I don’t normally write reviews but I felt compelled to in this instance because finding an honest and skilled general contractor is a daunting task. I highly recommend Mike from M and D Buildings. Mike is not only a general contractor, he is a Professional Engineer with a Master’s Degree. We purchased a 1970 house that needed massive renovations. Our whole house was brought down to the studs and Mike handled everything like a true professional. The house had asbestos, mold, plumbing and electrical issues, and Mike calmly walked us through everything. He is extremely knowledgeable. He removed load bearing walls without a hitch. The renovations included the remodelling of 2 kitchens, 3 full bathrooms, laundry room, 2 sets of oak staircases, new 200 amp electrical panel, all new doors and windows, etc. I cannot stress how happy I am with Mike. You will not find a better contractor. He is reasonably priced, his contract is clear and detailed, he responds promptly to texts and calls (within seconds), and he completed our house ahead of schedule (10 weeks). I have recommended M and D Buildings to all my friends and family and I encourage you to call Mike too. Don’t hesitate! You will not be disappointed.

I couldn't have been more pleased with the final results! The wall addition was seamless due to the high quality its construction. His team was able to produce professionally engineered drawings that supported a ground-floor renovation. M&D is dedicated to excellence. Mike, the owner, is professional, trustworthy and detail oriented. He set a high standard reflected by the entire team. We contracted for a complete kitchen renovation & new hallway tiles. We were so impressed by the quality of work that we expand the renovation to include 2 bathrooms & painting throughout. All the trades persons were top class. We were notified when work would start & they were on time! The work site was tidied up daily. All necessary liability, electrical and plumbing certificates were provided. Mike, the owner, visited the project site a number of times and answered questions promptly. Mike, the project manager, was very proficient. He committed to the project, coming out on short notice to correct a problem (left by a different contractor) so that work could proceed as scheduled. Mike and his team of contractors were great to work with. They helped us remodel the existing kitchen to create an open concept layout, including 3D and 2D drawings of the proposed new layout and choice of building materials. They also installed new flooring and light fixtures in the living/dining areas and new countertops in the bathrooms. Mike coordinated all the various contractors and stages of renovations to keep on schedule and budget. After suffering a bad experience with a previous company, we were cautious about proceeding with another company. Mike put us at ease from the moment we met him. He is very professional and knowledgeable, but also very honest and dedicated, which is rare these days. He responded quickly to any concerns and/or questions, offered excellent suggestions, and came to visit the job site on a regular basis. We are so grateful to have found Mike and only wish we had found him sooner. Mike assigned Les to complete our bathrooms project. We recognized immediately that Les takes pride in his work and expects excellence from his crew. Les was very easy to work with, drawing upon his vast knowledge and experience to help us with ideas and best solutions. Les and his crew were very professional in their interactions and cleaned up at the end of each day. The highly skilled crew was focused on customer satisfaction and ensured the job was done right. Our main bathroom was done in less than 3 weeks, involving a complete gut, replacing the tub with a full-size glass shower, and moving the toilet to accommodate the new layout. It looks amazing. Our master ensuite was more challenging as it had a full-size tub and a very tiny shower, which we wanted expanded. It was completed in 4 weeks, much quicker than we had ever expected. This involved a complete re-design of the original layout, with a smaller tub and large shower. The result is more beautiful than we could ever have imagined. We are absolutely thrilled with this company. We have already hired M&D Buildings to do our main floor and kitchen renovation in the new year, and will definitely hire them again for any other future work.

M&D Buildings are a fantastic team to work with. From the very beginning we sought to work with a contractor that would be a partner in our project. Mike from M&D was a partner. He guided us from the estimation stages with our designer of our renovation project all the way to electrical inspection completion. He was able to sort out some minor challenges along the way and always with a fair cost assessment. M&D estimates were accurate and extras were pointed out through the project that added value. But once a cost estimate was provided and agreed to, they never came back. You could rely on the estimate and the work to be done. Mike and Andre others at M&D was always accesible via phone, text and on site when required to review, inspect and discuss changes. The quality of M&D work is very good. In fact best I have seen done in my home. From pot lights plumbing, smoothing ceilings, minor structural work, dry wall repair and install, painting, hardwood flooring, new door insulation, bathroom install, tiling, we had it all done by M&D and all very good quality. A few minor mistakes that were repaired quickly and with 0 question. I do mean minor, no one is perfect, but they fixed it fast! Service and quality is their priority and they stick to it. M&D showed up every day to do their work. This is not a crew that starts a project and leaves you high and dry for 1-2 weeks or with 1 guy working for 5 days on his own. Not a Mikey Mouse crew! The real deal. Top notch tools, and trades. Mike and I had a schedule agreed upon before hand and they did everything they could to stick with it. Even the occasional Saturday work to keep my family move in date on track. M&D team are all skilled tradesmen. They know what they are doing and I said before, very little to know errors, and VERY Clean. I would inspect my home project each night and I would always find one of their team members vacuuming up and cleaning up as much as they could collect. I love the fact they looked at my home as my family home and not a work site. I check a number of quotes from other contractors and some were very expensive and some were cheaper but what sold me in dealing with Mike was his care and attention at the beginning. He pointed out things that actually ended up de-scoping work, to help us lower the risk of our project and cost. Some firms out there were willing to rip my house apart for a dollar, Mike didn’t look at the buck he could bill but our vision and plan. I knew after dealing with Mike on a first few meetings he had our interests at heart along with his business. Together we made decisions and worked though schedule changes that although minor, Mike always made sure we could make up time and we did. My project was a complete gut of the 1st floor of my home. Everything! M&D did my flooring, gutted my kitchen, some walls were removed, installed new hardwood floors, new doors, baseboards, smoothed my ceilings, installed 36 new pot lights, prepared my kitchen for a new kitchen install (with electrical and plumbing) gutted and installed my new bathroom including tiling sanded and painted my stairs, painted ceilings, walls, did wall paper in one of my walls. They did it all. We couldn’t be happier with the outcome. I even called Mike up for a small item post project and he came by to help. No problem he said. I tell people the best you can do for any home renovation project is 3 things: 1. Know your scope and plan, plan and plan again. The more you know what you want the less mystery on cost and schedule. Get a designer and a home engineer to inspect your place to remove doubts. 2. Get all your materials ahead of time. This is in the home owners control and prevents any delays due to missing materials (floors, doors, bathrooms etc..) 3. Pick a solid contractor, and hope for the best Well I feel i was very lucky and hope was on my side. The reviews for M&D buildings are true. These guys are the real deal.

We hired M&D Buildings to undertake a renovation of our entire main floor and the laundry room in the basement. The main floor includes a kitchen, living room, and powder room. We also removed a wall that divided the kitchen and living room. From start to finish our experience was extremely positive. Mike, our project manager is professional, thorough and realistic. He managed all of the work efficiently and arranged for any required permits and inspections. His engineering background allowed him to help us better understand structural changes we requested. He communicated with us frequently and kept us up-to-date on the progress of the work. We would highly recommend Mike Messiha/ M & D Buildings and his team. We hired Mike to do a complete Kitchen renovation. We are absolutely thrilled with our beautiful kitchen. From the moment we first spoke with Mike, we felt so comfortable with him and felt like we would be in really good hands with him. And it turns out that we felt that way throughout the entire renovation. Whenever we needed to speak with Mike, he was very consistent in taking phone calls, responding to texts or would get back to us promptly. When we were considering who to hire, we talked to a few other people and we just didn’t feel as comfortable with them. Reading Mike’s reviews reinforced our initial impression and that’s why we’d like to write this review for all of you who might be considering hiring him. We don’t have much experience with renovating, but we have worked with a few contractors in the past. A few years ago we chose a contractor because he had done work for other members of our family. As it turns that was not a great way to choose a contractor as the guy we chose based on our family referral turned out to be a real jerk. One of the things we liked the most about working with Mike and all the people he contracted for us with was how they would think of things that we wouldn’t think to ask to ask for. Some of these things would cost them extra work and not cost us extra money. They were kind enough to treat us with this kind of TLC throughout the project. The people that Mike contracted were also very professional, clean and highly reliable. They kept thinking of things that were helpful to us and doing a lot of nice touches that we did not expect or they would come up with solutions to problems we encountered. They went above and beyond our expectations. In one of the pics we have included you can see a spice wall that we put up. Before we did the reno there was a light-switch in the middle of the wall which made it very difficult to line up the spice racks to look nice. We were so grateful to Walter, the electrician who moved the light-switch to a wall in the living room. Walter also helped us get electricity and cable into the left side of the kitchen which helped us eliminate wires on the floor coming from the living room that needed a strip that was taped down. Also we purchased under the cabinet lighting and Walter created a special electrical outlet that made all wires completely out of sight. There were so many extra things that Walter and Les did that we were so grateful for. Any time you do a renovation there are going to be a few bumps along the way. One of the things that was upsetting might have been partially due to our own inexperience. We chose to have some large drawers instead of cabinets, however we were surprised when we received 18 inch drawers even though we had we had 24 inch deep enclosures. Because we were replacing cabinets with large drawers for our pots, pans utensil inserts, the 18 inch drawers were not large enough. Before we had 22 inch drawers so that’s why we were surprised to receive such short drawers. There was nothing in the detailed drawings showing this. The reason we mention this in this review is for you to think about this. Mike was kind enough to replace the six drawers with 20 inch drawers at his own expense. We had a couple of plumbing issues and Mike was kind enough to take care of the extra costs involved even though we noticed these things a few days after the project was complete and the payment had already been made in full. Mike had told us that this project would take 3 to 6 weeks to complete. Our Reno was finished in 4 weeks. We really appreciated that as well. So everything that we thought Mike would be turned out to be true and he’s the kind of contractor that you can trust to take care of you and make sure that you’ll be really happy with everything that his team does. We used M&D Builders back in 2017 renovating our Main floor and this time we did our 1st floor renovation and they did not disappoint. Mike and his crew were punctual, efficient, clean honest and courteous. They recommended we replace some dry wall but left it up to us to decide to accept their recommendation. After living in our home for a few years, we discovered that a section of floor on the upper level of the house, and ceiling directly below, were beginning to sag noticeably. We guessed that a previous owner had removed some load-bearing structures in this area in order to make the space more “open-concept”, but without properly securing it. Structural issues are concerning, and of course we wanted to make sure that we hired a good company to resolve it in the best way possible. We called in three different companies to consult, but in the end, we decided that M & D Buildings offered the most creative and structurally sound solution. And, we would be able to still keep the space as open-concept as possible. I am very happy that we went with M & D Buildings for this project. Not just because they had the best solution, but for a number of other points as well. In terms of professional integrity, this company is certainly as good as it gets. Project Manager Mike Messiha responded to all of my texts and calls in a prompt and courteous manner. He was very patient and responsive with the many questions that I had with regards to the contract and project. When we had some logistic and timing issues on our end, he was able to accommodate us and made sure everything worked smoothly. Mike and his team were always at our home EXACTLY on time. If they said they would arrive at 8:00am, the doorbell rang at 8:00am. The quality of work was, I’m sure, the best there is. They were exact and thorough, and no corners cut. I asked that they finish the project to be “paint ready”, and they did that nicely. Now for the first time in years, the upstairs floor feels firm, structurally sound, and safe, and we have the confidence that it will last. Thank you Mike and team for caring for us and our house!

I hired Mike and his team to renovate our main floor. This included removing a load bearing wall, adding insulation to the exterior walls and attic, installing floors and trim on the entire main floor, and updating the main bath. Although I had a vision of what I wanted the finished space to look like, I was very cautious with who I hired because much of the project was about what was behind the walls (structure, electrical, insulation, etc). I am confident that hiring M&D was a good decision. I was very pleased with Mike’s ongoing communication, dedication to solving problems, that inevitably arise, and compliance with municipal regulations. With Mike’s expertise in engineering, he presented drawings/plans for the building permit as required by the city. Once the walls were exposed and he had a better look at the structure of the house, it was evident to Mike that the plans had to change. They were always willing to please and happy to listen to and address any concerns I had. We hired Mike to construct a main floor 600 sqft family & living rooms addition and do a complete kitchen renovation last summer. We also previously used his service in 2019 to renovate our master and second floor bathrooms. The bathrooms were gutted and completely renovated. With the main floor addition, Mike organized all the necessary drawings for the building permit, then manage construction with his team and other sub-trades for footing, framing, electrical, plumbing, flooring, siding, roof, etc. Despite the suppliers are struggling getting materials during this Covid pandemic as well as the delays that are out of control and the safety protocols that Mike set out for the workplace everything went out very smoothly. I was most impressed that little things like a caulking, touch ups, etc. would be corrected even without us having to say anything. We can confidently say that M & D Builders is the best design | build company we have worked with and will always be our to go contractor I have already recommended Mike to friends and would recommend him to anyone.
