I contacted Christine Tulk last year (2020) for the first time in regards my interest in buying my first home. Even though I was not ready to buy by that time, she helped me clarify some doubts I had and provided a detailed step by step of the process to buy a home. One year later, I contacted her again when I was ready to start looking for our home. One thing that I really liked is that she still remembered me and specially she remembered that I had pets (one dog and 2 cats), which was very important to us. After that, the process was really quick and easy. She helped us with every detail in the process, including lawyer, home inspection, condo documents review to make sure the property we were interested in was in good conditions. I was surprised how quick it was. One day we were seeing homes and one week later we basically had a place to call home. I had always questioned whether there were real advantages of hiring realtors when buying/selling houses. Then came Holly Dunbar from Justin Havre & Associates, who we hired last December to buy a new home and sell the one we used to live in, and my opinion suddenly did a 180. To sum up, our experience with her and their whole team was outstanding. I’ll let their actions speak for their work: we found the house we liked, put an offer on that house, their team helped us get the old house ready to list it (staging the house, getting professional pictures done, measurements, etc etc), listed the old house within 3 days of taking to Holly, she coordinated house inspections, she was in constant communication with our mortgage broker, and the list of things that she helped us with goes on and on and on… by the way, we were in Mexico while we negotiated and successfully closed the deal for the purchase of the house. Okay so I don't really know where to start with my appreciation and review but know that this whole experience has gotten me smiling from ear to ear. I was in the market sometime in April looking for a place to call home and was in touch with Pablo, a realtor from Justin Havre. We recently sold our house in Calgary as we noticed the market was improving and Justin Havre & Associates were our 2nd call. We live out of province and were referred to a realtor in Calgary but they took over 10 days to respond so in that time, with a google search I found Justin Havre and was connected to a realtor almost instantly from the time I called. Mike Hickey was our realtor and was phenomenal. He was EXTREMELY responsive and quick to connect with us, provide us with solid advice and information, AND he sold our house within 5 days on the market for over asking. Really what more can a seller ask for. My family bought a house with Derek Thistle. First of all I want to start out with saying that Derek is one of the most genuine and honest person I have met. We looked at 30+ houses and he was always upbeat and positive throughout the whole process. When looking at houses he would point out potential issues with the house and actually told us that he would not allow us to buy a house, as he would not feel comfortable with our family living in that house. Angie was very helpful when I was purchasing a house in the Calgary area while living in Winnipeg. She sent videos to me while doing remote walk-throughs, always keeping in mind my personal concerns, and answered my questions promptly and provided honest advice. Angie also put me in touch with a good home inspector, then a law firm to handle the purchase from a distance. If I could give Adam Collis 10/5 stars I would, I would recommend him to anyone that asked, he started putting up with me 4 months ago when I wasn't even sure I was going to buy a house. I was looking for a fixer upper and he stuck around for the entire journey, and man was it a Journey. I drug him all over looking at places that where borderline health hazards! I'm talking everywhere from Crossfield, Airdrie, Beiseker Strathmore and everywhere in between, not to mention all around Calgary a couple times. We gave him a pretty tall order to fill finding us a place and he never backed down from the challenge! He's professional, easy to get along with and has a great sense of humor. The deal with the previous homeowners took forever to work out (divorce case) and Adam went above and beyond every step of the way! Even in the 11th hour when it all started falling apart I called him up and we had everything sorted out in a matter of a few hours. I chose Justin Havre and Associates because they are well known, large and well reviewed. My first attempt at reaching out was not responded to and I had to follow up. The agent apologized but throughout my experience this was the norm. I would consistently need to request updates and the agent was late to every in person meeting, not an exaggeration. I was added to an automated email list for house listings and very few were of any interest or matching what I was looking for. I continue to receive these emails even though I am in the home I purchased. In the end I found the home, and my lawyer was forced to follow up directly as the information needed was not being forwarded even after multiple requests. It is my understanding that a gift is normal and seeing as I did most of the work I was disappointed that all I got was a "congratulations", I don't actually care about the gift but seeing as I handed them a very easy commission it was slightly insulting. Overall this experience was more stressful than it needed to be especially since I was buying from out of province. I will consider other realtors in any future purchases, it fealt like I was always a low priority maybe because I was able to manage on my own. I am still waiting on a response regarding missing keys but will probably speak to the selling realtor to just make sure things get done.

Overall a slightly positive experience, but I did feel like the buying process was haphazard and clunky. I felt there was a lack of professionalism on multiple occasions: -had to deliver my $5,000 deposit to my realtor in a Circle K parking lot -home inspection time was mixed up twice by the realtor, so I had to reschedule my work day twice -Realtor was talking on their phone at least half of the times when I met up with them. Had to hang around a couple minutes awkwardly each time until they finished their call. This was during our scheduled time. Once I understand, but this felt like a recurring issue. -Recommended home inspector did not notice lack of deadbolt on patio doors. This is a safety issue. -Communication between my realtor, lawyer and mortgage broker was non-existent until I had to ask as the realtor to step in All in all I got the place I wanted at a fair price but I don't feel like I got a lot of value out of working with a realtor. Not sure there's another option though.

Old owner insisted they never had one, but besides the point... you signed 2 contracts with it listed and didn't ask for it to be removed. When I asked my realtor Adam to get this sorted out, it was like pulling teeth. Even though he said he was, "In my corner", it was always me asking him to keep following up. Long story short = old owner refuses to provide a wine fridge and says to go lawyer route. Knowing this will be more expensive for me to pursue. Why have a contract if no one is going to help you? I'm most disappointed because I went above and beyond to get Adam a fair commission on the purchase (offering more money for the purchase so he could get his commission). He knew I was very unhappy about the whole wine fridge ordeal... a good realtor (in my opinion) would have just bought me one! Instead now I'm left disillusioned by the whole experience! --------------------------------------------------------------------------------------------- This was my first experience of using a realtor to help me sell my current home and purchase a new one. I had no idea how stressful the whole process could be! I'm so glad I had Adam (Collis) to help me through it, explain things and, most importantly, keep me calm ... well, as calm as I could be! He has a great sense of humour and actually does his best to make the experience fun. I'm happy to recommend Adam/Justin Havre to everyone who needs a realtor can get the job done and keep you smiling while doing it!
