When we were first were looking for a realtor, we were looking for someone who had good sales… In West Brant you can clearly see Team Kate houses sell fast, and that’s exactly what we wanted. Our Agents Ashley and Lisa had our home professionally photographed, and there was a virtual Tour that looked amazing. Most Agents take hazy photos with their phone, and just put in the minimal effort to make the most profit. Team Kate is not like that, they Market your home, they invest the time to sell it and get you the best price. We purchased a house prior to selling, and through all odds the worst happened 4 days prior to closing, our dream home was flooded, and we were not able to close. Ashley was right there with us every step of the way contacting restoration companies and having them come in and Quote, looking for rental houses for us, and battling the less then cooperative seller and their agent. DO NOT BUY A HOUSE FROM HER. Her clients will leave the property in a disgusting dirty messy trash pile, and you will be left to clean up and remove their trash. Horrible people to deal with, and she will be rude to your agent. OH, and don't expect them to disclose items they are legally responsible for, so you better make sure you get an inspection on any homes she is selling. Edit Oct.6/20: I could care less if you contact my agent. They are fully aware of the junk and mess that was left for me. If you are representing a client and getting paid for that service, then yes absolutely you have some responsibility to make sure they clear the house of their unwanted garbage, or at least make sure they are aware to do so. FYI for the future - I would advise that you respond to criticism in a much more professional manner, as my comments were most certainly not rude.

There is something so special and emotional when you sell your first home. For us, it was not an easy decision but we knew that this was the right thing to do at this point in our lives. When we purchased our home, we fell in love with it and didn’t realize the downside of location, or the fact that it may be difficult for resale, as it sits in the middle of an intersection at a stop sign. We decided that it was time to use an agent, and we had a kind friend try to sell it for us. When that didn’t work, we took it off the market and decided to breathe for the holidays. We knew that Kate’s team was the one to sell it. From the moment we decided to use Kate’s services, things were organized, scheduled and effortless on our part. The exhaustion and stress of having people come in and out of your home, with pets during the winter season and in the middle of a separation is not something for the faint of heart. Her staff ensured that things were handled swiftly and efficiently, so as to minimize any further disruption in our lives. A really nice touch was having cleaners come in and clean our home top to bottom before showings and video. It is one less thing to have to worry about during the stressful process of selling your life’s biggest asset. The video was outstanding and Kate’s professionalism shone through, as well as being thorough in the description of the upgrades and selling features. In a world of ruthless and all-about-the-benjamins people, there is something to be said for the way these female agents offer bedside manner. It is not always an exciting time when selling your home, and may be for reasons that are less than enjoyable. Approach and sensitivity means everything and sometimes, unless you’ve experienced the sour, you cannot appreciate the sweet. If anyone has ever had a bad experience with an agent, they will be overjoyed when working with the Kate Broddick Team. If this is their first experience, they would think that it was the most simple process. “You don’t have to worry about it.” This is what the answer was every time I asked a question regarding paperwork, lawyers, banks, legal terms and all those confusing aspects of selling a home. They really do take care of you, and even when conditions needed to be met upon inspection, I was given a list of suggestions of reputable services in the area. This is a transitional time in my life and it has not been easy. Selling our home was one of the hardest decisions we have made, but hiring Kate was clearly the best way to make an uneasy move, just a little bit sweeter. We got 99.5% of our asking price, it was on the market for 2 days, and most importantly, we felt like our agent was working for us, and on our side. Once our property was sold, their service went down the hill pretty fast. I had to constantly follow up in order to get answers to my questions. We were harassed for a key to our house for the closing date because The Kate Broddick Team was not able to provide us with a keybox. The key was delivered to the new buyers before we received our money. They took too much commission from us and we had to chase them down to get this paid back to us. We were the one’s who had to drive to their office to collect a cheque for the money owing to us. They did not even offer to bring this to us after all the commission that we have paud them. I would rate their customer service as Zero! Phone calls were not returned. Update: Hi Kate Thank you for your reply. If I was only unhappy with one day of your service or lack thereof, I would not have given the you the rating that I have. I find it funny how you were able to answer all my calls prior to selling my house and then became unavailable after you have received your commission and refered me to your office. I have been dealing with your office regarding the piano and playhouse and I was the one who had to follow up with them and ask for feedback and answers on numerous occations. It would have been nice if your staff were to communicate back to me prior to me having to follow up with them regarding these issues. A simple “we have asked the buyer regarding these items and are still waiting to hear back from them” would have been nice. Bree was willing to collect the key from us to give it to the buyers, but never once offered to deliver the cheque for the money owing to us. I honestly thought that you were representing us and not the buyer, seeing that we are the one’s who paid your commission. On the day of closing I asked Bree to rather deal directly with my husband with regards to the key as he was the one who has been in contact with the laywers. I was rather surprised and shocked when she asked me for his phone number. We were never being difficult or unreasonable and were very accommodating towards the buyer and even allowed them access to our house for a second viewing after the agreed period as per the signed contract. We most definitely expected better customer service from the Kate Broddick Team.
