Incredibly unprofessional company - extremely disappointed with the lack of follow up, inability to meet deadlines, lack of experience, and total incompetence. If there was ever an example of over promising and under delivering to a whole new level then this is it. I seriously hope for Colliers International's sake that the Calgary appraisal division is a one off that should retire now from the appraisal business before they generate enough negativity to hurt the perceived good name of Colliers International.
I hired on Colliers International Calgary to do an estate appraisal for a commercial site in Calgary in May of this year. From the onset, there was a total lack of ability starting with the engagement letter. Simple directions such as who was commissioning the appraisal couldn't be followed, and through a chain of over 10 emails to get a name correction they finally figured it out. I was on a tight time deadline with the appraisal, which I made extremely clear from the onset, in order to use the appraisal to file for probate and for a terminal tax return. All contracts, site plans, and other requested documents were provided to Mark before the engagement letter was signed. He assured me that the deadline could be met without incidence and that they had adequate experience to provide a professional and accurate appraisal of the site.
I was provided with the draft appraisal the afternoon of Friday, June 8th with my deadline on the 14th. The draft appraisal I was provided with completely under estimated one of the lease contracts on the land. The lease agreement was a major component of the appraisal, which was made clear from day one. I had suggested that they look for outside consult being as they couldn't interpret the lease agreement and had no experience in valuing a NPV for the contract. Being a client, I should not be providing instruction on how to do an appraisal. I had to reiterate that my deadline was on the 14th and being as I had no other options I wanted them to follow through with completing the appraisal.
Emails were sent requesting a follow up on the 13th pointing out other blatant errors found from skimming through the draft and requesting a completion date - I received no reply to this email. I sent a second follow up email on the 19th, following my deadline requesting another update - again, I received no response to this second email. It is now the 26th and I haven't heard back from Mark or his firm.
I highly recommend taking your business elsewhere if you are looking for a commercial site appraisal that doesn't require anything but the most basic of copy and paste appraisal fluff showing market comparables.
