0 Stars but wouldn't let me :(. We lived in a home that was in rough shape managed by rental advisers. It was very dirty and in need of a major renovation/cleaning before we moved in, however none of that was done. After 8 months we moved out and they ate up our entire deposit on fixing other people's damage (granted a bit of it was ours, stuff happens). We were only renting while we finished our house and were told we could find new renters if we broke our lease early, which is what the previous tenant of a few years had done when we moved in. We found a great family who wanted to move in right away (I was told that their application was approved). Rental advisors stalled saying they couldn't get a hold of the owner as he was overseas, so the people we found couldn't wait any longer and ended up figuring out another option. We were left paying rent till the end of the lease as we were no longer allowed to go on the property and attempt to rerent it ourselves. Rental advisors conveniently found new renters at the end of our lease and in the mean time must have done some much needed repairs on the home.This is a very common scam according to our lawyer, basically they write any damage down on the move in as "As is" condition, then ding you for it when you move out. We have decided to leave this all behind it and chalk it up to a bad investment (lost $4800 on rent and security deposit plus alot of stress on our family) rather than spending more time/money with these people taking them to court. Just don't wish this experience on anyone :(. Note: I am a landlord myself with 5 units that I manage and I would never trust this company with my properties. I wouldn't feel right about any of my tenants going through this.

"We need to return the security deposit to the tenants within 10 days of LEASE ENDING and not the transfer of management." This is the exact rationale provided, in writing, for failing to return our damage deposit. Let's examine this - in April, the owners notified Rental Advisors that they would be terminating their contract with the management company (Rental Advisors) effective June 1, 2018. We, the tenants, remain in the property, paying rent directly to the owners. We could, potentially, be living in the property for the next ten years, but that has nothing to do with Rental Advisors. They should have returned the damage deposit, either to the owners, or to us, within 10 days, i.e. no later than June 10, of the termination of their contract. July 4th, 2018, we an email to Rental Advisors and the property owner , noting that the security deposit has not been returned, and asked that the deposit be returned to us directly. We had provided the owners with a new security deposit cheque, and were waiting for the return of our deposit so that they could cash our cheque. On July 11, 2018, Rental Advisors finally responded to our email stating that they would be issuing a cheque to the owners. Regrettably, our cheque was cashed by the owners prior to this email being mailed. The statement quoted at the beginning of this review was contained in an email on July 12th in which Rental Advisors ask the owners to confirm that they will not cash our cheque, in response to my email in which I tell them that the owners have already cashed my cheque. Friday morning, July 13th, my wife received a phone call from Rental Advisors who were unhappy that they had received a one-star rating online. The only reason they got one star was because we cannot give them a zero star rating. The person phoning my wife stated that the cheque would be mailed, by regular post, later that day, and then asked if she would reconsider her one star rating. Today, July 16th, there is nothing in the mail from Rental Advisors. We are currently out $3,000 in security deposits, plus the overdraft fees incurred. I am not blaming the owners of this property. I am dismayed at the lack of professionalism and integrity demonstrated in writing, never mind the phone call, by two members of Rental Advisors staff. If I could give a zero star rating here, I would.

Worst experience ever. I found them not honest or professional. They tried to force me to give up my security deposit by hiding facts from me when explaining the contract and deliberately passing little notes in the contract taking advantage of my weak english as new immigrant and my lack of certain terminology understanding. They went to the extend of asking me to bring professional cleaner to clean the carpet claiming that it will help not to deduct any money from my deposit, and after I did over and beyond what is required in the move out inspection, they uncovered the fact that i agreed to give up my deposit when i signed an addendum. I even got thank you note from the owners for keeping the property in good shape, however rent advisors decided to deny me from getting back my money "for possible property damage" as stated in the paper i signed. Now I need to file a complaint with Alberta Service to get what is rightfully mine. Lesson learned, never to trust them and avoid renting their properties.

I always believe that it's the individual first who makes the difference and not the company. This has been proven again by Mick Basra, Property Manager who has been assigned to me by Rental Advisors for renting out my property located in West Edmonton. From Day 1, Mick has demonstrated that he is very prompt and diligent in responding to my queries, explaining everything in details (pros, cons, which ones are critical etc.), and doing excellent quality of work starting from taking photos of the property, writing description for advertisements, providing me detailed update of enquiry status, showing the property to prospective tenants, finding a tenant and conducting a detailed move-in inspection. Mick found a tenant for me in less than a week of advertising and after completing due-diligence and reference and credit checks, the tenant moved in less than a month's time. During this one month period, I had several questions for Mick. No matter whether my request was during the business hours or after hours or the weekends he always replied promptly and diligently. Before the scheduled move-in inspection with the tenant, Mick visited my property well ahead of time to get acquainted with my property again, and called me from the location to seek some additional clarification. After the move-in inspection was completed, I was informed. The move-in inspection report, which was subsequently forwarded to me, is a gem. It is a 27 page document (10 pages of text with every possible details of property conditions and 217 thumbnail-sized photos of the entire property) - just impressive, cannot ask for anything more. I have nothing but all good things to say about Mick Basra. We can all learn from him on what it means to be professional in all aspects, take ownership of work we do, respond promptly to clients, care about clients and educate them (if needed), do the best quality of work we can possibly do and take pride in what we do. Rented from August 2018-August 2019. The first few months were good until winter came and so did the mice. Called the company and they had an exterminator come and patch up some holes at the house and was okay for awhile. Early summertime came and they were back again, we called the company again to let them know about the problem and they did not seem to care much. I would literally sit at the kitchen table in silence and a mouse would come running from out of the stove, they were crawling in the walls and even leaving waste all on the counters. At the end of our move out we cleaned the place spotless and also ranted about the mice to them. When we got our damage deposit back they took off 800$ for cleaning ! Apparently there was one mouse they had to deal with during cleaning , well try living with them for a year !! Don’t rent with them ever! Apparently being a house cleaner is where the moneys at!

Incredibly dishonest and disorganized, the individual who completed our move in inspection did not list any of the prior property damage and when he did, he listed 'as is' which was all changed to 'needs repair' upon our move out inspection, meaning that we were charged 1300/1800 damage deposit to fix the previous tenants damages as well as standard wear and tear.

I just want to let you know to be vigilant if you want to deal with REMAX rental advisors . The reason I am saying that is because I did not have a pleasant experience with them. I rented 2 bedroom apartment which they told me to be ready on the 2nd of the month but unfortunately the apartment was far from clean and I had to wait for one more day to be cleaned. After one day the apartment was not cleaned professionally. The move-in inspection was very quick, 10 minutes unlike the move-out inspection which took more than one hour. They look for all sort of excuses to charge you for damages. If you have complaints, your complaints get no attention. Mioara Bitea, the property manager didn't reply to my emails for weeks. They cancel viewing appointment as they wish. They don't even notify you most of the time. It took me a while to get my security back. I had to send them emails regularly. By in large, I felt that they violated my rights as a tenant.

I am disabled and they have never made me feel like I am not capable of living in the property that they rent like some other landlord's. My family were refused occupancy in other places because of my disability. Oh they of course found other reasons to refuse us but it was obvious that they had a problem with the fact of me being disabled. Worst experience ever. We hired these people to rent out our condo in april, and it is now july and they have only shown two people. They kept telling us to lower rent, offer free months etc etc. So we decided to put an ad up on our own, and within a week had 12 showings. Than when we called to cancel they tried to make us feel bad like they worked so hard, hard at what! The guy who was supposed to be doing our property was gone for 5 weeks, while no one was looking. Biggest waste of money, and time. We will never recommend them to anyone for either property management or real estate.. neither will we recommend Kalesh Kumar the agent we dealt with, he was rude , disrespectful, and was never available to get a hold of when we needed him. TERRIBLE!!"

Property owners BEWARE!! These people will chase the potential tenants away easily with their unprofessionalism. Aziz showed up 10 mins late for starters and took a wrong key from office for the unit. So he was not able to show the unit to us. Even though I politely requested to meet later the day, he didn't seem to be interested as he needed to clock out and offered to show another unit in the area which according to him would be better for me. Turns out the unit is $250 more expensive than the original one. I took the day off for this appointment and traveled 30mins from other side of town but he couldn't have cared less.

Give yourself a peace of mind by staying away from this highly unprofessional company. I hired them to manage my house as I had moved out of province. They are crooks! My house stayed empty for three months. Their strategy: 1) Do absolutely nothing for few months and then ask to lower the rent and give one month free incentive. 2) Pretend that agents are doing the showings. 3) Ask to do renovations/cleaning to an absolutely fine house. Additionally, they just want to extract money for one or the other reason. I completely lost the trust when I made a visit to the house to find out that they lied about cleaning and took out hundreds of dollars from my account. Emailing them to clarify the situation ended up in twisting the facts to suit their needs and arguments. Totally frustrating! I ended up canceling my contract with them, asked a friend to do the showings, and within a week I got my house rented for long term. A person named Ash who is responsible for "getting the signatures on contract" seems very reasonable (perhaps thats why he is there) and after contract signing is done; it's all downhill. I regret that I decided to go against all the negative reviews posted here. If you will end up doing business with them; be very diligent.

I am a renter with Rental Advisors, and have nothing positive to say about them. They are disorganized, and there appears to be huge staff turnover, so don't expect to be able to talk to the same person. They are quick to call/email when they need something, and are definitely there to take your money, but when you need something, they revert to an apelike state. I will never rent a property from this outfit again, and after viewing comparables in my area, can safely say I am paying about $150 per month too much. Shame on me for being fleeced by these clowns, never again!

Not accommodating to tenants, property left dirty. When we moved in, the previous tenants had left old dirty tupperware and cannabis paraphernalia in the cupboards. Carpets, bathrooms and kitchen were not professionally cleaned. Streak marks were left on the wall likely from the frenzy of the previous tenants leaving. Ironically, they have requested we do clean all of this listed above when we move out. Then after 8 months we received an email saying that the owner wants to sell the property. Through the last 3 months, we had to accommodate realtors and their clients touring the property. Spending time to clean and prepare the space for each one, while we are in the middle of a move ourselves. Not only did we have to accommodate and leave the property each time, but when we asked several times if we would be compensated for the inconvenience, we unprofessionally received NO response. I am unimpressed with the level of professionalism and lack of consideration for this as our home for the time. UPDATE: after our move out inspection, it's clear their standards vary depending on where they think they can make money. When we moved in, everything was glossed over including the screen to the hood fan which the inspector pulled out, saw that it was dirty, then told us we can clean it. Now when we moved out, we were charged to clean the oven, which we had cleaned, but was not to their "standard". I'm assuming they pocket this cash and don't clean the property because we did not walk into a clean property to begin with. Avoid at all costs.

I was interested in a property that this company is managing, but the amount they were asking was higher than my rental range. I tried emailing the company about this to ask if the owner of the home would be interested in another monthly amount for a more long term tenancy. I do have good credit, and make a reasonable income under a private company. I was told that I MUST submit an application first, before any talks of rental amounts would be discussed with the owner. I did fill out the application, but was asked to pay a $20 fee just to do that by this company. So in order to find out if the owner of the unit even wants to consider another rental amount, I have to pay this company. That part alone is ridiculous, as all of that could be resolved before anyone gets too involved and before I have to come in and reveal bank statements and other sensitive information. I also had a credit check pulled on me, so $20 later, and a credit check- I am asked if I can provide bank statements- since I don't get paid through regular pay stubs and usual methods. I pull that information and send it to one of the team's "advisors". I never hear back from them, but send them emails asking if they received my email. I also call and leave a voicemail, stating the same. I also needed them to get back to me so my landlord who is in another country could contact them. I ended up calling again today and finally the 'advisor' answers the phone. I asked if they received my income statements. They said they had, and then I asked howcome I am having to hunt them down to find that out? They go on a spiel about how the owner of the home isn't happy with my statements. Which by the way are pulling in consistently above $5000+ per month. I asked howcome this advisor couldn't just tell me that? Especially after I sent sensitive information over, and have been calling and emailing. They claimed they did not receive my emails or calls somehow magically. They also then made assumptions about how my income is sent or made, without having asked me or my employer about that information. The entire process is heavily unprofessional from start to finish. I asked if the company had issues with anyone who may be a sole proprietor or anyone who is self-employed, or anyone who owns a company? This person said no, but clearly there are issues- even when income is solid consistently, and well above the average. Even with a solid credit history. The only thing I can say now is that I was coerced into paying for an application just to find out if the owner of a home would consider another rental amount. I now have a ding against my credit, when the company could have just figured all of this out without charging me $20, and dinging my credit over this ridiculousness in finding out if the owner was comfortable reducing the amount in the first place. Entirely ridiculous, and I now feel 100% scammed by this company. Who makes someone pay just to find out if the owner would accept a different amount? Very unprofessional, wasted a ton of my time. I DO NOT recommend this company if you are seriously looking for a place to live in, especially if you don't have an office job under a company operated in Edmonton, AB. If you do any other type of career, save your money and your credit score and go somewhere where the company actually is professional about your sensitive information, and the process itself. Very disrespectful and useless company.

The worst rental company. No communication. They don't care about their tenants, only money. We had mice in our old place and they kept sending an exterminator which did not fix the problem. The gave us barely any of our damage deposit back (mostly for cleaning which I cleaned and scrubbed the place floor to ceiling for 3 days straight). They won't answer the phone. They are snakes. They will not take barely any pictures for the move in inspection and make it really rushed. They take about 4 times as long to do the move out inspection. Do not rent from this company.

I had asked repeatedly for a quote to fix a few things before the new tenants moved in. I ended up having to go and fix the issues myself. I can't really comment on the service of this company because I have not actually directly dealt with them, face to face. HOWEVER - My reason for only 2 stars, is literately for only 2 reasons. 1) being that the first contact with this company was done via email, and I was inquiring about Lease terms and pre-approval applications, before setting up anything with them. The reply I received by email , in short, told me that they were not a private consult company and therefore I should look somewhere else. Once I explained I was looking to RENT, and not pruchase - the second email was more detailed as to the details of their company, hence reason #2. NOTE TO SERVING CANADIAN FORCES MEMBERS, they do not have a clause in their leases, that if you are required to break the lease due to postings - you are held responsible for terms of breaking said lease. Period. Sorry folks. I found 2 other agencies, in Edmonton, who have that specific clause.

I rented a high end Edmonton condo through rental advisors for a year. The company responded to my requests for service of the property promptly by sending repairmen, and were very punctual in appointments. Each time the property was shown when I decided to move out, I was given adequate notification, and the showing was very unobtrusive. There were a few issues upon move out, but Rental Asvosors were very reasonable and worked through these with me for a satisfactory resolution. I'm a professor at the university of Alberta and I would recommend Rental Advisor if you are looking to rent a property.

Not to mention they never warned me when they were showing our place, people ended up walking right into the house while I was in the shower and items were even stolen from our home by prospective tenants! So that right there tells me when they are showing your home to strangers that are not being supervised! When we first moved in, there were doors with locks and no keys, we found that out the hard way when our 2 year old son was locked in the basement. When we called they told us to figure it out... Really? We ended up removing the door with out causing damage but we had to pay to have it put up. BEWARE if you are moving out try to do as much maintenance your self because their so called "handy man" will charge you to drive there, then the store, then his home and it goes on, instead of putting the old door on they decided that since I was fronting the cost that it should be BRAND SPANKING NEW! To put the door on it cost over $300!!! What a sham! I left the property in better shape that I got it in (cleaner too!) and I still lost my whole damage deposit to misc. "handy man" fees. The window cracked in the winter and I had a window professional come look at it and he said "if there is no puncture mark you are not the cause, its a foundation issue". You bet I paid for that one too! A window (that I didn't break) and a door= over $1500! Not a scratch or a speck of dirt! They are rude and disrespectful every time you have to interact with them. Nope, no way not on my worst enemy. I lost out I found a new job and new place (with an awesome landlord) and didn't have the time to jump through hoops to fight them! If your considering them, don't put your self through that. These types of companies only care about $$$$$! I had to put one star but really, they got none with me!

The lease with this company states 0% interest on your damage deposit. They are over 1 month late with returning the deposit, and are saying that they will return it to the unit owners, not us. So wrong on so many levels. They charge $100 if you are a day late with rent. How much should we charge for over a month late?

Very disappointed with my experience with them. The tenants moved in 6 or 7 days prior to the 1st of the month, which I assumed would be free. I was correct, however I was charged by Remax as if they had paid. I did get that refunded but only after numerous calls and arguments with one of their staff who stated their fee was not based on what I received but based on when they moved in. Early on I was sent a bill for a new deadbolt and rekeying. When I enquired I was told It was customary to have locks changed for new tenants. I met the tenants on the day of final inspection and the old keys still worked. They claimed the locks were not changed. After much communication I suggested they contact the tenants to verify what happened, Ayaan said she would. I have not heard back from her and I would think any work that was done would have been signed off by tenant to confirm work was completed. Should have been easy to resolve if that was done. The tenant also complained of other issues of work done poorly. I'm happy to be done with Remax.

I'M Tim actually, ( Home owner), I had a variable experience, with Re/Max Rentals. I was supposed to have had 2 Inspections of my property and I finally had one, ; only when I wanted an evaluation to sell it, done. The Renters lied about on the lease agreement at outset, listing 3 kids and have 6. I was told it was no issue, but would be amended and I never got a copy of this amendment. I think ,( but I'm not a Lawyer ; only a retired RN)., that if you lie in writing about anything on a Lease it should be null and void. I received my rental statements erratically and if calling there it s confusing and mostly don't get call backs. However, I had good responses from email from a Isabella, and she was fantastic, ;now gone, What is great is Ashley Madison is there now and has been fast efficient and pleasant person to have dealt with all the time.She is a shinning star! I will Mention Ash the Realtor there ,as he did an sales evaluation of my house to sell and was good at the end of it all to go through my house ; but changed our meeting 2 times, which was a slight pain. Its not Re/Max Rentals fault I guesss ,although ought to have been an Inspection earlier in the year; as the Renters like lots of them trashed my house.I will never rent again, likely would not advise anyone to go to Re/Max rentals.

I've been using Rental Advisors' services since 2009 and have had great results. We started out with one property and now have several properties being managed. There's very little work to do as Rental Advisors takes care of tenants, payments and service calls if you need. Rent deposits are received automatically in the bank, so there's not much work to do once you're in the program. Rates are very reasonable compared with other options and well worth the handling of potential headaches. Especially like the option of being as much, or as little involved with the management. Terrible experience! Have rented through them twice. Will never rent through them again. On my first rental they claimed they would be by to inspect the owners property.....never happened! The second time the same thing until they wanted to list the property for sale. Practically begged me to end my lease early which I did to accommodate the elderly owner who apparently needed the money from the sale. After vacating early, they then made up damages to the property that they had no evidence of, as they conveniently did not photograph the damages when I moved in. I’m sure the owner was told they would sell the property quickly. Now many months later it is still for sale. So missleading to the poor owner while they continue to line there own pockets! The poor owner who had income to cover her costs with rental income (less there expensive fees) is now paying all of them........absolute crooks! Wish I could give them a zero star! Unfortunately they had (nice people who don’t work there anymore) and a few that still do the dirty work for the con artists that cannot even return an email when replying to the falsely deducted deposit without adequate explanation! Note they do not pay interest on the damage deposit even though it is explicitly laid out in the landlord tenant act. Do NOT rent from them and DO not let them manage your rental!

Rental advisors is a scam. They take your money for fees. Say they show the place but it just sits there. I went back to my property and it was dirty and I even had a leak coming through roof. How would the property manager not notice and take care of these issues. Cause he was never there. Then I found someone to rent my place in one day. Absolutely horrible. They ripped my roommates and I off so hard when we were moving out. We paid an $1850 damage deposit and they gave us $126 back. Now yes that would be acceptable if we left the place in a mess, but we didn’t. We had cleaned everything and everything was out. The only thing we didn’t do was “professionally carpet clean the carpets”. They got a maid service in that claimed they took 22HOURS to “deep clean” the house. That was $600. Then they got a “contractor” to take 2 screw out of the wall and patch it up and that apparently was $370. My roommates and I will never go with this company again and we will not recommend it to anyone.

So unprofessional. horrible experience with them as a renter. I wouldn't trust them what so ever. I have multiple emails that state their incompetence. From losing their key to the home and charging me for it. No one communicates there. Would receive multiple calls while at work for the same situation from different staff members after they were told specifically not to call me at my job and to leave a vm on my cell or send me an email. I would have stayed living there if it wasn't for them. The owners live to far away to notice anything I wish they would have done a courtesy call to see how business is conducted by Remax.

Rental advisors has definitely gotten better in customer service. Alykhan Jinah is by far the best manager I’ve had to deal with over my 4 years as a customer. If it wasn’t for him I would have definitely found another service. The previous agent was near impossible to get a response from and continued to show my vacant home to potential renters with minor maintenance issues that would have been easy fixes had I been notified. Being an owner that lives out of province an attentive manager is a necessity. The picture selection for the ads were horrible and failed to show that the home backed onto one of the few green spaces on the north side and that pets were allowed as well. Like I said this agent has proved to be a great help but for the previous 3 years I was definitely not a happy customer.

0 stars. Super unprofessional company. Scheduled a viewing over the phone (because they refused to book me in over email) for an apartment unit. On the day of the viewing we waited outside the building for half an hour before we decided no one was going to show up or answer our calls. Barely a follow up on Monday as well. I received a voicemail saying "hope you were able to see your suite, are you still interested in renting the unit?" But when I called back to let them know that no one showed up, no answer, so I left a voicemail and I haven't heard back since. Who runs a business like that?

Definitely ,I didn't deal with everybody there but I can see that Justin (the property manager) has maintained the highest level of professionalism and a genuine support across all steps from inquiring about the unit till I moved in and even afterwards.Also ,I had few meetings/phone calls with Dil and he was highly supportive as well. I want to warn everyone about the Edmonton Remax Rental Advisors. They have breached all ethical conduct in negotiating a rental contract with me for the Pearl Tower in downtown Edmonton. They lured me in with the promise of first month's rent free and pets allowed, and only after good faith negotiations on my part, withdrew both at the last minute. Management at the local office doesn't care about their agents unethical conduct, breaking every single promise they make, and manipulating prospective renters to the point of madness. I tried to persevere through what has been a hellish week. 2 AM texts from their rep Dil Sekhon were just the tip of the iceberg; their rep Ashley made continual promises she never backed up; Terrence Persaud outright lying, not even consulting with the owner when he said that he was. Mr. Persaud and Mr. Sekhon have an ethical and legal duty to bring all matters to the owner. Rather, they decided to act with impunity, callousness and disregard for both owner and prospective renter. Was on my way to get a bank draft to secure the apartment, and despite pets being allowed for this unit, and discussing this with their team from day one, Terrence Persaud decides to pull the rug out from underneath my feet and invent a no pet policy that didn't exist until he created it. Further, first month's rent was supposed to be free. Persaud informs me AFTER negotiations that because I negotiated, said offer is null and void. Stay away from these guys. They will absolutely break your heart.

They are scammers from the start and have no intention or desire to live up to their end of the contract. They know most people won't fight so they just steal money left right and centre. I had a considerably poor experience with Remax over my year and a half of renting through them. The relationship started off on a bad foot when they handed off a dirty apartment -food encrusted in cabinets and the refrigerator, mystery grease in the microwave, lint and grime left in the washer and dryer, a lot of dead flies on the windowsills, every faucet encrusted with lime. I was told that the unit had been empty for 4 months before I signed the lease, so they had plenty of time to have the unit cleaned, they just didn't care/ didn't want to spend the money. Maintenance service was taken care of in a timely manner, but communicating with them about anything else was tedious. They are slow to respond, especially if you have a concern or problem. They seem to have the opinion if they ignore you the problem will go away, and they're right; There were various fixes (broken door frames with splintered wood in main walkways, removal of previous tenants items) that I just gave up on. At move-out I got hit with a random fee because Remax straight-up failed to give me an entire packet of information regarding the rules and regulations of the condo building - for the entire time I lived there. Simply trying to clarify what this fee was, where it was listed, and who was responsible for providing the information was misery due to their unwillingness to address the issue or respond to me. I was honestly shocked that they could fail to provide essential safety and regulatory information about the property. They finally admitted that it was a failing on their part, but when I asked them to reimburse the fee, they just stopped responding to my emails. On top of this, they said they would send me the move-out check list. They failed to do so until days before my move out and only then because I had to ask for it again. I will say that my actual move-out went smoothly and Amrik was very helpful and friendly. It sounds like they may have gotten better about unit turnover since I moved in, but it doesn't excuse my experience with them. Ultimately, I didn't feel that Remax cared about me or about the property very much and I'll avoid renting through them in the future.

As we came from outside of Edmonton, we had an appointment at 11 am and we thought we couldn't make it, but she waited for more than half an hour to show a property without rushing us. We loved the place from the very start and submitted our application the same day after the viewing. On our first encounter with ReMax we were actually pressed for time and could only spend 5-10 mins max looking at one of their properties.
