(Translated) For our very first real estate purchase which took place in 2018, we turned to Me Mélanie Laroche. As buyers, we had to bear the fees; it is therefore we who were the actual clients. Même si le vendeur — qu’elle connaissait personnellement — avait égaré le certificat de localisation qui lui avait été fourni par l'ancien propriétaire en 2004 (plus valide de toute façon), elle n'a pas recommandé que le vendeur fasse arpenter son terrain, et ce, même si le fait de fournir un certificat de localisation était pourtant conditionnel à la vente dans la promesse d’achat acceptée par le vendeur. Me Laroche nous a plutôt proposé l'assurance-titre, option qui était moins coûteuse pour lui. Sa suggestion par rapport aux frais occasionnés par l’assurance-titre, option, qui, je le rappelle, permettait au vendeur d’éviter à avoir à produire un certificat de localisation, fut de partager les frais entre les deux parties (!) Nous avons refusé (ouf, notre seul moment de fierté dans cette histoire). En tant que jeunes novices, nous aurions aimé être aiguillées et qu’on fasse savoir nos droits, comme il n’était pas dans notre intérêt de ne pas exiger un certificat de localisation, d'autant plus que la promesse d'achat en faisait mention et que la propriété est un chalet non desservi par un système d'aqueduc (nous avons donc aujourd’hui très peu d'info sur nos installations septiques...) Nos intérêts ont-ils été mis de l'avant lors de cette transaction? Nous n'en sommes pas convaincues.
