We looked at their website and found a rental property we liked but when we met to look at that property we were able to look at others in Saskatoon around our budget. We found a GREAT rental property from the ones they suggested and when we had issues with the shower tap, someone from Elite showed up right away and fixed it. I would highly recommend using them!

I owned a condo that Elite was property manager for. The property manager was extremely unprofessional. I was Vice President of the condo board and set up an owners’ Facebook page. Over the course of the page’s life, there had been a few owners’ posts of dog feces being left on the lawn. A week after resigning from the board, I posted a pic of a huge pile of feces (left for months) stating that it was getting out of hand. Tim, the property manager, posted a very slanderous response, accusing me of being “passive-aggressive, inappropriate...finger pointing”. I was appalled. I deleted the page and emailed the owner of Elite sharing what Tim had done and asking for a public apology at minimum. After several weeks with no response, I contacted the owner again who replied that he wasn’t going to do anything and I should forget about it. This is not a company for condo owners. You are treated like “low-life renters”. Elite is in bed with the builder to ensure the builder continues to use them for future properties. Several builder deficiencies pointed out were ignored by Tim...so of course later on when they become an expensive fix, the condo corporation pays. Any owner complaint followed up by Tim with letter to the accused, is laced with threats. A letter was sent to four owners in the same building regarding a single complaint about their dogs. I received a letter about tethering my small dog to my patio railing and my dog barking. The letter ended with a threat that the condo board will seek legal action to remove the dog from the property. I only had my dog on a lead on my patio when I was home, no longer than a half hour at a time, with my full screen door open to hear and view anything my dog was doing. So, as an owner, if you want to be threatened, slandered to other owners, by a manager whose allegiance is with the builder, choose Elite Property Management.

It is a headache to deal with Elite as a tenant. There is minimal communication between tenants, maintenance, management, and the owners. Expect NOT to be contacted for maintenance work orders, nor yearly property reviews. Then be prepared for a $40 fine for refusing them entrance to the premise because you have not received your 24-hour notice that they are arriving. It's easier to get rid of tenants than it is to repair rotten fences and leaky shingles. I would not recommend Elite Property Management to my friends, nor to my enemies.

Elite is one the worst property management company in Saskatoon. The owner is very rude and not helpful at all. I will never recommend this management to anyone. They never do repairs and expect the tenants to do the repairs out of their pockets (I had to pay 230$ for the plumbing issue and the management sent their person to fix this but took money from me). Also, I just moved out and cleaned the whole apartment very nicely (I made the video of the clean apartment just before the inspection) and did vacuum twice, but they kept huge amount from the deposit and returned me less than 30% of the money which I gave them as a deposit (that's 70% of my money is deducted). Very bad management and I have told all my university friends to never rent any apartment from this management and i will recommend same to anyone.

Continually give out confidential and privileged information. Complete lack of professionalism by the property manager and owner. When asked for clarification, told to "google [sic] it". The property manager also asked a random person on the property to make repairs to a building. Not sure how that is even close to acceptable. ***Edit*** The owner has told me that the property manager did nothing wrong by sharing information about other properties (even though the email indicated the shared documents were confidential), and said the matter is closed. He will still not address the original issue.

1 star is being generous. As an owner, it's sad to see a management company let a building fall apart. They take the cheapest route when fixing things, if the problem is even addressed at all. Cold air blows in the halls during winter and hot air blows through the summer. Yard and property maintenance is minimal, the interior is rarely cleaned and the party deck has been closed for over a year, yet somehow condo fees keep rising. This company is all about lining their own pockets, rather than providing the service us owners are PAYING FOR.

In general the management company is doing what they are able to do best, I do understand, just one advice to management, if you receive a complaint please have the common courtesy of contacting the tenant either by email or phone if not in person, it is a great way for your rapport and beneficial for the company.

Horrible company, horrible experience! I suggest you stay far far away from any and all of their properties. We ended up with Bed bugs because of them and when we wanted the issue resolved they tried to charge us for the exterminator coming in and tried saying we brought them; when our previous landlord could confirm that we did not bring them. We ended with a verbal agreement that we would break our lease and move out asap, and they would return our damage deposit in full because we had to replace so much furniture. Well they did not give us our damage deposit back even though we did not damage a single thing and I even cleaned for hours upon hours before we left. We will be taking them to rentalsmen. They were extremely unprofessional and because they didn't hold up their end of our verbal agreement I'm not going to hold off on telling people how terrible they are, even though they begged for me to take an online post down. Well it's back. I will slam your name as many times as I get the chance because you screwed over a woman who was 9 months pregnant ! Not the time to be trying to move! So thanks again for your terrible service ! Can I give zero stars ??

I had the privledge of attending the Race for the Cure last July @ Wyatt Raceway ! The main event was focussed on a young child named Naomi & her journey with a disease that has given her & all those associated with Team Naomi a great deal of courage to fight for a positive outcome for her. Nichole Sheetka & her entire family worked for months to make this event a successful fundraiser for Team Naomi . Nicole spent half - time break in the races with all the children in the crowd . Team Naomi was up in the announcing booth as the little girl has an adverse effect to loud noises due to side -effects from Chemotherapy but was brought out to participate in the fun with the other kids playing games . Tire -Toss & other events were Nicole & partner Mathew's responsibility & they had prizes for the little winners @ the completion of the contest ! To observe the joy & confidence they instilled in the group was a joy to behold ! The Elite Twelve contestants are all worthy of this honour but I support Nicole Sheetka as the top contestant . Elite Property Management has shown an excellent effort in supporting our young citizens in Saskatchewan by promoting this competition & may the best person win this prestigious honour !

EDIT: Great local company who have years of experience under their belt. If I were to rent a property down the road I would definitely use Elite Property Management as they take care of their clients as best as they can and have a caring staff who take pride in their work. I have worked on and off with Elite for the past 4 years. First as a Marketing Intern and finished off as the Rental Manager in 2021. I have personally witnessed the employees behind the scenes working hard every day to give their clients and tenants the best experience possible. If you are scrolling through these reviews and see the negative ones I would like to point out that there are always two sides to every story. In property management, it can get dicey with tenants or applicants as there is a large sense of entitlement. Can you blame the entitlement? Not really as it is their life that is affected by the decisions the company or owners make. When someone does not get their way, or feels wronged, they will go online and share their experience VS someone with a positive experience. That being said, I would fully endorse the staff and the team at Elite Property Management Ltd. Have their been mistakes made? Of course there have been...but you would be kidding yourself if you would expect any business, let a lone a property management business to have 0 mistakes. At the end of the day, I know the Elite staff takes pride in their work and if there is a wrong, to rectify the situation and find solutions to any property management needs you as an owner or tenant will ever have.

During the month of June, Saskatoon experienced extremely heavy rainfall. Shortly after the rain, my basement suite became extremely humid (100% humidity) and began to smell like mold, mildew, and (cat) urine. EPM (Elite Property Management) was informed of this, among other issues, beginning mid June. EPM’s response to the issue was that humidity was normal in a basement during the summer, and they attributed the urine smell to a cat that previously lived in the suite before myself. No attempt at resolution was ever made on their behalf, even when I contacted EPM twice a week for a period of time. There is mold in multiple parts of the suite, which again they denied even though I have photographic proof plus many eye witnesses, not only to the mold, but also to unbearable conditions within the suite. I considered this to be a health and safety issue, causing respiratory issues including sore throat and violent coughing, as well as headaches (something that is quite unusual for me). I decided on June 25th to move out, while still keeping my belongings in the suite. I would periodically stop by to check up on the situation, which only seemed to degrade in the months of July and August. The humidity never dissipated, and EPM refused to install a dehumidifier or work on removing smells of urine. They even had the audacity to say the smells were coming from garbage; my garbage cans were empty and I was not living in the suite at the time!! The rugs were constantly damp, walking on them with or without socks was very uncomfortable. The furniture was also damp to the touch. It is such an old house that there may possibly be cracks in the foundation, which is a common occurrence. There were often leaks in the roof of my bathroom and kitchen, which seemed to randomly drip. I know the upstairs occupant and she has told me she also has leaks in her roof, which leads me to believe water may be seeping through the walls and creating mold. The house is not sealed properly. There are also mice present every spring and fall, and until recently I always had my requests for an exterminator ignored. It seemed to be our responsiblity to set mice traps and dispose of them, both upstairs and downstairs occupants. I’d often find rodent feces in my cupboards and especially in my pantry. I’ve had to throw out a good amount of food that they chewed through. On August 26 (I believe it was that day, time unknown) EPM entered my suite with absolutely no permission, and they did not even attempt to contact me in any capacity whatsoever. They plugged a large dehumidifier and fan into my power outlets, which I absolutely did not give them permission to use; I consider that theft. Had they asked (before they illegally entered my suite) I’d have refused any request to use my power. On this same day they also held a showing, and did not contact me within four hours, nor left me a letter of notice that they had shown the suite, which is in direct violation of the contract I had signed with them. The four days before I was scheduled to move out, EPM contracted someone to do roofing work on the house. The roofer set up a very large and obstructive scaffolding DIRECTLY in front of the only door exiting my suite; I was unable to move my larger furniture. When I brought this to the attention of EPM, they said they’ll “see if they can have it moved soon”. It took over 48 hours from when I brought it to their attention to have it moved so I could move my furniture from the suite. This was very disruptive to my schedule and once again created a stressful situation for me that should never have happened in the first place.

The worst property management company I have ever seen! Hopefully I did not enter into any deal with them. but during two times scheduled showing the advertised property, they have proved how unprofessional they are!! They do not know the minimum requirements of the industry which is costumer service. I called them to view 2 different rental condos in different dates. for the first one the realtor forgot to bring the right key!!! So just wasting the time And energy and the interesting part was that the realtor did not attempt to compensate his/her fault And for the second one 20 minutes before the schedule, once I was driving to get at the condo to have a view, they called me to cancel it..... Once I called them back about the reason of cancelation the lady on the phone hanged up the line!! Imagine how they respect the costumers Never ever recommended.

Where to start... was having issues with the current property management of our condo (NOT Elite). Sent an email on a Saturday afternoon to Elite looking for clarification (as they previously managed the property), got a response on Sunday (SUNDAY!) from their office manager to let me know she had passed the message on to Roger. First thing Monday (and various times through the day) Roger sent me records above and beyond my expectation to help me with my issue. Remember, Elite doesn't even manage this property any longer, absolutely WOW for service and honest to goodness caring. 12 out of 10!

Rented from elite for about a year.....terrible place I rented for $1300 windows were cheap and ineffective had to have plastic of the windows all winter and rugs were all dirty and stained had to clean the rain gutters there were full of leaves....leaves from years ago trust me I know....sewer backed up one month after moving in apparently the city plumber I called they said the main drain hasn't been cleared in years I told elite and I payed for the clearing but clearly was not my fault and did not get nothing back from it ....so as my lease was going end I tried to apply for another property from them they go and deny me......I had no problem with them at all always paid on time even sometimes early....so as I am writing this me and my family going have try and find a place.....Will Make 1 Star If They Don't Give My Damage Deposit Back

I recently contacted this company as I have just started out on my own out of my parent's house, mid 20's. They wanted 5 years of rental history or a co signer in order to rent a property. So that means, half of the people just like myself first starting out, with no previous history, are now searching for a co signer. What if they do not have family that has 5 years history? My reason for posting is regarding the practice of requiring three months of bank statements from each applicant and co-signer. In our situation that would have amounted to eight people collecting and sharing their documents. In addition, three months of paystubs and a notice of assessment must also be included in the fax to qualify as a complete application. It goes in the bin if it is an incomplete application and you need to try again. We tried again and again. I think it was easier to buy my house. After speaking with the recptionist, I understand clearly that this is their process and that's how it is. However, if the process is cumbersome, some extra points of customer service may be due. For example, a follow up email outlining the requirements with forms attached. Beyond the clarical issues, I want bring attention to the bank statements. Is it a common business practice to require an individual's personal bank statements? I don't agree it should be in this situation and I don't think we should accept sharing this information with businesses. There are more secure ways to confirm financial ability. Seems invasive of privacy. The showing was great- just a very difficult application process.

One of the worst companies in Saskatoon. They are managing our condo building. No idea how to deal with issues. Very unprofessional. Don't know how to run financials. Don't know how to maintain the building properly. Wasting condo money left to right. Will run very complicated financial report to make sure people don't understand what is going on with financials. Poor communication skills. Don't trust this company to manage your property. Nothing but troubles.

I applied for a basement suit about two weeks ago, they always told me they were going to call back or they would transfer me to a rental agent. you would think that they would atleast have the decency to let me know I didn't get the place, Instead of just giving me the go around. If this is the kind of service they portray, I'd rather rent from else where.

I set up automatic payments on the 28th of each month, I gave them two months notice, I left the place immaculate, everything was perfect, but Mr Sh***** fuond a "stain" under a light switch; as a result he charged 80$+ carpet steam cleaning 250$. Also, he promised me he would've provided me with a reference letter... still waiting. Stay away from this business.

I rarely ever write reviews - However, I feel this one is necessary. If I could give Elite Property Management a negative star review, I would without a doubt. They were extremely unprofessional, completely full of lies and empty promises, and strung my roommate and I along on the worst experiences I have ever had in dealing with a rentalsman. They failed to answer emails and calls, were completely awkward and creepy, and had no clear answers - but told us many dishonest things. We didn't end up signing a lease with them because of how little respect they showed us, and for their absolute lack of compassion. We explained the importance of having the home on a very specific date, to which was two weeks away - they then strung us along without answering messages for those two weeks and left us with less than a day to find a home before we had no roof over our heads. If you ever have to sign a lease with someone, save yourself the brutal stress and go sign with someone else. Trust me, you are much better off.

I have given one star (or else it would be negative stars) only because of the gentleman Brent who had shown us the condo in 2019 and who finished the final walk through in 2021. Brent was very professional and helpful. We rented the property near market mall and had to do a lease transfer. Justin was the guy managing our property that we were renting and was completely unprofessional and lacked any knowledge of a lease transfer. He does not respond to multiple calls, voicemails, emails or messages left at the reception. We followed instructions given to us by the reception in May and suddenly the policy changed in June and we ended up paying the rent for July even after vacating the Condo on 27th of June. Sally at the reception was not wanting to give information about Justin’s supervisor inspite of asking multiple times. The lease transferred was to an acquaintance and was asked for a character certificate from his spouse from Justin. Totally unnecessary. I agree with all the low rating reviews on here and seem absolutely true.

EDIT: My issues have been resolved since writing this, but took several months to do so. I have updated my review from 1 to 3 stars. Building management changed hands shortly after I moved in, the previous one at least responded to my calls even if he was ultimately unhelpful. The current one doesn't even respond to calls or e-mails so I had to go into his office in person and my complaints still fell on deaf ears. I've lived here half a year and problems are still being ignored. $445 in unit fees is already high. What are they going to if not fixing the place?

To reply to you about why I gave a 1 star and I actually think that is too generous; zero or negative stars would best describe this cretinous "rental company" (or poor excuse for one). But you guys seem to be very unprofessional, tardy with responses and like many other people leaving reviews, strung me along for a month with no communication as to what was going on in between approval. I do not want to buy a property in the city due to the fact I want to move to another city within a years time and wanted to rent but you refuse to approve people with great credit, references, $80,000/year salary, again how does that make any kind of sense? I am renting with a private business currently and am so glad I didn't get approved by your heinous business, because I have since heard from friends that this place scams them once they have rented. Things don't get fixed when needed, no notice for other things, etc. I tell everyone I know about my story and it keeps circulating, leading to tons of people not wanting to go near your business. So way to shoot yourselves in the foot!!

Terrible experience. Repeated no shows and when they did show up it was not uncommon for their agent to be upwards of 20 minutes late. The agents know little to nothing about the actual properties. Do NOT waste your time dealing with them.

As if you are renting PART OF PENTAGON. I have rented from them for 6 years now and my place needs LOTS of repairs and they keep telling me that it's not in the budget . I don't know how that is the repairs are but not limited too , the roof leaks , front steps broken , plastic windows , leaky sinks , bathtub is going to fall thou the floor soon , big holes in the carpet, back door with big space under it . I can't wait til I can afford to move out of this dumb.

I own a property in Saskatoon and hired Elite to manage my property. They are absolutely useless and the worst thing a person could do to control an important investment such as a rental property. They do not make an effort in any aspect of the business (treating tenants properly, diligently advertising or showing the property, communicating, or returning emails or phone calls). They are extremely disorganized and all an all terrible business for property owners and tenants. Their % cost fee of rent is what they advertise, however, they have many, many other fees such as admin costs, travel costs, move in fee, move out fee, signing lease, etc. They don't tell you about all these costs over and above the management fee that they will pass on to you until you go sign the contract! I read the other reviews on here and see most are frustrations from tenants. I see a few comments to never use a property manager at all for renting. All I can say is I replaced Elite as property manager and have received outstanding service from a group of people that care about their tenants, their business, and their property owners. I would recommend never using Elite, but I wouldn't avoid property managers all together. They are available to be reached at any time and available to react at a moments notice, rather than an owner that could be away from town. The property managers that take their jobs seriously and don't let themselves get too busy to help you or themselves are the ones to avoid - mainly Elite Property Management. Stay away from Elite as a tenant or owner, but consider others because trust me, I cant believe how much of a difference it made for me. They are better landlords than I will ever be. Terrible, terrible company with a terrible reputation. Wish I would have asked around before I signed them on!

The suite I rented was very nice- spacious, bright and modern. I am a university student and was able to get a 9 month lease with utilities included, which is something I haven't seen offered by anyone else before. Brent was always helpful and accomodating, and made the process as smooth as possible.

We had an absolutely horrible experience dealing with Elite. From not providing mail keys at move in (and absolutely disrespectful conversation surrounding how to get access to these keys - I was even told to call their employee who was holding them to arrange something myself), our first lease renewal was sent in the mail without postage and took over a month to arrive giving us one day to decide before our term was up (violates the Tenant Act), finding out from a unit owner in the building about important by-laws that were changing that Elite never informed us about (to which they were required to do so according the their lease agreement), not providing notice of lease renewal/non-renewal after multiple requests prior to and after the one month notice required by the Tenant Act (with one explanation being they were still unable to get a hold of the property owners after 6 weeks of communicating), the list goes on. We went through the Office of Residential Tenancies to retrieve the ⅓ of our damage deposit they held from us. They did not pay us the portion they owed us in the time frame required by the Tenant Act. We received it after our lawyer contacted them indicating they were required by law to do so (but it was still received 2 weeks after the date in which it was legally acceptable to be returned). They did not show up to our first hearing and managed to pull strings at the ORT to have a re-hearing. We won BOTH hearings and they were ordered to pay us our damage deposit in full. Our move out was July 2019. It is March 2020 and we have yet to receive the money owed to us. An absolute legal nightmare with experiences I was appalled to have with what one would assume to be a company that hires professionals. If you are going to rent with Elite, be sure you know your rights as a tenant through the government if Saskatchewan because you will surely need to fight for what you are rightfully owed.

I don't know where to start, this is the most unethical, unprofessional, unmoral company I have ever come across. They manage through bullying and threatening tactics, and when that doesn't work they just stop communicating with you. They managed our condo property, but we're unable to handle financial business (we had to ask for our financials ever single month), they wouldn't fix anything! Or find the right people to do the job (the shingles had blown off yet again, the 3rd time, and after Elie has fixed, twice), we finally gave up after receiving verbal abuse at one of our board meetings, and the property manager walked out. Contract tells us that 90 days notice, and I can tell you the shenanigans started right after notice was served, so much so, that they tried to sneak a year old invoice into our monthly costs thinking we wouldn't notice. This hardly touches on the experiences we have endured. My best advice.....Run...... Fast......Away from doing anything with this company.

Honestly, they are crooks. I am an owner and hired them to manage two of my suites. They over charged me 550 for cleaning, I had allready had the place cleaned professionally the weekend before. They did not collect utilities which were the tenants responsibly even tho they were mailed to their office and the utilities were almost shut off for lack of payment. I sent numerous emails and made phone calls to Jim the owner and Sheldon who was dealing with my account and their reply would either would not solve anything or not come at all. After 3 months I told them I was going to drop them and he actually laughed and said "you can't you signed a contract" in which I had a minimum of another 3 months in which I was still under contract. For the next 3 months they would continually mess up monthly statements, withhold utilities which the tenants had paid or just charge me for "inspections of the suite" at 90 bucks a pop. Honestly I could not discourage anyone more from dealing with these people...

Did not enjoy our experience renting through this company. Poor communication within the company and with us is our major complaint. While maintenance requests were attended to in a reasonable timeframe, it took forever to get resolution on them (e.g. broken dishwasher) - they forgot to follow up and I had to get back in touch with them. Their expectations were unreasonable for how you can keep your unit while trying to pack up and move out - other companies would wait until you’re moved out to show it. No communication to us about blocked road access to our unit - right at month end when you’re trying to move out. This was extremely frustrating. Poor communication between Elite and the condo manager, causing issues for us as tenants. No compassion or concept of treating people well, even when the problem is because of their poor communication (see above example) - this was Sheldon in particular who wasn’t at all accommodating when we needed to get our carpets cleaned. There’s a lot of options for renting property - I highly recommend you go somewhere else.

Their snow removal is garbage. Took 9 days for them to come ON THE WRONG DAY than we were give in the notice. They never came back to clear what they missed. Completely garbage. If the snow removal contractors cannot keep up maybe hire another contractor? What are my condo fees going to since there is no way it is costing this much for them to come twice all winter and when they give out notices to clean all the snow in everyone's driveway they come the wrong day. 11/10 NOT impressed. If I could rate them a 0 out of 5 I would.

Had elite look after my properties for little over six months. First month I was advertising aswell as them. Some potential tenants phoned me saying they could not get ahold of elite to show the suite. I showed it to them and handed them over to elite. This continued, out of the 4 doors I have for rent I found 3 / 4 tenants. First month I get a $600 bill for cleaning. The statement they sent you could tell was copied and pasted. Saying wiping dirt off the walls (it freshly painted) ect. I complained about bill and they cut it in half to $300. two months after I get my statement having main floor rent on it and not bottom, curious about the situation ( you get your statement on the 20th) I phoned and asked what was going on. They said the tenant moved out last month because there was a moisture problem in the basement.. They didn't notify me, any contractor for quotes or advertise the unit. For a month it was sitting there. (Another $1000). Saying they were getting quotes for repairs I waited two weeks. Phone and no contractor or anyone has looked at it. I contract own and get it fixed. The tenants are to pay the utilities, for two months I get deductions for utilities and no reimbursement. Phoning, emailing, going there to drop off statements. One they didn't setup the LSTA to pay the ulitities so I was in arrears for 3 months and had to pay them myself. At the end of my contract the utilities never got figured out and they frantically went to my tenants demanding 2!months utilities($350 bill). The reception ladies are nice and not the cause of the headache. At the end of it told them to do nothing ( takes 3 months for your contract to end). But still got bills. Actually got a 80 bill for someone to go into the basement suite and tell me the dryer hose came off.. Then they left it. There's probably some more but I think I painted the picture, paid 600 for locks to get changed that was another one. Someone called me because they gave me as a reference, I told them my experiences as I wish someone did for me when I was searching property managers. Update: went to go change my furnace filter to find that there wasn't even a filter in the furnace, I put one in before handing it over to elite.. 6 months ago, talked to the tenants and they didn't touch it, elite .... Thanks for your concern Jonathan but I don't see what you could do it's too little too late, are you willing to replace the blower if it's too far gone ? Update #2: I went to all my properties for inspection and found non of them had a furnace filter....absolute Headache with everything from this company. Update #3: sent an email to Jonathan seeing what kind of resolution he was talking about. He said his manager would get back to me.... That was a month ago, nothing has come of it.. BEWARE!

The person by name Shaldon was very disrespectful, never saw a person can speak so bad with the customer , my bad that we had signed leased before taking key handover. They took us for ride , as bad as litterly abusive. I am just wishing my lease to get over , won’t like to extend it further or recommend them to anybody in my work , friend or community circle. I hope at checkout the same guys does not turn up , else it would be nightmare. His mare though in my mind makes me restless. I doubt the quality of “ Consumer Choice Award Jury “. We were fortunate to deal with Ashlie, one of the property manager's for Elite. She made the process so easy & headache free (as there were so many details that needed to be ironed out). Like the other management companies that manage building, they only do the absolute minimum. Snow removal was nonexistence, my wife slipped and fell beside our car and we called about getting snow removal in the parking lot but they didn’t do any at all that year. At most we might get 1 parking lot cleaning during the winter. Huge icicles were forming beside the rear building door 3 floors up because of missing flashing that hasn’t be replaced in years exposing the heat from the roof. This actual crashed through a car window one year. The back parking lot light was replaced with a much better light but then has been burnt out for years. Also we had trouble with the fire alarm system buzzing at the front door constantly for years. They would fix it for a while but it would start buzzing again and we stopped calling after several failed attempts to repair it. After we moved out it took almost 3 months to get our deposit back because they said we didn’t pay anything. I kept the original contract from 10 years ago to prove we paid the deposit. We did get paid in full but it seemed like we had to push them to get it resolved. I wish good renters had more ways to improve the quality of service they get from management companies.

I would whole heartedly recommend avoiding an Elite property management residence. I reported a flooring issue when I first moved in a year ago and was told someone would come have a look and start the repair process, it was not an emergency situation. After a few months of no one coming to look into the issue I sent another email to ask if they would repair this as promised and I never received so much as a response to the email or any other follow up emails after. I was given a notice slipped under the door of the upstairs apartment for a 24 hour notice of entry which I was away for work and couldn't receive so the apartment was entered without my knowledge. Okay, they did their procedures as necessary and it's not their fault that I wasn't available so I kindly requested my notices to be sent via email so i am actually aware when someone is entering my home. I'd like to have someone be present there if I can't be. I'm a single girl, living alone, I don't like the thought of someone in my place without knowing they're there. I didn't get so much as a small response email saying whether they could or could not accommodate my request for email notifications. I requested this more than once with no reply. Sent an email to see if I could get an extra key cut, no reply. Requests for other small "non emergency" repairs, no reply. I don't need to get everything I want but I would sure appreciate a simple answer. Recently I had an inspection notice given to me a week ahead of time which I was very happy and impressed by. I was then told that said inspection was cancelled. I found out a week later, while I was away for work, that the inspection went ahead without my knowledge. Now, once again, I have a stranger in my residence, with my belongings, and my vaiuables and I didn't even know they were there. Call me paranoid, but I hate that feeling. I just want to be allowed the option of having someone present while a stranger is in my home. Do I think the people coming into my apartment are crooks? Likely not, but the fact is I don't know, and I have the right to be present for these inspections. Why not move you say!? Well, the apartment is in a good location, it's close to friends and family, the upstairs neighbours are great and the cost is affordable on a single income. None of these factors are determined by Elite as it is a privately owned home and Elite is strictly the management company. I know there's been a high turn over rate in this particular property and it's now obvious why. UPDATE: The owner of this property has decided to sell and there is a real estate agent coming to appraise and take photographs of the property with NO warning to the tenants that this was a possibility. Yes we received our 24 hours notice of entry before someone comes in the photograph our belongings but my space will not be in proper shape for photos to sell this property properly. I feel terribly sorry for the agent that has to deal with the utterly disgraceful professionalism of Elite Property Management. I even got a call from Elite to ask if I had changed the lock on them. A lock that they changed not very long ago because it wouldn't unlock anymore and is already broken again, but they didn't even have the decency to inform me that the owner was looking to sell and maybe I should prep my apartment. Also, this obviously leads me to believe that they tried to enter the apartment, yet again, with no notice of entry.

I have been meaning to write this review for a couple months now, but this company is the absolute worst I have ever had the un-pleasure to deal with. First they took forever to process my application and they need way to much personal information for said application. While I was there to drop off my application I hear someone who I presume to be the manager or owner screaming and swearing at his staff upstairs. that is absolutely ridiculous and illegal! It took them weeks to process my application and I had to look else where for a place. i do not recommend for anyone to go here. stay away!

THE ABUSOLUTE WORST PROPERTY MANAGEMENT COMPANY IN SASKATOON... Where do I begin... Let me start with their manager Sheldon - extremely unprofessional, ignorant, verbally abusive to tenants and even owners? !!! This manager is a joke in the industry. The owners of the company should be ashamed of themselves for keeping him employed still. Absolute disgrace. Plus, I have no idea who they hired for the front - doesn’t dress professional, looks like they just woke up, they are obnoxious. I even heard one of the owners was working in the front and the dog that was behind the desk looks more professional.As an owner, I recommend not giving your property to these scumbags/hoodlums, this company and its employees are not trustworthy at all, so don’t waste your money and time on them coz you will never get a proper and prompt feedback from them. They are scammers - take your money and never take care of your property. So disappointing in Sheldon and Dax.

STAY AWAY. The level of incompetence that this company has is laughable. Seriously, save yourself and anyone around you the headache of trying to get anywhere with them. I was a tenant and decided to leave before my lease was done, so I went ahead and lined up over 30 showings for people to take over and sign a new lease. Multiple applications in and nothing on their end. Kept me hanging for MONTHS because I didn't want to break my lease and leave them hanging. The receptionists are pitifully unorganized. Elite Property Management has been the most challenging property company that I have ever had to deal with. The communication between the front end staff (receptionists) and the brokers is extremely sub-par. In our experience with the front end staff and the brokers there were many forms of miscommunication. For example: Dax Murdoch stated that we had not returned any keys (in which we dropped them off with the front staff). My roommate then went to inquire with the front desk ladies about returning the key as Dax said we did not, and they stated that they remembered her returning the keys, but they misplaced them on their end. Dax stated that he talked to these front desk ladies and they had not remembered the keys being returned. It felt as if Dax was completely lying to us about this as the keys were returned, yet he wanted us to pay for re-keying the whole property, which we did not end up paying because the keys were found by the receptionist. Example 2: We went to sign the move out papers and the front end staff said that Dax had them and he was out of town, even though we had told Dax that we would be in that morning to sign the papers. It turns out it wasn't communicated with the front end staff that the papers were actually at the office (my roommate had made a special trip out of town to come and sign the papers) so this ordeal took way longer than expected because of the poor communication, also the move out sheet was not updated with the pro-rated rent that I had already paid, so without me catching their mistakes I would have had to pay extra money. Also, Dax demanded that I pay pro-rated rent for 9 days, instead of 6 as the next tenants were moving in earlier so our pro-rated rent became less. Dax did not see this and I had to physically do the math for him and lay it out in an email, he was going to charge us over $200.00 extra if I did not catch his mistake, very unprofessional. The professionalism of the broker, Dax Murdoch specifically, was second to none sub-par. Throughout our tenancy there was no regulated way that we were getting reimbursed for the utilities and energy used for the illegal basement suite. We ended up having to contact the owner of this property, Jenna M, who was extremely difficult to deal with and struggled to get the money to us in a timely manner, and was not fair in the way we were reimbursed at all. When it came to discussing move out and preparing for the new tenants to move into our property, Dax was extremely nit picky and unfair in the way he estimated the cleaning costs for our property. Dax did not do our move in, another individual did, who did a very poor job on the move in (was there for less than 10 minutes and not thorough at all), therefore, I found it very frustrating that two different individuals were doing the move in and move out, I feel that this is not a fair judgement of move out and move in status. My family and I spent hours cleaning the property and take pride in the hard work we did. After going through the property Dax stated that a cleaning cost of $540 for 6 hours of cleaning for two people at $45/hour was needed which was very unreasonable. I reviewed the move out and there were very few boxes in the "misplaced/not cleaned" boxes and there was no way it would have taken that amount of money and cleaning to do the few minor things. I then emailed him several times in the last 3 weeks explaining my questions and concerns with the estimate of the cost, to which he has not responded too and I can't help but feel his is completely ignoring my emails. I can not help but feel that he was trying to get as much money off of our damage deposit, as we were very good tenants. I would not recommend renting this property (1522B Shannon Crescent) due to the poor demonstration of professionalism from the owner of the property. I would not recommend using this property company due to the unprofessionalism, the inability to explain cost breakdowns and responding in a timely manner, and the ignorance demonstrated by Dax Murdoch.

I would strongly advise using anyone but Elite Property Management. We rent with Elite and they have been nothing but problems. I have been renting for years with barely any problems and the past couple years with Elite have been full of them. As you can see by the number of other one star reviews, I am not the only one who thinks this. If you are a homeowner or a renter, steer clear of this Property Management place.

Years ago I rented a property under their management, poor customer service. They'll "transfer" you to someomes voicemail 9 times out of 10 if they don't want to deal with you. They still owe me money that I tried to get back a handful of times.

Went for a viewing to look at an apartment to potentially rent. When discussing application I was told that I would have to provide ID, 3 months of pay stubs etc. No problem. Then I was told I would have to provide 3 months of my bank statements. I asked why. Told that it was to see what was was going in and out, how much was a balance and what my spending is. Unacceptable. None of their business and completely intrusive. Ever hear of a credit check?

Sneaky capitalistic prejudice people. They made us come back in several times to resign paper work. Accidently lost my file. I had 3 diffrent workers say 3 diffrent things on what's going on. And so many times they were like "Ya you are approved, O no wait this paper is missing one number." O and I got made fun of but some hussy of a desk clerk saying "O just cuz you come in every day doesn't mean you will get approved" when I had a call the day before saying that I was approved I just needed to pay. I had a government Co signer worth 300 thousand and I had 3000 grand to pay them and both my husband and I had steady income. But no they stalled my paper work and gave my 10 yr old son, husband and I every excuse in the book. So it's either they are all retarded or prejudice money hungry souless people. karma will get your plastic souls

The Elite 12 contestants are all good candidates for the grand prize, but seeing Nicole Sheetkas personal involvement at the last race I will be supporting her in the competition :)

Horrible!!!! Totally unprofessional. Late to showings or didn’t show up at all. That should have been the first tip off. They lost payments and issued late fees and notice of eviction when we had confirmation numbers and it was entirely their mistake. Didn’t even call back to confirm they figured out or apologize. Little knowledge of the property. Took $350 off the damage deposit for carpet cleaning and a scuff on the wall. Called for receipts of maintenance to justify cost because it was more than we agreed and the woman was rude and sarcastic. Thank god the lease is up and I don’t have to deal with them anymore. Completely unacceptable. Go elsewhere!

We are a small enough company to offer the personal service without the big corporate price tag. Having worked at Elite for 6 of the past 7 years as a condominium manager, I know how much good customer service means us. You won't be disappointed by using us for your property needs.

It is beyond sad that elite has to use its own employees to get better reviews! Elite is a JOKE avoid them if you can SLUM Lords is all i can say. Our mail boxes have been destroyed and they refuse to replace them. We had no working utilities for over a year and I just spoke with my Property manager who told me to quote "prove it". Utter disrespect from the front desk girls who literally look like they dragged their asses in from a night of partying. They refuse to transfer calls to the appropriate people. If you were really running a professional property management company, your staff would display better customer service skills. I encourage any elite customers who are feeling the same as I am to contact the Better Business Bureau and report them. Unprofessional people working here is all i can say!

I used Elite to manage various rental properties for me in Saskatoon. Over time their level of service was close to non-existent. Failure to follow through on commitments, failure to notify me about significant expenditures as per our agreement, failure to return calls, on and on and on. I certainly would not recommend them - quite unprofessional in my experience.
