Im living in an avenue living place and its run down dirty no cleaning staff come by at all sometimes and when they do its a fast walk through and out as for the Calgary office they have no clue who's in charge of there buildings down here cus if u hve a problem u tell the manager who's taking care of the building a d the following month there's someone new looking after it and do in and so on v

Since they bought our building they have done nothing but fix it. They have painted all the common areas and they are always available to help you out. Special mention for Cassie, Ali and all the maintenance team, they're very nice people.

If you are looking at the Rundle location, DO NOT LIVE HERE 1) A new washer/dryer was supposed to be installed when we moved in but was delayed 2 weeks after our move in date 2) Our freezer had issues staying cold and we constantly had to call maintenance until they finally replaced the fridge, this took around 2 months to happen 3) The unit had new floors installed when we had moved in but there was sawdust everywhere and we had to clean it ourselves 4) A closet door was broken from a previous tenant and instead of fixing it, maintenance threw it out and was never replaced 5) Our water heater had leaks and the furnace room was constantly flooded, maintenance and front staff didn't care to replace the water heater since it was "still good" for 2 more years 6) Front staff are incredibly uncoordinated and unhelpful, you would ask help from the main manager and he would direct you to the leasing manager and then direct you back to the main manager. It would also take multiple calls/texts to the managers for them to respond at all. 7) Dishwasher was broken, never fixed 8) Maintenance would give little/no notice when any disturbances would occur from any renovations For the price of around $1300/mo, look somewhere else that is worth the money you are paying.

Cherie was very helpful and very accomodating when she showed us the place . Sean was very professional and easy to deal with . Dale made us comfortable and they are all helped us with the whole process , made it easy for us to move .

I’ve being renting apartments for few years now and the experience always being disappointing as companies focus in making money and renters are just a number for them. But my experience Avenue Living is being nothing but pleasant, from the viewing to the negotiation, to further communication and miscommunications; all of them have being handled with high professionalism and kindness. I highly recommend to rent from them as your experience will be nothing but a smooth sailing.

They rented my daughter an apartment that flooded because of a leaky basement. She lost everything all her furniture and clothes and then claim they have no responsibility. The insurance that they make tenants sign up for does not cover flooding of any kind. Do not rent from them this could happen to you. Avenue Living gave me a phone number but all it does is go around in circles. She lost over 7500.00 of clothing, furniture, electronics and possessions. The apartment is in a 102 year old house that the foundation leaks and Avenue Living has no intention of fixing. Beware of what you are signing as the tenant insurance does not cover any flooding of any kind. Tenants beware take your own insurance out as this insurance they are selling you does not cover anything.

Avenue living bought the condo I had been living in for the last 4 or 5 years and I got a bit scared because I am afraid they are buying too many places and gonna have a near monopoly on the rental market, which I have heard (total hearsay though, so take with a grain) is driving up rent prices in Lethbridge… so when they started renovating the building, I thought “here goes, and soon goes up the rent”. They made some very necessary changes and fixed things that had been broken since before I moved in which the previous owners just let go. And honestly I have nothing bad to say about them other than that they covered the beautiful (to me) brick floor in the lobby with their very generic and blah carpet tiles making it look more like an office than a home. But everywhere else, the paint, the carpet, the brick outside, the parking spot curbs, were improvements. And though I heard from some neighbors that their rent went up, mine never did. Though I believe they may have forgotten me because when I said I was moving out and they looked me up, they sounded very surprised I wasn’t on a lease yet. Lol (my lease ran out a few months before they bought and the previous owners didnt tell me and Avenue Living didnt want to sign one right away until they decided what they were going to do with the building. The limbo didn’t bother me because I was planning to buy a house and being month to month was rather convenient for me.) Anyway, I can say that Ave Liv was very communicative from the beginning and everyone I talked to was super pleasant and kind. They answered all my questions, they were very responsive. And even when I moved out, it was a pleasant and easy experience. The only part of my damage deposit they weren’t going to give me back was for the oven being dirty (which it was) and in the end when my check arrived, it appears they forgot that too because I got the whole amount. :)

My girlfriend and I moved into kings alley June 26 2021 and so far really like it. Sean the leasing agent was extremely pleasant to deal with and very thoughtful and caring about us which made a big difference in our choices. 10 out of 10 for Sean. Thank you very much Sean and avenue living.

It seems like no one at this company actually communicates with one another. Trying to get necessary information was confusing and frustrating. Ali Solomon didn't seem to understand how to answer questions and was unprofessional in that he would set appointments and not show up or call. Cheri Brown from the office didn't seem very helpful either.

Everything from signing of the lease to the move itself was made simple and easy by Sean and the team at Avenue Living. Any issues we have had have been addressed in a timely manner. All communications are returned quickly. I can not ask for more from a landlord. I'm very impressed, this company has its i's dotted and t's crossed.

We stay in one of the unit here in rundle for one year at first it is ok but later on we experience a flood a couple times on our basement sometimes a clogged sink and a clogged toilet bowl,furnace is broken on a winter time and if there is a problem like that you cant get a maintenance right away sometime they cant fix the problem they have to coke back again tommorrow to fix again.and lastly on the last day of our stay we booked an appointment with sean to check everything is ok so we can get our deposit which is 400$.afte he check everything there is a couple things he found so he said we will be charge for this amount and we agree on it.but after i recieve a cheque from my mail it is different amount from what we talked and what i signed he add an extra amount of charged.so dissappointed not professional i can say i have been cheated.for a small amount and small problem they will do that because you are no longer a tenant they dont car to you anymore..

I live at Victoria Gardens and when I had a leak in my bathroom they responded quickly and were very flexible with scheduling. Slava was wonderful, he was very friendly and completed the job in under 2 hours even though he had to go out and buy a replacement part. He was very jovial and I really enjoyed my conversations with him when he was there :)

The office staff has always been friendly and accommodating. My unit was fully renovated and the grounds are always kept clean and well taken care of. I have rented with different management companies before and Avenue living is definitely one of the better ones to be with. I would highly recommend this company before any other.

Thanks Jonathan ! He was The Emergency On Call Person/Maintenance that day we had a sewage back up in our unit... He was very helpful and knowledgeable on what he do. He even play the Keyboards/piano so good.

Since they took over the tenants have not been giving no rights as tenants tenants move out they rip out place and raised the rents and turned it into a pets off leash area they do not give right away from tenants that dont have pets ,pet owners do not keep there pets on leashes when they are walking there pets

Its been more than 2 years duct cleaning happened and management was least interested and Sean is unresponsive to the complaint. You will always find homeless people as your neighbors occupying your parking space and trying break the store rooms.

I have 2 shout outs here: I wanted to compliment the Maintenece guy Harry Zhou who is a hard working man. I’ve had a few things that weren’t working properly in the apartment, and the previous owners never did anything about it when we made maintenance requests. Harry has come and fixed every single thing perfectly. He is a professional gentlemen, always takes off his shoes before entering, he communicates with me, makes me feel very comfortable, and always does the job right. Refreshing compared to Mainstreet headaches. Ali the manager is very attentive and ‘present’. He too is a joy to deal with. He actually called me back and followed up on a situation I had contacted him about. Which I was very impressed with. When renting with Mainstreet I was so used to being ignored, and having to call-chase the building Manager to get things done. All around service from Avenue Living so far has been refreshing. I’m going to be moving out of my current apartment in a few months, and I’m going to be using Avenue living to help me find a new property with them. Thank you for restoring my faith in humanity as a single young woman living on her own downtown Calgary. Really nice when the company you’re renting with has your back, unlike MainStreet!

We have lived at The Winston for 9 months now. We are extremely happy with our unit and the care that is put into our property/building. Our Property manager Ali is always quick to respond to any questions or concerns and is always a friendly face and big smile when he frequently visits the property! Also the leasing agents were wonderful when we were looking at the property. And maintenance team on the one occasion they were needed????

The professionalism, and a genuine sense of caring for the tennants that we experiance now is beyond reproach! I wish could give them Zero-rating, I lived in one of the buildings they took over in the Edmonton region. I vacated my apartment on July 10. 2021 and there were no issues identified on the final inspection with the building manager. It has been 5 months and I still haven't received my deposit back. I have sent multiple emails and called them multiple times but nobody has any answer for it. Every single time they tell me they will call me back in 2-3 days and I never received any response back from them. Not to mention - It is illegal to hold any deposit for more than 30 days if there is no issue identified during the final inspection. Really frustrated with their un-profession service.

Had to get maintenance in to fix a pipe in my place. I was asked if they had permission to enter my place when i wasn't there. I said yes, figuring it was relative to the pipe. Turns out that "yes" gave them free reign to enter my place whenever they want without notice. 2 weeks later, I came home one day to find a package that had been delivered INSIDE my house. They had come in and done some maintenance without letting me know and put the package inside. That, and my current landlord likes to ignore the communication I attempt to have with him about these issues. That's always fun.

Rating is based on interactions/communications with a Mr. Ali Soloman. Ali is very professional, has in-depth understanding of residential and commercial properties and what it takes to keep them in good condition, and is always responsive to any questions or concerns I raise. From what I've seen, he puts his full attention to satisfying all parties involved and does not hesitate to pickup my phone calls even on his days off. Very dedicated individual and puts in his best efforts on the task at hand giving it his full attention from start to finish. An absolute pleasure to deal with and am sure his professionalism is reflected in the entire team of Calgary Avenue Living!

It is a ok price but for the quality and the square footage, I think it should be cheaper for the quality. first off these are more apartment style rather then townhouses. they are not as big as you think if you need the space. the flooring was re-done but it was poor quality. I have found it really cold on cold days and it is extremely hot on hot days ( as I have not been here in the winter yet it makes me worry about the winter as the insolation is probably not up to date) we had several maintenance requests when we moved in as several things were broken and needed to be fixed, the unit was not well maintained from the tenants before us. the biggest flaw is the area and the homeless epidemic in the city, we have had garbage left outside. our car has been broken into twice now in a two week time span. makes this feel like a very unsafe place. the pro is it is very close to transit and easy to get around.

King's Alley has been a gem of a find: a friendly, quiet neighbourhood with nearby schools, recreational facilities and all amenities. Fish Creek Provincial Park with tonnes of walking/hiking/running/cycling trails is literally just down the street from the complex. The location is probably one of the best in Calgary for its easy access to both downtown and the mountains to the west. From the initial inquiry stage online to the virtual meet and greet showing, all of the staff at Avenue Living have been welcoming, accommodating, and professional. Onsite staff are dedicated and hardworking, and they are quick to respond to questions and remedy any maintenance issues. I'd love to keep this place a secret longer but if you're looking for a peaceful, family-oriented community that's clean, spacious, and newly renovated, then this might be the right fit for you.

I was renting there about a year in house number 33 and I was really excited. I would like to thank Avenue living for their customer service all was awesome. But specially I want to appreciate alot for sean, he is there for the renter, he is very polite ,friendly,with my little English I can’t express my feeling about him but he is alot for the clients more than any body else... Slava Ruziev the maintenance man at CA 5 Bankview is an amazing maintenance man! also, not to mention, very humorous and enthusiastic. He always has an uplifting attitude, asks us how we are doing, and is very prompt in dealing with any maintenance concerns that we may have at our building. I just wanted to leave this review on his behalf today for how Slava and another man who's name I don't fully remember showed up today and helped us move the couches out of our building, the couches which belonged to Avenue Living because we rented a fully furnished suit and have found some replacement couches over the weekend. Thank you Slava for your amazing service, hard work, and authenticity. Although we do not look forward to seeing things break down or going wrong in our home, we do look forward to seeing Slava again.

I had a appointment with Sean..He took another couple into the elvator and forgot about us. So I had to ask if we were going to see it as well. My daughter stayed at the lobby with my wheelchair..when we got to the 7th floor. He said we could take the stairs. So definately not very observant that I had mobility issues.so I mentioned to Sean that we were very interested. There was 2 apts that I saw. He said that it takes 24hrs to be approved. So i came home clicked on the links to apply..They were void. So I thought wow maybe it was a mistake. IT was only 2 hours after the viewing. So I contacted the main website.. This morning I got a email saying they rented it. I also found out through the email that it is not a canadian company. It is a american company. So am wondering if there would be help in a emergency if you have to call the USA. I dont know why someone would show a apartment if you already have someone approved and how you could rent both in 2 hrs of a showing..Since it takes 24hrs and there was no paper applications.

The management company has been great so far at their 604 building. Maintenance is fast and efficient. Dorjee in particular, is so kind and he is always willing to help, check, and repair things. Definitely an asset to Avenue Living Communities! Office is responsive and friendly, the manager Ali is always friendly and keen to answer questions
