If you are a student this is a 5 star. Convenient to both universities with lots of food options Mel's dinner is the late night greasy diner go to for generations. If you are not a student this is a 3 star at best. Crowded day and night difficult to drive to with so many student pedestrians and when I made the mistake of having my Purolator package delivered here ended up standing in line for an hour in the cold at a store that was somehow a driving school copy center and drop off for 3 courier companies. Never again!

Lots calls and emails sent regarding the unbearable noise coming from the roof of the plaza from the air conditioning air system during the night! Whole neighbourhood is *buzzing! Year down the road and still not fixed! Hopefully somebody will smarten up and have the maintenance look into it before the city gets involved ! Calling University Downs Plaza regarding it got us nowhere !

South Indian store (especially Kerala related grocery store). They also have a food takeout place inside. Kappa, red fish curry and the yellow fish curry are the ones I savored. Superb taste! Parking is easy too - its infront of the store.

A typical plaza with freshco as the main attraction. A couple food places like subway and a great little Greek place at the end. 3 stars because getting into and out of this plaza can be a bit tricky as university tends to be busy. Gas station is always has gas many cents over most.

Good place to go for better grocery prices at Fresco compared to walmart. Rexall, Tom horton's and Subway in same plaza. Fresco is much better place to do groceries with good in-store sales. See attached pictures for plaza map. 8 min. drive from both universities.

11:15 p.m. and we have no rest and peace from the terrible noise coming off the plaza roof! Since last year we, the neighborhood of University Plaza are emailing and calling the management asking them politely to fix it! Lately we heard that the owner of the plaza is not willing to spend any money on fixing it! We had to move our bedroom into a living room, our neighbors have a 5 year old that has to sleep in the guest room since his bedroom window is closer to the plaza ... ! All the neighborhood is affected by it more or less! The noise is constant day-and-night! The city promised looking in to it but they are very slow blaming it on coronavirus ... Our next step is to call the media. We desperately need some peace and quiet!

In my opinion, not much here worthy of my dollars. The parking lot is totally imsane. Make sure you have a good insurance policy. Enter off of University Ave. to best navigate this plaza as the Tim Horton's can really cause nightmares from the Bridge St. Entrance.
