I am saddened and dismayed with this organization's policy. I do realize that they work for the owner of the properties that they represent. I submitted an application only to find out (after submitting) that my wife also needs to submit a separate application. Both need to have a background check. Immediately after submitting my application I started communicating with them to find out why. Then found out both my wife and I need to submit applications. ???? After receiving a response from the owner I have changed my rating. Although being dismayed and shocked at such a policy I am a bit relieved that at least there was a response from management. It shows heart, even though I don't understand or agree with their policy and I must have missed the point about all over 18 needing to apply. I am sorry if there was any offense taken. Update... I called their office today and apologised. I realise that policy is for a reason to protect the property owner. I cannot fault them for that and so my behavior was inexcusable and they have been nothing but kind to me at every turn. Thank you for your kindness although not deserved.

I put a request in for maintenance while awake one night at 3 a m and maintenance showed up mid afternoon and fixed the issues. Wasted my time, I would not recommend this company because they're clearly not attentive to their listing process and I can't imagine how they treat their active tenants.

First came here a couple years ago, only found one small problem inside the unit. Michelle, the manager, took care of it quickly and professionally. Overall, it's amazing how close it is to work and other places! Management has been helpful and understanding, as well as answering many questions that I had.

Phoenix Village Apartments, 924 Quincy Street. Terrible, unprofessional management. My old roommate went to her telling her a bunch of lies and Ashley (manager) came up to my apartment and told me I had 10 days to leave WITH NO EVICTION NOTICE. I told her I didn’t even need 10 days and the only reason any of this was happening was because I told the roommate I was planning on moving out. Ashley didn’t even know my name when she came to my door and now is telling her other residents that I tried to fight her, I was holding my son and phone and I am 8months pregnant I in no way tried to fight her. I told her I was 100% fine with her attempt to evict us seeing as I was already moving my stuff out of the apartment. I also told her that my old roommate would be responsible for the remainder of rent for February seeing as I would not be staying there and she said I was doing nothing but causing drama by moving out. VERY UNPROFESSIONAL. Not to mention the amount of roaches in the apartment even with the “exterminator” coming once a month, he sprayed a single wall in the hallway. I’ve been out for over a week and she is still talking to other residents about me and my business, also there still has yet to be an eviction notice. DO NOT LIVE HERE!!!

I just moved into these apartments, and very happy I did. They are nice apartments and everyone has been so nice. The managers Michelle, & MeChelle, are very nice & friendly they, are very helpful. If you need maintenance the put and order in and the next day maintenance is here to fix the problem. My neighbors are great. Its pretty quiet, have not heard or seen anything that would cause for concern, it seems to be a safe place to live, and can walk your fur babies. Nice affordable apartments, & close to everything!

Unfortunately I have to remove my rating. We never had issues while we were renting until we decided to move out. It doesn’t matter if you pay your rent on time and take care of your place they will still find a way to screw ya. Never had an issue with stuff, I understood when I was told that parts were ordered and on backordered and these things were never fixed. Then get a call today telling me I owe them money from my move out. No indication from management that I would owe money in the end I walked through the apartment with them. Now today (first time I heard anything from them regarding this) I have to pay them or risked being turned over to collections. This is a horrible way to treat “good” tenants. Below is my original review, you see true colors once you move out. We have never had an issue to complain about with this company. The management staff is very professional as well as the Maintenance team. If there is ever an issue the group is always happy to help. Very Professional team. I love renting from this group.

I owned a single family home I was looking to rent out. I had rented from Real Property Management in the past, and was extremely impressed with their management company, so I listed the rental with them. From the beginning it was an excellent choice, they showed the property, screened tenants, and within two weeks the property was rented. Their maintenance staff was attentive, their leasing agent is amazing always available to answer questions. The monthly owner report is incredibly detailed, their lease deposits are always deposited on time. I would absolutely recommend Real Property Management to manage your leasing needs.

Management is awesome, very friendly and professional, provided you follow the rules, pay rent in a timely manner and don't cause problems with other tenants. Michelle was very helpful in addressing our questions and was communicative and punctual. **update** more good news, we’ve had a few maintenance requests since we moved in and they were taken care of within 24 hours with great communication from our property manager each time. Really pleased with this company!

My husband and I recently leased a property in Fort Smith. I called to ask a few questions about some minor issues we found with the property after moving and spoke with Michelle M. During the call, I overheard one of Michelle’s colleagues say “OMG shut up so she can answer the damn question.” I was polite during the call and was simply trying to relay information and ask how to best communicate concerns to the property managers. I let Michelle know I had overheard the comment. Michelle promptly apologized (although it was not her place to do so, IMO). I’m not sure who made the comment, Michelle could provide more context, but it was extremely rude and unprofessional.

I rented a house through them for 3 months while waiting for our new build to be complete. The house was not in good condition when we moved in and because I did not do a walk through with them when we moved out and dispute claims at the time of inspection they are charging me for damages we did not do. They have made home improvements and charged me claiming I made damages. Now they have turned me to collections after failing to return my calls to work this out. They are a shady company or maybe it's poorly ran. I would not use this company.

Cedar Creek Apartments is a very great place to live I've lived here for over 3 years & it is the best place I've ever lived the apartments are very nice everything is in great shape inside & outside there are very nice good neighbors the office workers are great & take care of things very great & quick the maintenance is notified of any problem & any problem is repaired quickly & another great thing about moving in is that every apartment has a laundry washer & dryer in it & a dishwasher & there are some apartments that are 1 & a half bath its a very great place to live with a very great low price for rent each apartment is very well maintained there is very great workers in the office who take care of each resident & look out for everyone in the apartments when they are needed for any reason Cedar Creek is also in a great location close to all retail stores & gas stations along with being in a great district for children to attend the greatest schools in the area

They worked with us way before we moved from San Antonio, TX., to help us set up the duplex to rent in Alma, AR. The duplex exceeded our expectations in all aspects of roominess, usable space, and good value for the rent we paid. The office personnel, Addie and Kaitlyn were THE BEST. This is the most worse property I have ever experience , Experience is terrible, people are rude and arrogant, , not worse if you use "evil' on them . The manger the is most mean person. The rent is much, much , much higher than around area. If you rent the property there, you will get the unstoppable headache , you will jump into the trap charging this or that without stop . There are many great communities and properties in Fort Smith . Please don't deal with bad people . Once again , these people in office are so bad. It is the people in office that make the tenants suffer and stress. Please stop dealing with those junk.

We have rented with RPM for the last year. We were very pleased with the company, and the place we lived in. The place had become a great home for us and our three kids. We had planned to stay there a few years when we signed the lease while we prepared to buy a house. We received a notification on November the 3rd that if we wanted to renew, that there would be no Increase. Yesterday got an email and a text stating that they were not going to renew our lease. My family was devastated considering we thought we would be there for two years. Calling to ask questions and figure out why, and if there was something we could do got us nowhere. The only response being “I do not have to disclose that Information.” I don’t even have the words for the situation being the week before thanksgiving, and the first holiday season in our home. We never had a problem with the company, they have been great to deal with. If you chose to rent with them I would double check this situation so it does not happen to you. I wouldn’t wish this on anyone.

I used to stay in their property for 3 months only . It was horrible . I couldn't tolerate it, No response, No manner, racial discrimination, dishonesty . The property and neighborhood is ok , but working with people in Real Valley Property Management office is very stressful. There are many options for rental property in Fort Smith from cost and service perspective. My recommendation is to stay away from these leasing managers if you don't want to get upset and stressed.
