It's not a gimmick. Sunny does sell, and he definitely knows the area! It was my first time selling a home and my wife and I were really looking for a professional to provide us with a piece of mind by taking us through the entire process. Sunny and Amarjit did just that when they introduced themselves. Sunny is very popular in Brampton, especially in North Brampton, where our property to be sold was located. I had interviewed 4 different real estate agents, and Sunny was by far the most down to earth, humble and dedicated realtor we had interviewed. He picks up your calls instantaneously whenever you have questions - a highly underrated but very critical quality to have in my books - and provided the answers to our questions. In a time where the market has cooled quite a bit (compared to last year), Sunny was open and honest about fair market value appraisal and we appreciated that. Some Realtors were promising high amounts way over asking. Sunny was real - he spoke the truth and we were comfortable with it. We put up our home for fair market value and the property was sold in less than a month (we received an offer within 2 weeks). In a cooled down market this is very impressive. Sunny just helped me sell my house in just 5 days. Initially I had placed my house for sale on Kijiji and that ended up with me fielding a ton of phone calls from Realtors. I had decided on one but after a month and a half with him and no offers, I went with Sunny. I received his advertisement in the mail and had my doubts. I met with him and within 5 days he sold my house. He kept me updated throughout the entire process and quite frankly, there wasn't much I needed to do as Sunny took care of everything. Sunny truly knows how to sell houses. Thank you so much Sunny for all you have done. NB: Just be careful of a real estate lawyer called Atul Ahuja. He is extremely disorganized. Quite opposite of Sunny. With this lawyer, you have to constantly call him for updates. His office had me resend documents 2 times. 2 different staff asked me the same questions without being aware that I had been called. My closing was yesterday and I was kept in the dark until 6pm. This morning, after my house was sold, they said they need to call me later today to finalize the paperwork, but I have to wait for them to call. I will not be using this lawyer ever again. His price is not worth the hassle that will follow. Many better lawyers out there with comparable rates.

Seller/Buyer BEWARE! This agent will attempt to sell himself to you as a very humble, from the ground up, hardworking family-caring soul offering MANY services. That, as he loves to say “are from the bottom of his heart!” He claims no other agents will do as much for a 1% commission! Please save yourself the TROUBLES and countless HEADACHES he is not worth it! He over-promises and under-delivers every step of the way. In my personal experience dealing with him his EGO, NARCISSISTIC and ARROGANT nature became evident as on many occasions. We had to file two separate complaints with his branch manager John Van Der Laarse about his conduct. He even threatened not to list our home but when he realized he would lose out on his "investment" as he called it he and his branch manager wanted to force his colleague “Amarjit” on us to continue with the sale of our home. Sunny claims Amarjit works for him and is paid by him not Remax. Not sure about the validity of this claim but Amarjit will not act upon anything on his own accord without the word/direction from Sunny. He will also present you with a document that he self-created, promising A LOT of services that never came to fruition, again BEWARE of this sales tactic! In a personal email I have from him he claimed that he will cancel the listing if the sellers are not satisfied with his any of his services but unfortunately even though we requested to cancel our listing with him we were not permitted to do so by John Van Der Laarse and had carry on with the signed agreement. He even promised 20 large moving boxes in text messages to both my wife and I, as you can guess never got those boxes! Sunny, inexplicably fails to look into issues and concerns you may potentially have with his vendors ie. carpet cleaner "friend" who barely spoke English and had no professional manners much less accolades working out of his personal vehicle, Vishu from Star Staging who did the most BASIC job staging and wanted us to NOT touch or use any of her chairs/tables/decorations etc etc knowing full well we still had to live in the house with two toddlers. She literally expected us to eat off the ground and not use our very own dining table. Just as an example. Sunny does not like to hear ANY NEGATIVE FEEDBACK about his vendors and on multiple occasions got overly defensive and made personal remarks when confronted about the aforementioned concerns. He loves to talk over you and hear himself ramble on and on about other topics aside from the concerns raised. Using strange analogies to try to prove his senseless points. He'll hang up on you too if he does not like what he's hearing. Over the time spent dealing with him he made personal attacks at our character and labeled us as the "rudest/unhappiest people that like to make the lives of others difficult" in his own words. Ultimately nearing the closing of the sale of our home he and his branch manager John Van Der Laarse became "upset" over the negative experience review provided by my partner stating that she added “fuel to the fire.” I received a sarcastic text message from Sunny with a screenshot of the review. Does any of this sound to you like professional, ethical, humble or “from the bottom of the heart” behavior that you would expect from your agent? Again, this is only my personal experience dealing with this person. **As you can read from this agent's followup on my review please read his remarks carefully and you can imagine the ego & lack of professionalism. He fails to mention that he listed our house well below what we were asking. Thus making it an asier sell! In fact he wanted to list it 20k lower but I argued the point. He also fails to mention that the buyer was made aware of our property sometime in the past and it had nothing to do with his staging or carpet cleaning or his listing. Beware of this agent's cheap gimmicks! Please be careful when interviewing your agents! If you need proof of my claims please feel free to reach out to me. In late October 2016 my wife and I decided to sell our country home. We felt that the decision on whom to use as our Real Estate Agent was the single biggest choice we would make. We felt and still feel it was more important than upgrades, colour choices and all other factors surrounding the sale. I knew Sunny was a City of Brampton Realtor. I knew very little else about him. By way of background I am retired 32 year Police Officer who is not easily impressed. I very much value trust and honesty and expect Realtors to behave in a professional manner. I am however also a realist who knows that the above mentioned qualities are growing increasingly uncommon in the world we live in. We met Sunny at our home. He was on time, he was very well dressed and presented. He was polite and respectful. To my surprise, he had also done his homework and he was very prepared to discuss every aspect of selling our home. His organizational skills, his honesty, his market knowledge and his professionalism were also very impressive and quite frankly refreshing. We informed him that we were going to interview 2 other Realtors in addition to him. He took the time to explain Remax’s Real Estate philosophy. He with pride, explained the successes and awards his office had achieved. He then described himself. He outlined his achievements and explained his top 1% ratings. This top 1% rating was not a play on words, he actually had the hard current data to back up his claims, he sold some 115 homes in 2015 and I bet as many in 2016. We quickly developed a report with him that lead to a strong feeling of trust. That trust lead to us not bothering to interview the other two Relators. There are times in life when you know you are making the correct decision and this was one of those times. Sunny suggested a selling price based on a computer program examination of past sales along with his unique knowledge of the area and his “gut” feelings. He made no ridiculous claims. He said he was no a magician but he did assure us that he would work tirelessly until our home was sold. We listed with him. A free of charge cleaner, stager and staging mover was offered to us. We utilized the services of the stager who was also very knowledgeable, professional and even more important, grounded. Sunny received the first offer less than 12 hours after it was placed on Realtor.ca. We were understandably excited and wanted to view said offer. Sunny asked us to wait and approx. ½ a day later we received our second offer. Sunny was waiting for a “multiple offer” situation. He masterfully dealt with the two Relators and in the end we sold our home above our asking price in 2 days! The deal including the buyer securing a mortgage, insurance and a home inspection closed 2 days later. This is unheard of in a rural setting. When dealing with Sunny we were provided with the utmost professionalism throughout the entire selling process. Sunny took detailed notes of our home when assessing it's value and provided us with a reasonable figure to expect. The one attribute which differentiates Sunny from the other agents is the fact that he pays for a staging company to stage your home for you (you won't have to lift a finger). Sunny's commission is also very reasonable considering the work he puts into selling your home. Sunny came to our first meeting well prepared, and you can tell he knows our area very well. He provided very accurate valuation for the property, it was actually right at the final sales price. Soon after signing the contract, he hire cleaner to clean the house, and this was done exceptionally well. Then his staging team came, and showed the house really well. His photographer took amazing pictures as well. The final booklet was in amazing quality and looks very professional. The best part of the process was obviously closing the deal. Sunny took the extra steps to get us the best price, it was sold over asking! Also I like to mention, it was very easy to contact and communicate with Sunny.
