I was hesitant to become a landlord, as you often hear horror stories about difficult tenants, but Duttons has made it incredibly easy. They got a higher monthly rent for our condo than I was anticipating, and that more than covers their already reasonable commission. They have successfully navigated us through two tenants, a fridge replacement, and several minor repairs (leaky faucet, toilet repair, bathtub caulking). All of these situations would have normally required me to take time off work. Instead, Duttons took care of it all without us having to lift a finger. Their communication is always clear and their experience selecting and dealing with tenants has been invaluable. They also negotiated a small rent increase on our behalf, which is something I would have had difficulty doing myself because I am too nice! We have been working with Duttons property management team for just over 3 years, and we will continue to use them for the foreseeable future. Note: They have also been great with the communication/coordination through the Covid-19 pandemic. A testament to their tenant selection skills is that our current tenant had no issue paying the rent the past six months.

Unorganized with their e-mails and showing times. Acquired about a rental and they lost my e-mails as I phoned in to finalize an appointment. Then they told me the wrong time for the showing and didn't give any other opportunity to show me the rental unit. No apology was given even when I showed them the original e-mail with the showing time they gave me. Horrible business practices. There are better property management companies.

Group showings provide little private time in your new home. Who wants to be forced to see your new home with multiple other strangers, with no peace and quiet so that you can get a good feel for the space? Duttons does! Pressure based sales tactics are no good.

Hired them to manage my new condo. Renters trashed my condo leaving holes and gouges in my hardwood, scum caked in the dishwasher, laundry detergent spilled and caked all over the laundry closet & machines, grease streaks on the walls, hardware removed from bathroom, cat hair all over and in the dryer when no pets were allowed, etc. They were so filthy that the bathroom fan/vent was clogged with dust and scum after only 1 year. But Duttons returned the deposit to the renters when they left! How the hell is that possible? I am certain Duttons pocketed the deposit themselves and left me to clean and repair my trashed condo. Duttons refused to remedy the situation and were rude and unhelpful. All I expected was for the damage deposit to be withheld from the guilty party and given to me so that repairs could be done. That's what it is for!! How is that unreasonable or too much to expect from Duttons? Update: As for Duttons' response below, I was indeed a client but the listing was under my partner's name. Nice try Duttons. You know very well this has happened. I have pictures and emails with your office. Shall I post them? Including the one where your agent admits the renters were filthy but you still returned the deposit? Your defensive and aggressive response just proves what I had to deal with when trying to resolve your failure to fulfill your duty. You robbed me. I believe it to be true because below you brag about having very strict standards for the return of deposits. There's NO WAY these renters would have passed even the most laid back inspection & your agent even admitted you were aware that the place was left filthy. Explain that!

Another "rental company" that will give you the run-around for 3 weeks while they still have an apartment that needs renting, but won't rent to you "until they hear back from the owner/manager." (You will be waiting forever, so don't hold your breath!) Also HORRIBLE at scheduling for viewings. They can respond to emails pretty fast but that's really the only good thing I have to say, and that's not even a good thing when they just keep you waiting for this "owner/manager to make up their minds." Uselessssssssss.

When the owner of an apartment I have apied to decided to work with Duttons, I thought that it would be better in various ways. Easier and more efficent payment methods-no Professional and work-like tenant-company relationship-no Trustfulness-no It took me more than 15 phone calls, 3 reviews of the same unit plus 25 days to get te answer; "sorry, when it comes to international students, we are very picky. Chances of you getting the unit is pretty low. We just have to make sure that you won't run away and not py the rent." Its great to hear that you dont trust me, because im not Canadian. Also, that I might run away and not pay the rent. I wish I could at least get the straight up asnwer over the phone so that I wouldnt waste my time on this nonsense. And the only answer I got during these phone calss are "sorry we are getting our paperwork done professionally, it takes time", no thanks. I have seen my friends asking about this company and, you guess my answer. Here are some basic reasons why; I have never seen a company working so unprofessional that; *Selects tenants based on their citizenship *Takes their sweet time(about 1month later than the add itself) *Doesnt even bother answering calls from their customers. *Has no connection between their agents, they dont even let you know about their "professional policies" Overall, I would give it a 0 out of five but its not an option. For all of you, who are looking forward to or thinking about working with this company, I recommend you not to. Have a good day and you are welcome.

The staff is condescending and rude. They expect tenants (and dprospective tenants) to suck up to them and will never take your serious inquiries seriously. You are expected to be happy with anything and everything they offer, and don't ask any inconvenient questions. Avoid.

Before we signed on with Duttons, we had another property management company that always seemed to serve us problems for which they had no answers. Two years ago, we let them go and signed on with Duttons. From Day 1, I was sold on them. They vet renters thoroughly, they vet owners thoroughly and, for both of our rental units, there hasn't yet been a problem they can't handle. I highly recommend them.

We rented units managed by Duttons for the last 6+ years in Victoria. They were VERY responsive to getting things fixed/sorted and VERY professional throughout my experience. However, the last agent we had for the last 2-years was a bit rough. I didn't really appreciate being told 'we've never met' when we had indeed met on numerous occasions. Maybe it's just me but after a company has taken >$100K out of my bank account, I tend to feel they should remember my name (insert Master Card priceless commercial here). Duttons Property Management has been managing our condo in downtown Victoria since 2013 and they have been totally amazing. My husband and I have had many experiences dealing with property managers in other cities in Canada and I can honestly say, that Duttons has raised the standards as far as providing excellent service. Although we have changed tenants a number of times, Duttons has always quickly found us new tenants and our property has never been vacant, not even for one month. They have taken care of any servicing the condo required and always kept us completely up to date, even when we were living overseas. They are the contact for the tenants and have always dealt with any issues promptly. We also receive a monthly and annual report of all monetary dealings, as they collect the rent and also take care of any repair costs as need be. I find their management fees very reasonable for the peace of mind they give us as owners and for the high quality and efficient service they provide. If I could give Duttons more than 5 stars I would.

"Don't bother cleaning: you will not get your deposit back." -- Dutton's agent After four years of tenancy in a three-bed three-bath townhouse, we received notice that the owner was selling the property. Numerous showings followed over several weeks and we took great care to keep the place tidy and presentable each time; no easy task with a seven and eleven year old! Moving day approached and the pre-cleaning began in earnest on the oven: four rounds of scrubbing with oven cleaner one full afternoon, followed by dusted blinds and washed window sills. My house-proud partner had her talented father patch any defects in the walls with mud and he took the initiative to match the paint to make the walls appear good as new. On moving day, the movers arrived early, before nine, and with my help had the place empty of packed boxes and furniture by two in the afternoon. My pregnant spouse went ahead to direct the offloading of furniture. Time for the serious cleaning: I called in two close friends to assist in this monumental task. After two hours of scrubbing walls, doors and cupboards, my friends quickly tired and remembered a previous commitment. Undeterred, I soldiered on: Two hours each in the main two bathrooms attacking tubs, tiles and grout with a varied assortment of Mr. Clean, Magic Erasers, soap and water, brushes and 21-inch biceps. I got on my hands and knees and cleaned behind the toilets and vacuumed every square inch of carpet. Finally, as dinnertime approached, only the kitchen remained. I called in my old man to help out. Together, we laboured until mid-night. We attacked the fridge: inside, out, under and behind. I pulled the stove elements and scrubbed the drip catchers and rinsed the oven to ensure no cleaning residue remained. I entered a fatigue-induced delirium as I scoured the back splashes with ever more powerful detergents and my sweat. Exhausted, we surveyed our work with pride: the floors gleamed after the second mop. We had done our best; the place looked great. All told, I estimate more than 24 hours of heavy labour were employed to leave the place as it had been found four years earlier. Nonetheless, we did not expect our full deposit: we knew that the carpets would have to be professionally cleaned and expected the deduction from our small deposit of several hundred dollars. Fair enough. The next day, my partner met a Dutton's representative at the house for the final inspection. Upon entering the suite, my partner reports the lady as having exclaimed upon its excellent state. However, with ruthless, practiced officiousness, the representative soon discovered my failings: I had neglected to clean one of the bathroom fan covers for dust! Worse (and this really is a head-slapper), I had forgotten to pull the bloody stove/oven out from the wall to clean the otherwise invisible sides and floor underneath; an absurd oversight considering the efforts made on the fridge. Further complaint was made of the windows, now covered in a fine patina of dust after a day's move. My house-proud partner offered amends: would they be so kind as to grant us a couple of hours to finish the job ourselves? Sorry no, your tenancy is over, I can't come back again to inspect; professional cleaners would have to be called with subtraction from your deposit. The representative added apologetically: tell your husband that he did a really good job. The punch line is yet to come! When my partner suggested that the representative was being a touch too picky, the Dutton's agent relayed that she herself had rented from Dutton's several times previously and had learnt no matter how hard she cleaned, she would lose some or all of her deposit anyway...

Client service now restricted to emails explaining their policies, with little interest in dealing with client concerns and rarely available to take your call. We felt like they were playing us against our tenants and maximizing work for their preferred contractors.
