We are so happy we came across the OneFlatFee website when we were considering selling our condo privately. We felt we could do the open houses ourselves, but we were nervous about the details when it came time to complete the deal. We worked with Mayur Arora at Oneflatfee.ca to try to purchase a townhome we found in downtown Vancouver. Mayur was friendly, but the experience was not the best. He showed up 30 min late to our first appointment and hadn’t done his research. For example, he was unaware of how long the property had been listed, the price history, etc. The offer for sale he drafted contained significant errors that luckily we caught before submitting. It also worried us how difficult it was to get him to commit in writing to the 50/50 commission split that his business is based on (he did eventually send a document to sign, after our third time asking). In the end the sale fell through for reasons unrelated to Mayur and we decided not to use his services again.

We started to think about listing our home last summer with plans to sell in the spring of 2016 to coincide with our retirement dates. We came across Mayur via a video that was on YouTube and immediately saw the benefit of the OneFlatFee concept and knew Mayur would be our choice. As the real estate market in the Lower Mainland started to surge we decided to contact Mayur ahead of schedule to try to get a handle on what was going on. Prices were rising rapidly and it was really beyond my ability to define a fair price.I called him and he was at our home within a few hours. I had in my mind that I would just use Mayur to list on the MLS and was confident that I could sell it myself and save the buyer agent commission. After Mayur explained the pros and cons of his various programs and the creative strategies that he could bring to the table, it was very clear that signing up for his full service was the way to go. He convinced us that now was the time to sell and not to wait until spring when typically the market is flooded with new listings. After reviewing his proposal, Mayur came back to our home the next day on Christmas Eve and we signed the listing agreement. Due to the holiday season the house hit the MLS on Dec 29th. Here's where things got interesting. Mayur's strategy was not to show the home at all until Jan 6th. The calls started pouring in to his office and we had people knocking at our door wanting to see our home. Everyone was held off until the open house date and the showing was only for 90 minutes. While we were not at the house during the open, our curiosity got the better of us so we parked nearby to have a view of our home to see what would happen. Our quiet street soon became a parking lot with a steady stream of people from start to finish. We quickly lost track of what was really happening and couldn't believe what we were seeing. It was bedlam. The open house finished at 6:30 pm and by 8:30 pm, from the 40 plus viewers, we had received 11 offers. Every single offer was above our asking price. By 10:00 pm it was all over and we accepted an unconditional offer. SOLD !!! $55,000 above asking. So the question is: Was Mayur the right choice? Was the full service option the best choice? Were the strategies he used effective? ABSOLUTELY !!! We had in mind that an offer of $10,000 to 15,000 above asking would have been a dream. I cannot imagine myself having to juggle 11 offers let alone deal with over 40 prospects in our home at the same time. I'm sure our emotions would have got in the way and Mayurs years of experience and calm, cool attitude prevailed with far better results than what we ever expected or could have achieved on our own. Going, once! Going twice! And three times for the home run! I found Mayur online, read the reviews on his site and was attracted by his offer of low commission on sales and cash returns on purchases. WHY ISN'T EVERY REALTOR DOING THIS? He made so much sense when I first asked him about his fee structure. Mayur sold my townhouse within three weeks, one showing, one offer. Done! We purchased a condo through him, and had to pinch myself because it went so smoothly. I'm in the process of purchasing another one through him. Repeat customer means he's doing something right. He is very prompt in responding to calls, always courteous and straightforward. And he's saving me a lot of money! After reading reviews and researching different realtor options we decided to work with One Flat Fee for the sale of our home. Mayur was extremely responsive and worked with us to determine an appropriate listing price for our home. We had done our own research prior to listing and came up with the same value that he recommended for listing. We were extremely impressed with the marketing materials that were produced for the home and he had a clear strategy on how he intended to sell it. He created a huge amount of interest for our home and it sold extremely quickly with more than a dozen offers and WAY above listing price. As an added bonus, we saved $13K in commissions on the deal, which came from the listing agent side, so the buying agents were fully compensated, as they would be with other brokers. We look forward to working with him as we buy our new home and would highly recommend his services. For reference, we chose the full service package (3) option vs the FSBO options.

I've used oneflatfee a couple different times when selling properties. Most real buyers still use agents, even though these days most buyers just look at the MLS website and tell their agents which places they want to see. So if you want to sell your property quick and for top dollar, you have to be on MLS! And you have to pay full buying agents' commission or that agent will influence the buyer elsewhere. Other "discount" agencies try to cut the buying agent's commission but that scares off buyers. With Mayur's system, you pay a low price to list on MLS and retain full freedom to choose your buying agent's commission or even sell privately. I'm convinced that it's the wave of the future.

The biggest reason I went with Mayur was the 50% rebate. I knew which house I wanted to purchase. 50% of rebate was unbeatably competitive compared to any other realtors I know. I had another realtor, whom I have had contact with for about a year, compete with him for price, but he could not come anywhere close. Considering the overall price, Mayur is well worth it. The inspector he recommended was great and his recommended mortgage broker was also great, even though I did not go with his mortgage broker as my previous mortgage providing bank gave me a good deal. He knew the market very well, and his experience and his insight came in very handy. Even when things seemed to go less than favourable from my viewpoint, he was optimistic and his optimism proved to be right. He communicates very well and all his advice regarding sale & purchase was invaluable. He works quite flexibly with time (especially in the evening time). The only downfall working with him was that he does not always keep the time strictly. He has been mostly 5-10 minutes late from the scheduled time. The rebate came in quite late. Our possession date for our new place was on May 8th. He told me that he would send my cheque immediately and that I should receive it within a week. I told him not to rush. After waiting, I called him and left him a voicemail on May 24th to ask him about the rebate. He told me the next day that he could get it for me anytime and I asked him to mail it to me (but no rush). After waiting for another week (on June 4th), I texted him about my rebate. No answer. I was getting a bit nervous since I had just received the property tax notice and I now really needed that rebate. I called him yesterday (June 5th) about the rebate and he told me to meet at McDonald's at 152nd St. & Hwy 10 in Surrey. I told him that my wife would meet him. It turned out that there was no McDonald's there. My wife and he re-arranged to meet at A&W nearby and finally received the cheque, again being 5-10 minutes late. Overall, at first, I was super impressed with him, but my good impression on him got somewhat less with his lax timekeeping. (Maybe if I pushed him to send my rebate, I would have received it in a more timely manner.) However, considering the competitiveness of his price with the rebate, I would still recommend him. With the 50% rebate, I paid at least about $8000 less than other conventional realtors. (With the rebate taking account, I actually ended up paying him a total of just over $5,500 for both selling/purchasing together.) That is well worth it even if you take account that he is not always strict with keeping the time with his clients. I would give him 4.5 out of 5 if that were an option.

I had identified a potential investment property that I was interested in. As I was not working with a realtor, I found out about the basic information from the listing agent, including the necessary strata documents. After having reviewed the information, I wanted to put in an offer, however, I did not want to do so through the listing agent. Since I already had everything lined up, I was not interested in using a traditional realtor as I just needed help with lining up the offer and researching a few specific issues. I found Mayur's website and sent an email inquiring about his services. Within minutes, he got back to me, and through a brief conversation, he tuned in very quickly to the level of understanding I had. He discussed the issues that I needed help in and wasted no time on everything else. There were some frustrations with the negotiations but Mayur really helped me navigate the process - he approached everything with a sensible and logical perspective and was able to persuade me to just "do business" and put certain frustrations aside. As I put in a subject-free offer without having viewed the place, I still wanted to request a viewing the morning after and he was able to arrange that for me quite seamlessly. I appreciated very much his advice to bring a token of appreciation for the listing agent the morning after, as he was making certain accommodations - while this was not necessary, it certainly made all the follow up after go smoothly and stress-free. While many purchasers may not appreciate - even after a deal is done, there's quite a bit of coordination to get to closing and I really appreciated that Mayur had the big picture in mind so that there wouldn't be anything that gets in the way of closing - while still careful about the details that are important. I definitely think that Mayur went above and beyond my expectations, and I would use his services again!

Selling a house is definitely an investment return and needs a professional relator who can sell a house hassel free. I interviewed four relator and found Mayour the most professional & trustworthy relator who promised to sell the house with lowest commission fee in the lower mainland. I saved just a little over $6K compare to a traditional relator and sold the house within the first two weeks in such a slow market as of now. He was only a ring of phone away and made the transition very smooth. I don't know why somone would hire a traditional relator who charges more commission fee than Mayour. I am fairly independent when it comes to buying / selling my homes. So, I was in search of an agent / brokerage who would provide just the right level of support. Luckily, I found OneFlatFee on Google. My 1st transaction with Mayur involved buying a home. I sent him listings which piqued my interest. He promptly called back to discuss pros / cons of the property, fair market value and arranged showings when the seller’s agents insisted I go through my agent to see their listing. In July 2021, I purchased a home through OneFlatFee and received almost 50% cash back! I got paid for BUYING a house! What a great deal! In Sept 2021, I wanted to sell my condo. Initially, I used Listedbyseller.ca – an Ontario based real estate company to list it. My condo in BC showed up on Realtor.ca (as well as other websites like Redfin, Zolo etc). as an Ontario listing. When I arranged for an Open House through Listedbyseller.ca from 1pm to 4pm, websites like Redfin, Zolo etc. showed open house timing from 10am to 1pm Vancouver time due to 3-hour time difference. This caused confusion for potential buyers. After this fiasco, I called Mayur and he explained how crucial it is to list on the local MLS to gain maximum exposure to the buyer pool. I bought OneFlatFee “For Sale By Owner (FSBO) MLS” Package and listed with them on Thursday. I held open house over the weekend and sold the condo on Monday for top dollar! I am totally sold on the unique, creative and customizable real estate services provided only by OneFlatFee in the Lower Mainland. They also offer full-service package at discounted rates for those who have no desire to sell their own property. Highly recommend Mayur and his brokerage!

My wife and I decided to sell our town house and up grade to a larger more modern home. After meeting with several realtors, we where shocked at the fee's and commissions. The realtors wanted 7.5% on first 100K and 2.5% on the balance. We would have paid well over $17,000.00 in commission and GST . How that works is if you hire a realtor, they will put your home on MLS and start to market your home....on MLS. Your listing will then appear on every home for sale website in CANADA, including REW. You now owe that realtor $17,000.00 regardless of who actually sells your home. The only difference is now you must pay for two realtors. Your listing realtor...and the selling realtor. Basically they share in the $17,000. How do they share, well the selling realtor will get usually 3.22% or the first $100k and 1.15% of the balance. The rest goes to your listing realtor for what? Putting my house on MLS? So Im paying between $9,000 and $11000 dollars to put my house on MLS??????? This is a crazy cash crab. With ONE FLAT FEE you pick a package starting at $500.00 and that is it........your property is now all over the internet on every single website for everyone to see. It will come up in every real estate forum and property type search just like everyone else. You also get to pick what pictures you want of your house for the listing and you do the write up yourself about the features and benefits of your own home. You now only have to pay a commission of your choice and you get to advertise that commission on MLS. We chose the regular rate of 3.22 and 1.15% to keep realtors eager to show our place. Our place sold!!! Keep in mind most people looking for a house go on various websites and look. Once they see a property they like they go see it......and with ONE FLAT FEE your home will be EVERYWHERE!!! But wait!!!.......it gets better with ONE FLAT FEE! If you then find a property you want to purchase after your sale and you go with ONE FLAT FEE as your purchasing agent......you will get refunded depending on the package you chose 50% of the new home purchase commission. So in our case we got back almost $4000.00 SO basically we paid about $7500 in commission but got back $4000.00, we saved well over $12000.00 and that people is a heck of a lot of money! Mayur helped us buy a home in Peachland even though we live in Vancouver. We got a substantial part of the commision back, so why would anyone buy a home the old fashioned way is beyond me. We knew exactly the kinds of homes we were interested in anyways, so we felt it was almost waste of time to have a real estate agent find properties for us. Anyone can have a look on MLS and search properties quickly and easily these days. The real problem was us waiting for new homes that we liked to come on the market, and then getting our offer in fast enough, and of course competing against the other offers. After doing a bit of research and having decided that I would use Mayur/One Flat Fee to list my investment condo in Langley, B.C., and I have not been disappointed whatsoever!! I chose Mayur for 2 things initially – 1) the savings on realtor fees and 2) the reviews that were listed on google and his business website. Having said that, my experience and the service delivered by Mayur has been above and beyond!! After our initial meeting and signing the listing documents with Mayur on January 10/20, the place was listed on MLS on January 13/20. I forgot to mention that we listed the property with Mayur which was tenanted, and he was always mindful of the tenants and giving notice when arranging showings. We rec’d an offer on Feb 7/20 (26 days after listing). We accepted the offer and subjects were removed on Feb 20/20 and the sale was completed on May 7/20 and possession on May 9/20. I've bought and sold several properties over the years have had a lot of experiences with many different agents. Recently, I sold a condo through Mayur Arora at One Flat Fee. I really did my homework with choosing a real estate agent and One Flat Fee stood out. One hundred percent full service and not only did he do everything he promised, he did it exceptionally well. We had a great experience selling our own home. We were resistant to the idea of offering the full buyers agent commission, but took Mayurs advice on this and also on getting photos done professionally. We ended up selling to a family without an agent, which gave us room to negotiate the price and still come out well ahead of where we would have been if we had paid a full agents commission. Selling your own house isn't rocket science if you have an objective understanding of it's value, are able to declutter and stage it to look it's best, and don't mind dealing with people directly.
