Where to begin...I had probably one of the most aberrational situations and after speaking to multiple lawyers about it, they all had no idea how to proceed. Just to give a bit of background so you all can understand the situation, I had purchased my house in 2016, however, I was a student and couldn’t support the mortgage so my ex-fiancé (father of my children) agreed to put my house in his name. Within the last 4 years I have invested $50,000 into my house and have another $50,000 going into it by the end of summer 2021. I didn’t feel comfortable investing anymore funds into it without some form of security (not because I didn’t trust my ex but because he almost died last year and doesn’t have an up-to-date will.) I called Arun Bhatia, and I knew he was the one because after explaining my situation he immediately suggested either putting my ex down as an guarantor (if the bank allowed) or doing a 99% - 1% ownership? What?? You can do that?? Why didn’t the lawyer I originally used suggest that? I wouldn’t be spending all this money....again, to secure my investment? The point here is if you’re looking for a lawyer that will actually work for you and your best interest than Arun is the lawyer you’re looking for. He will not just tell you what you already know, he will actually give you law advice without you asking for it...isn’t that the whole purpose of hiring a lawyer to begin with?? Thanks again Arun for working so hard to give me security in my own investment!! I will most definitely be using your services for all my future needs.

Soon after he got my intention of buying and selling, he sent me an email in a few minutes. The email explained what the next would be and his fees. Later, during the process, Arun always gave me clear instructions by email describing in very details what I need to do. I hardly found anything that his instruction emails did not cover. His responded to my requests promptly, even at weekend. The final appointment was also efficient. Ledger calculation was clear and simple to understand. We went to Arun Bhatia for the purchase of 2 houses and a sale of another. When we went to sell our first home he remembered us on a personal level which we truly appreciated. On the date of closing during the last business hour on a friday, our sale almost fell through due to family issues on the sellers part. We sold our house that day expecting to move into our dream home on the same day. Arun was able to provide us with legal rights to the house for the weekend while the issues were getting sorted out. After a week of issue upon issue, we finally became the legal owners of our dream home. The sellers lawyers kept missing details on the final contract and thanks to Arun's professional expertise, nothing was missed. We had the most difficult close that I have ever heard of (even our realtor said he has never experienced something like this), but Arun went above and beyond to help us. We highly recommend him. Without Arun we could have been without a house, needing to apply for a new mortgage (bc of how long the sale took), or would have been taken advantage of based on the sellers lawyer missing pertinent information. We cannot thank him enough for everything he did. We wouldn't recommend anyone else.
