After some price adjustments and refreshed photos with virtual staging, the condo finally sold in October 2021, which is a reflection of the condo market, not the efforts of Ryan and his team. We had Curtis Roy as our realtor. I"d put 3.5 stars but Google does not allow me to do so. Pros: - Quick sale of house, the house sold within 30 days of being on the market - Curtis got in touch with another realtor who had a client that needed the same condo documents required by our buyer, we shared the cost and this saved us money - frequent updates regarding showings of the property and how they went, potential buyer's reaction to the property, and also written offers Cons: - communication and more information regarding the whole sales process could have been much better. I am not a realtor by trade and thus I don't have the same familiarity with the buying/selling process as someone in the industry. More information would have been appreciated Examples: - not being clear on deadlines regarding signing certain documents, I was told not to worry about when to get a certain document signed by the lawyer, then I was told I needed to do it ASAP, which was a bit difficult when I have a regular job with regular hours, more warning would have been nice - I was advised not to get the carpet cleaning done until all conditions were removed, I originally wanted to book this in advance, I ended up having to book last minute for carpet cleaning and so I did not get a weekend slot, I ended up having to miss part of work for the weekday carpet cleaning appointment - half a day before the walk-through and two days before the possession date, I was informed by my realtor of some additional expectations from the buyer. At this point, it was too late for me to address these expectations since I had submitted my keys and no longer had access to the property. I ended up having to agree to a holdback amount of a couple hundred dollars Overall, buying process was more good than bad, but like I said, more information and communication about the whole transaction from my realtor would have been greatly appreciated, as it would have saved me from a few headaches. The property did sell within thirty days so I was happy about that.

Waited for months for this realtor to find me a home....still waiting. He is typical realtor talks out of his backside. Gave him a chance to correct a previous issue and nothing was done. Do your research find a reputable realtor if there is any out there and check by google reviews or friends or family recommendations. FYI if the persons placing good reviews are not local google guides or higher, chances are they are fake reviews. The real estate community refers to Ryan as Douchebag Dutka for a reason! I do not recommend this realtor to anyone. I have complaints with RECA about him.
