John, Andrew and The Gaio Team made our second home purchase as effortless as the our first purchase. John and Andrew went above and beyond to help us find our new home in Innisfil which is far out of their usual working area. The long drives out there on the weekends was totally worth it because they helped us find our perfect house. While we appreciate many things about John, one of the more stand out things is that he really works to get you the right house and not just rush through the sale of any house for his benefit. He will not hesitate to call out things that are wrong with the house or the neighborhood. As an example, we really liked a house that was great inside and at a great price. John, however, pointed out that while everything was great inside, the street the house was on was busy and said we would would get sick of it eventually. He was absolutely right because we didn't even consider that. He said, I'm paraphrasing, location is more important than the house because while you can change, fix, upgrade the inside, you cannot change the location. Now, we have a perfect house on a quiet cul-de-sac and we couldn't be happier with the house and location. If, like us, you're home-buying novices we highly recommend John, Andrew and the Gaio Team. They really care about you and getting you the perfect home and not just a house. They will not gloss over deficiencies, problems or anything that might make you unhappy with your purchase down the road.

Selling a house during a pandemic was made much easier with John, Andrew and the Gaio Team. We listed our house at the start of the pandemic and on John's recommendation, we paused it and later came back at the perfect time in July. We're glad we did because not only did we sell the house, we sold the house for over asking. We credit this to John's years of experience and the recommendations he made to us to make the house more attractive to potential buyers. It was the little things that we, as first time home sellers, didn't consider that we feel really helped to push our house from good to great. Two examples we didn't consider that John suggested are first, make the front entrance attractive and offer a place for the elderly to sit while the agent unlocks the lock-box. Second, adding whole-home music to create a welcoming space for potential buyers. Overall, we're very satisfied with John, Andrew and the Gaio Team and would recommend them to anyone looking to sell or buy a house. John is a full-time agent with a long and successful career. You can put your faith in him because you know he is 100% committed to work for you and not simply working real estate as a side-job. This fact really matters because anyone can list a house, it takes a professional like John to make sure that you get the most back from your investment.

Hi everyone, John was referred to me & my husband by a wonderful couple to whom we shall be forever grateful. We had to sell our house because we were moving overseas in a few weeks and needed someone we can trust a 100%. The home we loved so much & lived the greatest moments of our lives in. It was listed a first time for 3 months in the same year & did not sell. So it was a few weeks remaining prior to our departure date we called John, he came home an evening & we explained to John what the situation was. That first meeting that we thought was just going to be an introduction went on for 2.5hrs. John had right away understood our situation and the urgency. He left us that night with a short list of to do things he recommended and also the person/s he would recommend for the jobs at reasonable costs. One of them he even called right away in front of us to introduce us to the person. We were already feeling a big relief & a sense of satisfaction when John told us that what was most important for him is to help us selling our home & not the commission. Meanwhile, a private buyer had contacted us. The buyer was very serious with a very good offer. The only problem was he needed some time to get approved for a mortgage and unfortunately we couldn't afford waiting or leaving everything pending behind & go. So we called John & we met & we told him about the offer. His first reaction was happy to hear that we already have a client. He surprised us even more when he advised us with options that we could consider. John also offered to oversee & help with the legal docs, if that buyer was approved & the deal were to be closed. He ended this brief session by stupefying us when he told us he will do all of this at zero commission or only what his office would charge to allow him to help us with this deal. John had only one week after our departure to coordinate with the tradesperson to get our home ready to go live on MLS. The day before we left John had swung by the house to grab the keys & say goodbye. The morning we were leaving we went to meet the lawyers office John had recommended to introduce ourselves & take notes of how to proceed with the documents from overseas. The following week everything was ready, pictures, videos, cleaning. The house was spotless. John took care of absolutely everything during our absence and kept us updated of how the work was progressing. He stopped by the house to make sure everything was good & safe. We even video called a few times. Since it had then been a little more than a month that we talked on the price, we reassessed the listing price based on the current market trend and all the work that was done. We reached an agreement & the was listed on MLS the very next day. John kept us updated of number of showings & what kind of responses he was getting from the agents. We had lots of activity but it only took us one offer and the house was sold firm in a week at asking price - BAM!! We would recommend John Gaio to anyone simply because we think he is the best at what he does!

For anyone navigating the purchase and/or sale of a home during these uncertain covid times, you undoubtedly appreciate the transparency of a professional realty team that truly cares. That was our experience with John and Andrew. The unreliability of the housing market triggered a lot of anxiety for us. Can I sell my house? Will I find my dream home? What about entering multiple offers? Firm or conditional? John and Andrew guided us, step by step, through the purchase of a new home and the sale our existing home, with the unrelenting assurance that they had our backs. The process was seamless. In the purchase of a home, Andrew was prepared with all the local information that a family of 4 like ours would ask. What does the area have to offer? Logistics, education, transportation, neighborhoods, shopping, taxes, utilities, even local festivals. In short, he had it all, ready to go, very impressive. We felt that he really listened to our needs and went out of his way to educate us as much as possible to make us feel sure of our buying decision. The buying process took an entire Sunday... yes Sunday... at midnight (crazy) the deal was done!! The sale of our home is where we truly saw why John and Andrew were so highly recommended to us. Presentation, advice, showings, proposals, and the video they made of our house... it was unreal!! Our neighbors were amazed by the exposure and attention that our listing received. We decided to do a 4-day listing as per their advice, and right from the get-go, as soon as the listing went live, my phone was blowing up with showing requests, I just couldn't believe it!! We received multiple offers and our house was sold with a firm offer. We bought a house, and sold our home, so I guess we wouldn't hear from these guys until near the closing dates. No Sir, that was not the case. To our surprise, these guys followed up afterwards and gave us several contacts for lawyers near our area, and even helped us work out the details with our mortgage lender to make us feel at ease. What else can I say?? No matter whether buying or selling a property, you want someone that you can trust, that understands the current market trend, and most importantly, that understands YOU. As a first time home buyer, I was overwhelmed with questions about processes, financing, how to choose a dream home, etc. Knowing I was interested in buying a property within the next year or so, I met with John at the end of June 2014 so that he could guide me through the realities of buying a home and help me understand all of the different factors I will need to consider (financial, location, different laws, tax policies, etc.). This meeting was absolutely helpful and my intention was to let the information sit and return to John at the end of 2015 when I was planning on seriously shopping around. A the end of July 2014, I happened to see a condo for sale and I asked John if he could show it to me in person, “just to see” I said. I fell in love with it and decided there was no need to wait another 12+ months to move forward.
