Worst rental company in Grande Prairie! They're great when you are moving in but moving out is a different story! Watch out anyone who wants to rent one of their properties be sure to take detailed pictures prior to moving in because they will scam you out of your security deposit for normal wear and tear, as well they will say its filthy when it's been thoroughly cleaned to try and keep your SD.

Real Canadian Property Management is a great company to rent from. They are great with contacting and returning with a reply. The maintenance is usually good with fixing issues, if reported on time. This Property Management is great with understanding any mishaps, for example : If you have a possibility of paying rent late, they do consider the reason/s why, and will work with you to solve the issue. Also, there's no worries having to go out to pay the rent. It is automatically taken out of your account monthly, which makes paying the rent much easier !

It's been a nightmare dealing with these people. When we originally wanted to rent the property were currently on we had originally met with the owner and his family and we really like them and they liked us. since that time we've been moved over to Real Canadian Property Management and it hasn't been a good experience at all. Alot of their shortcomings have been blamed on us or their communication problems or how they handle things or lack thereof. I'm not sure who handles their finances or who handles their IT stuff but both can definitely use an overhaul and some revamping. When it comes to maintenance stuff they've been really good otherwise, but that's mostly because that the owners father-in-law has requested to be in charge of that for that property and they've been always get about everything that has had issues with this particular property. Edit; it's gotten worse in the last while. They keep assuming we are going to re sign a lease. They also keep coming up with new utilities bills or amounts we need to pay for and won't provide receipts even though we keep asking for them.

Stay away from this company, especially 144 2nd Ave S Property. To keep things short, the worst of it was the mice. I had 8 in total within a month. Mice are an issue every fall, and all they'll do is put some traps in the basement ONCE there is a complaint put in, even though according to tenants it happens EVERY SINGLE YEAR! You can hear them in the walls but nope, no money for an inspector

Less than pleased with our move-in experience. Mike was nice but clearly understaffed for how many people were moving that day, so we had to wait until 4:30 pm to move in. Paid a full month's rent for the damage deposit, so I expected to move into a clean place, but instead there's garbage and food behind the washing machines. There were also crumbs left behind in the fridge. The walls, doors, and baseboards were never washed, and we had to get maintenance to come unclog the washing machine on day one. The service call was done next day, which was great, but I wish they had at least used a bag before grabbing a garbage bin of ours and dumping the clog and their gloves in it. I think things will be better going forward, and I love the space, but definite room for improvement.

I unfortunately did not have a good experience with Real Property Management. I felt taken advantage of and not confident in their reliability and support throughout my year renting with them. It all started with being told that two sisters rented the suite above me in the house. I quickly found out that it was actually a couple with a toddler and a fresh newborn, 2 weeks after I moved in. It took many weeks to hear back from Mike, the property manager and the company from there showed little care for concerns that came up along the way, such as structurally unsafe components of the property to just name one. After meeting the kind family upstairs, they also had a lengthy list of major concerns about the company. Sadly the company lacked professionalism in multiple circumstances as well- such as a plumber coming to check on something in the place and saying, “are the people upstairs home... the company said they are crazy, etc.” and much more which I care not to repeat. Overall, would not recommend this company.

I have a property in Saskatoon but I’m not living there but they helped me to rent that out without even want me to be there and they took care of everything and they are doing great. I am a home owner renting through this company. Honestly they try to suck every dollar they can, I was having an issue where tenant was taking care of my property properly and was informed by my neighbour that they are not cutting grass on regular basis. I reached out to these guys and informed what was happening. Obviously I live in Toronto and could have gone to fix it by myself if I would have been in Saskatoon. They charged me $40 for a visit and explained that I need to have more expensive plan for them to visit. Like come on, firstly you should have told me before going out there that there is a fees and instead of going and telling tenant to do their job properly, you end up charging the home owner. Shady business practices.

They took over management of the property while we were already tenants living in the rental and OBVIOUSLY didn't document the condition of the property... They kept nearly our entire deposit for multiple "issues" that were previous to us living there!

Would not recommend this property management to anyone. The office staff are polite, however, the actual management agent was rude during my walk-through when moving out. Also, the company takes a non-refundable amount from your initial deposit (I have never had this with previous companies) There were two blinds that needed repair (which was fair), but there was a $250+ cleaning fee?? The property had no carpets, so house does cleaning cost that much? Overall, just be prepared to not receive anything close to your initial deposit.

Working with Real Canadian Property Management has been an absolute godsend. I managed only one duplex that we bought as an investment property thinking it wouldn't be too much extra work but we were very wrong. We had issues non-stop with renters and other things around the property that we were just not knowledgeable enough to handle efficiently. Since hiring RCPM I have barely thought about what is going on in our unit. Carla, Mike, Thorten and the rest of the team have been nothing but great to work with. They work and respond quickly and truly take care of everything for you. If you have even just one property don't waste your time trying to do this on your own. If you're expanding your portfolio then hire the management out so you can actually focus on that rather than tenant and repair issues. I can't say enough how much time I've saved and stress since hiring them on. I'd honestly pay double for what I'm getting and my only regret is that we wasted so much time before hiring a professional on it.

I spoke with Mike about the possibility of having them manage the rental of my Mom's home. We were trying to sell the home, but needed a back-up plan in case it didn't sell. Mike was extremely helpful with phone consultations, providing me with all of the details about how a rental would work, what there roles and responsibilities are in the Rental and management process, costs and what we needed to do. He made us feel very confident that the house would be in good hands and that, if we did need to rent the home, that we would feel very comfortable worh having Mike and his team manage the property.

They were very delayed in repairing anything. I had to wait MONTHS before they would come do minor things and I had to constantly email them about it. At least 10 if not more bulbs were burnt out when I moved in and I replaced some of them but some I didn't get to and upon move out they over charged me for the bulbs that they said they would replace when I moved in which they hadn't. They sent people to view the suite with no notice to me what so ever and they themselves didn't show up. And when I asked them about it or mentioned that I would like some notice next time they ignored me and didn't even offer up so much as an apology. I'm NOT impressed and I will NEVER rent from the shady people ever again.

This company is basically ripped off company these people ripped me off big time I don’t get the stars I am assuming is friends gave them faver.If any body thinks that these people are living out of your 10 percent of your rent you are wrong they basically screw you from your rent. They throw my dish washer and my new oven and allot more Just to get some business out of my rent .They charged me crazy amount of money I was not able to collect my rent it’s a big and long story. I wish I could give them 0 stars. They ripped me off completely. They promised me that they would have my place rented within 2 month and said in a very rare circumstance it could take 3 months. Carla was quick to take my initial payment, she promised me rent of $2000. At the 5th month, Mike came back to ask if I can approve $1550, citing that the market has softened. When I asked them how they came up with the initial $2000 estimate per month, they couldn't provide me with any concrete information. If you want to lose time and money, these are the people to go with. I wouldn't wish my worst enemy to do business with them. I had to borrow money to make my mortgage payment and I still am because of these cheaters!

I was very pleased that after isolation because of COVID numerous issues in my suite were tended to. It gave me a boost to come home to a fixed cupboard door and a bathroom sink that drained because a raised plug was installed. I will never think again, “another apartment inspection!” I appreciate how this company reacts to the really important issues. You can sometimes feel like the small things are ignored, because they are, but when you have real life big problems tended to quickly, life can suddenly seem quite good. I am thankful for the the man from the office who came to let me in when I forgot my key, the two maintenance technicians, pest control personnel and staff who answer emails.

Warning for property owners!!!!!! If u choose them, please be prepared. You will not get your place to be rented out for months (six months). Absolutely my worst mistake to hire them to manage my house. It's better to find someone who is real professional or just rent it by yourself. Always voice message when u call them. And will not reply your emails.

These guys are awful. You set up "virtual appointments" to see the homes and these never happen. The virtual appointments literally don't exist and they don't contact you about them again. They make you set up phone call appointments for every property but they never actually call you for the appointment! On top of this, they never answer or respond to any e-mails or calls. Thank goodness I found a home with another agency. Never use these guys - they are a joke.

I saw an add about townhouse and booked a virtual tour.someone called me his name is Mike Schmidt told me he is property manager and asked me to fill in an application on line at the company website to go directly to in person viewing .No virtual tour just phone call. After 2 days and after receiving email from same person to apply , I discovered that the unit already rented over a week ago before even the add is up.. that’s is so weird, they ask for sin number and many details on the application for nothing.and very difficult to reach anyone. Very weird and bad experience.

Step 1 - Copy the Review Below I have been renting a basement suite managed by this company for 4 months now and I have absolutely no complaints. Mike showed me the property and was diligent, friendly, and professional. The staff are great when it comes to regular maintenance issues and I have always received advance notices of anyone needing to enter my suite to do any repairs/checks. My rent has always come out on time as per my lease and preauthorized debit agreement, I haven't had any trouble with hidden/extra fees. All in all just an excellent experience so far, I love my suite!

Worst management company I have ever dealt with in my Life ! 2 months couldn't rent a townhouse ! Asking to drop price to rent faster although they suggested the listed price , then excuses that they cannot show the house due to paint touch ups needed ( after listing it and claiming they showed it ) , lack of communication with the owner and also internally! Plz do not list your property with them , I lost lots of money and managed to rent the house myself in less than a week and got the price I wanted not ($300 less as they wanted to list it for )

Attempting to rent from this company is an absolute nightmare. I am sure they are great... if you manage to go through the application process. After our viewing, which was ok but not in person, I emailed the agent and never received a response. But were told the application process would take "a 2 or 3 business days" well after that amount of time I called their office twice and left a voicemail. No response. I emailed their contact us link. No response. I emailed the agent we were working with and he responded 2 hours later telling us they actually rented it out already. Large waste of time.

I move in to my new place next week, and so far the experience with RPM has been great. At first I was concerned because of all the automated contact options and different phone numbers on the site, and complications getting to speak to a human. But once I finally met Mike and started the lease process everything has been smooth and professional. Now I am really looking forward to having a professionally managed rental moving forward! UPDATE: A year after my move, I can attest to the professionalism and ease I’ve experienced with RPM. I would definitely rent with them again!

I have fixed numerous things in my rental, I always pay my rent on time. I even offered to paint the place when I moved in due to all the Knicks and gouges in the drywall. Yet when my washer fails I wait, today is day 17 with no washing machine in my house. I have left numerous messages and only have had one email saying they were looking into it and asked if I was able to provide them with what kind of washer I had. (That was on day 9) Thank goodness for Land Titles. I will receive the actual owners contact information tomorrow and will contact them Directly with my concerns into who is handling there property. Or lack there of.

When they were not able to come on the scheduled I received a notice of the need an apology for the chance, which was appreciated , and was given a new date. I wish I could give them zero star if possible . I was dealing with them for some stain issues on carpet when I left the house , and they price gouged me and kept all of my security deposit. They only returned me $40 outta $1125. Guys save yourself and get an apartment or house with someone professional who is going to be honest with you. These guys are a big fraud and I’m disappointed with them and I’d never suggest a friend/family or anyone to get their ridiculous service.

I received text messages confirming the showing of the place then I received a text message saying thank you for viewing the place. We were at the building 1600 on time. But this Mike was not there then I received a call from him later than 230pm telling us that the 230pm schedule is only a phone interview. There was no heads up that no showing would be done. We were quite upset and dispappointed. We wasted our time and gas for nothing. He was very unprofessional and lack customer service. He didnt even apologise and told the client is unfit to rent. We are licensed professionals and we dont have time dealing with very unprofessional and judgemental people like Mike. He made a mistake and didnt want to be accountable for it. Instead of appeasing the client, he made excuses and sounded to be insisting that he's right.

Property owners beware. Showing of your property will be "not a priority", you'll be charged overpriced repair fees for things that didn't need fixing, and on the hook for exorbiant termination fees once you find out that they aren't willing to do their jobs and work to get the place rented. Invoices made to property address rather than billing address, no communication between office staff, posting late and factually incorrect advertisements for the property... the list of problems just goes on and on. I didn't heed the other 1 star reviews but I was wrong. Do not work with them under any circumstances.
