Only one little hitch in the whole process... we weren't told that we would have to pay taxes and fees... it was introduced to us as "no money down streamline" which isn't really no money down if you have to pay taxes and fees. Other than that, they did a great job, and we have a wonderful rate, so we can't complain. They were helpful, quick and professional. As long as you are on top of your documentation, Box is a great way to go!

Overall it was a great experience. Everyone was nice and always willing to answer my questions. They clearly have a process and I believe that they make having a great loan experience and being low cost a reality. The two things that keep it from a 5 star rating were first, when we got ready to lock we locked with zero closing costs but as we progressed it ended up having about $500 in costs and while that is not a lot of money It was just disappointing to think no costs at closing to having costs at closing. I would rather them told me there would be $1,000 then have it be $500. The second thing was they have a standard process and for a highly analytical person like my self they generally did not talk about different options or why their process was the way it was. Some people might prefer it that way but i would have preferred more explanations along the way even though they did answer all my questions when i asked it was just more reactive then proactive.

This is the second time I've refied with Box. Their process is the most transparent out there. From the get go I had a very accurate estimate of total costs. The process was seamless and everything was online, except for the mandatory in person signing of all the loan documents at closing. This is done with a notary from the title company, but even they were very accommodating and came to our home at 9pm (the only time we had available.) I will use Box again in the future if I need a home lender.

We heard about box Home Loans by word of mouth in a manner of speaking. My wife had been following a blogger on his experiences with home finance and budgeting. He recommended the company. We had already been in contact with at least four other companies about doing a refi on our house. Box home loan came in immediately with the lowest price the most impressive interest rate and the least hassle in terms of getting things set up immediately. At least one other Mortgage Company, mortgage broker, wanted to contest that this company could possibly exist and when we told him the interest rate we got and the cash out amount that we got and amount that we had to pay for all of that he just never called me back,... I assume that means that he could not compete. We talked to a couple different people there　at BOX, representatives of box home loans, but spent most of the time in communication with Jason M. He was extremely helpful, and always very quick to return our calls or text messages. Their online interface was also extremely easy to understand and to use. Working in it as I do, I noticed those kinds of things and I am impressed with whoever put that page together in terms of both functionality, and simplicity and now that I think of it, the intuitive nature of the interface. Well done to whoever designed that! I'm not sure I'd ever need their services again but if I did I would certainly go back to this company before talking to anyone else. My highest recommendations I'm using this company to anyone who would ask!

I have used Box Home Loans on multiple acquisitions and refinances in Utah and Arizona. They are a very reputable firm with a knowable staff handling each component aspect of the process. I have always used their lock feature so I can only say that each time that has worked flawlessly. Last time they extended as there was a tie up in processing the final paperwork. I appreciate their employees dedication to the process of closing loans in this 2021 environment. Please do give this company a serious look when you are wanting to purchase or refi an existing loan, their rates are more than competitive and all the fees are shown upfront so you don't get any hidden fees magically appearing as your process continues. Terrible customer experience! Horrible communication! Looking at other Yelp reviews, it looks like others have recently had similar experiences. My wife and I have used Box in the past and had a positive experience. However, something seems to have changed drastically for the worse. They are now using multiple "specialists" to handle the various steps in the loan process, but no one seems to own or care about the customer experience. This resulted in limited, and very infrequent communication back to us. We had to consistently follow up as they wouldn't return our emails or calls. Our rate lock expired twice, and came within a day of expiring a third time before we were finally able to close. If not for the appraisal fee we had already paid and the cancellation fee they threaten to charge, we definitely would have cancelled and gone somewhere else. If your loan is absolutely simple and has no potential for issues, and if you don't anticipate having any questions with any part of the process, you might make it through the assembly line without being frustrated. However, if there is any chance of any issue (not just credit), I would strongly suggest you look elsewhere! THEY MEAN IT WHEN THEY REFER TO FITTING PERFECTLY "INSIDE THE BOX!!!" (And my wife and I both have credit scores over 800!!!)

Things looked as though they were going to save me a bit of money which is nice. Unfortunately, the experience isn't worth it. There are a lot of time sensitive things when it comes to getting a loan and closing on a house. The representative I was assigned to was so hard to get a hold of. I never got responses from the emails I sent or questions I had and always ended up having to call. If I was lucky, I'd actually be able to talk to him. Before even making an offer on a house they assured me that my employment status would have no effect on my ability to get a loan. One week before closing we got denied because I am a contract worker (which I specifically asked about from the beginning). I found another lender who made things work and I won't even think about Box Home for my next house.

DO NOT USE BOX HOME LOANS!!! After six months of trying to get a refinance, I had to make calls to the mortgage companies and obtain all the documentation myself. Then I had to resubmit all the forms I submitted to begin with because everything had expired since Box home loans took sooo long to do their job. I understand it is just a quote but I did have to end up coming up with more money out of pocket than they had originally told me.

My first experience was pretty good, but my current experience has been pretty awful. I was able to close on my first loan in the expected time frame even though my loan situation was somewhat complicated. Immediately after closing, I tried to initiate the process again to buy another house, but support and communication has been almost non-existent. I was told that the loan officer was unexpectedly out of the office, which obviously is fine, but there was no communication from anyone at all. No out of office email, no contact from another officer to pick up my application, no phone calls to collect information - nothing. I actually sent multiple emails asking for updates over the course of two weeks to try to get someone to talk to me, which never worked. I had to go on live chat to complain before someone would return my emails. I finally had a few email exchanges with another loan officer, but that person fell off the face of the earth after the first weekend gap in our communication. I would have given BHL 5 stars based on my first experience and I'm currently giving a solid 1 star review considering I've been trying to give them my business for 3 weeks and no one seems to care. 2 stars is a good balance at the moment.

The process of getting a home loan from Box Home loans was very frustrating. It was difficult/ impossible to get a hold of someone on the phone. Your only contact was through email. We purchased the home from my parents and at the last minute they said it had to be a cash out refinance instead of a normal loan. It took a call to management to get the problem fixed. The only reason we stayed with Box is they saved me $2500 over the local mortgage officer and their prices were very transparent. I did like getting an email everyday with the rates and cost for my loan based on the market.

Overall the process was very smooth, and extremely easy. We were happy with the ease of using the website and loading our documents to them, and having them send a notary to us so that we could close. We were surprised that the closing costs were much higher than were indicated on their website, but they made sense (escrow, plus they had to collect an additional year of homeowner's insurance because it was coming due within 60 days). When we called to go over the fees and ask about them, the processor seemed very new and couldn't explain them thoroughly. She did call us back, and informed us that our fees would actually be higher than what they told us, rather than lower. We'd previously understood that closing at a specific time of the month was more desirable than another because of interest on the loan, but Box seems to have a different way of calculating it. Still, with all of that we give them a VERY GOOD rating because the rest of the process was seamless and easy.

I was able to quickly see which rates I could get the best lender credit to minimize the 3rd party closing costs. After being told by other lenders that it would cost me $1800-2400 just for 3rd party closing costs, I closed my loan with Box for under $200. Everyone I worked with at Box were so helpful and friendly--especially Candice and Brianna, who worked hard right up to the signing. I had a great experience leading up tot the final days till closing. I loved how you check your status on a daily basis. The ability to upload your documents securely is a major plus. I beleive if I was doing a standard refinance it would have beed smooth sailing. Unfortunately I was doing a FHA to FHA refinance. For 3 days in a row my closing costs went up from 1200K to around almost 7000K. How could they be that off? I had to scramble to ensure I had money avaiable to close. It was apparent they had no idea how an FHA worked.

I had a pretty good run of it, all in all. My main liaison (Corey) was knowledgeable and prompt (he answered a lot of questions for me around balancing points and lock against payment and up-front cost…used his software to run scenarios for me far easier than I could’ve done it, then emailed them to me for comparison at my leisure!!). I really appreciated that! The more junior processors/coordinators had a little trouble staying organized, but it still all came together both on-time and with minimal churning. Honestly, I’ve used BoA and Chase before, and that whole dynamic was far worse with them, despite their having bigger/better/settled names in the biz. There was just a lot more “recent graduate” silliness with them, so Box Home Loans wins that in a walk. The only “better” experience I’ve had with a mortgage was using a dedicated broker (real personal touch). That was SUPER easy. It also cost maybe $1,000 more or so. I didn’t incur anywhere NEAR $1,000-worth of incremental aggravation with Box. I’m grateful and satisfied with their whole operation. They also have a customer portal for securely uploading documents and checking status in your loan progression. It was easy to use, and far more convenient than the ol’ fax & FedEx methods. Closing was likewise a breeze, as it was a “hybrid”, where we could sign much of the packet electronically, so time/contact with the closing attorney they sent to our house was minimized. Net takeaway: based on a half-dozen experiences, Box is a really good choice that doesn’t wring out your pockets. Buy or re-Fi with confidence. This online model will take over the industry soon if it hasn’t already.

I had heard good things about them, but my experience was otherwise. Their practices regarding credit checking for 90 days is a little absurd. Checking with other lending companies, their practice of pulling credit and USING new scores during the process of the loan is not common. Other companies may check your credit under new guidelines, however will use your original scores, not these guys. So after spending my own money on credit reports and home appraisal, my scores changed due to an unfortunate school loan incident that was incorrect and I am disputing. I've never had a late on my credit report, yet they said they still had to use my new scores, which raised my closing costs by $20k and interest as well. I cancelled, losing my credit report fees and appraisal costs of $600. I won't use them again. Their practices are too rigid even for the best credit scores. You are better off going with a local credit union who don't have hard lending backers with insane "let's protect our investments" policies.

This is my second time using Box Home Loans. The first time was an excellent experience. This time however has not been as good. We started our loan over 2 months ago. We have not received any communication regarding the status of our loan without having to reach out to our loan officer. Four weeks ago we were told it would be another 2 to 4 weeks. We still had not heard from anyone and when we login to our account it shows the loan is at 57% and has not been progressing. We reached out again last night and was told initial underwriting takes 6-8 weeks. Then lower in the email she indicated it would be an additional 2-4 weeks and they would understand if we went with someone else. She did not provide any details on where the loan was at and what else was needed to complete the loan process. This after spending money on an appraisal 2 months ago.

I have been very satisfied with Box Home loans in the past. Their rates are very competitive and being able to do everything online is great. My complaint is that we were supposed to close before thanksgiving but finally closed in mid February. 90 days late. They did extend the rate look through closing but communication was poor. Probably had the closing actually scheduled 6 or more times and we didn't know it was cancelled except the closing agent didn't show up. The problem was caused by a subordination on a HELOC that I have. After all these cancelled closings, I found out that the request hadn't been made to the HELOC financial institution until late January. They were relying on the title company to get the subordination. Either bad communication on BHL part or poor service from the title company. Either way BHL needs to own the problem.

My only compliant is that I would have liked to complete the appraisal earlier in the loan process, however, after talking with one of the agents assigned to my account it sounds like part of the savings passed onto the customer is from the short turn around following the appraisal. Great rates, and in December of 2012, didn't have the issues reported earlier such as lack of contact for weeks. It did seem like there were times where nothing was happening, but closing did happen on time. Anyways, overall a positive experience, and being able to close in my home and provide documents electronically was very convenient.

Overall we had a good mortgage experiene with Box. They give you plenty of information about where you are in the process and what you can expect to pay. The team was very flexible and responsive with me about choosing the right program and rate for my needs. Communication was mostly good, although I did have a few calls and emails that were not returned. It was a bit of a rush to get everything finished and ready to close, which is surprising since we were under contract for 3 months before we closed and I sent them everything they requested almost immediately. I was still uploading last-minute documents they didn't know they needed a day or two before closing. Some estimates also changed a lot at the last minute, but I guess that is the nature of the business. Overall, a good experience. Although I'm not too happy about all the junk mail I'm getting now about mortgage insurance and other services from Box.

This is not true. No pre-qual was given in that time and no letter to print, as stated. Instead, they want to call and it goes from there. So, you pay $13 to pull a credit score and it asks a question or two for verification...yet, no pre-qual given. The whole point was for a "no hassle" pre-qual that does not take a lengthy time to receive. #LIES

I had a poor experience with Box Home Loans. The communication was poor and I felt like I had to constantly reach out to my loan officer about the status of the loan. The amount of paper work that I was required to send in to prove I had the money to buy the home was ridiculous. All of that was frustrating, but I could have looked past most of it. The thing that pushed my satisfaction with Box Home Loans so low was at closing the amount of my monthly payment and the amount I needed to close was higher than the figures that were given to me by my loan officer and the online application. Luckily I had the money to cover the difference, but I was caught off guard in the title companies office with my real estate agent. I did some digging afterwards and there was a mistake Box Home Loans had made dealing with my taxes and was found hours before closing. They had updated the documents to fix the error, but no one called me to let me know of the change. I hate leaving such a negative review, but I think it is only fair for future customers to know how my experience was.

Overall, refinancing with Box was a great experience. We qualified for the Platinum loan, and were able to get a great deal on a 15 year fixed refinance with very reasonable closing costs. After closing, we even received a small refund from Box, as well as one from the title company for small amounts we had overpaid at closing. They could have never sent these refunds, and I wouldn't have been the wiser. They have a fantastic web interface for uploading all your financial documents so you don't have to email everything. Throughout the process you deal with three loan officers. The first officer prequalifies you, and "sells" you on the loan. The second officer collects all the documents you need and verifies everything is in order. The third officer then goes over everything with a fine tooth comb. My only minor complaint is that we were getting really close to our "close by" date, and I didn't feel a huge sense of urgency from the third loan officer. However, we closed on time and everything worked out perfectly. I guess the third officer didn't seem urgent because they knew what they were doing and knew we would be closing on time. Lastly, the title company Box used actually had the closing at our house. This was a much different experience than buying the house originally, and was very casual. Overall, I will definitely use Box again in the future as long as their rates remain as competitive as they are now.

I want so much to give them 5 stars. Box got us a GREAT rate and their online process is easy to use. You can track the progress of your loan online and the details are very transparent. The typical loan fees were drastically cheaper than other institutions that we checked with and the price came out nearly $4,000 less than we thought overall. My only complaint is that they were slammed with work and didn't respond as often I would have liked. We had to wait almost 2 weeks extra to close on our home. Otherwise I loved working with them.

I believe Clay and Maddi tried their best with what they had to work with, I understand everybody is trying to refinance but I saw friends refinanced their homes in 2 months, there were mistakes made along the process which made the process even longer and I think Clay was trying his best but the company as a whole is just not the same. I'll be taking my business else where next time. I almost lost hope this wasn't going to happen.

This was our first REFI done thru an "Internet" Loan Company. We have always been leery in dealing with internet companies with these large financial transactions. Our Employer had them listed as a vendor on our passport discount program and I read numerous positive reviews and decided to give them a try. I had already shopped around for quotes from my current lender and a local Credit Union, as well as some other Internet loan companies and big banks. No one could match the combination of low interest rates and low fees (APR) as well as ease of getting an online quote. (It took <1minute and no need to sign up for an account or give out personal info or email addresses if you did not want to. As long as you fit in their box (good credit, good LTV) you'll get the best rate. The best part of the early application process was being able to initial and e-sign documents on line and upload the necessary financial documents. (You may need a scanner or just have PDF copies to upload). The beats having to drag all your documents to a loan office and hoping you don't forget anything and having to make return trips. You can also lock your rate online! No need to call anyone just click the button. After the Appraisal BHL notifed us that our house LTV was very good and that we would qualify for another -0.125 loan discount. What a nice surprise that was. The loan costs as approaching very close to 0. The website was very useful and listed who the contact people were for the loan. They also had a section noting if any documents were missing. They also give you a progress bar and let you know how far along in the process your loan is. Email response was very quick usually with in 1 business day or so. Signing was easy as they send a mobile notary to wherever you are. No need to drive into a title office. If you are on vacation they would send a notary to wherever you may be (given it is in the USA). The REFI closed within 30 days of our lock and we are very pleased to do most of the work from our home computer. If you have good credit and good LTV and are able upload documents to their website BHL is the way to go. They will save you thousands of $$$ with their low interest rates and low fees (no garbage or junk fees). Just a flat $149 + standard 3rd party fees (appraisal, credit report, title, recording, etc). We are most pleased by the service from this company and will do business with them again.

The rate and details of the loan were great; however customer service was awful. They did not have time to answer questions and were often rushed. The loan officer was very short with me one day; and informed me he had other clients. The concerns about are paper work we had were never taken care of even after server emails and calls with promises that it would all be right on the closing documents. I often felt as if the team was hostile; in there tone and how rushed they were. Communication between their team members seeded non existent at times. Several times we told are loan officer something only to have another team member call and ask the same question again. I would use them again if it saved me a buck; but not look forward to the service I would receive.

Rocket Mortgage kept on calling me because I moved from them to Box Home Loans but there was no way they would have giving the same closing costs as BHL. So I said, no way Jose. Communication needed to be much better. There was very poor communication from the loan officer. I would get very short emails with unclear information; when I would respond with questions, I would get no response whatsoever. I would email and weeks would go by with no response. The loan officer wasn't knowledgeable, and gave the impression it would be better if I pulled my loan and took my business elsewhere because she was too busy. In retrospect, I should have pulled my loan and gone with someone else. I've used Box Home Loans in the past, but after this experience I wouldn't feel comfortable using their services in the future, nor would I be comfortable recommending to family and friends anymore.

The only thing is that they're not too responsive, sometimes my officer did not return calls and emails in timely fashion. However, after I complained (by moving "satisfaction" slider in my account page), everything became better.

The process of buying a home with Box seemed great at first but turned into a nightmare. The rate was good and they promised to close within the 35 days we had agreed upon with the buyer in the contract. They continued to say this up until 2 weeks to close and at which point they told us they neglected to schedule an appraisal, which now could not be scheduled until after the closing. This was followed by a scramble in which the loan officer at one point asked if i could find an appraiser for them (totally unprofessional). They scrambled and were able to get a appraisal done, but the problems continued from there. Two days before we were scheduled to close the Company finally got around to reviewing our documents we had provided within the first week of the financing process. They began making additional requests including support for transfers that they could have seen from the beginning, which caused my family to take time off work to get the remaining documents necessary. Even after we worked hard to get the documents requested, more documents were needed due to errors on the underwriters side. In the end we were told it would be impossible to close on time, and we would not be conforming to the contract terms with the seller (i.e. we could have lost the house). After a lot of back and forth and many phone calls we finally got a manger to push through the clear to close. However the issues did not stop there. The Company did not know the closing rules in Washington vs. Utah both states which they are have licences. What they called "Closing" was not sufficient to meet the requirements for Washington, and we at the last minute needed to request an extension from the seller. Again we could have lost the house. Subsequent to our required closing day (thankfully the seller extended), Box continued to ask for support including one such instance where a "9" in the date 9/1"9"/2016 looked like 9/1"7"/2016 on a form that simply said I had no other known addressed. While I know precision is important, it was one more delay that put our house at risk on a form that really was fairly insignificant. Luckily in the end it all worked out. But the experience was terrible. The Company consistently delayed looking at Underwriting requests to the very last minute. Both our loan officer and processor were constantly unreachable via phone or email, causing undue stress. And when we did reach them by phone it was constantly the blame game on why things were not getting done timely, often the finger being pointed at us their customers. Again I would not recommend using Box Mortgage. It is not worth the incremental savings a slightly lower interest rate will get you compared to the stress and frustration you will feel working with this company.

The duration of my refinance went much longer than I would have hoped for My closing date moved multiple times and it was hard to know when it would actually happen. I understand it was done when all companies were busy but by the end of the process I watched 5 family members and friends start after me and finish before me with their refinance. On the side of the individuals I worked with my loan officer was responsive and courteous when we had to correspond. Still not sure if the incompetence was at the title company or BoxHomeLoans but either way it reflects on BoxHomeLoans. Worst Loan experience I have ever had. If you want low cost and inexperienced loan personnel then this is your team. If you are looking for a group that can not communicate and tell you what can and can't be included for down payment then don't go with Box because it will be a mess. We scrambled for documentation and signatures 4 to 5 times. The cash to close changed 4 to 5 times and it changed within 2 days of closing by $12k. I have already shopped for a new mortgage company that understands what they are doing. I gave them 2 stars because their loan processors work hard and call you back, but Reagan the loan officer is a joke of a professional.

Learned of this company given Costco discount. Rates are impressive. Initial application and mortgage rep were good, hence the 2 stars. Thereafter, just went downhill. The assistant to the mortgage rep was linear and unable to take initiative in clarifying things. Just asked for more and more documents that I’ve never provided in past mortgages/refinances. Clear that up, move on to processor who is even worse. Final straw was my having to spend 2 hours digging through online statements, calling current mortgage servicer and my homeowners insurance provider to verify something processor messed up. At the end of the day, I canceled the refinance and hope others will not be persuaded by numbers. Sometimes customer service is worth an extra 0.5%. I can’t imagine to whom they would sell my mortgage and who would service it. Just was not willing to risk it.

Can't recommend using Box. Used them once in the past and everything was fine. This time was a problem. Started out fine, but this time, basically, the loan officer and the loan processors don't communicate well with each other or the client (me). Crucial information that we passed on to our loan officer didn't get communicated to the processor even after multiple phone calls to make sure it would be. Because of this, after we closed they couldn't fund or loan because they had incorrect informatio and forced us to have to close again. This cost me more than $500 in extra interest and late fees and risked my credit. All because they can't communicate. Communicating with the processor throughout the process was nearly impossible (wouldn't turn calls/texts) until I became upset. We would have ditched Box at that point all together except we were so far into the process it would have been more effort to go with someone else at that point. I'd recommend working with another company from the beginning. Their rates and fees are not much different than most others so save yourself the hassle.

I worked with Corey Games and we closed on a conventional loan in 16 days. I can't recommend Box enough, they had the best rates I was able to find and they do fully UNDERWRITTEN pre-approvals. Having been in the mortgage industry in the past, not enough lenders offer this type of service and very few borrowers use it. The underwritten pre-approval (not a prequal or DU approval, an underwriter reviewed my loan and signed off on it) was instrumental in getting our offer accepted by the seller after a previous buyer fell through due to financing. We could make a strong offer stating all we needed to close was an appraisal because all income/bank/credit was reviewed already. In a hot Utah market, this can be the difference between winning and losing an offer. Corey and his processors, Alicia and Jennifer, were great to work with and helped me through the entire process. We wrote an aggressive offer with a very small window to close and the Box team came together and got it done very very fast. We would have closed even sooner if the appraiser hadn't taken their sweet time. When we did have minor issues with the appraiser, Corey and his team were all over it and got it done on schedule. 10/10 would borrow from Box again.

These guys did great when I refinanced my home in 2012 - I would have given them five stars. In a purchase I made this year, though, they were awful. I repeatedly got different answers from them on some important questions relating to the loan (about whose income they would count and whether my wife and I would have to apply together). They were constantly extremely slow in responding to emails and did not return calls. I eventually decided they actually probably didn't want my business. The loan closed about two weeks behind schedule because they didn't schedule the appraisal until the last minute, for unknown reasons. At least they didn't charge me a rate lock extension fee - plus one star for that. Otherwise, this experience was terrible, and I won't deal with them again.

Rates are great but the timeline is absolutely ridiculous. Started our process back in June and here we are in September and still nothing. The communication is awful - it takes me having to send multiple emails per week to even get an update on what the status of the loan is. I honestly think if it wasn’t for me following up on a weekly basis, this process would probably take another 6 months to complete due to lack of competency. My loan officer is Gregory Anderson and it’s been extremely slow. Just a frustrating process overall. I would actually take a higher rate somewhere else and have the process be smooth than use Box again. We were originally told 30 days and we just got notified today that it will be at least another 2-3 weeks before we close.

I first worked with Box Home Loans 10 years ago. Good experience so I came back in June 2020. Well, the process wasn't smooth and they pushed me around to 4 different loan officers, lost my documents 3 times and delayed closing my loan multiple times. That's not the problem. Box Home Loans will sell your loan to a terrible mortgage service provider. I can't believe the reviews on this company. Hundreds of reviews saying the servicer didn't count payments properly, canceled home insurance policies, didn't pay taxes, falsified payments to create headaches, fees and fines. The worst reviews were the ones where homeowners didn't catch the issues fast enough and they were put in foreclosure. HEADACHE, NIGHTMARE!!! Isn't the loan officer's job and lending company's job to protect their customers and clients. Box Home Loans is being totally negligent. I asked them to fix the problem and they just laughed and said there was nothing they could do...just don't use them so your loan won't be sold to a scammy company. The service company has been fined multiple times for poor business practices. The Feds think they're a scam and do bad things. Why would Box Home Loans work with them? This is crazy. Soooo many other options out there - STAY AWAY FROM BOX HOME LOANS!

We got the clear to close in early October. 5 minutes before the title company got to our house, I got a call from our loan officer saying our credit report expired the day before and we would not be closing today. He told us we should expect to close the next day or early next week and that they would send us a gift card as an apology for the inconvenience. That was 2 weeks ago. We still haven't closed. They never sent a gift card. It's IMPOSSIBLE to get a hold of anyone. Yeah the rates and fees are excellent but if you can't get your loan closed then they mean nothing.

It was almost like a dream how efficient my team was on handling my refinance. This is very rare these days. I made my initial call and gave my loan officer some preliminary figures and explained what I was trying to do. Within an hour things were in motion. The next day my pre-processer contacted me for the documentation they would need. She assisted me in sending whatever electronic documents I could. This was done in just a couple of hours. I was informed that if anything else was needed they would contact me, otherwise just keep up on the status of the loan using their easy to use website. About 11 days went by and no contact but I kept seeing the progression of my loan moving forward. Finally a call from the appraiser and 2 days later the final figures were given to me. They met my original expectations and their projected closing date. Simply put, I closed 29 days after my first phone call, and the loan was funded 5 days after closing. Right before the lock expiration I was informed they were not able to get an appraisal scheduled and as a result I would have to pay $500 lock extension or wait 30 days and apply again. Went to Quicken loans. When we encountered problems getting the appraisal scheduled before expiration, Quicken acknowledged this was a common situation and provided a FREE lock extension. Also had trouble getting Box Home Loans to return phone calls.

Refinancing through Box was very streamlined and very easy to get done. We were able to drop our interest rate by .75% and save about $160/month on our mortgage payment. Working with Jason and Kendall was great and they kept us updated every step of the way. While we were waiting for the rates to drop to the point where we wanted to lock, I reached out to a broker to see how the cost and rates would compare. This was someone highly recommended by friends of ours as "their guy". He was honest and told us what he could do, but the cost was nearly twice what we would be paying to Box for the same rate. He admitted that he couldn't match Box because their model allowed them to process loans with much less overhead. Box isn't for everyone, but if you have a good credit score and your loan doesn't need the lender to do anything weird, they can get you good rates at low costs.

After 100 days and over $500 they never got the loan completed for me. It was a total waste of time and money. I was a repeat customer for this refinance of my personal home. My loan to value was 66% and my credit scores are 800. This should have been a slam dunk for Box Home Loans. The first problem is nothing happened for the first 60 days. I was two days from my closing date and I called them up and asked if I was closing. They had not even started on my loan!! I had sent an email for an up date after 30 days. I received back a very long nasty response and I want to quote some of it for you. "... I respect you wanting to close ASAP but I want you to know that this process takes 50-60 days.. but It actually only takes 8 business hours to process a loan....at any given time we have 800 loans in our pipeline all of which need our attention.....(but not mine).....after we receive your documentation the file sits.......(yes mine ended up siting for 100 days).......The good news is you will get a great rate!" So after this response I decided to let them do their job and look what happened. NOTHING! I never closed!! Rates are great, everything else was terrible. Never again!

From there I decided upon Box s as they edged out other lenders with the lowest rates and best incentives (i.e. cap on fees). Working with Box Home Loans was an AMAZING experience. As a first-time home buyer, I was quite apprehensive and had a lot of questions. Shelley (loan officer) and Kendall (processor) were very helpful in thoroughly answering all of my questions, being prompt, and just being pleasant to work with. I know they have been absolutely swamped during this crazy time, but they made time for me and got my loan processed! They both deserve raises! I inquired with multiple mortgage companies, and Box Home Loans provided far and away the best service and the best costs. They are super transparent and accurate in their estimates. They have an online tool that you can use at anytime to compare rates for lender's fees, fixed costs you can't shop for, and government fees/taxes. Their loan estimates, which are provided after a rate is locked in, provided estimates on escrow stuff, insurance, etc. Let me tell you that their estimates were very accurate. In fact, my closing costs came in a couple thousand dollars UNDER the estimates, which was a delightful surprise. Competitors, in contrast, either would not give me loan estimates until much closer to closing (which defeats the purpose of shopping around) or their costs were much higher than Box's (one estimate was $12,000 more!) There's a reason some of these competitors were apprehensive about giving estimates: their pricing was just not as competitive. Competitors were also not as friendly or helpful. Box is #1 in service and in costs. You just can't beat that! The application process was also incredibly easy. The initial online pre-qualification took about 15 minutes, and my loan officer pre-approved me that day. Once rates were locked in, it was mostly easy to upload all of the necessary documentation. There are a couple things I wish went a bit better. First, I wish that I could have reset my lock just once during the loan period. I know that Box limits the lock to just one to keep costs low and because they are just too busy, but even though I'm getting an amazing rate, I could have gotten an even better one and saved a few thousand more at closing if I had just locked in a few days later! Oh well. Second, for the most part the application process is easy and streamlined. However, I think more precise and detailed instructions on document uploads could be added to cut down on back-and-forth even further. There were a few documents that I had to resubmit because the original instructions were not clear. Overall, this is the company you want to work with if you're buying a home or refinancing.

Weird experience. I called today to get information about a loan. Talked to a Jeff or Josh who was very rude. There was water running in the background (I hope) throughout our brief conversation as well as cats meowing loudly. He refused to answer my questions about comparing rates and told me impatiently to look at the website. When I asked him if it was true that a VA loan can provide more cash out than conventional he said impatiently said he didn't know (?!). Literally the only thing he did was advise me that there is a website-- he couldn't get rid of me fast enough. If he was occupied, he should not have answered the phone. Surprisingly unprofessional.

These guys seem shady. I'm treading lightly and am almost turned off. Asking for things that other companies I've dealt with in the past NEVER asked for. Sketchy, shady? I asked over and over and over again for Jason to communicate with me because I had questions, but NO. He wouldn't return phone messages. Then I was passed onto Travis, who was the same. Wouldn't answer the phone. You can't get through to these guys. All these "positive" experiences on here? I think they're bogus because it hasn't been fulfilling, hasn't been painless, hasn't been positive, hasn't been anything except frustrating. Yet, please send me your credit card number..........yeah, right.

I had to go on vacation in less than a month, so I asked upfront if they can complete my refinance process in about three weeks. They said they can do it, so I completed my application, and they did their part. Right before I left for vacation, my new loan was closed and funded shortly after. The process was smooth, their representatives were responsive and very respectful. There weren't any ridiculous request from the underwriter, you know like the ones you see a lot these days from some other lenders. There was only one request they made which made me thing the underwriter did not pay much attention to the paperwork, but that got resolved eventually and did not derail the process. Overall, happy.

I can’t believe what has happen with my loan. I thought everything was in good working order. My loan has been delayed a couple of times now and I had to pay for an extension. Then I had a closing date and I wired the money from my bank to the title company and signed closing documents. Now, box told me I have to reverse the wire and re sign my closing documents again. So far my experience with Box has been a complete nightmare and I will never recommend Box to anyone.

Closing a loan with Box Home Loans was a very stressful process. From my experience, BHL rarely answered the phone, had awful communication, didn’t care about customer satisfaction, and took no responsibility for their mistakes. BHL told me that the typical turnaround time for an appraisal was 10 days. It took them 21 days to complete mine. They took my payment for the appraisal on June 6th, the appraisal wasn't completed until June 27th. During this three week period I tried contacting BHL various times to check on the status of the appraisal. The processor was embarrassed and baffled as to why it hadn't been completed yet. She finally decided to cancel the order for the appraisal and place another one. Then BHL notified me that I would have to pay a rate lock extension fee because the loan wasn't going to close on time (due to the appraisal not being completed). Not surprisingly, I was perplexed as to why I would need to pay for their inability to get an appraisal completed in a timely manner. I was sure an error had been made in charging me for the extension and that BHL would accept responsibility. I contacted BHL to express my concern and they said they would research the issue. I was shocked when they informed me that they weren't taking any responsibility for the appraisal not being completed and they proceeded to blame me for the delay. In order to justify the added expense, they found a technicality where I signed my disclosures four days later than they wanted me to. They feebly tried to explain that maybe they wouldn’t have had the issues with the appraisal if I had signed my disclosures a few days sooner. Somehow, my signing of the disclosures a few days later than they would have liked translated into the appraisal not being done, it having to be reordered, and it taking over twice as long as it should have to be completed. I again tried explaining that it wasn't fair for me to have to pay a rate lock extension fee because they hadn’t completed the appraisal in a timely manner but they could not be reasoned with, they wouldn't listen to anything I had to say, and they chose to remain in their ignorance. I felt like my back was up against the wall. At this point in the process, I would either have to pay a $450 cancellation fee or pay the rate lock extension fee. The rate lock extension fee was less than the cancellation fee and there was an urgency to close so I felt obligated to go through with the loan. Ultimately, I feel like BHL really dropped the ball on the appraisal, was completely unwilling to take any responsibility, unwilling to make any concessions, and made me pay for their mistake.

I was just trying to get my name by itself on the loan because of a divorce which already legally exempts my ex for any responsibility of paying for the mortgage which I have been paying on my own for over a year. They required me to pay for and waste $450 on a home appraisal I haven’t even got the information back on that happened late last week. Now Tuesday I’ve been denied on the refinance loan. The only reason I’m giving stars at all for Box Home Loans is because of the interest rate we were able to get. We started the refinance process in May and just closed yesterday (in October). We were very responsive with every request for documentation, any questions they had, etc. But we got the run around for MONTHS. The loan officer told me additional 2-3 weeks to close but that wasn’t true at all. He said the same thing multiple times. In the mean time my loan was getting transferred to different servicer so it created more havoc. I asked them to hurry so there wouldn’t be any overlap but they wouldn’t so even after my loan closed I am still getting emails from transferred loan servicer. Simple. Run away and don’t look back.

It would also show you a list of any needed documents, and then give you a place to upload them right there. It made it easy to plan things out, because you could run different loan scenarios right there and see what options work best for you. However, it wasn’t just like working with a boring website with no personal feel. There was a lot of interaction with their loan team when we needed it, and they would quickly respond to texts and emails to answer any questions we had. I wouldn’t say that getting a loan is ever a fun process, but they made it comfortable, straightforward, and easy.

I had a great experience with Box Home Loans. Their service can be drilled down to several different areas: A). The people were fantastic. I had the pleasure of working with Alicia and Shelley. They kept me informed on the process and they were quite responsive to my questions over the phone or through email. We had one little hiccup and they ran straight towards the problem and had it solved for me same day. These two ladies were amazing. B). Their website is awesome! When you begin the loan process, you get an ID and when you access your loan online, you get a visual representation of where you are in the process. It would literally say, "62% complete". And there is a list of docs you need to submit. Everything can be submitted online. Ridiculously simple. This isn't your parent's mortgage! C). Last and certainly not least, the price. I shopped around and Box gave me the best bang for my buck. I know many shoppers are price conscious, and if so, Box is the place to be. Overall, a phenomenal experience!

I was wary to use Box at first since they are an online lender and I thought it would be difficult to navigate the process. I was wrong. Box was in contact with me every step of the way, always responding quickly to questions, and proactively reaching out to ask if I had any questions or concerns. They are also very fast, I was able to move my closing date two weeks earlier than planned without any issues. Finally, the rates are great, and they truly are up-front and transparent about all costs (the appraisal cost and credit report fee that so many below complain about is displayed right on the front page of your account). There were no hidden surprises on closing day. Fantastic experience!

As a first time home buyer there were some anxious moments but the staff responded in a timely fashion to resolve queries and questions. I started working with Box on my loan before I bought the house and got pre approved. I was pushed to go for another lender by the builder and the fact that I stuck to box home is a testament to the customer relationship that box home established with me. The lender that I was referred to by the builder was sitting a few blocks from where I work and the fact that I could just drop by during my work hours and get my queries answered in person was tempting enough to go with the prescribed lender but Shelly S and Shelly L assured me that every thing would be smooth if I go with box home loans and they kept there promise. I think overall it went well. However, I think the amount of time it takes to close is still longer, in some cases, than advertised. It can be a little frustrating. But, most of the issues are outside the realm of what your company can do. So, I think your company does a very good job within the constraints you're under. You could do a better job explaining things up front. For example, when someone wants to pay their own closing costs, they should be aware that they will be required to account for deposits/withdrawals that exceed certain amounts. Then, the client can do some research ahead of time and decide whether they wish to pursue that. It can be frustrating to think everything is going smoothly and you're going to be closing soon, only to find out about some new requirements you have to respond to. Thank you for all your assistance though, I really appreciate it.

My friends recommended Boxhomeloans and said I should use them. I just closed on my new house, and it was easy to do. Their online system was easy to upload documents into, easy to track my progress, and their weekly emails or phone calls kept me up to date on the progress. We were ready to close almost two and a half weeks after we started the process. My realtor and title company had never worked with Boxhome, and during closing they both remarked on how smoothly the process had been and how much they appreciated the constant communication, emails or texts, they received. The title person told me the fees were really reasonable compare to others she had seen. The fees I was charged was fairly close to the fees quoted, and there were. Got a really good rate but that’s were to good news ended. Started the process end of November. January 1st had everything turned in and was told to hold tight. I did this and didn’t hear anything back sent several emails and still complete silence from the processor and loan officer. Finally got on their website and used the chat feature to get ahold of someone at the end of January. I was then sent an email asking for some additional Information. Filled out the forms uploaded them to the website and emailed them back. Two more weeks went by sent some more follow up emails and no response. Went and dropped my current satisfaction rating on my loan application and started looking for another mortgage company. Finally got a repose that they were still waiting for the form that I submitted two weeks prior. Sent the form back mentioning it was submitted two weeks earlier and silence again. Followed up the next week asking what the next steps were and finally got a response that underwriting needed a couple more forms. Sent those in and submitted them. Finally got the notice we were in final underwriting then had to submit new paystubs bevy the original ones I submitted were too old. Finally closed on the loan on March 8th. I do understand they are busy but this seemed a little ridiculous. Had I not continuously followed up I don’t think we would have ever closed on this refinance.

Used them before and had a great experience but 2nd experience was horrible. Will never use them again. Outside of "your loan is in line to be processed" you will get no communication or estimates of when it will ever end. It has been about 4 months since I started the refinance and today they finally told me another 10 to 15 days. When I applied they should have told me up front my mortgage might be paid off before the refinance is finished. I warned a couple of co-workers before they applied and they went with different companies and have already closed.

Pretty disappointed. Initially a little confusion over escrow. Came to a negotiated resolution I was happy with to not escrow property taxes and property insurance. Sales person left on vacation. Then get a standard loan application to sign showing I was to escrow, plus a few other mistakes. Was told for them to be in compliance I had to sign it as was and it would get fixed later. Told them loan application had to reflect what was negotiated and other errors needed to be fixed. Told no I had to sign they would fix errors later. Then with all the going back and forth they raised the loan rate and didn’t have the courtesy to say anything. How many people sign these lengthy mortgage docs with out reading? Unethical? I think so. This was the second time they raised the rate with no warning or notice. Think I’m going to go elsewhere. Directed to them because of the Costco Mortgage Program. It was a ReFi. Everyone read what they ask you to sign.

Most of the experience was great until the final stages of it. The issues with the selling my current home caused me to loose my locked rate (not box home loans fault at all, I am just trying to setup the scenario.) As a result, I needed to lock a new rate. After being presented the options, I chose the option that was best based on the information I was given. What I was not told, was that they were going to dig into my down payment to buy a lower interest rate. When I tried to change the interest rates so that I could put more down (after doing some calculations, it would take me 27.7 years in order to break even) they said that I would not be able to close for another 3 days after changing the lock. This was unacceptable to the person I was buying from. Overall it was an okay experience, but 1. They didn't tell me that they were digging into my down payment to buy a lower interest rate. 2. They gave me crappy advice about buying down a lower interest rate as opposed to putting it towards equity when they should know better or at least understand the difference. Buying down points vs pocketing the money would be better, buying down points vs putting towards principal is not better. When I talked to him about the numbers, he said something to the effect of "I don't dig into the details." Honestly, these people should know better. I haven't had much experience with other companies, so maybe I shouldn't expect so much. But for people that process as many loans as them, I expected better knowledge of the details. They do process the loans fast, and they do work hard to make things happen, but the process seemed like dealing with a salesman that knows how to sell, but not much about the product he is selling.
