They have a very ancient system not geared to the 21st century and events of current situation. Quick to implement new HOA fees as they put it. I bought a property in 2016 and all of a sudden in 2021, there is HOA fees. Then they send you to a collection agency and their excuse is they didn't have your phone number to contact you directly. And secondary excuse that they don't have the budget or manpower other than sending a mail. Kinda sad, but hopefully they get their business together and open this "OwnerLink." High priority they say. I'll wait.

Very poor management, these people are criminals. Asked each tenant of their building to pay $21k in a special assessment fee. There is no building that would require 2.7 MILLION in repairs without telling their tenants about it before buying. I have only lived in the condo for one year. Management won't address our concerns and is forcing us to pay. I refuse to believe this isn't a corrupt money scheme. Disappointed, angry, and hopeful that this business runs to the ground before it can scam any other innocent individuals.

Property Management, especially for condo corps, is one of the most thankless jobs I can think of. You get to deal with all the headaches, and complaining, and when things get done none of the praise ever makes it your way (or at least rarely). FInding good people to do the job is tough. CORE, like any other, has had it's issues in the past (particularly with employee turnover) but my run-ins with them have always been, for the most part, very pleasant and professional. Don, especially, seems to care a little more than some of the bigger companies I've dealt with. But... how they stand to do that job. I'll never know.

Core Management took over the management of our building 6+ years ago and I have been very impressed by how they managed the building and how responsive they are . The property Manager assigned to our building, Roland Palaypay is especially exemplary. Efficient and knowledgeable, he always responds to any inquiries in a timely manner, and actions any issues quickly. Even when we didn't see eye to eye he is always professional and courteous. The previous company that managed our building was unprofessional verging on incompetent; documents were misplaced and issues took an unreasonable amount of time to be resolved. As a former board member I understand the value of a great property manager. When Core took over my peace of mind increased when I saw that a competent group of professionals were overseeing and protecting such a large investment. I would highly recommend Core, and especially Roland. It is rare to find someone who consistently acts with such professionalism and integrity.

Deeply disappointed by Core. We were one of their first clients back in 2012. At first, their service was excellent, attentive & personal. They responded quickly and helped us with a number of issue. In fact, when I moved out of the building early last year and needed to rent out my condo, I was happy to engage Core to manage it on my behalf. Then in April of this year, I stopped by the building and spoke with a couple of tenants who told me of several issues with tenants in another suite being managed by Core. I raised these concerns with Core and we scheduled a meeting for our board to discuss. A couple of weeks later, I received an email from Core indicating that they were no longer going to manage suites and had transferred my contract with them to another company without having asked my permission or given any previous notice. Shortly after that, we received a letter from Core stating that they were giving notice of cancelling their management contract with our building. They provided no explanation. Since then I've discovered that the tenant in my condo has been repeatedly late with rent. At present I've only received partial rent for May and none for June. At no point did Core inform me that there were any issues. I'm now left to have to deal with the situation myself and attempt to evict the tenant. Another owner who'd hired Core to manage his apartments is dealing with tenants they brought into his units who've been causing issues throughout the building. He's also in a difficult position of trying to navigate the legalities left after their neglect as is our board. Not only that - we also discovered that Core had actually sub-contracted out the management of our suites some time ago without giving us any notice. It appears that Core allowed the situation at our building to degrade and now, rather than face up & deal with the issues they've caused, they're choosing to cut and run. I'm deeply disappointed at this behaviour and can't in good conscience recommend that anyone engage their services.

Total boomer clowns. They are unable to accept etransfer or PayPal so I drove down to their officers pay my HOA fees. Despite google showing them as open they were closed today for corporate meetings with a sign on the door that they will not answer knocks. I’ll have to go back tomorrow I guess.

When I moved into this historic building I was pretty upset---for several reasons; not being addressed properly by the landlord and the property manager. Today, I have the feeling that they have lied to me. later on, after half a year, I only have good things to say about this company. Very professional, very ethical, they did address the problems in my suite and neighbors in the proper and prompted way. I'm only giving 4 stars because of the initial period of my tenancy---which---could have been attended differently. I wouldn't move into the same historical building because is full of dust---but I would move into a building that is managed by Core Real Estate Group

I lived in Core management building almost three years. Never ever rent or buy anything that has connection with this company. Washing machine broke down few times it took them weeks to fix it. Someone broke window on the entrance it took them weeks to fix it. There was a bed bug issue in the building it took them month to organize pest company to send and check out building. Jennifer who is some kind of a manager never answers her phone. If you call reception answer is usually she is running late, she is on lunch, she will call you back etc. Several times we had issues in the building, and she had never respond, neither call back. I move out just because of awful management that it takes forever to resolve any issue.

Core Property Management has taken great strides to improve their service to their clients. I have personally dealt with a few of their managers and have come away with an increased appreciation for the effort they are putting in to deliver quality and find better and better ways to solve issues, promote community and provide amazing trades to their clients. Both Abe and Jeff deliver and you'll know when you meet them that they genuinely want the best for the people they take care of and properties they manage. On one property I am involved with Abe went out of his way to not only to get the books balanced and get a reserve fund set aside, he also saw that there was little community happening so he set up a social committee. Under his direction they held their first "Christmas Light Balcony Competition", not only did it work in getting the whole complex excited and talking and actually being a community, it really brought about a spirit of Christmas and it just felt good. I highly recommend working with Core!

The reviews are really consistent with my experience so far with Core Management. There is no maintenance plan for parking lot, elevator, cleaning, garage door and so on. It takes months for them to take proper action only if they take the action. Otherwise, they do not take any action at all. As the previous review, I hope that they are the worst property management company in town. It is very frustrating to deal with these guys. They even lied about whether an annual meeting took a place for a certain year when I inquired of the information. I even nicely asked them to take an immediate action on bird problem, but they only have put it on agenda for upcoming general annual meeting. I noticed that they only had cleaned bird droppings just before realtor's client visited to check the property for empty units. So, I wonder there is some linkage between the realtor and this company. I hope that this review will help whoever looks for property management company.

Wow, these guys are extremely unprofessional. Probably the worst management company in town. No notices for parkade cleanings, unprofessional and uneducated staff, and unreachable for any issues. I have complained a few times before regarding a bed bug issue in our complex, but no response. The staff literally have a "we honestly don't care about you" attitude. If you are looking for a management company, stay away from Don and Core Management Group.

I have been living in my building since it was built 10 years ago. Upon my first couple of years I was on the condo board and witnessed first hand a terrible property management company. I have seen the struggles in a condo and know how that can compound without the right support and advocate. 10 years later I am on my second stint on the condo board and we have gone through 2 bad experiences with property management. We brought Core Property management on just over a year ago and things have drastically changed for the better. Core has completely turned around a lot of the problems we have been having but more than anything they are supportive and transparent when things need to be relayed to the board and the owners. Our reserve fund is back on track, our preventative maintenance is being proactively handled, we are being heard and our confidence and trust in our property manager is renewed. I have even spoken to other owners that have expressed how impressed they are with the change. Abe specifically has been a great addition and invaluable to our turnaround. His calm and humble demeanour combined with his relentless work effort has been so refreshing. For the first time since being a condo owner and board member I am confident in recommending Core Property management to support any condo corporation!

I really upset, to fin out that core management has taking money from my bank account sin my previous authorization ,said "'that my tenant rented a parking lot and I was Ok with paying " . so from August 2018. I'm paying for a parking lot that my tenant never rented.Also I got a letter said that I owe $80 dollars from last year threatening with a lawyer ,My tenant payed those $80 last July. My question How they can take many from my bank account without my authorization?

Nothing ever gets done. The stairs leading into the parkade arent even finished. The doors are all banged up from when it was first constructed. Core tried to rent out my stall that i owned because they lost paper work That proved it was mine. The management are never there when you need to get a hold of them and when they do get back to you it takes a long time before they do. They lost my paper work for my $200 deposit for the gym facility so they screwed me out of that ( havent heard anything yet).Also theyre trying to screw me out of another $200 for not booking the elevator when i moved out...i was on the main floor and had no need for the elevator. All in all useless.

Absolutely horrible management! After attempting to contact core management for WEEKS about the status of the construction on our patio, Dawn finally returned our phone call. She proceeded to engage into an argument over the fact that the quoted 4 week construction has now lasted 3 MONTHS and counting. When she finally agreed to contact us with more updates on the project, she left on vacation and we have yet to hear from her.

Giving Zero if possible. My property didn't get reminder in time to pay for the annual HOA fee from Core Management, and ended up with being chased by a Collect Agent with penalty which was more than double of HOA fee as the Collection Agent would bite their part from the total amount. When I was inquiring and asking why I was not contacted in time causing the extra lost, even i have provided multi-methods of my contact info. The responses were very professional and polite and industrial standard, and I had no choice, even I kept feel it's unfair and unnecessary lost, but CORE has the power to submit the case to anywhere they want in their way according to the procedures without any flexibility, any extra care, or goodwill. Technically and theoretically , I have no chance to win the game according to the policy, procedures, bylaws or whatever. I think it's one of the reasons why the CORE got only 3.xx on Google

Nikita listened to exactly what we wanted, was beyond patient and we felt she was truly looking out for our best interest. She found us a terrific home, in a premier neighbourhood, and helped us get a jaw-dropping good price (that is something to celebrate in today’s market). Since then Nikita has represented several of my family and friends in both sales and purchases and all have been beyond happy with her and the Core team's services. Highly, highly recommend these people. They really are realtors you can trust!

Shop elsewhere. Our brief relationship with Core ended abruptly shortly after learning we had no representation from the company working with us; the property manager assigned to us was terminated months before we received notification. A series of unfortunate events unfolded afterwards suggesting that no effort was being made on our behalf as clients. Core was negligent in providing timely delivery of financial statements despite multiple requests for consistent monthly reporting. There was no follow up on requests for repairs. And little effort was made to assist our association to organize at the board level. Over payments to vendors, in which Core took no responsibility, was the last straw. As a small condo association, we hired Core in the hopes that they could assist us in organizing our board, managing the day to day operations and long term planning for capital replacement. They failed us. Our challenges were made known to them before they were hired and it appears that they took advantage, seeing vulnerability. The only effort they exhibited, and were efficient at, was cashing the cheques. We are thankful to Core for showing us the way to self management.

Resident of the Pearl, in Edmonton; our building is managed by Jeff Taylor. In my opinion, CORE Management is simply terrible (zero stars). There are many complaints in our building that simply go ignored. They don't seem to care at all about residents, and are satisfied doing only the bare minimum. They are a cheap, third rate management firm. Our building switched from Braden Equities - which I found to be 1000% times better (and even they had some complaints for our residents). All of my issues were addressed with Braden, but none have even been acknowledged with CORE. You get what you pay for. I suspect many of the positive reviews on here are fake (from friends or employees themselves). It is inconceivable, in my opinion, that there could be such a dichotomy in the quality of service. Honestly, I don't even know how they are still in business.

AVOID AT ALL COST. These people are criminals, they will cost condo owners tens of thousands of dollars while they profit big time. They scam you with low management costs but request a 4% cut on all maintenance and repair costs, turning your home into a never ending work project for there profit. They will inevitably call a special assessment costing owners thousands while they rake in the cash. This criminal organization runs a ponzi scheme on condo owners while kissing board members butts and convincing them to approve projects at your expense. AVOID AT ALL COSTS and put pressure on board members to fire this corrupt criminal organization.

We have lived at the Valhalla for 16 years and suffered through a less than responsible and competent management firm in the early days. CORE is totally the opposite. At the moment we are facing several large and expensive, though essential, deferred maintenance issues. CORE have handled this with diplomacy and patience and have gone far beyond the call of duty to help the owners come up with solutions. They are very professional in their manner and how they do business but still very human and approachable. Roland and Don are very responsive and we feel very confident in their management skills.

What makes Core special is they seem to be exceptionally organized, they have excellent admin staff and property managers, who are good communicators, easy to deal with, and best of all, they always pay our invoices on time. Although they are a decent-sized company, the owners still take time to be involved in their client's properties. They often will call us directly to communicate details that are important to their clients. I can tell that they sincerely care about their client's properties.

Terrible company. Very impersonal. The parking system they have doesn't work, or if it does it takes up to 10 minutes to get your car registered. This is extremely frustrating when you're only needing to stop in somewhere for a brief time. They don't post notices where people can see them. When parkade is getting cleaned, they tow your car. They bill you through Core because they take a cut of what they charge you for the towing. They have every reason not to provide proper notice for parkade cleanings and towing. It's ridiculous. 0 stars.

Four bad reviews out of six tells it all. I am now the fifth. The truth is Don's first response is to say "NO". From experience it appears he and his staff do not know the meaning of empathy and how to help others except the Board. He was given complete control by the board in the Management Agreement and he runs things strictly like a business. Based on his conduct one wonders whether he is a good mentor to the Board. I am sorry but I hate to give him one star.
