For the time being and considering it seems like they are always building and renovating parts of it It won't get more than 2 stars. Also the accessibility and parking is aweful. Parking access is confusing and despite all the new changes, unreasonable. The new food court has less options and variety than before and it ambiance (lighting and use of cold colors) has created a unenviting and unappetizing cold environment. Parking access from the mall itself is again confusing and when they start closing the mall while you are shopping at some of the stores with extended hours, getting back to ur car can be difficult.
visited the ardene store on the south side second level to do some returns from purchases online. I hadn't been to this mall for a very long time and it was nice not dealing with construction! very impressed with ardene and the customer service and selection. I'll be back for sure!
The mall is convienetly accessible. It has very well known brand stores. I like best buy, winners, and they have Staple and dollar store inside mall. I like it. There is a foot court and sandwich stores also. Over all it is very good mall for north and west vancouver.
California type outside shopping mall. Located across the Lions Gate Bridge from Vancouver. There are two sections, Park Royal North is covered. Park Royal South has outside shops and also a covered mall. If weather is nice, great place to spend a few hours. If weather is not co-operative you can always spend time in the covered area.
One of my favourite malls, lots of lovely stores and staff, staff are friendly and respectful.

It's a very complete mall. Currently expanding to include, among other things, a movie theater. Lots of parking, a variety of stores and layouts. Indoor shopping, outdoor shopping, 3 grocery stores. Clean and safe place. Trendy stores.

Large mall. Nice mall. Pretty empty and dead though. Would be nice if they had some covered walkway connecting the North and South sides of the mall so that people don't have to deal with busy road or drive from one mall to the other. It is very inconvenient to patron both parts of the mall and I suspect one of the main reasons people may be avoiding this place. Osaka is fun to visit now and then since it is the only T&T on the North Shore that has some unique stuff to buy.
If you want to enjoy a full VIP experience - I'd hold off on going just yet. We went with a group of 12 and it took over an hour to get our food so we had to rush into the theater and leave the drinks behind (as they are not licensed in the theaters yet). Now the plus side is that when they figure out how to run the restaurant side, the theater is fantastic! The seats completely recline with food rests and you can heat your seats as well. They'll get a 5 star once they sort out the severe issues in the lounge.

Love this mall. There's indoor and outdoor. On a sunny day you could head on outside for a stroll around the stores. It's a very pleasant atmosphere and people are generally very friendly. The mall itself has the newer opened Simon, which is on the south side, very good store with lots of selection and brands.
I really don't understand the hype about this mall, but I found it to be below avarage. Its slightly better than Lougheed town centre mall in Burnaby. Even Brentwood Mall is Burnaby is better in lot of respect.

NOTE! I am writin this during early stages of re-opening after COVID-19 shut down, so this review is specific to this time only! This is NOT to criticize the mall but to objectively inform you what to expect. Right now (June 10, 2020) spending time at Park Royal is No Fun. You cannot access big retailers such as Sportcheck, Bestbuy, Winners etc. from inside the mall and have to go around and find some other entrances, with no clear directions. Be prepared to lots of walking. When tired you won't have any place to sit, no benches, nothing. Got hungry? Food court is partially open but almost no sitting area, there are only like 7-10 chairs total. Unless you really Need to buy something specific, I recommend waiting untill it is open "normally", otherwise don't expect usual relaxed hanging around in the mall pre-covid style. Not yet.
This place sure has changed. South Park royal has tons of new stores including Simons , sport check. The independent superstore has moved to the north park royal. North park royal still has gap and banana republic and the bay but no mall In between currently.
Really good shops. Had some guilty indulgence shopping at the Urban Outfitters (got some insane sparkle lip gloss that looks like liquid silver/pink foil, and smells delicious too). Enjoyed buying organic cruelty-free moisturizer, peel-off face mask, neutral-pink lip stain at Sephora. The Aritzia is HUGE. A great selection of shops all next to one another.
Great mall. I once lost my wallet there and one of the cleaning staff found it then found me on Facebook so it could be returned. Always love this place

I love this kind of mall concept. There is a good variety of shops and businesses present. The mall itself looks nice and looks well managed. Not impressed with the quality of products in some stores or the store themselves. The food court is small, but looks well designed and clean
Plenty of parking around different sections of the mall, clean facilities and very nice family room. They could use another family room though, they are frequently occupied.

Huge shopping mall with all the amenities. I only wish that the Village section had awnings in the stores so people could walk around without getting soaked. Did the architect forget about the rain when designing this space?

Lots of shops. There are a few escalators not working though.
My favorite mall although after renovating they lost the market and it's a bit more manufactured feeling and less like a community. This is my favorite place to shop there are some exclusive stores here like Simons, and I find that Winners has the best brand selection here.
The shop placements are a bit weird because they keep expanding. It's such a prime spot for a cinema so I would enjoy it more if it had. The food court is awesome after the recent revamp.
This is a well operated and managed mall. It has all the greatest stores and the deals are amazing. Come to shop and eat! It rivals Richmond center, and is much better!

Park Royal is a great mall! Very spacious and good for social distancing, and not a ton of vacancies in it. There's all the staples of a mall in there, such as Indigo, H&M, Winners, A&W, Tim Hortons, along with smaller stores and more local businesses. It has a good balance of expensive and inexpensive, along with a balance of good quality and more disposable products. The South side is the only side worth going to, the other side is sad and empty, and doesn't really have any good stores other than maybe the Bay. Overall, it's a great mall.
It’s a good mall and there is a lot of good and healthy food available as well as other fast food options. I like that there is a Simmons location here because I haven’t been able to find that anywhere else and they have a lot of clothes and good selection. Also there is a cinema now added to Park Royal so this mall is just the best now and it is complete.
Living on Vancouver Island I absolutely LOVE coming to Vancouver to shop. This was my first visit to Park Royal and I was very impressed. It is a beautiful Mall! So many terrific store's!

Park Royal is easily the nicest mall on the North Shore and contains a variety of shops. Even for browsing or spending time with friends, Park Royal is an enjoyable place to spend time. A variety of shops in the food court, an open, modern atmosphere, there isn’t much more I could ask for. It is always easy to find parking at the mall, and there are many connections from the parkade to the mall, making it a breeze.
I don’t go here often but there is cool stores, construction caused frustration with parking but one day that will be done
Very clean and open mall, enjoyed the big selection of stores and restaurants. Probably the cleanest food court I've ever been to.
It's a good place for shopping. Most of the famous brands are there. Not a very expensive place. At the same time products available with a reasonable price. A lot of free parking lots, food courts etc. A good place for weekends shopping with kids and family.
The way it is right now is a total MESS. The ongoing roadworks and upgrades are frustrating for anyone driving . My advise avoid it unless you have lots of time to kill.

It has changed quite a bit but it still is a nice looking mall. Even the outside of the mall has changed. The traffic pattern is different as well. Like to go back one day and walk ????♀️ around just to look at what changes they have done. Beside moving the food fair around 3 times
Hard to navigate the north east side parkade..
Park royal is a great place not only for shopping but also for hanging out. Great restaurants are around. There is also a hiking trail close to Park Royal to walk your dog or just enjoy walking alongside the ocean.
If your reading this review about a mall on google you probably live a boring life. Find a hoby, start a new religion, download Tinder. If you're still interested in hearing about this mall, The outdoor section is always busy and vibrant. The South Side of the Mall is usually quite. If you hide a body on the North side no one would find it....deadsville over there.
Park Royal South seems a lot bigger than Park Royal North. The bad part is there is no paper maps like other large malls like Metrotown. Amazing large spacious stores.
This shopping centre is spread out with a mix of old and new shops outside. The original mall looks a bit dated but the outside shops are new. They have the only Simons department store in BC here and this place has some decently priced woman's clothes. For the guys, there's a Best Buy in the mall. Nice mall to hang out at if you got a few hours to kill.
Great place to get most everything. Lots of parking, easy access. High end retail mixed with practical everyday retail stores. Lots off coffee roasters and cafes. A great Whole Foods whose avg price for a basket of goods has decreased since the purchase by Amazon. Very excited about the coming Movie complex as well. Nothing replaces the experience of a Movie Palace. While it might not be a palace, it will be close. And Northshorers now have one less reason to cross the bridge.
Great selection of stores, great coffee shops. Not a huge fan of the new food court. The food quality has decreased. The Vietnamese wraps burley had any veggies and were filled with mostly noodles. I had a stomach ache afterwards. Love opa's great food. The pizza place smells good but the pizza itself is tasteless. The Japanese food place is also good. Unfortunately around 4 to 6 the traffic gets really bad and it can get hard to get out of the mall parking area but that is pretty much the story of Vancouver everywhere.
It's an okay mall, it's beautiful from the outside but it's small and not a lot of interesting stores inside. It does have Simon's so that's a bonus.

Perfect place to go shopping in North Shore, or hang out with friends for a coffee or quick meal. The movie theatre is a plus.
It's alright here. I do like the enviroment on the higher level near the food court. Workers are nice, stores are alright. Alot of the shops there I don't really wanna buy from and I'm alot more a fan of Metrotown's selection of shops. It's a good place to shop though if you're looking for certain items in shops that aren't in your more local shops, and the Lush Cosmetics shop here is alot more comfortable than others I've been to.
While Park Royal had every opportunity to become a premier shopping destination; bad management, constantly rising rents, chaotic and drawn out construction, and absolutely idiotic architects and planners, have transformed what used to be a good, if unexceptional local shopping center into a confused mess. The great McDonald's and the Home Depot are two of the very few reasons to visit this place if you're not a local.
Very nice and clean after the renovation. The food court was moved to 2nd floor and I really enjoyed what I had at Bourbon St. Grills. It was the best food court food I've had in few years. The mall is not too big and definitely not too small with decent selection of stores and the parking stolls are plenty. Recommend desserts at Faubourg Paris.
Southside has way too much construction going on at once. I feel so bad for retail shop owners. The Park Royal operations should have concentrated on more access roads to and from existing setup first, and then allow for upgrades building. North side is tolerable but such a place of chaos at the moment. Hoping that whatever plans they are going on lead to good things..
Besides the fact that I get tax free, overrated poorly designed, be prepared to walk and walk and walk. Small food court not to much selection must go outside and walk, walk and walk to find other options. Rather pay taxes????
I always enjoy Whole Foods. Their deli has an awesome buffet which is why we will put up with the parking. The parking is always difficult to find and some of the drivers in their BM'ers drive like they own the roads. That's why Park Royal gets a 4 out of 5.
I like it , not too mall like, clean, leisure
It was less like a mall and more of a cluster of high-end expensive stores with a very limited (and frankly poor) selection of restaurants. My wife entered a huge building next to The Gap which we thought was the mall entrance, but which turned out to be just a leveled parking lot. When we got to the actual mall, we saw that it was nothing special. Food court was average, not enough stores (or people, for that matter), and it just had a very depressing, Landsdowne-y feel to it. Sure, Metrotown can be a bit overrated, but there is a reason why people from all over BC flock there every weekend. Overall, a droll experience.
It has lots of fashion shop with great selection
It's a shopping mall. Pretty large and clean with lots of shopping options. They always decorate the mall with the holiday of the season. Recently a theater was opened up, so it's great for all ages.
Definitely not for me. This is a very convoluted mall that is way to busy during this time of year. Just to find parking was a nightmare in slow motion. Makes Metrotown a delight, if it wasn't so ????. For local's probably ok, but not if you haven't been before. ☢️ This place is radioactive to me.

It's really not busy. So strange for this time of year. Stock is limited in most stores but if they have what you want it's gauranteed; unlike Amazon
Mostly at The Village @ Park Royal. Restaurants and all other shops open with Covid19 protocols in place....limited seating & limited patrons in the stores. I wore my mask as did about 50-60% of people outside.
Went to the mall and stopped in at London Drugs. Parking lot was almost full and lots of people out and about. Mall is clean and London Drugs was, as always, well organized with lots of products. Nespresso shop employees were super helpful- will be purchasing pods from this location regularly.
Good place for spending time on rainy days
Park Royal has to be my favourite mall in Vancouver. I like how it is not all enclosed, there are stores indoors and outdoors; the variety of stores and the brands available. And the free parking! The food court is alright but there are more options outside as well, which we prefer.
Getting better and better. The north side used to be preferable, but the south side around the open air mall is now the best. Relatively pricey, but stores like Simons, Whole Foods, and J. Crew are keeping it classy.
Park Royal mall. They have been busy with renovations to both north and south mall. Lots of popular stores, London drugs, best buy, Staples, sport check, Simon's, and various clothing and food outlets While they have add 4 EV stations in North and 2 in south, they are often busy. Cost of electricity should be about $1/hr (14c/KWh) so it's mostly the installation that is more significant. But sure adds convenience. Be sure to have 2 to 4 hr limit to encourage turnover.
I like this mall as it offers a good variety of shopping choices and is conveniently located near the Ambleside village and beach. It also houses one of my favorite book chains, Indigo.
Great mall! Has everything you need plus more!! Large amounts of free parking spaces make this place one of my favourite places to visit. Peace of mind for not getting gouged by the “city” of Vancouver. The bank of Vancouver is what really it is.
Yeah it’s just a mall like any other, it’s usually pretty clean. There’s too many high end stores though idk who is going there, I like winners and the dollar store most

I couldn’t tell you the last time I went out to watch a movie at a theatre but I had such a fun and enjoyable experience at the new Park Royal VIP theatre I can’t wait to do it again. The seating is beyond comfortable and the menu selection is amazing! They don’t have a license just yet for alcoholic beverages and service to your seat but it really didn’t take away from our experience whatsoever. Thank you Cineplex for such a fun date night! See you again soon.
20mins twice from downtown. Almost all store are here. 4-5 star restaurants shopping, dine in, newly renovated and newly build buildings

Large shopping mall with a lot of stores, clean washrooms and a food court. Part of it is inside, part outside. There is a lot of free parking.
I really like this mall, specifically the south side. Lots of high end stores but also everything you need down the middle. My favourite is Simons. In addition you have to eat at the food court here. Love the bourbon chicken.
It’s soooo congested. It took us 20min to get out of the mall parking. There is no flow. There is only one way out as if they don’t want you to leave. But it causes massive traffic jam, what a way to keep me away.

The mall by itself was good, although the layout to reach the requested is a little bit complicated, also food court can not cover all your needs. I expect a better and more options in the food court.
I visited Pet Smart on the north end of Park Royal. While i was there i spoke to the man that was in charge. I asked him if he could help me find something in the store. His response was very rude, he said "Its over there, and someone else will help you with it over there. I said thank you and headed over to the fish tanks to find the fish i was looking to purchase. I spoke to a very nice younger man who began helping me bag the fish. About 2 minutes into this, the rude man that was in charge then appeared and began helping with the bagging of the fish. I then asked him " Didn't you just say that you couldn't help me ? And that i would have to head over to the other end of the store to find help ? Wouldn't it have been more helpful for everyone if you just would've helped me with what i needed when i first walked in ? His response was slightly apologetic. But overall i would go into this store with the mindset of not looking for confrontation, because that is clearly what this person in charge of Pet Smart was looking for.
The bike technician has serviced my bike; still front wheel is not balanced.
Great selection of stores but the traffic and parking situation is poorly thought out, perfect walk in mall but good luck If you have a car, its infuriating xwx perfect hang out spot tho!!
I am especially fond of the outdoor shopping area of Park Royal Shopping Center, which has a touch of a Whistle village - fancy and classic buildings, big sun umbrellas, artistic lampposts, romantic atmosphere, decent bistros, high-end stores and fashion boutiques. Strolling in the outside area, you don’t feel you are shopping but you are doing sightseeing. I dined in Cactus Club Cafe and Legendary Hotpot, both of which serve such gourmet cuisines that I am even thinking of them now!

I live on the North Shore and it is just fabulous to come to a Mall so Refined as Park Royal by the Sea. Great Parking Everywhere and all Stores are so Customer Friendly and if I need any help or advise the Stores provide expertise knowledge and honesty. That's what I Truly Like!!!!! I love the Food Court and weather South or North of Park Royal Mall each has its own Touch of Niche Product I am Looking for. I keep on coming back for more and more shopping This Truly is a Brand Canadian Mall!!!!! Check it out!!! You will love it.....
Was at the mall on Monday - and noticed a few stores very diligent about limiting the number of customers and disinfecting change rooms after; but MANY where also NOT and this felt very uncomfortable, so we left. Just saying ... Stay Safe!!
Big plaza with many stores. Clean and easy to navigate
It's always so clean, and rarely any tweakers. It's a nice place to shop. And I've noticed their winner always has the nicest clothing brands versus the other winners around the mainland
While a very comprehensive shopping complex, it's increasing harder to stop by due to crippling traffic in and around it. Shopping used to be easy here now I try to avoid as much as possible and that can not be a good thing for a shopping complex.
Fun fact: park royal was the first mall ever built in Canada. I tend to enjoy what's on the southside more than what's on the North side but both of them have plenty of shops and the mall has done a really good job in recent years of bringing in new brands that young people would actually be interested in. The food options are now fantastic and if you want to try one place I would highly recommend going to the Keg.
Great mall, but you will still have to drive 6 or 7 minutes to get to Capilino Mall if you want Taco Time. Who doesn't want Taco Time? They do have a Chipotle's though.
The Swarovski store staff were pretty much breathing down my neck the whole time I was there which in my opinion is not how you treat customers. One of the ladies boyfriend came in and she constantly had her eyes on me but every once in awhile she would be flirting with him, in my Opinion that's not how to run a successful business!

I like this mall. It is very well lite and spacious. It has a little bit of everything. There are nice stores here.
Absolutely georgous area to walk around and explore anytime of year. Grab a bite anywhere cause the food around is catered to everyone.

I'd love to give this place a better rating, but the ongoing construction is impossible to ignore and has been going on for a long time. Getting there is so painful at this point that I go elsewhere if at all possible. Bummer, but true.
Park Royal is unremarkable, as far as shopping centres go. That said, they are under heavy construction and renovations for the last year or so, especially in the North building where it appears only the Gap, Banana Republic, Hudson's Bay and Loblaws City Market are accessible. The South building houses shops and retailers than can be found elsewhere, and due to renovations, the interior seems smaller than it should be. "The Village at Park Royal" is a conceptually great, and Park Royal as a whole has potential to rival shopping centres around the world but the selection of shops is unexceptional. Once renovations are complete and new tenants move in, I will revisit my review but that could be a while longer.
Playground for kids is the great thing.
I usually buy smaller hardware there. The staff are knowledgeable ,and do try to advice. I am happy to be a customer there.
Delightful mall divided over two sides of Marine Drive. One of Canada's oldest shopping malls renewed and renovated more times than you can shake a stick at.

So beautiful and clean, plenty of parking. Huge newer mall, great selection of stores and boutiques, pretty much all stores are represented here. Food court on the second floor is also very clean with great food selection, including healthy and vegan options. Clean washrooms, plenty of parking. There's also a great whole foods at this location and plenty of fancy restaurants and shops (steps away from the mall, same plaza). Lovely location in a newer plaza. Driving in and out during busy times can be with a bit of traffic in both directions, so is the ramp getting on the Lion's Gate bridge
Shopping centre is spread out across a main street so you can never view the Whole mall without having to venture outside and cross Marine Drive. Good selection of store but the parking is a MAZE and you get stuck trying to find your way out.
The mall is big and clean it's nice to walk inside. There is an interior and exterior part which is good especially in summer.
The only interest is the Simon's otherwise is the same shops as any other commercial center

Great shopping centre that has lots of various stores, including furniture, electrical, gaming, clothing and shoes etc. I was last here 5.5 years ago and can see how much it's expanded!
A great place to shop at if you live in North Shore. Variety of unique and trendy shops and always improving. However, the south side of the mall is ALWAYS on construction, switching things around drastically over the past few years. It feels like new every time I go there, but I also don't feel as comfortable shopping there, trying to look for the shops that are always moving around.
This is a perfectly sized mall with every store you need! It never gets too busy but has a steady flow of customers. Plenty of places to explore and great for gift giving. The stores have affordable prices and respectful staff. You need to come here!
Don’t purchase park royal cards. Didn’t even get to use my 50 $ card as they kept surcharging until I have 2.50 left on the card. Feel completely ripped off. NEVER AGAIN ummm surcharge for what exactly ??!!!

Recently renovated and still under construction... Lots of stores, lots of parking. Quaint and family friendly outdoor village strip mall on the west side of the main buildings. This is a sprawling mall that is literally cut in half by Marine Drive. Roads around here are poorly planned so when the nearby Lionsgate bridge gets congested the malls roadways are always affected. Avoid this place during Christmas shopping season lest you'll be in a literal parking lot traffic jam.
I like this mall. The out door shopping is very appealing. I recommend you park at the North side, it's easier to park there. You can then spend some time on the North side of the mall then stroll over to the south side to visit the larger side of the mall.
So many people walking around with their masks pulled down or no masks at all. I really wonder about the safety coming to places like this, especially with variants. The shops were quite low on stocks overall could be due to COVID shortages, but I did not find what I was looking for.
This mall is lame, drab, and dreadful. The midsection where all the popular stores are fine. However the North and South sections have nothing special to offer. especially the North section. Not my most ideal place to go shopping.
Pretentious mall, terrible service at Best Buy. Good luck getting decent service in most of the stores. Most staff don’t look up from their phones. The BC liquor store is amazing with selection and London Drugs is great in the computer section. The VIP theatre is great but still closed .
This is a nice new mall that I like going to next to metrotown. However the parking here is crazy! And lots of people crossing streets so hard to get anywhere fast. Outdoor parking is hard work but the indoor is great. You usually can find indoor parking pretty quick. This is an outdoor and indoor mall
A good mall with a nice mix of indoor and outdoor stores. Nice design work, clean layouts, and never feels so crowded as say, Metro. I enjoy coming here for Simons, and the little French cafe

Amazing and Clean Shopping Centre, I always go here with my family and I just love the ambiance in here.

This building is very big area in alot to shop here, around this areas also alot of shop that you can buy everything you need in very nice, amizing place i like it visit place.
It is an awesome just smartly newly renovated place with very nice shops and more/or less but reasonable prices. And yes, definitely worth the visit - unless maybe though if you are not a real human. (just kidding ???? )
Love this mall they have so many stores, totally worth coming here. 100% definitely will be back in the future.
This mall is nice, clean and modern. Has a good food court with a huge play castle for children (3 or 4 levels high). The play area is quite noisy. Not a great mall to shop in in bad weather though as it's split into two parts and has many stores not attached so you need to go outside to get around everywhere.

Parking is questionable. Accessibility is average. Layout of mall is what I would say is "interesting". Most areas are very clean. Overall a good place to shop.

Late in the shopping day on a Friday... lots of parking and easy to get in and out. I only went to Michaels and found that the items I was looking for (beads and beading accessories have not been restocked since my last visit one month ago).
Love this mall so many great stores. It's so nice on sunny days as you get to walk outside between many stores.
Great selection of stores. Love the outdoor layout to get to different shops. The only thing to worry about is they are now incorporating a limit on parking. 4 hrs max. Totally sucks as it has to be free all day long.

This mall has lots of nice stores and walking aisle is quite spacious. I never feel cramped while shopping here and the food court is decent. Parking is a bit confusing but still plenty of spaces. Connects to Cineplex and the theatre is one of the best in town.
Park Royal south is looking smart. Not to busy. Easy parking at the time I came which was 11 am. Sunday.

Like the grocery store and the big London Drugs on the north side. Big stores with a wide variety of goods. Warning: Trying to exit onto Marine Dr. from the south side to drive over Lion's Gate Bridge can be very backed up and slow going.
Nice quiet place to shop
The North part of the mall is 5 star, beautiful outdoor mall with great options. The South part is 1 star, you will walk 30 mins just to find T&T or Best Buy. All of them are hidden in the parking. Don’t go there after hour, also impossible to find anything unless you’ve been there.
It feels so clean you could eat off the floor everything seems brand new stuff are everywhere and so is security very nice mall
Mall on the south side is partial inside and partially outside. A good selection of stores. Parking was fine unless u come at a business time like Black Friday. The Mall on the Northside has a small number of stores outside.
This is a great mall as it gone through a big revamp in the last couple of years and they’re still working on making it better. That outside shopping centre is really nice to walk through when it’s not raining. The only downside is that you would have to drive or walk across the street to get to the north side of the mall.
Best pretzel place here in West Vancouver!!! And also they have a very nice plexiglass installed in front of where the customers are ordering....
The food court janitors are such a disgrace. Today the mall closed at 7PM and we sat down to eat before 7. However, a custodian lady told us to hurry up and eat even though there were at least 10 other families sitting at different tables. She stood there the entire time and stared at us while we were eating, and then said “it’s over” while reaching over to our table to grab our garbage. This is extremely disgusting and threatening. Never have we experienced such unprofessional behaviour in our lives. Please fire the old Filipino lady who works as a janitor in the food court since she clearly cannot stand working in a service job.
Good stores, but very spread out. You may have to walk in the rain depending which stores you want to go, as the mall is divided in Park Royal North and South and has no connection except for cars.
I come here in the good weather months to meet my sister or other friends for lunch. We usually go to Whole Foods and sit outside in a shaded area. If you live on Vancouver Island, as I do, you can jump on the ferry to Horseshoe Bay and take the #257 Express bus to Vancouver and get off at Park Royal in about 20 minutes or less. It's a great way to spend the afternoon.
Snobby but good
It's the mall that can't decide if it wants to be indoor or outdoor. I found the layout confusing, and disliked the mall being split north and south and having to cross a busy road with a long light to get between them. There is no direct elevator between the mall below and the theater on the roof, which is bewildering. Lots of high end stores and not many deals. It's located on reserve land, so large purchases can be worthwhile here if you have a status card.
Weirdest layout of a "mall" I have ever experienced. There's a very nice outdoor plaza of shops which is beautiful and walkable centered around Whole Foods. You can pretty much figure that it's the ritzy part. Here you'll find all your mid to high end chain retailers. There's an indoor part of the mall where the stores are typical lower end chains anchored by Indigo and Sport Chek. Then there's pockets of dead space and the dilapidated parts that you can't get to except by car and the maze of a parking lot that's seems leaky ALL THE TIME. The back part by the river is always jammed up with traffic trying to get on the bridge and the road is pot holed and always has deep puddles. It seems though they're trying to renovate however slowly which is a good thing, but the mall is in perpetual construction mode. Overall, Park Royal provides a mediocre shopping experience, if you're stuck on the North Shore it's worth the while.

We came from Calgary on a road trip to Vancouver and decided to shop here at the mall it was a great experience we love the crapes we bought a lot of clothes did a few photos outside With the fountain and really enjoyed the brands this mall had to offer

Great place for any kind of shopping) groseries, shoes, sport items. Kids zone the Castle where you can leave your kids up to 2 hours and enjoy your free time! Restourant area and walking area really friendly!
Needs more stores, my son loves the play park, needs better parking and needs better ways in and out.
I do not like the new structure of the long empty hallways and super white walls and floor. This whitness is unnecessary and extremely bright which makes me want to get out as fast as possible even though i love shopping. I also less willing to get to further stores down the hallways knowing i have to go through this pure white bright area. Personally for me it makes me feel dizzy and noseous afterwards. The fact that pet store is gone makes me sad too.
My favorite place for shopping,many famous brands brands are here.Lots of free parking spots, large food court and play area makes this mall a nice place for the whole family.
Great mall with the normal selection of stores plus some high end shops. Decent number of parking spots. I especially like the winners and home sense. But no Victoria's Secret??

Lovely place to go shopping! Many stores, great places to eat, wonderful supermarket (Whole Foods), easy (and free) parking and very easy access by public transportation if you are visiting without a car. Lots of options for every budget.

Haven't through this mall for almost a decade. Amazed at the improvements... More big name retailers like Simon's and Sport Chek. having the Keg and Cactus Club adds to the class of food choices. Plus having Home Depot, London Drugs and Whole Foods means that I can find everything I need within a city block's radius. VERY pleased with convenience factor.
What they have done here is nothing short of amazing. Large mall, half indoor, half outdoor. Easily accessible by bike, car and transit. Whatever you're looking for it's here... From Home Depot, to BC Liquor Stores, they got it all. Explore! Stay Golden
One of the better shopping malls in Vancouver. Lots of free parking and although it doesn't seem quite finished at time of writing, there's a good variety of stores here including lots of useful stuff like Home Depot and Michael's.

Traffic in and out of this place is maddening at best of times...parking is stupid and the rest is as you would expect crazy. Stores are so far apart.! NUTS
I live in North Vancouver and love this shopping place because I do not have to pass the lions gate bridge during the peak traffic hours. You can find almost all the major shopping brands in this shopping center along with many great coffee shops and restaurants. The North side is going through some construction so the traffic pattern is significantly changed.
One of the nicest malls I have been to with both open air and indoor mall layout. The mall is still under renovation so a number of indoor mall retail areas are vacant. This mall has a North and South side to it, on opposite sides of the road. Newer side is on the south with open air and indoor mall combination.
Nice mall with lots of dining options with sit down restraunts. There are also good fast food spots in the food court area. The parking lot is quite large so not usually an issue, and there is parking on both sides of the mall, as the mall stretches to both sides of the street. In the mall there is also a few stores quite unique to other malls, such as Simon's Department Store. The area gets quite busy during rush hour, so that is a downside.
It’s a big beautiful mall in south and north of marine drive, in several floors. Little bit fancy and expensive, kind of shortage for parking place.
Very clean and modern with a variety of high street brands such as urban outfitters, lush and Zara's. not only are the stores great but there is additionally a variety of restaurants if it's a quick bite at whole foods, casual family meal at cactus club or the keg plus many more. Many hours can be spent here and is a great hang out location
Horrible set up for a mall. I was looking for the washrooms and for Starbucks and never found them. The mall is in the outside as if we were living in Mexico....Builders!!!! Please remember that we live in British Columbia and it rains a lot !!!!
Lots of mall brand shops but I particularly like Simon's department store and the huge modern BC government liquor store and of course London Drugs is a staple for many well priced items .
Love this mall. Nice atmosphere great selection of stores and feels like its in its own little town with restaurants and shops everywhere. Location is also great and the Simons is always a good place to shop.
I have only shopped here a few times the past few weeks. Really like the spacious atmosphere. The mall is very clean and bright. Does not seem like full of deal seekers. Not crowded like Metrotown. Individual stores seem larger than other malls. I do wish there was more seating at the food area, it is overkill with so few seating.

A couple of gems here like Osaka market but the mall layout is a bit weird. Better than before with a bit of a reorganization, but best to check online for which side of the mall your store of choice is on if you are in a rush, otherwise the may find yourself crossing the main street between the halves of the mall. Prices in stores here often tend to be on the high end because of the proximity to wealthy areas in North and West Vancouver
Great mall , spacious and have a lots of stores and coffee houses. There is a free parking in the place. There is a nice park near.
Best Loblaws grocery store I've ever seen. Everything looks and feels good. I've never walked around a grocery just saying wow and Calgary has some pretty decent grocery stores. This put them to shame.
Park Royal is definitely the premier retail - commercial shopping destination of the entire North Shore and represents the first enclosed shopping mall complex built in Canada (1950), and expanded in successive phases in 1970s, 1990s and 2000-2010s. Divided into the "North Mall" anchored by Hudson's Bay; the "South Mall" anchored by Simons; and the open-air Lifestyles Mall which runs along Main Street -- "The Village" -- anchored by Home Depot & WholeFoods; Park Royal offers an endless array of upscale shops, boutiques, stores and commercial / professional services -- not to mention Cineplex cinemas and Steve Nash Sports Club -- making it the location bar none, for getting all those things on your endless "to do list" done and done.
The parking lot - rather, what used to be the parking lot - is now cluttered and congested with more buildings. It's simply over-developed, over-stimulating, and nothing like it was. Shame. I do enjoy the contemporary style and decor overall, though, and although the open market inside is also cluttered / congested, it's still very fun.
Well liked, especially for the still surviving Hudson's Bay Company anchor at Park Royal North on the North side of Marine Drive, the mall is modern, spacious, and sprawling with abundance of quality retail accessible from exterior and interior on either side of Marine. The outdoor high street area on the South Park Royal and to the West named The Village at Park Royal is a particularly pleasant experience even for simply strolling along or enjoying shopping, a coffee or a meal.
This was a great place to locally shop while we stayed in West Vancouver. The Whole Foods offered great variety and quality of goods, and the local shops in the square of walking around was just great. Something for everyone. And I loved walking outside from store to store, rather than being inside.
I love this place as it has Simon, home sense, winners, Hudson Bay, the body shop, Michaels, whole food, Best Buy and so many more all in the same place.. nice and clean area for shopping.. accessible easy with so many bus routes as well.. there is food court and cinema in the mall.. you can find so many other stores…
This mall has just been renovated. It now features a larger variety of eateries. Very good ones too. Many sitting areas are nicely adorned and pleasnt to walk or sit around. Highly recommended.
The mall is in the best location, and has everything you’ll ever need. They recently added a cineplex, which just adds to how amazing the mall is. Everything is kind of spread out, so it’s hard to get to all the stores, however that means that they have all the stores you need. The restaurants are also THE BEST restaurants. 100% would recommend
Upscale interesting selection of homeware clothes jewelry and much more. Not your average store with attentive sales staff and well laid out and decorated. Originally from Montreal and style, quality and unique items abound.

This is a bright, modern upscale mall with something for everyone. Stroll along the outside 'village' streets while browsing in a wide range of shops, or take shelter in the enclosed mall portion when the weather isn't nice. Great shopping centre, many eateries catering to all kinds of tastes and budgets.
Honestly I've never been but Google maps is all like how did you like your experience. And it looked nice from the outside. So why not throw on 5 stars.
I love Park Royal. I hardly ever go into the closed mall area but do shop at the stand alone stores. I've never had a problem finding parking. Driving around the mall can be a bit confusing as it crosses over Marine Drive. Once you have been there a few times it becomes easier to navigate.
Higher end mall. Many stores closed and lots of confusing reroutes. Highly overpriced as usual for malls.
The mall and area look nice, with a European-like architecture in the south western part. There is a fair variety of shops, coffee houses, and restaurants. Having several franchises as well as boutique-type stores on the northern and southern parts, it’d make a reasonable place to do some shopping and having food on a Saturday evening. They did some renovations and made the southern part more stylish and modern recently. Of course there is room for more!
Absolutely the most overpriced place with lousy roadways, congestion etc but unfortunately the only decent access to get around that travesty of Marine Drive and Taylor Way.
This is now a good place to shop. The renovations are shopper friendly. There's a large free parking area, and buses frequent as well as a taxi stand. Don't try to get a taxi after 3pm because the drivers just won't pick you up as it's too close to the end of their shift (but that's another review). Between Park Royal North and South and The Village everything is available .
I like this mall many different stores and brands including the only Simon store in BC as well as Bay, Gap, Banana Republic, Winners, Old Navy, HomeSense, BC Liqueur Store, SportChek, BestBuy, Indigo, Zara. Don't forget about the beautiful village and many different good places to eat
Now this is spanking new, quite premium (love the flagship Simmons) and has staples like Bestbuy, Staples, Winners, Home Depot and Indigo. Even a dollar store! Plenty of parking and easy access to eating options as well.
We regularly visit park royal south. It had definitely been updated nicely recently. The addition of simons and H&M is a nice touch. Even the north side has been uplifted nicely recently. Sometimes parking can be an issue. It would be amazing if they could somehow connect the north side to the south via overpath covered walkway.

They have a large variety of pretty much anything you can think of. Most of the food shops looked delicious but i could only try a few before i felt like i was gonna burst. The wash rooms could really use a lot more attention then they have been. For the number people that frequent the mall they really should check the wash rooms more often.
Park Royal is a really nice modern mall with a great selection of stores and easy to get to via transit. Closes early though (7pm).

Good mall. Partially outdoors and partially indoors. Not too many stores but a nice mall to get access to stuff. The photos I've posted are mainly from the interior and inside the simmons store. This store is very unique as it is extremely large. Think of it as a new Sears but it's upgraded, has very good quality stuff, at reasonable prices, and the store looks stunning

Canada's first mall! This is a mall that has shops on both sides of Marine Drive and both sides are great. Every service and shop you will want or need is here. Abundant parking, Bus stops, Taxis etc all right in front of the mall. Easy access for everyone. Ample wheelchair accessible entrances and stores. Quaint villiage as well with restaurants galore.
One of the nicest shopping malls in the lower mainland with plenty of parking and a large selection of stores. If you're coming from Vancouver plan ahead and make sure the Lion's Gate Bridge is moving smoothly before heading into West Vancouver. :)
Lots of stores, don't like the new food court though seems like alot of places left when they moved upstairs, stores are hit and miss, haven't seen too many awesome deals but then again you have to take time and really look at everything.
Park Royal is a nice mall with a wide variety of stores for everybody. Its a good sized mall but not as busy as Metrotown would be in a Saturday afternoon. The Bay, Best Buy, Winners, Sport Chek and lots more. This mall serves West Vancouver's upper class so there are higher end stores as well. Split up by Marine Drive there are 2 malls basically and if you are a Status Native as I am the South side is tax exempt with your Status Card... Park Royal sits a stone's throw away from the Ocean and is literally a one minute drive off the Lions Gate Bridge or about 7-20 minutes from Downtown depending on traffic...

Whoa completely disgusting washrooms!! Tried the food court washroom, it was closed, was directed to the one near Orange Julius downstairs. So there's ten stalls and only *two* were usable. The rest were scenes from a horror movie - all toilets full of feces, nothing flushes, crap tracked on the floor. An absolute nightmare. Toilets don't flush properly. Have never seen a Canadian mall with a washroom like this and this isn't my first time at Park Royal. I still feel unclean. I can only hope they fix this biohazard, at least before redirecting people to it. The facilities are completely mismanaged.
A little unknown secret is you can buy a gift card for use at majority of the shops at the mall from the Shoppers store. Makes for an easy gift!

Nice shopping mall but a bit crowded so it can be hard to move around. The spacing is nice for shops but not at all with parking. I found it difficult to navigate and find parking and then leave again.
Its a decent mall, they have most of the luxury brands in there. Lots of parking. And outdoor shops. The experience was good.

We visited the Brick there was a lot of associates but they didn't pressure us, which was nice.
Shops are open with covid measures in place, however traffic getting here from Vancouver is terrible on a Saturday morning/afternoon. Make sure you have plenty of time for your commute!

All the big name stores are here, most notably Lululemon and Simon's. There is a traditional indoor mall, and an outdoor section with cobbled walkways and the feel of an American outlet mall. Overall, plenty of stores to choose from and everything you could need.
I had a good time with the little that I had. I really loved the way the mall has both an indoor and outdoor sector. It's was a nice change from the everyday malls like Metrotown and Surrey Central. This kind of mall is the kind that you'd want to go to early enough and make a day trip of it. The one thing I hope to do the next time is go over the walkway to the other side and see what other shops are there.
Good place, bathrooms were in need of some love and care
Spent a beautiful day browsing in Park Royal and would definitely recommend it. Had great service from every shop I visited and the atmosphere was fantastic. The food court has been revamped since the last time I visited and much of the mall has been updated as well. However the real highlight is the outdoor shopping area.. absolutely beautiful and a real change from the traditional stereotypical mall experience. I’d highly recommend a visit on a sunny day when you have some time to wander and enjoy the experience.
Park Royal is a commitment. You have to find parking, which is not hard; then walk forever.... I cycle so getting to multiple store is much easier. Quality of stores is improving; Largest Liquor Store in BC for example.
Medium sized mall but with all the essentials and an acceptable food court and full srvice restaurants with the added value of being near to Ambleside Park.
I like it here ... It’s my escape hatch when the Lions Gate Bridge is too backed up — soooo I’ll just hang out & get some of my shopping done & wait for the traffic to subside ... Park Royal has got just about everything I need ... plus stores I can’t find anywhere else — like I love Madison Simons (Montreal)❣️... Do you think I find confusing is getting into some of the multilevel car parking garage is it I think there needs to be an overhaul with the paint scheme a colour scheme it may be natural lighting I think I’ve seen malls that are hand in Seattle and other places that have used very interesting techniques like graphics and colours themed after say cities or wildlife or landscape( beach, forest, urban, desert, alpine, arctic tundra etc) That way a person can remember the zone they are in Other than that I think the mall did a few renovations that leave a little to be desired ... in some areas it looks like the chilly interior of a fridge .. Hence that’s why I joke: “... interior design by Frigidaire!” But I am I like the proximity to all the other amenities in west van and

Masoud is very knowledgeable about the products. Every question I had and I had a lot, Masoud was able to answer them with no hesitation. He allowed me to take my time on finding the right TV and I appreciated this very much.Finding person like Masoud is hard to find.Finding person who care is what makes the difference.Thanks again for every things Masoud...
I do miss going here more often and really appreciate the current selection of stores. I wonder how the new construction will impact the area. Great memories of shopping here over the years.
Love this mall. You want it, they've got it, it's a large mall with something for everyone including a Whole Foods, Sephora, Home Depot, and a movie theater. The common areas and bathrooms are all very clean and very well maintained. Parking and traffic getting out of the mall can be challenging so give yourself some extra time and grab a coffee or bubble tea on your way out.
Park royal is a great mall, seeing the expansions and new stores and restaurants opening is very exciting! Park royal opened in the fall of 1950 being Canada’s first enclosed shopping centre, since then of course much has changed but I’m super impressed and glad to see it!
Love Park Royal! It’s such a great shopping mall, made even better with the addition of the Village shopping area. We head to Park Royal often and usually are able to find what we need!

For such a huge mall it's surprisingly easy to find your way around. The parking lot has lots of space and there's a good assortment of shops inside. Many of the shops are a little pricier than you might expect but they have some really nice goods for sale..
It's a beatiful place to walk outside, there are good restaurants outside the mall and good stores to shopping inside the mall. I prefer the south side.

Parked there to walk the sea walk. Leaving there is a nightmare!
There is no parking. It's horrible. They filled the parking lot with shops so there is no room for customers to park. And now they are building an apartment in the mall parking lot!? Did I read that correctly? A building is being put up in the already too small parking lot and the development sign says residential. Where are those people going to park? And the building is taking up huge chunk of the parking lot. So more people and even less parking spaces. I won't be back. I used to come out here once in a while but I'm tired of circling the lot for an hour.
Probably one of my favorite shopping spots. There's so much to see and do now that they have a fancy outdoor shopping area on the south side. But honestly this place NEEDS a kids playground like all other malls have.
If you need to do your shopping all in once. Good variety of stores. Decent food court. Only think is they would need a better coffee shop in there.
I like this mall. The out door shopping is very appealing. I recommend you park at the North side, it's easier to park there. You can then spend some time on the North side of the mall then stroll over to the south side to visit the larger side of the mall.
Food court is alway busy ever since Park Royal lost 2 Starbucks stores. One on the north side by Pet Smart and the other on the south side by Indigo. The food court is very dirty with unclean tables.
I don't like normally like shopping malls but this was definitely a good surprise in the North Shore. It's spacious, clean and quiet and there are some good shops that I haven't seen in other malls. The food court has a good mix of quality(but pricier) food and well known franchises.

Rich people and Asian hang out as thats the neighborhood. Busy always but not much here for the working income, mostly for those with money. But hey, if you are indigenous and show your treaty card you dont have to pay sales taxes since it is native owned land that the mall leases from.

Good shopping mall. Some famous branch are here. Not too much people, so we felt safety and comfortable. Everywhere so clean. Some store are on the second and third floor they serve food but you can not seat inside.
Very beautifully laid out mall with so many stores and dining options. Never feels to crowded. Definitely my favourite mall.
Love shopping here! Sales are always good manner and helpful no matter your purchase is big or small. I feel being respected in all departments. The only con is they don't carry petite so Twik is my own choice. Hope they can carry petite in near future!
Nice shopping mail, but too crowded to find a parking, especially, at the north portion where Bay and City Market are located.
Great spot to shop and go for a walk in the beach. Just don't visit or try to leave between 3-6 pm or you will be stuck in traffic for hours.
mall is good but they need to do something about the congestion around the mall, takes long to get there than staying at the mall...

A quite big mall next to the lions gate entrance from West Vancouver, it’s organized in two floors, with a big and various food court on the top with places like Booster juice, Subway, Freshii and many others, including a bretzel shop. On the first floor you can also find two big tech shop as Best Buy and Staples. On the ground floor there is an enormous sport shop and a luxury wrist watch boutique with brands like Omega ( which has some interesting vintage pieces in the shop window) and Rolex ( that unfortunately hasn’t any sport steel watch, like every other Rolex boutiques nowadays????)
Overall, pretty good mall, lots of options and stores that are hard to find elsewhere in BC - like Simons! The outdoor part is really nice, although parking gets messy on weekends.

In general Park Royal is a good, very well decorated shopping mall. And it is not as crowded as Metrotown. The only wish is to see a larger variety of retailers, but I guess lease is pricey at this location.
Love this mall whenever I come it is never cramped cause it is ginornous has a great food court and a HUGE selection of stores! A part of it is currently under renovation and I bet when it's done the mall will be a 11/10 will definitely come here all the time!
Village is very nice. Covid-19 protocols aside, main part of mall very hard to get around. Fewer than half the escalators and elevators working. Going cheap on maintenance, I guess. ????????
Have such a great time ever since I have been a construction worker on the job. That mall is great.
Love the Ardene, it's a huge store with tons of selection of lounge and comfy stretchy stuff.... easy on the wallet. WINNERS IS GREAT TOO

Full service covered shopping ctr. near the mouth of the Capilano River at the intersection of N.W. Marine drive in West Vancouver. Park Royal is very large and is split by marine drive into the north and south portions. There is plenty of parking on both sides. The mall was opened in the early 1950's and has expanded to today's size ever since.
It has changed a lot since I was last there and sadly there is still a parking problem. Overall a good variety of shops, and the best part is the Purdy's store where you can grad an ice cream bar when you need a break!
I like this mall. Not usually too busy, great selection of stores.
Gets pretty boring after a while but the Simons, Whole Foods, and theatre keep this place alive. For the sake of all good things, please, please, please introduce a new coffee place. There's not reason there should be three different Starbucks and the the other coffee places are downright trash.
Large amount of shops and makes getting everything you need a breeze. Clean, easy to find places and a great food court for when you're tired.
I used to work in Park Royal. I have no idea why the mall security guard was so rude to me just because we couldn't open the store on time due to the late arrival of shipment. We have no control over when the shipment will arrive, its not our fault. He was also very mean to my co-workers. I demand a reasonable explanation from the mall's management.
Very nice if you like this type of place. I find them depressing and a little panic inducing. But to each thier own. Good place to grab a gift.
Great mall I really like going here. They have lots of everything. The past renovation were great. It still has section under constriction but over all great place to shop.
This is a very big mall, where you can find pretty much everything. Great place to shop or simply hang out at coffee shops, restaurants or movie theatre.
The major investments and construction over the last few years have resulted in a stunning new shopping experience that mixes traditional indoor shopping centre elements with a street-level outdoor vibe, and plentiful parking that actually looks pleasing to the eye.
Park royal is a 1 stop shopping area split between north and south sides. It has everything from restaurants to home hardware shopping and everything in between. Ample parking and multiple public transit routes make this shopping center easy to get to.
The largest mall on the North shore with plenty of trendy places to buy stuff. The layout can be a bit confusing however and as of writing, there is construction going on, though it's nearing it's end. South side has a lot more to offer than north side currently as well
A high end retail location in the heart of West Vancouver. Primarily focused on catering to the ultra rich, but blue collar people will still find items within financial reach here. Just avoid the big name fashion shops. Not really worth the effort to travel to this location if you don't need to. Always congested with foot and vehicle traffic.
Park Royal Mall is divided into North and South mall with Marine Dr as the divider. This is one of two malls on the north shore. There are plenty of parking in the parkade but parking has been reduced in recent years due to mall development. My main gripe and also for deducting a star is leaving the mall during closing time, peak shopping season,and when Lions Gate Bridge is one lane southbound. I was stuck in traffic for 30 minutes trying to get onto Marine Dr. while some cheaters cut in front of other drivers and some made illegal right turn from middle lane and red lights. I hope the city will do something about the traffic issue.

Great place for shopping. It's a huge place. Keep looking around outside and you'll just keep finding new places. Kept very clean, modern.
Really lame mall. Worst layout ever . North mall so badly designed that you have to walk outside four different times to go through the length of the mall. That means opening your umbrella for no reason. A mall this bad should be closed down. Some useless idiot architecture student should have their license revoked for this kind of stupidity
Whoever is responsible for redesigning this place into an Orwellian nightmare should never be allowed to work again. Boxy, sterile, blindingly white.... and not even a very good selection of stores. A lot of samey stuff. I used to have fun shopping here, now I walk in and can't wait to leave. The staff in the individual shops are usually great though. If you know what you want, get in and then get out, and it might not ruin your day.

Best movie theater I have ever been to. The chairs are soo comfy and I like that they recline. They also have some pretty good rules for social distancing and they are enforced which is nice to see
Way to busy for during black Friday and in the pandemic... Mall should have a door person and making sure everyone is sanitizing and wearing masks... As well temp. Should be taken
Its a shopping plaza just like many others. Except it's in a wealthy community so the architecture and landscaping is nicer than average

It's the most popular shopping mall in west van for a reason, and it's got a new cinema. It constantly has renovations going on but they never get in the way some how. 4 stars, if your wanting to see a shopping mall and your in West Vancouver, go here.
Good shopping experience there
This is a high-end shopping mall with tons of roofed space and a very nice outside area and shops. If you are closer to this one, there is no reason for you to go through the much crowded Metrotown. One star off, however, for its awkward "split between major roadway" setup.
I want to give Park Royal more stars but it’s a pain to navigate, half of it is outside, half is inside, it spans across two sides of the road etc. it’s just a mess and poorly designed.
Shopping choices are so minimal despite the huge place , no place for kids to play around indoors for free,Winner, Homesense and few other places are good,however many other shops are there with very few customer flow,The main elevator for the CarPark is Broken since ...I think Before COVID and not fixed so we are forced to use the Emergency steps to head up and down and that place stinks so bad...very poor management, many clothes shops and coffee shops in Park Royal closed so there must be a reason behind it...could be MUCH MUCH better
I have been in Staples Park Royal many times and never found a good customer service. Yesterday I was looking for a printer and Saleh was so helping and nice. I really appreciate his concern and professional behavior.

Lots of shop's don't hesitate in going there just remember there still building on the corner so it's a little crazy all you. Need to do is enter a ways down and everything will be good c ya

Great Place not a lot of Parking
Park Royal, at least on the South side has improved a lot as a result of the renovations. The range of stores and amenities is impressive. The restaurants are very good and having a cinema is a big plus. Parking is plentiful.
Despite this mall being further away and harder to get to compared to the other malls, I must say this mall is pretty good. It's pretty spacious and has pretty much every store you can think of. It definitely does not top Metrotown but it does get points for not being as crazy busy as Metrotown. I've been coming to this mall for years and something that does always bug me is that it is never really busy. Even a small mall like Pacific Centre is always way busier than this place. I guess when the new Cineplex opens up at Park Royal, that will probably change this.
I bought some stuff from The Brick. It has a wide range of opportunities to develop.The sales person who helped me called Mohsen. He was very friendly and professional sales man. He spent a lot of time to explain the stuff that I needed such as matres, bed, power recliner and gave me helpful information. I really appreciate him
We went to the Keg Restaurant situated in this Mall. It was excellent! The food was first class and the service was attentive and prompt. We were sitting in the covered outside area which very spacious with a lovely atmosphere. I'll return again!
At Whole foods great place. This store seems to be as good if not slightly better than the one on Cambie . The parking is free. They have nice outside seating which is good when it's not raining.
Park Royal is a great little area. The shopping centre has lots of shops and a wide variety of stores. I also really like the Loblaws Market City at this location. They have great prices and, fresh baked goods and the meat is always fresh and good quality.
Has a decent selection of shops including the first Simon's store in BC. There's a few upscale stores and your generic stores. The food court upstairs has a decent selection. It's also clean and has high chairs for kids .
Forever 21 and a bus stop for horseshoe Bay. I actually walked across the busy street on my way to the ferry. Great deals great selection and the quality of the product. You can walk in the mall and not feel so bombarded by people. Room to move. It has so much natural light. One side is on reserve and one side isn't.
If you are tired of Pacific Center, Richmond Center, and Metro Town, then this is a spot you should swing by sometimes. The department store Simon itself is worth a trip already. It just give you something different. Some area is expanding and going through construction. Enjoy the outdoor part of the mall. Whole foods and Home Depot show the variety of stores this mall has. P.S. avoid rush hour, Lions gate bridge is definitely a traffic bottleneck.
Nice shopping centre, albeit a bit older. It does straddle a major street, so you'd need to use the crosswalk to get from one side to the other, or drive across.
Not today. Too many people escaping the heat to the mall, too crowded. Cactus Club, White Spot, etc. are all closed.
Place is looking very good since the remodeling has started. More stores and a brightly lit interior. Once the renovations are fully complete it will be a great mall
Haven't been to Park Royal for couple years and I was amazed how busy the street is now and lots of new high-rise apartment building around the area. It is a really busy area.
Both malls under construction. Dust everywhere (asbestos?) ? North & south malls lost their anchors, Extra Foods gone. Basically, both malls are now dead. I don't know why the owners keep doing renovations every other year. There's not enough time for recovery, and it just pushes customers away. The food court keeps moving around. Not sure where it will be next year (if at all). Apple Store... Where is it? This is a West Van mall... There should be one here. North Shore residents don't appreciate driving to Pacific Center or Metrotown. A much better idea than other clothing outlet. You'll see that the new Simon's will be of interest for maybe the first few weeks, then it will be another "tucked away" store like Winners. Overall, not impressed. North mall even worse. Probably won't last another 5-10 years.
This mall is a great place to go if you are looking for a variety of things to buy.
A great shopping mall with great stores but inadequate car park. It takes too long to get parking. The parking spots are too tight and my car has been damaged by car door from the vehicle next to me. The management isn't concerned as they seemingly keep adding stores with no added parking spots.
Its a really weird layout with everything spread out its more of a plaza than a mall The covered parking has a big smelly leak that looks to have been there for a while now. And most of the shops are high end aside from a dollar store and the forever 21, so unless you have a lot of cash to spend its not really worth checking out.

Great mall. Nicely redeveloped. Good food court. Can't wait for the return of the theatres. They should fire the open parking lots/traffic designer and the person who forgot to put covered walkways throughout The Village however. It rains a lot in Vancouver!
Huge mall lots of shops and can purchase most of the stuff. Easy to spend time there. Lots of restaurants so don't have to have food court meal.
Stores are ok, but the infrastructure is an absolute disaster - and getting worse. If I could never come here again, I’d be fine with that.
It is my favorite mall in Vancouver. Not too crowded, pleasant to just chill around at. It gets very inconvenient to get to stores after the main mall closes, however, which might be problematic at times as it closes really early.
Nice shopping center but unfortunately it's hard to find a time when anything more than half the shops are open. If your hopibg to visit a specific shop I recommend calling ahead.
This shopping center has a good assortment of high end stores but it always seems to be under construction. Most parking spots have a strictly enforced time limit, but they don't check as much on the top floor parking spots which are for park and ride.
By far the best mall in the lower mainland. Beautiful setting has most of the big name stores (Zara, H&M, Simons, Winners, Hudsons Bay etc). Friendly staff and no where near as crowded as Metrotown or Richmond Centre.
Nice looking mall, still under renovation in certain areas however nice shops with awesome variety.
I loved it back when the mall was ocean themed (before all the renovations), now it just looks bland and like any other mall. It totally lost its character and is becoming more catered to the rich. I miss the deli/bakery area they got rid of, because they were smaller businesses and now they only have huge incorporated stores in the mall. I am also sad they got rid of Big Orange bubble tea and the pet shop. They should add some ocean themed decorations/accents to the mall to gain back its character and stop over developing it. It has really gone downhill. The only reason I come here anymore is because I’m Native American and save money on the tax here since it’s built on a reservation.

Overall prices seemed to have been raised across the board. Mall was clean and moving well, though few customers practicing social distancing.
There is so much to choose from at this mall, especially with the recent expansion/upgrades. There are a lot of high end stores now but also really cute coffee shops and average stores too. Parking is a bit hectic but the lots do let you know how many spots are available which is helpful. Make sure you check out the village it's very nice. Also, walk through the village and over to Ambleside beach if you have time!

Clean and spread out mall. Has a nice little village to take a small stroll through with a cup of coffee. I have status and my experience using it here has been fine. I would suggest trying to remember always to say when you get to cash that you have your status card, sometimes if you say it at the end they may have to redo the transaction because they needed it at the beginning. Love going here! The kids LOVE the play castle when we do say yes.
Pitiful. Dirty, run down and gross. The bathrooms in a surrey gas station are better. *Edit to respond. I mean no disrespect, but, your not suggesting that your not already aware that your bathrooms are run down, dirty and poorly kept are you? The 2 bathrooms, that should expect the highest volume, connected to the food court, and one floor down, were in desperate need of a cleaning. If they had been cleaned at all that day, they were not cleaned withing many hours of our visit. It should be noted, with vivid concerns some of your competitors are cleaning their bathrooms every 20 minutes. This is just some of the finer details, of our experience. Given the neighborhood, I expected this mall to easily rise to the highest standards. It did not.
Nice newly updated mall consisting of various clothing stores and a well laid out food court. Very clean throughout the mall, including the parking lots areas. Parking is difficult if you drive a larger vehicle like a truck but there is a decent amount of stalls otherwise. Merchandise is on the pricier side but the mall is located in West Vancouver. If you live on the Northshore or West Van I'd recommend the mall, I'm not sure I'd make a special trip otherwise.

Park royal is so busy and no parking at all close to shoppers. Walking is fine but it sucks in pouring rain when all you need is a quick prescription pickup.
Lots of great shopping and eating places to choose from. A much better experience then the past. The recently opened VIP movie theatre is a must try (at least once), even though it's expensive. They don't have their liquor licence yet, so drinks are only in the bar atm.
Well layed out with a combination of indoor and outdoor spaces. Lots to explore and something there of interest for the whole family. I was impressed by the abundant parking and hope they add more landscaping for trees and shade.
Congested. Always under construction. There's always a traffic jam inside this sprawling shopping mall. And they're building two huge towers on the corner to add to the city's problems. It's obviously run by greedy thoughtless people

Lots of brand name stores at Park Royal, not as crowded as the other malls during the time I went. Shops are very organized and easy to find the items you need. Some parts of the mall are still under renovation/construction for new stores. It is a bit further out compared to metrotown and downtown Vancouver. There is public transit but it seems easier to drive.
Park Royal is a beautiful Mall in a lovely area. I have it 4 sure to the attraction and surroundings as well as a couple unique stores hard to find. Otherwise iv would give a 3 BUT only because a mall is hard to please me. Aside worth the visit.
This is a growing mall so it is quite busy.
Canada's original shopping mall has been revitalized and is looking good with a wide range of new stores, new layout, and new areas. Still working on the North side, but that should be a great change with a new large grocery store.

Terrible parking, disorganized and crowded! Bus services are awkward at best ???? Hasn't improved in over 30 years!!! Big empty space in South mall near escalator What a waste! Elevator sometimes oos busy times. No shuttle to North mall or village! Needed for buggies????????, ♿& walkers. Not user friendly for ????????or ????!

Fantastic range and selection of stores, the free parking is decent, the food court kind of sucks. The mall is miles better than Pacific Center but they lack the high end stores that pacific center has which is fine by me.
This mall has been " under construction" for the last 12 years. The North side has been chopped Ed up so that there is no "flow' Parking is difficult ...long walks to get anywhere. Best avoided

Very good place Clean and safety!
They have redone the North Side Mall and it is now terribly inconvenient to get from one side to another as there is no interior hallway that connects the stores. There are no plans advertised for when the "upgrades" will be finished. The south side is still great, and the village is decorated wonderfully during Christmas.
This mall is beautifully re-done. Simons is an awesome store I wish there was more of those stores around. There's even a indoor playground inside the mall. You do have to pay to use it as well as supervise your kids.

Great mall in West Vancouver with most stores one can want. Has both indoor and outdoor sections so it's good for all seasons. The new indoor part is clean. Plenty of parking spaces.

Shopping Mall with an elbow room. You can find everything here including parking. If you timed it right Taylor way is normal volume for traffic. Food court is awesome. Osaka, purdys and simon is fantastic. This mall got it all. Modern and functional.
park royal has free parking, good food, and lots of good stores. i love simon's (it's not in any other malls in vancouver). also all the stores in the village are dog friendly (lots of them even give treats :D)

Great mall to visit. Specially on a sunny day. A bit annoying to go from one side to another (but to be fair, you barely would go to the North side) Lots of parking space since the renovation. Great theatre. Make sure you check out the village part as well.
20mins twice from downtown. Almost all store are here. 4-5 star restaurants shopping, dine in, newly renovated and newly build buildings
Outstanding mall. Quite simple and easy to get around. Great for shopping experience and their cinema is highly recommended

Amazing, walkable, open-plan mall designed to include both indoor and outdoor-facing storefronts. Spacious hallways that are well lit, beautifully maintained and designed to feel luxe. Wheelchair accessible, COVID compliant. Fantastic lineup of stores, from high street to high end. Food offerings, but not a traditional food court, which is IMHO preferable, much less noisy and overwhelming.
Mall wasn't to busy just before closing at 5pm. Directional signage was easy to use so locating shop was quick and easy.
Park Royal south is a very nice shopping center. Beautiful design and some upscale shops. Don't expect remarkable low prices. Good items at good prices are grabbed quickly.
Nice shopping centre. The only issue I found was the difficulty to find the washroom. There is no sign inside the mall and you should ask the staff to show you where it's located. It's somehow hidden in one of the corners.
Nice mall with lots shops. Too bad we didn’t find any strollers to rent for kids. Food court is big and modern. Traffic Going from Vancouver to west Vancouver is not bad in the morning in a non working week day but going back to Vancouver at 3pm as shown in one of the picture is crowded.
I lik that the parking lot is huge and enough space for a vehicle wow double line parking. Great decor and selection too.
The parking lit is adequate and the roads have been upgraded. New VIP cinema has been opened. Lighting has improved significantly and has some high end as well as mid range retailers. a couple discount goods and services.
No other mall gives me that “I’m finally done with work” feel than Park Royal Mall! When not chilling out at indigo book store, or idling amongst the Asian brands at Osaka , or wondering what organic food my taste buds want to try , or catching the peri peri fries at nandos - you will find me just wandering around the village or sitting on an outdoor bench just watching cute little furry friends enjoying their outing as well ! Park royal helps me unwind - try it for yourself one weekend. It’s more than a mall - it’s a place to bring on your biggest sigh !
No more peoples jewelers here, was disappointed ????. Guess I have to find another for warranty work!
# ONE Likier Store in B.C.
It’s a bit of a Maze to manoeuvre this mall. There are lots of shops on the outside connecting to a strip outdoor area. Only complaint is getting in and out of that area
Good mall, lots of good stores, village area is cute. Not enough washrooms - you have to walk all the way down to the food court or use a box store's washroom.

This mall gets super busy around Christmas time, just like most places do... There is a huge variety of stores here, some cheaper and others more expensive. Great selection of different foods in their food court. The mall has a very nicely redone interior and they are currently adding a movie theater.
This mall offers a great selection of stores/services for fashion, gadgets, books, decorating, movie theatre, etc. I like the selection of food options from food court to full service restaurants. It’s unique because it’s separated into 3 parts: 2 indoor malls across the street from each other and an outdoor mall.

The mall has undertaken huge changes and upgrades, year after year, to stay current and offer new shops and shopping areas within the mall. If you have a large vehicle, you may be frustrated by the lack of ground level parking as they have used most of it to build new structures, however, if you can fit with a car, there are many parking stalls on the upper levels.
Became a slow mall due to covid but it was a great mall with an outdoor village. Beautiful during the holidays. Food court needs more selections. Needs security or mall staff to enforce masks mandaty even outside of stores. South side has more stores, north side is more of an outdoor mall stores are all in a strip setting Parking lot always has horrible traffic.
Nice clean airy mall with ample parking. Good variety food court. Tax exemption possible under the Indian Act Section 87 for those eligible.
Nice combo of Main street and mall. Do make sure to walk the Main st. Section starting near White Spot. Wonderful parisian style pastries in a cafe there. And drive your car over their private bridge to visit the other side of the road

I really enjoy coming to this mall. It has a lot of high end stores and I love the location in West Vancouver.
