Smallworks built our laneway home in 2018. The design was beautiful and the millwork was outstanding. Construction started on time and there no serious cost or time overruns. When there were miscommunications, they were all resolved to our satisfaction. The site manager (Claudio) was phenomenal. I would highly recommend Smallworks to others wishing to build a laneway.

The Smallwork's construction cowboys don't follow City Bylaws, starting construction before the by legal start time. Vancouver Bylaw for residential construction is 7:30 am Monday- Friday, and 10:00 am on Weekends. They should have to abide by BYLAWs llike the rest of us, for a livable Vancouver. #Noisy@6am

Dream becomes true with Smallworks. It took one year to design and get permits, another 7 months to build, but it’s definitely worth for waiting. The on-site coordinator is fabulous! He took care everything, and make sure the progress is on track. Do visiting their projects, and you’ll love the design and quality of the work like we do!

We are very happy in our coach house and while there are mostly great things to say about the experience there is a lot left to be desired. We wasted a lot of time with the architect in pre build on a plan that the city doesn’t allow and post completion attention to deficiencies has been very slow. Cory and Brooke have been the most professional and amazing people to deal with but the rest of the customer service could use some improving.

We hired Smallworks February 2015 to build our laneway, after over a year they told us they submitted the drawings to the City for building permit. Continuously asking for updates, Smallworks repeatedly said that the drawings are with the City and that the delay is out of their control. In May 2017 we finally got in touch with the City engineer that was responsible for our permit application, and he told us that Smallworks never submitted the drawings for permit and that in fact they were closing our application. When we asked Smallworks to advise, they told us that they need more money before they can submit the drawings for review (I have few emails from them saying that the drawings were submitted). Now we are asking to pay ask back the $10k we paid for building permit, but they will not even respond to our calls. Smallworks is dishonest. Over 2 1/2 years and we have not heard from Smallworks why the design drawings were not submitted to the City.

We contacted Smallworks in order to assess the feasibility of a laneway project. While we ultimately decided not to go ahead because city regulation limited our potential square footage to 300 ft.², Smallworks was very helpful throughout the whole process. Robbie was very transparent and worked hard to gather all relevant information from the city which helped us make a decision efficiently. We wish we could have proceeded with the project.
