An absolute neighbourhood gem. I love the cozy, warm and welcoming atmosphere and the great menu (so many drink options)...my partner and I come here weekly on a morning walk and are always greeted by the friendly owners. As we are both fairly new to Vancouver, its been lovely finding such a cute place near home to make our regular place.

Had a latte here for the first time today. Super friendly and locally-owned, nice atmosphere to sit and read, WiFi, and the latte was very tasty (and I used to be a barista!).

I love this place! I live right near by and it is by far one of my favourite cafes. The drinks are wonderful (and they accepted my reusable mason jar mug with a smile! Most people get a little confused), the staff are some of the friendliest I've ever had the pleasure of talking to, their food is delicious (especially their breakfast), and they play classical music so it's a great place to relax. I personally recommend their cookies and cream beverage!!

Gotta say, this is quite the hidden gem. The owners are absolutely lovely korean women who are very kind. Their hot sandwiches are lovely and drinks always consistently refreshing (or delicious if you got something cream based) Prices are fair (about starbucks-ish) but its awesome because the atmosphere inside is so welcoming. I have grown to love this place!

Season’s Apple Cafe is an Asian-run Italian cafe located in a mini mall on Tenth Avenue in Burnaby, near the Burnaby-Coquitlam border. I stopped by here in mid-July to grab a quick lunch and took a seat on their patio. The view from the patio isn’t fabulous… you just have a view of the parking lot for the mini mall, but it was a welcome experience to enjoy the warm weather that we’ve been having in July. I ordered the Napoli Tuna Sandwich ($7.95) made with tuna, feta, mozzarella, red onion, red pepper, spinach, mustard, and mayo on a grilled focaccia and teamed it up with a Passion Fruit Italian Soda ($4.70) and a large chocolate chip cookie. It took about 10 minutes for my sandwich to be made and grilled up. The exterior of the focaccia had a crisp cracker-like crunch to the bite and the mozzarella provided a nice cheesy-pull. I was a bit worried at first that the feta would be a bit strong in this sandwich but my concerns were unfounded. Sipping the passion fruit soda on a hot day like this was quite refreshing. I returned over 2 months later and ordered their Tuna Melt on Toast ($6.95) along with a Hot Chocolate ($3.40). I actually liked this better than their Napoli version. This is a classic text-book tuna melt with a beautifully golden hue which gives way to a crisp crunch to the bite before reaching the tuna and cheese filling.

LOVE this place!!! Very close to a 5 for sure. Love the owners, the chicken quesadillas, the cappucino. Also enjoy the light jazz or classical music. Service is great! Location is also great: half a block in from busy road so you don't hear traffic. I also come with my dog and we sit outside, where it's covered, so perfect to hang out and browse the internet with the provided wifi. One of my 2 go-to places besides Laughing Bean Cafe (by PNE) where I usually indulge in a delicious carrot cake. Season's Apple Cafe is a MUST try! You will certainly return :-)

I love Season's Apple! Beats Starbucks every time. The coffee is the best, the Chai tea frappe is the best, and the food is delicious and fresh! The owners are absolutely wonderful people. I recommend this place to everyone because it is by far my favorite coffee shop.

I gave this low rating because the medium latte I ordered was still a bit too sweet (even though I asked for half sweet), and there was almost no coffee taste (as if there was only half a shot of espresso added), and it was warm/cold instead of being warm/hot. The morning was cold, so the tepid latte disappointed me. Then when I took a bite of the cranberry muffin, it also tasted too sweet (it wasn't freshly baked, but was bought from store/commercialized). They really didn't have good pastry options here. I just felt my morning was ruined.

I heard a bit about this place and drive by Tenth all the time. Figured I'd stop by to check it out. At first glance, it appears to be a quaint location, quiet corner away from the main road, and elevator instrumental music plays in the background. The volume is at a marginal relaxing level, so it's not really quiet in the background. This place is owned and operated by middle-aged Korean couple. They're very friendly and speak so-so English, so be patient and speak slowly. They're very clean and tables are cleared fairly quickly. Plenty of parking outside since it's in the lot of the Crest Shopping Centre. The food here is alright and it's your standard cafe comfort food. There are patio tables outside which is great for warmer weather. They are covered by glass awnings, so rain isn't an issue. I had a breakfast bagel and green match tea with soy milk. The bagel was warmed up by microwave and not by toasting as they don't have a real kitchen. The matcha tea is decent. Drinks here are similar to Blenz in quality. The washroom is spacious and location is wheel chair accessible. It's funny because there's one table that is literally blocking half the access way to the washroom. The people sitting at that table would have to move in order for a wheel chair to get into the washroom. Overall, I would rate this place a 3.5/5, but they deserve a 4 for being very friendly.

I love this place. If you want a place to get Italian coffee or a soup and sandwich for lunch, I would highly recommend this place. I have been coming here for years - great place to connect with friends as it is a lowkey spot that has outdoor tables. Bacon avocado sandwich with the chicken gumbo soup is usually what I order and its always the same great taste. The staff here are always very nice and welcoming!

Great service, unusual to have so much warmth in vancouver. I'm used to the usual, what do you want attitude - but these guys brought back the care in local coffee shops. Only thing I would like is late hours, as I work best during those times.

The owners are lovely and their iced teas and italian sodas are wonderful, however the coffee can be a bit strong if you aren't used to it. They have some ready to eat pastries that are average, as well as sandwiches. The quesadilla and bagel sandwiches... Bagel-wiches? Are nothing fancy but still good for a nice lunch or breakfast and the patio is lovely in the sun despite only having a view of the parking lot.

Love this place. The coffee is very good. The owner always takes great care to make sure everything is perfect. The food is very yummy. Handmade and fresh sandwiches and soups are what I usually get. Sitting on the patio is also very nice. Being close to Choices and the pharmacy make it my go to place when running errands but we also make special trips here cause it’s so yummy.
