying 40% less than me and the onsite managers sucks specially south sites..they will lie about everything and the number I was given of someone from other site and was never able to reach appropriate person.. won't suggest anyone to rent with Boardwalk..anyone ever lived won't give them more than 0 star unfortunately all 5 stars are either by staff or paid reviews

if its possible to write a review without a rating i'll give them 0 star, Boardwalk gave us an incentive and when we were about to move out of the apartment, we spoke to their representative to know if we'll be paying any fee apart from our lease breaker and he said no outstanding fees on our file, only to be told days after we moved out that we'll have to pay the incentive back. i was so mad because we moved out 2 months before the end of our lease and if they had told us we would have stayed back for the remaining 2 months. boardwalk is a sham and they try to hide the truth from you so they can gain from it. BEWARE

The best advice I can give anyone is never to move into this building. Elevators are constantly broken and people have literally gotten stuck inside them for hours. Constantly trash in and around the elevators including dirty napkins, cigarette butts and bags full of garbage and random stuff, and it'll be left like that for days. Actual garbage dumpsters are never clean, there's mattresses abondoned around the dumpsters which breed bugs. Constantly sketchy people making it unsafe to even go to the lobby or parcade, have seen people shooting up around the building and constantly have drug dealers and prostitutes on my floor and knocking on my door. Barely any security and good luck calling them! They probably won't answer anyways or takes 30 mins for them to come, boardwalk management response is "you should just call the cops next time". Dirtiest and sketchiest building, unit beside me is infested with cockroaches so I will have to have four treatments done for two months which involves packing up all my belongings each treatment. Horrible building, even more horrible management which allows the building to fall apart. Especially dangerous for young people living alone like myself. Best advice, never rent at this hell hole.

I don't know if the goal of management team here is to getting better or not but I know they're getting worse and worse every day. It seems they just care about money. They rent out the units to anyone who pays them the rent. 3 months ago a family with 2 kids moved in upstairs, they are so proactive, they run, jump, and hit the laminate floor every second, we can't have a few minutes quiet time to sleep here downstairs. It's been 3 months that we complain about the noise and all we here from the staff is that "we can't do anything, this is a family building". Why you let noisy people with two kids live in 16th floor? If you want to do that, why you rent them the unit with the laminate flooring? There is a systematic problem here with the management. That's why the Google reviews rate is the lowest one among the rentals in Edmonton. If you read this review, looking for a rental apartment, and you care about your living situation, never move to this building.

I rented an apartment at Boardwalk for 5 years and in all that time I found the staff to very helpful and friendly and quick to respond to any questions or concerns. Unfortunately I had to give up the apartment due to a change in lifestyle but I will always remember my time at Boardwalk as a very wonderful experience.

Boardwalk is by far the best rental outfit in Alberta. I've rented my entire adult life, (not always with Boardwalk), and I can honestly say that they go over and above to meet the needs of the Building, and to assist tenants to resolve issues and to generally ensure that tenants are well cared for. I have really appreciated the 24 hour call service and evening security. And above all else, I have appreciated the customer service, which in my opinion is truly their star power! I am so grateful for my years at Boardwalk and will continue to recommend it as a superior Rental agency in Edmonton. Thank you, Boardwalk! :)

Pros: Cheap and good location. Cons: BED BUGS. Dirty, poor maintenance, underpowered laundry/dryer. Gouge you for move out charges - they charge you for “hair and breadcrumbs” you leave behind. Maintenance, especially elevators. Move out experience is horrible.

COCKROACHES EVERYWHERE!! Stay away, they are completely infested, you can see them everywhere in your apartment, hallways, parking, gym!! Very thin walls, sketchy neighbors, smelly hallways, unsafe neighborhood, no sanitizer or paper towels in the gym, office staff is unproffesional (you can come into the office and absolutely noone will greet you for 15min unless you approach them) The whole building is DISGUSTING! When I had a neighbor telling me he will shoot me and kill me(cause he had a party at 2AM on weekday and I just wanted to sleep) and had security called about it, security guy BROUGHT THE NEIGHBOR TO MY DOORS " to work it out"! Wow, I was just shocked! Im happy to get away from there! **Response to Boardwalk reply to my post: You need being able to find me as your resident (which I was for almost 5 years) should tell a lot about Boardwalk.

I've lived here for 2 years until it is time to move. The staff are always nice and they try to accommodate you as much as they can. Although at the beginning I've had some problems with my maintenance requests, they managed to fix or accomplish them to my satisfaction. I don't have any complaints, except the rent going up each year. But maybe it is reasonable due to location. They do give you discounts tho if you inquire. Overall I'm happy. Thanks Boardwalk:)
