As a newcomer in Saskatoon, it was a bit hard to know about saskatoon commercial real estate and other matters regarding setting up an office for my business. I drove around and wondered to see ICR Listings and ads everywhere. For help I called an agent of ICR. Luckily I contacted Graham Robertson. Within a week, Graham showed me properties according to my needs. I chose one and he diligently completed the lease deal in a very short time. He took an extra time to explain the whole process of leasing and followed up till the lease process done. I can say what an amazingly professional and great human being he is. Very frustrating to come across this type of research in commercial real estate in both Saskatchewan primary markets. If you can’t report properly, don’t report as this type of information is valuable for appraisers, banks, investors, and others who conduct business within the sector. More so, this information is important for out-of-province investors who aren’t familiar with the markets! “Saskatoon’s office market continued to experience a rise in the vacancy rate this quar ter as it increased by 6 basis points to 14.09 per cent with a negative absorption of (-42,375) SF.” – 3Q20 Saskatoon Office Report. Issues: 6 bps increase is the equivalent of 0.06%. According to your report, office inventory is 14.09 %. Last quarter it would have been 14.03%. If you round the numbers, it is 14.1 and 14.0 respectively. This resembles a flat market since your last report, not a rise! Calling this a rise would make an uneducated reader think that vacancy increased by 6% and not basis points. For a market your size, anything under a 250 (2.5%) basis points would be considered somewhat flat. Your information is inconsistent. You write (-42,375) square feet of negative absorption, but your table shows (-12,375) square feet. One number is nearly three times greater than the other! So, which is it?! When you report -12K square of absorption year-to-date, this is a minimal change. This would be equivalent to one large office tenant vacating a floor at a high-rise office (approximately).
