the super worst bank experience in canada ( i have been living more than 20 years in canada ; never seen one bank like this before. don't give business to this bank .It rip you off with endless threat and harassment!!! for example, "sell your house if you don't pay within today"
As a mortgage broker I can tell you that the general review score as of Jan 2020 is vastly underrated. I'm sure some folks like to complain if they create problems and they realize that a bank does not mess around with folks who don't pay their bills but I want to tell a different story. I closed a deal today for clients who bought a new build home in the Niagara region. They contracted to buy in 2017 and have been saving for a few years to be able to meet their required down payment. The folks are on a single income but trust me the wife probably works harder than her income earning husband as they have.... 7 Kids. They are the sweetest family. The issue: New build home's appraisal (which is typically done close to closing due to builder wanting to close right when home is complete) came in $50,000 light. This means that the clients would have to come up with $50,000 approx out of their pocket to close this deal and avoid paying penalties and delaying the closing of their home. Nirosen and his team (incl CIndy) at Equitable were able to slightly increase the Loan-to-Value of their offer which reduced the gap to $7,000, an amount the borrowers could afford. This deal was closed in less than a week from getting the signed commitment, and amended the day before closing with new instruction being sent out the morning of closing. Equitable bank got it done. They helped me look like a rock start to my clients and most importantly they provided a home for a family of 9 hard working new Canadians. I got responses after 6pm on weekdays and I know for a fact some of the staff stayed late just to help the clients get their home. I can't commend Equitable bank enough on their dedication to providing those in need with mortgage financing to close their homes. Thank you from my grateful clients and I.
Stay away, they have fouled up two deals I have had with mis-management. I have had a deal fall through , and an abundance of legal costs associated with this company . Keep clear and go somewhere else .

Stupid bank. Says it's a 'challenger bank' of Canada, but nothing works online. One cannot even apply for things online and when one has to deal with their incompetent branch folk in the hard to find branches only then do we discover the fine print and number of documents needed. Rates and service wise there are many better options like Tangerine. Not sure what EQ is challenging. They should be Canada's Challenged Bank.

I had a 3 year Mortgage with Equitable Bank + line of credit and I never had any problems they helped me to increase my credit rating. It was a fair interest rate on my mortgage and their payments were always debited from my account on time. No problems at all. Thanks guys.

I missed one mortage payment due to being on sick leave. I requested to delay went into month 2 which they have me 5 days to come up with the funds for month 1 and 2. I could not make the deadline. They decided to proceed with foreclosing my property. Month 3 when I am ready to pay to catch up. With 35pp in total. They are sharing me 11000 to bring my account to good standings.
This is my 4th year with them. Their customer service is very good. They are also very good at replying to your emails. If they overcharged you just email them with prove they will fix it. Probably not gonna switch to different banks. Very good company. Fast reply as well.
Great atmosphere when visiting, looking to move my mortgage over in the future as I currently have savings/investments with them. Highly competitive in terms of rates for investing. I hope their lending rates are as competitive. Excited to start a new chapter with Equitable Bank.
They will steal your equity, fees for days, and pay pennies towards your investment and thousands of dollars for themselves. Not the best option, just an option and I would not recommend if you do not have to use them. I lost over 40k to them in 2 years because of my bad credit. They were my only option.
Worst mortgage experience ever I have gone through. They have very high interest rates comparing to the market of other brokers. They have worst customer service ( nice people with very limited data and poor information). Alaways long wait over the phone. Unexplained charges by end of your contract even my new bank couldn't explain it to me. Unreasonable high penalties if you want to walk away before the end of your contract. If there is lower than 1 star I will go with it. I don't recommend it for anyone. Please do more shopping around before signing with them
Good morning, I tried to call your office and talked to a receptionist who refused to give me her name or employee number, even calling me rude, she definitely should not work in this type of job as she doesn’t know how to talk on the phone, at any point during the conversation was I ever rude, in any event all I was trying to achieve was to give her my 2020 property tax in order for you to adjust the amount as it is part of my mortgage, unfortunately I didn’t have my mortgage number at the time, I will for sure start looking for another institution in the near future. Please call me back, I just want to say worse experience I had on the phone and I want to switch with a different bank ASAP, I will start making inquiry with other institutions in the near future. All your employees should have a number or provide a name and all calls should also be recorded, as at this juncture, I have no way of ascertaining my complaint. Tread carefully. My broker had to give all my information twice to acquire mortgage after approval. My file got "mysteriously misplaced" delaying final transaction. The mortgage came through for me but 3 days after I needed it and I was penalized $5000 from the previous private lender. No compensation or grace offered from either lenders. (Oct 2014) Their customer service experience has improved over the years. The communication has some room for improvement, perhaps a call log tracking system to generate and record tickets per conversation is recommended. But, emailing information will record just as well. Keep a constant record of events on your own side to compare notes with anyone you deal with to ensure you receive your proper care.
This is the worst bank ppl could ever ever get. They rip off people the best they can. What a nightmare experience I got from this bank. I had a mortgage from them and I have been paying them @ 4.39 interest rate for four years already on a five years term. since the interest is really high, I phoned in to ask how much is the penalty if I break the mortgage with them. And I got the answer is $TWENTY FIVE THOUSAND. That's is such rip off. Open your eyes ppl. Don't use this bank!

I don't understand why everyone is complaining so much about delay in the process, I just had a closing today. Honestly, I was very worried after reading the reviews but the process was smooth and everything went perfectly. I would suggest give the documents they ask for and follow up and everything should be fine. A huge thumbs up to equitable bank. Highly recommend. P.S: I'm not an employee and not remotely related to Equitable bank.
This bank has no perception of time. Ive lost my deposit on a home purchase after so many delays, on a "pre approved mortgage" I should add. Didn't know admin on a mortgage closure can take 2+ months, with next to no communication on timelines. If you can do yourself a favor, stay away! Never had anything close to this experience at my first bank.

good option if you're looking for interest rates above the normal, but when you do have an actual issue that requires speaking with their customer support agents, you'd get ZERO help with mostly generic, unhelpful answers read verbatim from the FAQs on their website!

5 star bank. I closed my green bank because of EQ bank savings offers. I also have red and orange though. When I opened my account they offer 2% monthly interest, but now it’s 1.7%. But it is still a good offer for a bank who offer no minimum balance and no monthly fees. Good costumer service. 5 star service for savings account and referral bonus $$$ .$$ ????????
If I could give zero stars I would. Unless you have NO other choice, do yourself a favour and stay far from this bank. Nothing but heartache and stress trying to close on a deal with equitable bank and I am not sure whether it is due to incompetence or the fact that a B lender is only expected to provide B level service. Beware. I closed late on my purchase and it nearly cost a small fortune thanks to equitable bank. I definitely look forward to taking my business elsewhere.

I am very much frustrated regarding its higher interest rates (>3.65%) plus close to 1.5% hidden fees. Bank in a welfare state (Canada) can not be like that.I am requesting its management to review this issue and make a business for public interest with a long time mortgage contract (3 to 5 years). Then both parties can be benefitted with a tension free financial environment.

This bank based on our condition, approved us for a mortgage, just before our closing after a month the rejected us because during the pandemic I received one government benefit for 900. We explained, that businesses all were close and government direction, didn't work and this bank senselessly declined us we became home less.

WARNING!!!! I don't like to rate businesses but I hope that this can help someone. If I could get give negative stars I would. We applied for a mortgage in November. Got APPROVED then they went back and wanted more down payment in order to fulfill the application. Then changed our interest rate without notice. Then came back and wanted us to pay off a credit card of $2k. After all that, on the day of closing they wouldn't release funds saying we were missing X and y documents that we've sent more than once to them already. And then suddenly needed an appraisal, which conveniently came back less than purchase price. As a result? They delayed our closing and wanted us to put more down payment (again) and left us with penalties fees for delayed closing. Not to mention we realized what all the hidden fees were. And since they done this the day of closing we can't even back out of the deal and have no other choice we either come up with more $$ or lose our deposit. We've closed many homes before, never EVER had as much stress and headache and loss of money. WORST bank EVER!!!

Don't be fooled by the reviews. We have had our mortgage with Equitable bank since last May. There are not fees and we were approved for a really low rate.Husband and I couldn't be happier
When contacting their EQ Customer Care Centre, there is the option to receive a callback rather than wait on hold. Got my callback an hour after initially calling in. However, I would rate the customer service 4/10 after speaking with Colin about an email notice that I received to contact them about a transaction. Although Colin answered my questions, his tone and response were rather impatient and condescending.

Avoid! These people are idiots and the guy who answers phones is so rude! They were supposed to change our payment date.. they didn't.. then tried to take payment.. it bounces.. we call them to tell them we changed payment date and they have no record of that lol so no we have to come up with the $ within a couple of days and we got a letter stuck to our door saying we have 48 hours to call them... F off! We are switching and never looking back.
Horrible experience as a home owner. Was paying normal rate for over 2 years, all of a sudden it changed. Variable mortgage, fine. But atleast give your clients a notice in the mail SMH. Next thing, it would have been a returned payment if I had not enough in the bank to make up for the excess charges, shame on you.
Just closed on my first mortgage with Equitable Bank and will never look back to the big five tyrants on bay street....Equitable offers very competitive mortgage rates and great prepayment options and conditions on their mortgages, will come back to them in 5 years for my renewal. Also recommend getting their Savings Plus Account with 3.0% interest rate, one of the best rates out there for a savings account from EQ Bank.
Watch out!!!!!!!! People working at Equitable bank are very unprofessional, unreliable with high level of unethical behavior, which has produced catastrophic effects in the media. They are not trustworthy, do not possess interpersonal skills, and are very uncertain to perform tasks. They are negligent and have zero drive for responsibility and personal integrity. They do not understand their clients’ needs and values. Upon selling my property, the new buyer requested a month extension. The institution took advantage of the situation and charged me four times interest for such a short period of time. They are very good at how to scam people for money. Do not be fooled by very few good reviews. The only ones who write good reviews and give five stars are their own employees. I would never recommend Equitable Bank to anyone. They have this issue with dragging on the process... its going on 5 months and I've already paid the appraisal.... still no mortgage just a bunch of excuses and hassle just to remortgage... been with them for 2 years
Watch out for hidden fees on mortgages, from undisclosed closing fees (disclosed at time of closing/signing when its too late to question) to yearly account fees added on for having an mortgage with them (punishment for being a loyal customer??) these should actually be disclosed as costs of borrowing...
Worst mortgage company ever. When I had a big Bank buy out my mortgage there were so many hidden fees and every time they would tell me it's more money to pay out even though I specifically asked for a specific date what the amount would be and even to today after we closed last week they want more money from my current mortgage company which is TD and they are very reputable and paid out everything that was sent to them as they requested and now they still claim TD did not pay them everything This is the worst mortgage company ever as mentioned above I do not recommend stay far away from them I understand people take them because they are willing to take anybody regardless of your financial position but they will cost you a fortune Never-again Equitable the best thing I ever did was leave your bank! Be so careful when your new institution pays them out as they will claim every single time that they received the payout past 2 p.m. and start charging you interest $44 a day including weekends even though they are not opened.
Bad experience with this bank, too. Had a TFSA registered GIC maturing January 27th of this year. According to my financial planner, they do not issue post dated cheques to financial planning firms; in addition, they mail the cheques. The delay cost me 2 weeks interest on my maturing TFSA. Called today; the person I spoke to said that "it is their busies time of year". I asked for their next excuse. Not impressed at all. Advised my financial planner that I do not wish to deal with Equitable Bank any more.

This bank is operating a fraudulent business. Nobody that I spoke to was willing to give out their name or contact information for me to reach them to follow up on a simple issue I was having and the bank refuses to take any ownerships of mistakes which have costed me money. The only answers I got was “we cannot give that information out”. If somebody is handling hundreds of thousands of dollars of your money and you are not even allowed to know their extension or name, that is rather concerning to me. Run far and fast away from this bank. Very unprofessional. I feel this one is worthy of being featured on Netflix’s “dirty money”.

I was wondering what to expect with all the mixed reviews. But decided to give the savings account a go. So far very very happy with it. No fee banking, with 2.3% interest. The app is really well done and transferring money in and out has been a breeze (remember ING bank at 5% interest... we'll get there). it's been about 7 months that I've had my accounts and I'm still a happy camper. opening the account was a very fast process, connecting my other accounts was relatively easy (they send you an amount into the account # you are connecting, once you receive it you log back in and enter the value of that transfer). The only thing I wish they'd add was ability to have joint accounts.
The wait time for service is one of the worst, you get error numbers and can't continue any banking until you speak to a representative. Most wait times have bee 1 1/2 hours to 2 hours and this seems to fix the problem then it happens the next time you want to do some banking the same problem occurs. Very frustrating and a lot of time wasted because they do not have enough staff to handle their customer base.

Predatory is how I would describe the practices of this company. After having to jump through more hoops than any other company I paid on time for months. An error at my bank caused account payment to be returned NSF which generated another exorbitant NSF free from 'Equitable' Bank. The fee is a significant chunk of my mortgage payment added on. There was no consideration for the circumstances and in order to even consider 'forgiving' this charge they requested a signed letter of apology from the other bank. Absolutely unacceptable and unreasonable practices from this bank. I would recommend everyone stay far, far away. You'll lose more in fees than you'll gain from the fractions of a % you save. (Edit: After seeing this the bank contacted me and resolved this issue, but told me they were doing it as a "one time courtesy" - it was not a positive experience but at least I wasn't financially impacted in the end.)
I have a mortgage currently through them with a one year term which ends this week and I want to renew my terms. I've been calling leaving voicemails to both Ontario and Vancouver offices to multiple people with no call or email back. I've just sent my mortgage app to another bank now. Their loss not mine.
Commenting given the negative reviews; it seems most are likely borrowers with very poor credit. I am not in that camp and have had a very positive experience to date (have had a mortgage with them for just over a year and a half). Would definitely recommend!

We have tried to get the Equitable Bank to help us but they will not. So we are left with a cheque that we can't cash. All because it is easier to do nothing. I guess if you work for a bank there is no need to be a decent hiuma being!
I am first time home buyer. However due to my immigration status, I have to use home trust company as my mortgage lender. I have 60 days before the closing date, I have sent them all the document that they need about one month before the closing date. They did not process anything until the day before the closing date. I am typing this review on my closing date and they are still asking me to send them document for proof of down payment. I have two friends are lawyer and they told me that they never have any good experience with Equitable Bank after I have signed the contract with them. In conclude, they like to procrastinating work and they are so unprofessional! Low interest rate and so many hidden fees (maintenance fee & holdback), then my actual interest rate has gone up by almost 1 percentage. I am so regret to use them as my mortgage lender. Luckily, I have chosen a one year contract with them. I will switch back to the prime lender afterward. Please chose another home trust lender instead of these losers. They are not qualified to call themselves "BANK"

Absolutely terrible experience! I should’ve looked at the reviews for Equitable Bank first! I had a really good real estate deal and applied for a mortgage at Equitable Bank because the big lenders don’t provide mortgages for co-ownership buildings (similar to condos but setup differently). I had all my documents ready since I’m familiar with mortgage applications. I found out on the last day (5th business day) that they could not approve my application because they were concerned I worked two jobs—for more than 2 years! Seriously? I almost lost the amazing deal by putting my trust in Equitable Bank. Thankfully, I was able to extend the financing condition and go to another lender.

I had a computer meltdown and my password manger disappeared and was locked out of my email. If that wasn't bad enough my entire banking was online. All the major banks got me up in running in no time. EQ has been dragging me around for 2 weeks ++. Still no access to my funds and the issue is being "escalated". No protocols in place, simply and totally confusion and deception when dealing with the public. Don't put your savings here. You might never get access to them

This bank is horrible said we were approved for a mortgage then screwed us last minute and couldnt appove us. we had over 35% down. and also went firm on a house now we have to find a lender to appove us in 2 weeks time. DO NOT TRUST THIS BANK!!! Mortgage officer name is Sita that screwed us over!
DO NOT APPLY FOR A MORTGAGE WITH THEM. They will ask for excessive documents despite you being an existing customer. They sent funds to my lawyer right at end of business day, and caused my closing date on my home to be delayed by 1 day. I was forced to reschedule all my deliveries until the following week. Because of them, I have no appliances, and my personal belongings from storage is being delivered late, causing me to pay for additional days to keep the storage unit . WORST BANK FOR MORTGAGES!!

This bank is horrible they do not care about there clients only about money,Ive been with them for years but they ll give someone off the street a better rate then a loyal client because they wanna drag them into there system and once they get there money they ll treat you like garbage look at all the reviews 3 people were happy out of how many ? and would'nt be suprized if they wrote those good reviews themselves every employee I dealt with was rude except the mortgage renewal lady makes sense why she would be nice any bank is better then them other clients said they would pay a higher rate then be with them I agree stay far away from them if I could give 0 out of 5 stars I would stay away if you have to pay a higher rate so you don't have to deal with there stress post it on social media take out a add in the paper do whatever you can to warn people about them before they ruin a life of someone you know.
They pray on desperate people, worst mortgage company. Hidden fees: discharge, maintenance, interest...Please stay away and find another way, I regret ever getting involved with them. You will pay them extra upfront, then monthly then when you try to leave, go through the paperwork very well and calculate the total that this will cost you...you will be in shock
Just got a mortgage here, process was smooth.
By far the worst bank...they have soo many rules and restrictions to even get approved. Then there are hidden fees falling down from the skies. Best part is i had 5 months left on my mortgage and they charged me over 7k to buy out my 240k mortgage. They called it the present value charge.. thievery! That's what it should be renamed to. Of course everything is outlined in the dictionary size closings documents which we must read and understand all clever law phrases..right!
Today I called to change my mortgage payment date from 9th to 2th of month the lady said they’ll charge $95 fo fee plus over $900 for interest!!! I am looking forward to find another lender. Before singing they said no fees no hidden charges but they are all laying.do not trust this lender..
EQ was working perfectly well for us until we tried to make a large withdrawal. The site has literally locked us out, and although the online agent has been empathetic, EQ has held over $100k against our wishes for more than a week without any solution. Because they have no brick and mortar locations, I could never use EQ again... I can't afford to fight to get my own money out. I'm a retired business owner, and have seen anything like this in over 30 years. If you use these guys, be forewarned and don't be surprised if something like this happens.

Great experience from day one about 4-5 years ago, and will not be moving from them, they got my business for long time, great rates, little slow with closing but everything worked out and no issues with them, great customer service too
