We remember when building our first home that after reading many negative reviews we decided we would never use Pacesetter. We recently purchased a 5 year old home and it turns out, Pacesetter was the builder. Unsurprisingly, we are not impressed with the quality of the home. We have almost gutted the poor thing with many repairs being completed. The furnace required full replacement at only 5 years old due to unprofessional plumbing leading to a leak dripping into the electrical panel and ultimately rust damage. The sump pump required full re-pluming and complete replacement. The basement vents were originally placed in a hurry so rather than floating the ceiling they are dropped, leaving the ceiling almost 2 ft lower over the space where they have the basement shower roughed in. This leaves unfinished floor to ceiling of only 6.5 ft where the shower should be which is quite obviously not acceptable. The basement concrete is cracking which wouldn't usually be too much cause for concern however, when paired with a driveway sinking away from the home, window frames and door frames peeling away from the walls, and small cracks in the walls, this suggests a failure in the foundations of the home. Floors creaking, fireplace remote already lacks the ability to communicate with the fireplace system, staircase handrails falling off the walls, doorbells do not work, garage key code panel does not work, light fixtures falling from the roof, showers leaking, linoleum flooring peeling. Shoddy building, poor skills, unprofessional trades workers, and a lack of care are put into these homes. At only 5 years you would also think they would still be willing to do anything about this however, like others have said, they are unwilling to take responsibility for their terrible craftsmanship. Build them fast and make a profit is all this company cares about. Please please please think twice before ever using this home builder. Many of the reviews you will see are of happy home owners who have only recently moved in. Please be sure to look for reviews of what your home will become 5-10 years down the road as these are the reviews that will indicate the true skills and professionalism of your home builders.

Ashish Sarpal Is an incredible area manager , he was always responsive and would do what it took to help make the sale. He helped us find the right house in the right neighborhood for the right price. He was always on our side working to make our house purchase as simple and successful as possible. The best park about working with Ash was that he was always more focused answering our questions. We would recommend him to anyone.

I purchased a home last year , we moved in last November . They missing my exterior wall painting which is unacceptable but they promised me will fix it when summer time . And now is already July still no contact and schedule even though you summit the request on their portal apps . Also there’s a 3 months mile stone and 1 year mile stone service which I never enjoy once . You have no way to ask for help . You paid for a house and get no after sale service which is very “appreciated” . I totally understand due to COVID 19 , all the services was suspended , but at least there will be someone to notice me they got my concern and let me know when could be fixed.

BUYER BEWARE: Photos attached as proof: This is not a builder I would recommend. I have over 15 years in the trades & there are things in our home that I cannot believe. 1. The construction cap from the toilet was left on and the toilet was installed on top. fought with warranty for 6 months because there was every excuse in the book. from "luxury brand toilet paper" to not having the proper technique when flushing the toilet.(Yes, they said that) I will attach a photo of the mess. 2. They completely forgot to insulate over our porch which led to our upstairs room getting to 11 degrees C. Warranty once again told me to shut some of the registers in my house to direct more air into that room. They came with their fancy heat detector and determined there wasn't enough of a difference in temp to justify opening up the soffit on the porch. I refused to let this go and the contractor came out and opened it up to determine there was absolutely zero insulation in the joist space. Both of the above situations were proven to be right simply by not wasting time with warranty department and calling the contractor directly. I am currently battling with them over a bathtub leak that has developed into a water-spot in my kitchen and rendered my master bathroom useless. 3. I also had to have contractors come out to my house because of standing water on my basement floor that warranty said was completely natural because of the thaw cycle we currently had.(?) Once again, contractor came out opened it up and said it was not natural and proceeded to schedule me in for repair work. Once you are handed your keys, BUYER BEWARE. Warranty will not work with you, their job is to do everything in their power to find loop holes to justify not resolving issues.

We were first-time homebuyers that had a very positive experience with Pacesetter thanks to Tracy Dyck who is absolutely fantastic! She is so thoughtful and always shared our excitement and enthusiasm! I really want to thank her for the several times she went way out of her way to meet with us and let us into the home. I was super impressed with how quickly she responded to us whether by text or email, (even after hours!) and took care of all our concerns. She was always happy to help us out and I know she would be more than willing to help if we ever have questions in the future. We are very appreciative that she made the offer and closing a smooth process - as first-timers it was a huge relief for us. We are very happy with our experience so far and know we have support if we have any concerns in the future. By the way, we are super excited about Home Otto which has been fantastic so far!

We recently took possession of our new Pacesetter home and were very happy with the service and experience watching the house come together. Diane Sasseville did an excellent job walking us through the process of selecting our lot, model, upgrades and the general buying process. Diane went above and beyond to make the process seamless for us and provided us with all our requested pictures and videos as well as making sure everything with the house was okay, since we did the whole buying process from out of province during the pandemic, and could not be in Edmonton. Any problems or concerns we had about the house were addressed and resolved in a timely fashion. The house was completed on time, and is beautiful! We would highly recommend choosing Pacesetter and working with Diane to those in the market for a new home in Edmonton.

Why is this even considered acceptable? There are always pallets, lumber, tarps and other things from the houses being built next to me. Nearly everyday there’s something new obstructing the alley or road way. I’ve tried emailing the “site supervisor” in the area but no response.

My husband and I went to the Cavanagh showhomes and Pacesetter was the only one who actually knew what was going on in the neighborhood. Hayley was amazing at listening to our needs and showing us the available lots to build a new home and going through different plans. I can't say enough about Hayley and Sunny because they are very good at what they do. They inquire if they don't know but honestly I don't think there's anything they didn't know. Several times we visited the showhome with a different question and always left with an answer. I'm also a real estate agent and pretty hard to please but these guys are top notch. The home is in the build process but overall it has been a fabulous experience thus far. The Design Q was the coolest thing.....Chantel and Jennifer were so great in helping us choose colors and flooring etc. Pacesetter bought us lunch and we got to pick the finishings for our forever home. I'm over the moon excited and can't wait to see how everything looks. Thank you so much!

I dont really post reviews much, but a house is the most important investment most people ever do. I bought mine from Pacesetter in 2016 and since then i had issues. Concrete cracked in driveway first year. Fireplace stopped working. Most important, roof started leaking which cause hole is ceiling and i had water pouring in my master bedroom. They fixed first time and then it started again. They fixed and now its happening third time. If you really need to waste your hard earned money, go with pacesetter. They charge you more and provide a zero quality product. Very disappointed! Would not recommend them to anyone.

For the amount of money you are paying. You better off deal with another builder in Edmonton. Especially with the amount of competition these days, you could likely find a company that would do a better job for your money. I am writing this review now after living in my house that was built by Pacesetter back in 2019. As someone who is not that knowledgeable with home building. I was still able to find so many flaws in the house I paid over 600k for. I previously lived in a townhome and even that was built better than my current house. It is a shame that this company hires cheap contractors that do shoddy job. I understand that this company has a huge overhead cost being that it is quite large in comparison to other builders, therefore they will try to cut cost in other aspect of your house. Here are the examples of issues I have in my house. - Poor interior finishing (baseboard, windows, doors, floors) - Improper and inadequate insulation in attic (this is a serious one) - improperly levelled garage concrete floor - poor roofing installation The only good thing that came out of them is probably the warranty department as they are easy to deal with. Other than that, I would stay away from this builder (this includes Sterling and other associated companies). I will make sure to warn everyone in my circle to avoid building with this company.

Wow ! This has been a journey ... we had been in the market to build a new home for a couple years. We had viewed showhome after showhome , scouring the area for the lot that we wanted and the homebuilder that would meet our expectations. Then one day we had the pleasure of meeting a wonderful salesperson Marissa Gabel. She was enthusiastic, genuine and extremely knowledgeable. We truly felt that she was on our side and that we were represented and heard during the entire process. She definitely made the experience less stressful. Her passion for the industry is definitely reflected in the service that she provides. We are extremely pleased with our Pacesetter home. Working with the Design Q team was fantastic. They really helped us make some great choices . The attention to detail by all the trades involved in our home has been phenomenal. I don't know who did the tiling ( backsplashes, shower , ect. ) in the house but *chef Kiss* to them because its absolutely spot on! Our site superintendent was wonderful and a heck of a nice guy as well. He was phenomenal and patient with us and our many questions. All in all ... we couldn't be more proud homeowners and if you are ready to start this process , I'd absolutely recommend Marissa Gabel when building with Pacesetter homes .

I would like to share some of my experiences with you, regarding Pacesetter Homes. The initial treatment by the sales representative was very good. However, once the house started in the constructions phase, we didn't have a plesent experience. The only good thing I experienced during the contractions was with the contractor, who called me to reconfirm the position of fire wall tiles and am happy with his service. We all know due to COVID, we were not allowed to visit the house but they didn't even provide a virtual tour. We had selected different upgrades which were missing by the time of possession. It took them five months to fix the missing upgrades and in different schedules. The most frustrating experience is with the staff communicating in portal. they keep changing the staff and you don't get the answer you are looking for. we have completed the landscaping and are waiting for the final inspection and had contacted Pacesetter homes and an agent provided me the email address. I wrote the email four times but got an error. I then asked the agent couple of times but didn't get any answer. the next agent contacted and I asked the same question and she provided me a phone number. I called that number and each time it goes to voice mail. I didn't get a callback even after leaving a Voice mail. My brother and sister have built their houses from Jaymen and they have an excellent service. they did ask me to build a house from Jaymen but now I regret for my decision. I appreciate the work from the sales team and the construction team on our house as they both did a good work in finding a good house of our choice and building the house as per the drawing. But customer service is zero. if you are looking for a good house design you can go with Pacesetter, but if you are looking for a good house and an excellent customer service and be treated as a valued customer, I would suggest you research well.

Though everyone has done an amazing job with each step of the way, their is one major person I want to highly recommend. Diane Sasseville is our sales manager and she has gone above and beyond her job title. She treats you amazing, making sure your home is exactly what you want but never pressuring you into anything. She is very detail oriented which helped immensely because I am the same way. Has made her self available for questions or changes even suggestions for your home on her time out of the office. We are about to take possession of our new house from Pacesetter homes. It has been a fun journey working with Kelly Smith who is located in Glenridding show home. We enjoyed all the visits and conversations with Kelly which makes the long building process much more interesting. He is knowledgeable, experienced, professional and humorous. Without many late evenings working closely with my husband, we wouldn't be able to create a gorgeous house that we love. If you want to build a good quality house that is customized to YOU, Kelly is definitely the ONE.

We bought a pacesetter home 2 years ago. Master bedroom is freezing cold in the winter and too hot in the summer, only 1 air vent, Outside plugs blow the breaker when we plug in our cars. Back door opens outward and freezes shut and won't open unless I chisel the ice and the locks freeze . The front door lock also freezes up which has never happened to me before at any house. We have crooked walls and doors that don't stay closed. Cheapest product used everywhere. Door handles don't stay tight and the pipes gurgle when you flush the toilet when it gets cold outside. The garage door was painted wrong and when they repainted the door they did a terrible job, door sticks and you can still see the old paint. the sidewalk to the front door wasn't packed properly and it sank, they fixed it and its sinking again after 1 year. Driveway had to be raised too and now it has cracks. Biggest mistake we ever did was buy this house. I have had 5 other homes and none had issues like this. Very disappointed and upset. Don't buy here. I would give negative stars if it was an option. Next step will be to picket the show homes and warn others to stay away. i disagree, my humidity is at 30% and waiting on your warranty department is slower than a snail, the products you supply are low grade and done to make homes cheap and profitable. you couldn't even get our garage door right. 2 years and nothing. the door hardware is low builders grade and slide when handle turns. my garage is heated yet master bedroom above is freezing by the outside wall but other 2 bedrooms aren't.

BUYER BE WARE!!!!! Actual fire and gas hazard! Pacesetters higher standard base features was a drawing point for us, we loved the high ceilings and nicer details. We picked a lot, picked the house, had a great time at design Q. All was well. Until it was time to actually do something. We were told six-eight months. We planned it out perfectly for an 8 month move in date. We didn’t get possession until over 10 months. We couldn’t lock in interest rates until it was finalized, so they went up three times, we were renting and ended up paying extra because we couldn’t confirm a move out date. But things happen, Alberta weather can even unpredictable. We understood. Throughout the building process we had to point things out that weren’t done correctly, often. We had a “yes man”. He would tell us everything was good, all the addendums were a go, to find that was not the case and we needed to ask multiple times. Even come move in day, we were pointing out things that were not finished. He promised our natural gas line would be done by move in day... it was not. We found out later that it was not put in on time, so we had to pay separately for it. Nothing is prefect and we understood that, we were just happy we finally have the house. Then a day or so after we move in, I go downstairs and find the dishwasher was not hooked up properly and our entire basement was covered in water. Thankfully it is unfinished, but a lot of our belongs were soaked and I had to book yet another day off work so someone could come back and install in properly. When the gas fire place was on, there was always a smell of gas... which is normal at first. But it wasn’t going away. The smell would stay and be quite strong the whole time it was on. I would even have guests questioning it. I called it in, and when someone came to look at it, they mentioned that line was hardly even hooked up and was leaking gas every time we turned it on. He said it was like someone has loosely hand tightened it. Just recently, I noticed my dryer was not working (or so I thought). I called in to get someone to look at it, fast forward a few days because no one knew was was going on, turns out that the roofers shingled over the vent! Every time the dryer was being used it was going into our attic and causing rotting all around the hole! We waited almost 48, with an open hole in our roof, for someone to fix it. It all had to be ripped out and redone properly. More days off work, more missed pay because of their negligence. These are just some of the issues. The list is long. I’ve brought it up to Pacesetter’s attention and they did fix the issues, but the issues should have never happened. How did this pass their inspection? Complete lack of attention, and I’m embarrassed to say I bought with them.

We have been to several show homes to explore different builders with various layouts and options. We evaluated each builder based on best neighborhoods, lot size, layout, price, incentives, and completion time. We narrowed it down to a few good builders and came to a conclusion that no builder is perfect on everything. Finally, we chose Pacesetter. We sat down with the sales agent to go through our options, and we finally decided to go for one of their “Spec/Quick possession” homes which already started the process and got the approvals and licenses from the city, as we didn’t want to wait a year to build one from scratch. The possession date that was advertised on Pacesetter website was January 2022. We had to make some changes regarding the layout and our area sales manager Billie was very friendly and helpful in accommodating our needs and help us with the customizations we wanted to make. We didn’t feel pressured to go with a certain home, and we really appreciate that as sales professional can sometimes be pushy and try and rush the sale process. We signed the contract in August 2021 and at that time, the foundation was completed. No progress had happened for the whole month of September until the first week of October when they started framing. It took around 4 weeks to complete the framing stage with the roofing. Then, they started working inside the house on plumbing, mechanical and electrical services. Windows arrived late on site, and they were installed within a week time. Pros: • The area sales manager “Billie” is very experienced and was very helpful with the modifications we wanted to make. She has been also helpful in responding whenever we reach out with questions. • Good reputable builder. However, I can’t evaluate their workmanship as I haven’t been to my first walkthrough yet, I will post more updates on that once we do our first past due walk-through. Cons: • Very little information about the different building stages from the construction team. Our house framing was completed by end of October and at that time we received a generic email stating that our first walk-through will be scheduled soon. 7 weeks later, no walk through has been scheduled and we don't know when will it happen. We have a friend who is building a home through a different builder and the other builder keeps them updated with every stage and milestone, so this lack of updates is very frustrating. • Ongoing delays and a lack of transparency on possession date/walkthrough. We understand that with the pandemic and global shortages of building materials/ constructions and trade professionals there will be delays, however, a more transparent approach is needed, we would appreciate to have a personalized frequent update on which stage we are at, the estimated possession day (even with delays) etc. We drive by our future home often and its very disappointing to see no progress and get no updates especially when you see other houses on the same street getting great progress (both homes that are built by other builders and even homes by pacesetter) • We were invited to go to Design Q to select our interior. We met with Kirsten. She was very friendly and helpful throughout the section process. The overall experience was good. We didn’t want to break the bank, as some upgrades are very expensive. We tried to upgrade the items that would be more expensive/difficult to install after moving in. Things like flooring, kitchen cabinets, and carpets …. etc. Other items such as shower heads and door knobs you can get it way cheaper from amazon and other local retailers • Very cheap lighting pre-selections package for a luxury house from Chateau Lightings which is the go-to contractor assigned by Pacesetter. They offer different options to choose from, but they are very expensive compared to other stores I will keep updating this review with more info as we go through the building process. Hopefully it will be helpful for future home builders who are looking for a realistic timeline for new builds and more effective communication

Overall experience with Pacesetter has been really good. The purchase/build portion went quite well. They were very willing to make any modifications you wanted to best suit you. Some of the upgrades/modifications were very reasonably priced but others were insanely expensive without rhyme or reason. Definitely shied-away from a couple things due to the price or chose to do them myself. The build took a little longer than we had hoped which was not ideal for transitioning from our old place to this one but that had more to do with us being optimistic. They tried hard to make the date that worked for us and only missed it by a week. The delay was due to a supplier and was out of their control anyway. The overall build quality has been fantastic. We have had no major issues with the house and are impressed and happy with the construction of everything. The warranty aspect has been hit and miss. The trades/warranty guys that have come out have always been stellar. Very happy to look at any other concerns and offer advice on any questions that I had. They take pride in their work and put in effort to make sure they deliver quality service. The warranty department itself was a bit of a different story.. In the end everything worked out well but at times it took a little effort to get there. On a couple occasions I went weeks without receiving a reply and their internal communication was not always the best. Again, in the end everything worked out fine but it definitely, at times, took a little persistence on my part to get there. This was our first new-build experience and I have no regrets about doing it with Pacesetter. There has been no part of the overall experience that was overly negative. I would be happy to go through Pacesetter again and would recommend them to others interested in building or purchasing, and would do so without hesitation.

My friend is currently building with these clowns and the experience he is having is a joke. While trying to get him to sign, they promised discounts but once he sat down to finalize the deal, they were unable to offer anything. They made him pay for increases in lumber but now that the market has dropped they will not credit him back, offering him a $200 gift card for $40,000 they are pocketing in "lumber inflation". They poured his foundation a couple weeks ago without having framers lined up for the next several months and are letting his foundation freeze as they wait for framers. They don't respond to phone calls or emails in a timely manor, and when escalated to their head office, they also don't respond.Truly unprofessional and I hope that no one else has to experience these hardships when buying their first home.

We had come with lot of expectations to build home. Must say, very unprofessional. Not everyone, this guy in laurel. I guess you cannot underestimate client's concerns/questions. It's really funny how a guy in laurel crossing was rudely yelling and telling me that vinyl comes in various types just like saree types. I mean like seriously?? All we wanted to know was what comes in standard house. I mean we wouldn't be shopping around without basic knowledge of products out there.

I have had to communicate with her infinite times to design the house exactly the way I wanted. The biggest quality that differentiates her from the rest is her patience and she communicates very effectively with accurate details. Please read before you sign any new home builder's contract. I am sharing so that others who are thinking of purchasing a new home are aware of the how biased Home Builder’s contracts are. There is absolutely no protection for you after you sign their contract. I was assured by both a real estate professional and Pacesetter sales agent that the contract was standard but had no idea how biased it truly was. It truly wish I had reviewed the contract with a lawyer. I am to take possession this week. If I walk away, I lose a significant deposit and am open to being sued for Pacesetter's losses, plus interest. My only choice is to move in and know that the property I have purchased is worth almost 10% less than what I paid for it instantly as the exact unit beside me is currently listed for that amount. I hope that no one else ever suffers by making the same mistake I did. Please ensure you have a lawyer work with you to create a fair contract. Edited Feb 2020 - Pacesetter did nothing to work with me and even hung up when I called the manager above the person I was working with. I'd only said my name and have never been belligerent. The upgrades they mention below had nothing to do with my situation with the bank. Also, I've learned that the louder you complain, the more that will get fixed. I have a downspout that drains directly onto my driveway due to poor design/installation. I stated during my one year warranty period that it is a poor design as we have to step over it and the water is constantly pouring down my driveway creating a skating rink. I was told it was to be expected in our climate. My neighbor pushed harder than me and her downspout was relocated for her. When I went back to ask why hers was fixed and mine not, they are still saying it is normal. I am now out of my one year warranty period. Push them hard to get things fixed that should be fixed.

Building a home in Jensen Lakes. Wende has been so amazing to work with and has gotten us through some pretty difficult stages from extending our lot, contract, and condition period. We were having a lot of issues with getting mortgage approval and she supplied us with an amazing mortgage broker that made everything work and then has been so helpful in choices and securing savings all the way through the process! I will go with Wende no matter what going forward and if we decide to build again in the future pace setter will be right up there at the top of the list!

I reached out to pacesetter for the property plans and was greeted with a quick and friendly response from Magi. She promptly provide me with the property plans within the same business day! I was very impressed! As for the property itself, for a 10 year old home I am very impressed! The property itself is in amazing condition both aesthetically and structurally! "To anyone looking to make custom changes to the layout of a floorplan please read." We are currently in the process of building a house (Maddy ll) in Spruce Grove and although it seemed to start off great, we currently have been having nothing but problems recently with trying to get our changes made to the floorplan. We have done several walkthroughs of the showhome where I explained my vision extensively, also I have rough sketched (attached picture) my idea and even downloaded an app to give more detailed measurements and 3D pictures of the new layout. It is now going on 2 months and still Pacesetter has not completed a correct understanding of our design for us to sign off on. Each time Pacesetter has come back to us there has been things wrong. We have asked a few times if we could sit down directly with the designer but are told that it is not something that Pacesetter does. For anyone who has played the "telephone game" knows that information gets lost as it goes through more people. So you can understand how frustrating it is when we discuss something with our salesperson and then get plans back that are not as what we had just discussed. This whole issue has delayed our house far to long and we still will have to wait almost another month once this issue is figured out due to still having to go to Design Q and pick out our lighting before we can sign off on our final blueprints in order for them to start building. At this point we are so stressed and have lost the belief of competency in Pacesetter that we would back out of our contract if it wasn't for the amount of money that we would lose.
