One of the worst companies we've ever dealt with. We got a 6 month lease. When we moved in, the place was not very clean and in need of repairs. 3 out of 4 repairs were not completed by the time we moved out. We hired a professional cleaner who also stated she was surprised by the stuff that hadn't been cleaned when we moved in (for example a dishwasher that was so filthy it wasn't initially usable). When we left, the place was much cleaner AND we hired a professional cleaner that did an amazing job for the move out clean. Never the less Shelly "the manager" charged us 245 dollars out of our damage deposit for various made up items, including 70 dollars for "cleaning", 45 dollars for "repairs and maintenance" and 130 for steam cleaning she herself explicitly told us would not be required. Total rip off of a company and not nice people to deal with. Save yourself the hassle and find someone else. We don't normally leave google reviews, but this company's attitude to business and towards other people is so atrocious we feel it has to be mentioned.

Didn’t return my damage deposit nor did they send me any information about it at all, they were supposed to return it within 15 days and never got back to me. The pia house has ants and they never did anything about it even tho my son had bites! Good luck dealing with shelly! She’s a crook.

False claims!! Damage deposit!! Unprofessional!! Be aware renting from Action, 100% you will loose your deposit if you are cleaned enough by professional cleaning service. She will charge you extra for all ifs and buts. I don’t think property owners will gain any money renting their house to this property management. I have informed Action for for a short upcoming vacation, and rented private lawn moving company to do the lawn. However, our trip was canceled. Action Property charged us $250 for the dates we are physically present there and they did not even do the lawn. Manager ( S…..y) is so rude and unprofessional.

I have many friends who use this company with zero complaints, I found them nice to deal with, even though I ended up renting privately for a few months and than purchasing a home instead. I am leaving this positive rating in hopes that ppl will consider renting from action over other management companies in Dawson

The manager of action property is absolutely the worst, most unprofessional person to deal with. Highly recommend renting from literally anyone else. They would show up unannounced during covid quaranteen to threaten us to "pay rent, or things will get bad for you". The woman in charge is an absolute "Karen", who will verbally abuse her tenants. Also the place was not clean when we moved in. There was still stuck on food in oven, a used tampon applicator under the sink, moldy ceiling tiles(from the 3 different leaks they apparently can't fix) the list goes on. I will not be sirprised if she steals our damage deposit when we move out.This woman should not be a property manager. RENT AT YOUR OWN RISK!!!

Dont deal with this property management company especially with the dawsoncreek manager. She was so rude on me when i asked her about the deposit. If you are looking for renting just avoid action property management because they dont reply for your basic maintenence needs and they wont give your deposit amount back even though if you clean your apartment.

The ladies in the office aren't blind to their negative reviews. I had no issues discussing my concerns and was relieved to find out first hand, that they are... Wait for it - FOLLOWING THE REGULATIONS. Shocker, I know. NOT. It's disappointing to see people run a business down, through the coals, without learning true and honest facts. Want your damage deposit back? Simple. Follow the instructions. You sign the paperwork where it clearly states you WILL be charged fairly and accordingly. Local RENTERS, who have had ZERO ties to owning their own Properties. That's who's leaving these reviews. Grow - up, Dawson Creek. Action Property Management isn't half as bad as people claim. They follow regulations and have higher than normal expectations. Keep it up, you're doing great for the community and their housing needs!

Nice when we wanted to move in... but house was dirty so we're nice and cleaned it ourselves .. then on leaving we left the house cleaner than we got it.. and definitely didn't get the favor returned got charged 120$ for some water streaks on the mirror in one bathroom... when I called to see why we got charged the lady was very rude now that they don't need our business and had taken our money... big scamers

If I could do less of a star I would. Service was poor while we lived in our unit for the whole 6 years. In the end they showed us no kindness or professionalism when we gave our notice. While we lived there We would go without a dryer for basically the whole winter, (which never got fixed until we gave our notice) our window knobs kept breaking off because they were poorly built, (also never got fixed) our yard was like a muddy swamp whenever it would rain the slightest bit, and our grass never grew, (which we got billed for even though we spent tons of our own money redoing the lawn to try and get grass to grow). Which I have proof for. When we decided to move we fixed the walls professionally and had 6 people come in and help clean. In the end SHELLY decided to come to the walkthrough and not let us know she was there and did it by herself and billed us mostly for clean up, and lawn care. She took basically our whole damage deposit. When we tried to explain the repairs we have done and about how the lawn was already like that and what we tried to fix it she wouldn’t even hear us out and treated us like garbage. Choose carefully who you rent from. I do not recommend Action.

if i could rate action property a zero i would. at first everything seems fine. there units are in disrepair and they enter your premises whenever they so please. they will accuse you of everything and anything and bill you for it. absolutely bonkers! these people are a joke.

Okay we got evicted for unreasonable accusations. Like other tenants being scared of us, damaging property, doing illegal things out of our apartment. We just went with it. Started cleaning the place up packing our stuff. We made an agreement for move out on Tuesday November 3rd 2020 at 3:00pm. She came into our apartment with no permission (written or verbal) on Monday November 2 2020 stating that the locks would be changed on November 3rd at 10:00am. And that she would hold onto our stuff till passed the weekend. So we believed her right being a landlord. Well I just got a hold of her today November 6th 2020. All of our stuff was removed and thrown out. And she said we had no conversation at all about holding onto our stuff. So we lost everything clothes food possessions. Including stuff that cannot be replaced. If anyone is thinking of renting from Action Property think again you will be screwed over. Also they cashed my rent cheque for November so I am screwed until that cheque is back in their hands. When Shelly herself said she told the people in Ft St John that not to cash the cheque and to send it back. So we have nothing to our name, except the clothes we are wearing and a jug of milk in the fridge. We are pursuing legal action.

The worst property management ever. they dont take responsibility of the maintenance.Dont expect your deposit amount back as the Dawson Creek manager will eat and shout on you, if you ask anything about your hard earned money....lived there for only 8 months and they charged $384 to clean a one bedroom 600sq ft already cleaned apartment with vinyl flooring.so guys BEWARE OF ACTION PROPERTY. Especially The Manager.

Dont ever rent from these people. I paid a $475 damage deposit plus first months rent when I moved in. Fine. Gave them a months notice when I was leaving. Fine. Never ever put a single screw in the wall or did any damage. Cleaned the apartment up to the remaining gew days I was there. Couldnt make it to the closing walk because I was working but left a note on the fridge clearly telling them that I would finish cleaning the night before I had to move out. They went ahead and hired some cleaners the next day saying that I left a note saying I couldnt finish cleaning. Just a lie. They didnt give me back my damage deposit. To make matters worse they accused me of putting screw holes in the wall, damaging baseboards and drywall for some reason. Totally false. Plus, they charged me extra for those things. Which, of course I wont be paying. In addition, the cleaners that were there threw out or took all my freezer food, big pack of paper towels I bought at Costco, 3 of a four pack Lysol toilet bowl cleaner which I bought at Costco, box of garbage bags I bought at Costco and much more. Please, take my advice and dont ever rent from these people. I am an honest person and a clean person. I always kept my apartment clean and always respect ones property. These people are simply thieves and I will be reporting them to the BBB.

Shelly will try to find every little detail to get your security deposit. Charged 6 hours proffesional cleaning for a 2 bedroom basement suite which is clean already, 4 hours of painting the trim and walls, 10$ per missing lightbulb replacement, replaced all 4 burner coils.

Horrible people to work with! Never gave back our damage deposit and charged us for cleaning even though place was spotless and had no damage. Also refused to acknowledge the drill mud that had filled our back yard and set there for weeks and broke down give us headaches and causing us to throw up. Apperantly there is no way we could know what we were talking about and never so much as drove over to check. The company who was doing the boring was very sympathetic and said they would pay for the clean up and Action Properties didn't even take them Seriously! They not only defrauded us but out our health at risk!

"Luxury living" as their ad states... Pleeeeeeeease... Place was a really cheap, spec 4plex. Hear every footstep and voice of the tenants above, cheapest internet and TV plan I have ever witnessed in the last decade. I am not kidding when I say it is the slowest internet I have used since the early millennium. TV was a struggle to find a channel that didn't say "you're not subscribed to this network", at least it had the food network though? Oh, and it was nice when Shelley kept over $140 of my damage deposit because ONE hand print on the wall and some crumbs under the fridge (which were there before I moved in).

I have rented off action property for two years. I would highly recommend using this company. When I had a few issues with things that needed to be looked at they were always looked after within 24 hours of me notifying the office.
