My financial situation is less straightforward and what I want to accomplish can be a bit of a stretch. No one else I'd trust with the ability to ensure I get what I need but Joel.

Joel came as a recommendation from a work mate and I am so thankful we went with him instead of our bank who we had consulted first. The bank didn't ask for much paperwork for our pre-approval and I was left feeling a bit skeptical. In comparison Joel was very thorough from the start which gave us confidence that our pre-approval would not change much when we finally found a house to buy. When we did it was weeks before going on a 2 month out of country holiday which made things tricky but Joel (and our realtor) were super efficient with what needed to be done in the short amount of time and we were successful! I still consider our financing a miracle given our circumstances (just got PR, my partner recently going into self employment etc) and could not recommend Joel more!

If I could zero star, I would!! I don’t have anything positive to say. Save yourself the headache and get your mortgage preapproval elsewhere. I wish I had. Joel told me I was approved for 50,000 less than I actually was. I didn’t find this out until seeing another broker all together. This effected my buying power during our home search and we didn’t offer on properties that we could of at the time. So we lost out. When we did get a signed offer for a home Joel waited until the very last day to check on the approval with the lenders/ insurers. We ended up running out of time on 3 separate deals with him. Leaving us 3 months down the road still without a property. If you want a long, drawn out process, if you want to continually be asked for the same piece of paperwork you’ve already submitted multiple times, if you want multiple credit checks ran on you in a matter of months, if you want to run out of time on deals so the backup offer takes your place, if you want stress, frustration and headaches, then Joel’s your man!
