I'm just going to list off all the problems I've had with David below. - He's rude and dismissive - He's unorganized, often asking for the same documents multiple times - He's really last minute, which put a lot more stress on us - He doesn't read the documents that we're most curious about - Here's a kicker: he wanted to cap our levies at $7500 (woah). I asked if it had to be that high. He said he knows what he's doing, he knows the builder and he knows how condos work and that was actually pretty low....sure. They emailed us back and that the levies are going to be capped at $2500. So where did he get that $7500 from? - He doesn't care about anybody's time but his own. He wanted us to see him at 3:30 on a Tuesday; that was the day before us receiving our keys and we had to sign some stuff. He told us this on Monday... How are we supposed to manage that? He said it couldn't be any other day or time. We had to twist his arm for him to budge on the time. Some service that is. - A day prior to our closing, we had to meet with David at 4:30. At about 2:30, he called, while was at work and asked if we could meet at 3:30. I said I'd try. It couldn't happen. We get there at 4:30 and he's chastising me and questioning me as to why I'm late. First of all, our initial time was at 4:30. Second of all, I never gave confirmation that we'd meet at 3:30. Third of all, why are you questioning me? I told him I was busy and he kept pressing the issue... Why are you still asking me? It's none of your business. Leave it alone. Then he threatened to reschedule. What's wrong with this guy? At the end of it all, we signed the papers and left. He was the worst lawyer ever. He made the home purchasing process far more stressful than it needed to be. In short: he sucked.

As a first time home buyer, he did nothing to teach me the process and the experience was TERRIBLE. - He gave me the wrong hydro contact information. - I didn't understand some of the paperwork and he just said "talk to your bank" he did not read through my file at all to help me. - I had a family member as well come with me to ask a few questions. Yelled at her and told us to go to the bank to answer these questions - I tried to take my time to read the 30 things I had to sign and said: "you don't have to read it, just sign it" - Told me my file wont come in for 4 months even though it should have only taken at least one month. - Part of the job of a lawyer is to make sure all documents are signed correctly, initial payments are completed etc. He check marked that I had property insurance. What he failed to mention was that was the CONDOS property insurance not mine. I had to do a few repairs from a minor flood and because he did not state that I was missing this, I had to pay $1000 out of my own pocket. If you are an inexperienced homebuyer such as myself and need a good lawyer to walk you through the process. DO NOT GO TO DAVID. I made the mistake of hiring him because he had a cheaper price. I'd pay another $1K to not go through the process he made me go through.

WORST OFFICE IVE EVER BEEN TO.. I WAITED 1 HOUR TO SEE HIM AND JUST TO TELL ME HE DOESNT HAVE TIME TO CERTIFY MY DOCUMENTS. SECRETARY WAS RUDE AND SO WAS HE.. AWFUL BEHAVIOUR. SHAME ON THEM. MY ADVICE DONT WASTE YOUR MONEY ON THEM. THEY DO NOT DESERVE IT.

We chose him as our real estate closing lawyer as he offered a competitive pricing. He called my real estate agent 2 weeks prior to the closing date and told my agent that he wants more money or he won't handle the case.

If I could just give "zero" stars on this man, I would but unfortunately, the review system would only accept a minimum of 1 star. So I was there to have a document notarized. He called me in and I already had a feeling that this would not go very well. I filled out a portion of the document as I am not familiar with some terms and this guy just told me...."fill the form however you want, I'm not here to give you advice".....uh-oh, so I just walked out the door. So I called Service Canada for the forms and luckily the rep told me that instead of public notary, Service Canada's registrar/clerk was able to commission the document for free. But I won't ever go back to this lawyer ever! A terrible experience just for notary and what more with legal advices.

I bought the property and got some issues after closing, I called his office (you will never be able to talk to him except when you have appointment with him which apparently are limited to just occasion of paperwork signing) and I was told by the girl to provide the copy of document related to the issue and fax or email to their office. But they never do anything for that and told me that it is not his job to follow up this, as the closing is done already. Not even any advice or any suggestion or any word !!. Fine, I swallowed everything and sware I will never deal with this place again.

I paid him to handle all the details of settling money when my home closed. Including his lawyer fee, which I had no problem with. The house closed and we settled and everything seemed fine. Then after about a month I'm notified a mistake was made with his fee and I owe an extra $40. Can you believe that. After all I paid him, his job was to take care of settling all fees, he has the nerve to ask for a few bucks more out of the blue. never again with him.

I dealt with this lawyer on my home purchase and wasn't too please with the after service. I ran into some issues after closing with the property. He basically told me that I have to deal with it myself and it's not his job. Those were the exact words and hung up phone. What did I pay a lawyer for? In my mind, it was his job to make sure that issues don't happen. I spent a lot money with this lawyer and I totally regret it. He even had huge extra charges billed to me because the interest rate had change (lower) on the financing leading up to the closing. I will definitely Not use him on my next home purchase.

I use Mr. Cohen for all my real estate transactions. To date, I have completed probably close to 15+ transactions through him. I found him to be always organized. He reviews the paperwork thoroughly. He is always proactive with all his deals. He is very approachable anytime we have contacted his office. His rates are very reasonable in comparison to other lawyers. I found David Cohen online he gave me a competitive rate. I decided to go with him for the closing of my house. He was terrible so disorganized he moved my closing date 5 days and didn't even tell me. I was rushing to get all the information together for what I thought was the closing but it was moved. He claimed he has to move it because he had too many closings scheduled that week and he needed more time. Completely unprofessional, gave little to no explanation on anything and he was always busy when I called.

Dealt with David just recently - his team was organized & had all the information required to close the deal, as this was not my first time dealing with a real estate lawyer the process was seamless. After reviewing the comments on this site my recommendation for customers is to fully understand the process of entering into a sale/ purchase home agreement and ask questions prior to closing which will assist with signing your documents at the time of closing. The lawyer represents you but in addition the lender also has conditions put in place which is all disclosed to you the customer under the conditions of your mortgage approval just take the time to review which will assist with the closing process. I understand that purchasing a new home is one of the biggest financial investments one will make but after the first purchase/sale the process will become less stressful the second time around. David thanks to you and your team great job...

Poor service, he never returns your calls, never available, you'll only get a call if he wants you to pay him, save your money and time, you may pay a little more, but at least you get some service in return. This guy sucks

This guy is a TOTAL RIP OFF !! He gave a price to commission documents, which was outlandish. However I was already in the office, so I negotiated with him. When it was all done he said ok, that will be $100 and has to be cash (can you say, not declaring to CRA ???) That was twice what we negotiated, and he argued with me saying “I never said that”. I told him that it NOT what you said and we agreed. Talk about the old bait and switch. At this point my documents had been signed and commissioned - what could I do ? Unethical!!!!

I purchased my first condo and got referred by a real good realtor who got me my condo, so I don't know any lawyers, so I chose this one. The experience is rather awful considering I was rushed through signing a bunch of papers and when I received the condo keys, I had to notify both property management and the lawyer as I am missing the garage key. A week later I finally got an answer, the lawyer said its only $25!! and constantly repeating and not doing anything about it and basically hung up the phone... so if its only $25, why don't you pay for it? isn't this your job as a lawyer to help your customers? what am I paying you for? photocopying papers? do not recommend due to a lousy $25 that he couldn't even get or try to even help his own client!!
